Welcome to our February issue…

ine hundred year old Hedingham Castle, set in 160 acres of spectacularly beautiful landscaped gardens and woodland reopens for the 2015 season on the 29th March. Before the season begins, the grounds and castle are open on 3 successive Sundays, the 8th, 15th and 22nd of February, to celebrate the magnificent array of snowdrops which garland the slopes of the motte and bailey surrounding the 900 year old Norman keep. Open from 11-4, the café in the keep will be serving tea, coffee, mulled wine and light snacks, and Lavenham Falconry will be outside with their fantastic display of Birds of Prey. e first major event of the season will see the return of e Medieval Siege Society on Easter Sunday and Bank Holiday Monday to give battle before the ancient castle of the Earls of Oxford! Show yourself some love this Valentines weekend with a visit to Valentines Mansion. After a winter closure, Valentines will be re-opening its doors to the public with a special day of relaxation. Indulge yourself at the Mind, Body & Soul Fair on the ground and first floors. Relax, unwind and treat yourself to one of the many wellbeing treatments on offer - an Indian head massage or holistic treatment, what will you go for (or maybe a bit of everything!). If it’s your mind that needs relaxing, unwind with some spiritual healing. If you’re interested in what the future holds, let our psychics and tarot card readers, clairvoyants and mediums enlighten you. Renowned spirit portrait artist and certificated medium Debbie Dean will also be on hand to produce pastel drawings of your spirit guide. When was the last time you paid a visit to Queen Elizabeth’s Hunting Lodge in Chingford? is incredible building is a unique example of a timber-framed Tudor Hunt Standing, built on the instruction of King Henry VIII in 1543. e building was

refurbished by Queen Elizabeth I in 1589, hence the name of the building. e Hunting Lodge was originally called ‘the Great Standynge’ and was part of Henry’s plans to build a new royal house in the town of Waltham Abbey, which were never completed. It is not known whether either King Henry VIII or Queen Elizabeth I ever visited the Hunting Lodge though there is a legend that Queen Elizabeth I once rode her white horse up the wide staircase! It is very likely however that nobles and visiting foreign dignitaries would have been granted a day of hunting there as a Royal gift. pring term is a key time for decision making for parents looking for schooling in September 2015 and the Oak-Tree Schools have been busy with Open Mornings, requests for tours, additional entrance exams and taster sessions over recent weeks. is has been evident at Normanhurst in North Chingford, Oaklands in Loughton and Epping’s Coopersale Hall. Parents commented in the recent surveys that there are many opportunities to talk to their Heads and Principal, with the Oak-Tree Schools clearly valuing the relationships

All three of the Oak-Tree Schools recognise that involving parents in their child’s education is fundamental to effective progress and academic achievement. Parents and families are at the heart of the education, and in these relatively small schools each family and child is known well. ■

alentine’s Day is allegedly the most romantic day of the year. With eager anticipation, most women fantasize about splendid surprises. e preferred small box will generally imply a very appealing gift: ear-rings, pendant, perhaps even an engagement ring! By contrast and as women have become more confident and assertive, it is not unusual for a women to now propose on Valentine’s Day. Originally this was a once every four year loophole for leap years only, but now and rather than waiting, some women will just do it themselves. I personally do not know whether this role reversal would necessitate a private conversation with the man’s father (or mother), or if the proposer should go down on bended knee whilst declaring love, passion and long-term intent as part of the proposal. Another scenario is the person NOT in a relationship. Statistics confirm a growing trend of people living alone. Oscar Wilde famously stated: “To love oneself is the beginning of a lifelong romance.” ere is interpretation that in order to love somebody – you have to love yourself first. But taken at relatively face value and bearing in mind Oscar’s personality and self-love, this is probably a narcissistic statement rather than a romantic journey. hunting lodge When was the last time you paid a visit to Queen Elizabeth’s Hunting Lodge in Chingford?

t

his incredible building is a unique example of a timber-framed Tudor Hunt Standing, built on the instruction of King Henry VIII in 1543. e building was refurbished by Queen Elizabeth I in 1589, hence the name of the building. e Hunting Lodge was originally called ‘the Great Standynge’ and was part of Henry’s plans to build a new royal house in the town of Waltham Abbey, which were never completed. It is not known whether either King Henry VIII or Queen Elizabeth I ever visited the Hunting Lodge though there is a legend that Queen Elizabeth I once rode her white horse up the wide staircase! It is very likely however that nobles and visiting foreign dignitaries would have been granted a day of hunting there as a Royal gift. At the Hunting Lodge itself there are three floors, each with a themed display. You can discover the sights and sounds of a real Tudor kitchen on the ground floor, explore the world of Tudor fashion on the first floor and then enjoy the spectacular views across the Forest from the second floor, as well as learning about the timber roof construction. If you haven’t been up to the area in recent years you may not be aware that the City of London Corporation, thanks to Heritage Lottery Funding, now has a wonderful Forest Centre, e View, open next door to the Hunting Lodge. So you can either begin your exploration of Epping Forest or indeed refresh yourself of the delights Epping Forest has on offer, by visiting e View and then taking a look at the Hunting Lodge next door. ere are some really lovely walks to enjoy in the vicinity too, with Connaught Water, Warren Pond, Chingford Plain, Pole Hill and the ancient woodland of Barn Hoppitt, where the trees pre-date the Tudor Hunting Lodge, all within walking distance. SPANISH PROPERTY MARKET GAINING SPEED We talk to Spanish property expert Peter Bowerman about the renewed interest in Spanish homes.

A

re you ready to capitalise from a seven year slump in the Spanish property market? ere is now, no doubt that the market has stabilised and it's getting ready for a resurrection. If you have been thinking about retiring to Southern Spain, buying a luxury holiday home or "buy to let" investment on the popular Costa del Sol, there has never been a better time to do so. All the signs of recovery are now aligning and property investors and construction companies are once again investing in Spain's property market.

See the factS below and come to your own concluSion. 1. Southern Spain's most luxurious coastline, the Costa del Sol, also often referred to as the California of Europe because of it fabulous all year round sunshine and glamourous marina/beach towns. It was Europe's No.1 destination for second homes and one of the worlds strongest property markets. However, a seven year slump left many luxury properties in highly desirable areas like Marbella & Puerto Banus available at around 50% of their original value. 2. e Spanish Government & banking world have widely reported that the amount of sales in Southern Spain increased by up to 30% by the end of 2014. 3. e latest figures from Eurostat, (EU’s Statistics Office) show that Spain once again leads European construction growth, with an amazing 15.9% growth, compared to the average increase in the Eurozone of only 2.2%. Spain was number one for growth, followed by Sweden at 12.5% and Hungary at 8.8 growth. Countries at the opposite end of the growth scale and with the largest falls, included Italy at -7.9% and Portugal at -5.7%. 4. Increased tourism on the Costa del Sol led to Malaga airport opening a second runway towards the end of 2014, to facilitate the high demand for flights. Surveys reported that approx 50% of the visitors were staying in their own, or rented holiday homes, which is great news for the “buy to holiday let" investor market. 5. Most statistical companies currently predict that increased demand for bargain property in luxury areas like the Costa del Sol, will inevitably lead to price increases in 2015 to 2016.

6. British buyers currently have the best exchange rate in seven years and are now, once again the leading purchasers in the Costa del Sol, followed by the Scandinavians, Belgians, French, Dutch & Germans.

what about other oVerSeaS ProPerty marKetS With todays prices at around 50% less than 7 years ago, investing in second homes overseas is now well within the grasp of the normal person and no longer a secret for wealthy investors and entrepreneurs. Southern Spain is still the firm favourite, especially now that the trend of buying in cheaper developing destinations is truly over. Many people believed they would make higher returns or that they could live in paradise on a budget, however, most of these promised lands are now failing or have already collapsed entirely with an abundance of ghost town projects with

none of the originally promised infrastructure, put in place. e main criteria for a second home buyer, is a good climate, good local facilities, a safe environment and a secure and stress free transaction. It will be the same for investors, as the second home buyer/tenant are whom they will be selling or renting to. Demand for property in any area is proportional to the quality of life you can expect to enjoy there. State of the art infrastructure, hi tech communications, availability of low cost direct flights, top healthcare, excellent state/private schools and 320 days of sunshine are taken for granted in areas like the ever popular Costa del Sol in Southern Spain. However, countries like Bulgaria, Dubai, Morocco, Turkey and Egypt, words like underdeveloped, third world, changing policies on foreign property ownership/visas, organised crime, low standards of living, are regularly heard and problems such as, unclear land ownership and no protection given on payments made before completion, are serious concerns one should think about. Also, while temperatures of 30ºc may be mentioned in some of these promised lands, what they sometimes omit from the brochures is, cold wet winters of -5ºc or searing desert heat in the summer, which are obviously not so inviting.

4 - Get a good skin care regime in place. You don't need to buy or use loads of skin care products, however using the right products for your skin type is essential. We are often stopped in department stores by sales assistants promising the latest cream will be amazing - but not assessing our skin properly. Or we buy creams ourselves thinking that must be right for me. Most people are guilty of having an array of half finished products. So avoid this by seeing an expert to assess your skin, a good cleanser, a good skin protector and a correction product for moisture, acne or pigment with a good eye cream is plenty. Remember our skin changes like our clothes through the seasons so we may need to swap products over if changes occur to our skin due to hormones, stress or environmental factors. My favourite product brands are Suisse Absolue and Inspira Med for high quality plant stem cell, they have 45 % active ingredients. I use a lot of Zo Obaji acne products and Neostrata products as they are high quality AHA products great for acne, oily, sun-damaged skin. Using the right skin care and getting advice on what to use and how often to use it is key in maintaining good skin habits on a daily basis. ■

You can’t alwaYs get want You want I am delighted to report that the year has got off to a flying start in relation to the lower to middle price ranges, in both our local sales and letting markets, with properties flying out the door almost before they hit the desks. e demand for property in the higher echelons of the market is still very good but seems to be more price sensitive than ever. One of my favourite moments during my week, is to return home on a Sunday evening and listen to my good friend Don Black on Radio 2 playing the best of music recorded between the 1940’s & 1960’s. I realise that I am showing my age when I say “you can’t always get what you want” was one of my favourite Rolling Stones hits of my youth, but the words ring true in most “aspects of life”… sorry wrong era, but Don did write it. is is certainly the case for all homes over the one million pound mark, unless they happen to have a very special appeal or location. Getting the pricing correct at the onset is essential, as so many of the people I have spoken with recently have learned to their chagrin.
