Situated close to the town centre stands this very successfully managed guest house with eleven en suite letting bedrooms, sold with excellent potential to either alter the style of the guest house into a boutique hotel or to further develop it by creating additional accommodation on the land to the rear. The main house comprises professionally equipped kitchen, guest dining room, private sitting room, office, utility room and eleven en suite bedrooms, two having access into conservatory areas, both with lovely views over the rear garden.

It is currently run as a lifestyle business and choosing to have no assistance from internet booking sites to stay busy, the current owners have built up an excellent local reputation and have regular repeat business. Currently awarded a five star hygiene rating along with a Kellogg’s Breakfast award and a Silver Award from the quality in Tourism Assessment of 10th September 2015, the business has a liquor licence renewed annually. However, the business itself could be expanded in a number of ways including the serving of evening meals, implementing bar facilities, advertisements on internet booking sites and with the large gardens to the rear, family functions such as birthdays and weddings. Some further upgrading and advertising of the business may enable the property to achieve a four star rating of boutique classification.

Plans have been drawn up to build integrated private quarters within the garden which would release another bedroom for letting plus by converting the lounge, it would be likely to generate a further ÂŁ40,000 per year. There is also potential to erect two or more log cabins in the garden to increase turnover even further. Other development opportunities include converting the building into six or seven serviced apartments, each with en-suite bedroom plus living and kitchen areas. Tariffs could be from ÂŁ350 or more per week. There is also potential for land development to the rear of the property and plans are available to view by appointment.

Seller Insight A delightful bed and breakfast nestled in the charming market town of Banbury. Having ran the business for nearly 13 years, the current owners are sadly retiring, leaving this profitable opportunity to new hands. The owners were first attracted to the property for its convenient location, “having both had professional working lives we wanted to run a business together. We really liked the frontage and location and then when we stepped inside and viewed the garden, we were both smitten. We already knew Banbury really well having lived in a nearby village for twenty years. We were attracted by the opportunities to promote tourism with all of the amazing places to visit and things to do in the locality.” The garden, being the owners favourite feature, is a haven away from the hustle and bustle of every day life. ‘The garden is the best feature because it is a sanctuary of birds, flowers and fresh air, yet it’s only ten minutes from a busy town,” comments the owner. A well established B&B, the owners have lovingly decorated and put every thought into the property’s appearance. Bursting with character, the owners comment, “it’s a combination of subtle things that make the whole package. The entrance door is unusual and very attractive, then the hallway has a lovely wrought iron stairway. The dining room opens into a good sized bright kitchen open for the guests to see. Walking on round, the lounge has an welcoming open fire and then through patio doors there’s glimpse of the large garden which is beautiful from early Spring through to Autumn. The overall ambience is very homely.” Having received fabulous reviews on Trip Advisor, it’s clear to see the owner’s efforts have well and truly paid off. Prospect house accommodates a diverse crowd, “our custom Monday to Friday is generally from Banbury business links. So we get electricians, shop-fitters, construction workers, factory related businessmen from abroad, local business employees coming for meetings, rail workers, hospital staff and visitors. At weekends, we tend to get families for parties, weddings, funerals, tourists wanting to explore, walkers, and cyclists to name a few. With not one single instant internet booking we have built up a strong, successful business based on caring, cleanliness, great breakfasts and attention to detail in everything we do.”
