Seller Insight “We moved our family here because Wootton Grange has a good deal of privacy yet is located in a wonderful, friendly neighbourhood,” said owner Kim. “We have over three acres of land, enabling our children to run around freely in their spare time. It’s great to be cooking in the kitchen whilst watching the children ride their bikes and play games with their friends, at the front and the back of the house. Here the children can be free and safe, at the same time.” The local community welcomed the owners and helped them to settle in their new home immediately. “We live in a fantastic, close-knit community,” Kim adds. “The neighbours are incredibly helpful and that has certainly been a big part of the joy of living here. Anything we needed, our neighbours were among the first to offer help, which just makes living in the area extra special.” Built over 550 years ago, the property has an impressively solid stone, timber beam and brick exterior and offers a number of historic features. These include an original fireplace and two storey character chimney breast, a wealth of original beams throughout the interior and some wonderful hand-made period doors. Whilst restoring some of the historic features, the owners also took the opportunity to update the interior to accommodate the 21st century lifestyle. Kim says “We renovated the home to create a traditional yet quirky feel. Our renovations include replacing the flooring, windows and doors and renewing the bathrooms. A lot of work went into the spacious double-height room that opens onto the garden through some French doors, we sometimes use it for dining and entertaining and it’s a real favourite. We also extended the garage into a triple space, and included a staircase onto the top floor, which adds more useful space.” Located in beautiful surroundings, the lifestyle here is superb all year round. Kim commented, “In our home, the family enjoy winter as much as summer. In the winter, the snow covers the gardens and we have enchanting views of white snow and frost, with hints of green poking through. We build snowmen, make snow angels and create so many fun memories. From spring to autumn, we host luncheons, barbecue parties and dinners under the sun. My husband enjoyed the garden in the summer so much, he mowed the lawn regularly, created a mini golf course and spent time there with the children every weekend.” Kim concluded, “This house has been lots of fun and we will miss living here dearly. We are sure this will be the perfect home for the next family.” * These comments are the personal views of the current owners and are included as an insight into life at the property. Outside The approach to the property is via a shared driveway from the Warwick Road. To the front of the property there is a private driveway providing parking for approximately two vehicles. There is also a courtyard enclosed with a dwarf height wall. The courtyard is paved and has raised flower beds. The rear of the property is accessed via the sweeping shared driveway that loops around to another private driveway that provides parking for several vehicles. It leads to a triple garage and a gated access to the paddock land. The garage is large with a double up and over door and another single up and over door. There is a staircase rising to a first floor that offers a large storage area with light and power. There is also a door from the garage into the rear courtyard. The rear courtyard has gated access and is finished with a decorative terrace and a selection of flower beds. It opens onto the garden and grounds with split level lawned areas enclosed with mature trees, shrubs and borders. In total there are three acres of grounds available to a purchaser, subject to price and negotiation. In June 2015 Wootton Grange House was treated for an infestation of Japanese Knotweed. The owners instructed a professional Knotweed removal service TP Knotweed. They have eradicated the problem with a three year Knotweed Management Plan (KMP). This involved undertaking regular foliar spray herbicide treatments and also stem injection treatments using the TP Stem Injection System (where appropriate), to gradually destroy the Japanese Knotweed. Any new growth will be monitored and treated effectively over a period of three years. On completion of the KMP we will be presented with a 10 year guarantee and insurance policy.

KENILWORTH The historic town of Kenilworth is loved by locals and visitors alike. Its charming streets and independent shops offer an enjoyable day out, and the imposing Kenilworth Castle provides a fascinating glimpse into the area’s rich history. It’s also home to two theatres and The Cross – a pub and restaurant that was awarded a coveted Michelin star in 2014. Coventry is just over six miles from home, and offers all of the amenities and leisure facilities you’d expect from the Midlands’ second largest city. A number of beautiful locations nearby are an ideal setting for walking or cycling, including Kenilworth Common, Ryton Pools Country Park and, just a short stoll from Finham Grove, Wainbody Wood.

WARWICK The County town of Warwickshire and medieval stronghold, Warwick is a historic market town, best known for its world famous castle. A popular tourist destination, William the Conquerer founded Warwick Castle in 1068 on his way to Yorkshire to deal with the rebellion in the north. The original wooden motte-and-bailey castle was rebuilt in stone in the 12th century. During the Hundred Years War, the facade opposite the town was refortified, resulting in one of the most recognisable examples of 14th century military architecture. The great fire of Warwick in 1694 destroyed much of the medieval town and as a result most of the buildings post date this period. The town lies upon a bend in the River Avon, directly adjoining the neighbouring town of Leamington Spa and under ten miles from Kenilworth and the city of Coventry. The town provides a variety of boutique shops, gastro pubs, bistros and cafes. The town hosts a variety of annual festivals, such as the Folk Festival and Christmas Victorian Evening. The Warwick Racecourse, Warwick Boat Club and Warwick Tennis Club are all notable exclusive sporting venues in the town. Theatre and live performance can be experience at The Bridge House Theatre, The Dream Factory and Warwick Arts Centre in addition to the nearby Royal Shakespeare Theatre, Leamington Assembly Rooms, Royal Spa Centre and the Belgrade Theatre. A consistent lure to the area for families is Warwick School for boys, which is believed to be the oldest boys school in the country, along with its sister school, Kings High School for Girls and Warwick Prepartatory and Junior Schools. In addition there are two state run schools and several primary schools. The Univesity of Warwick is among the highest rated in the country.
