Vendor Insight Combining the quality of modern living with exceptional proximity to the thriving town of Leamington Spa, the property first attracted the current owners to its high ceilings and unique regency features in 2009. “I was first attracted to how beautiful the property is,” recalls the current owner. “Surrounded by the elegance of an historic era with the luxury of high ceilings, it seemed the ideal space for me to raise my two daughters and the wide range of children I have fostered over the years. From little ones right through to teenagers it has been an ideal home for us all. The property has a newly fitted kitchen and dining room, which are at the very heart of the home. Through bi-fold doors luxury al fresco dining is offered on the tranquil and secluded roof terrace, ideal for enjoying a glass of wine or two on a summers evening. For cosy nights in, the roaring log fire makes the living room perfect for the festive season. With the town centre just a gentle stroll from the front door, the property benefits from Leamington Spas’ stunning parks and riverside as well as excellent bars, restaurants and both high street and boutique shops. There is also a highly regarded local school within five minutes and the station which provides direct services to London and Birmingham only seven minutes away on foot. “The house itself,” describes the current owner, “complete with the self contained annex, and a mature and private garden, does offer much potential for full, fun-filled family living, and the location has to be one of the best in the UK. Royal Leamington Spa is ranked as being the 3rd best place to live in the UK and is considerably less expensive than London. We will take with us many fond memories of the property as we embark upon a new journey in Ireland.”

LEAMINGTON SPA In 2015 the historic town of Leamington Spa was voted as the third best place to live in the UK by the Times national newspaper. Many people are drawn to the area by the excellent schooling facilities available, shops, parks and surrounding countryside. After a visit to the town it was granted a Royal prefix in 1838 by Queen Victoria and was renamed Royal Leamington Spa from Leamington Priors. The town is split by the river Leam which runs east to west through the town. It was on these banks that the Pump Rooms were built for people to bathe in salty spa water to heal their ailments. As a previous Britain in Bloom winner the town has several key parks including Jephson Gardens, Victoria Park, Royal Pump Room Gardens, Mill Gardens, The Dell and Newbold Comyn. The town is also known for its excellent schooling facilities. Within easy reach are state, grammar and private schools to suit most requirements including Warwick Prep and Public Schools and Kings High School for Girls. Arnold Lodge School and Kingsley School for Girls in Leamington, The Croft Prep School and grammar schools are in Stratford-upon Avon. Leamington Spa is also just seven miles from the world famous Warwick University. Warwick Parkway, Leamington Spa and Coventry offer direct rail services to London in just over an hour and Birmingham in twenty six minutes.
