A LONG-HELD TRADITION
Jock VII moves into Chartwell as tradition continues of a marmalade cat at Winston Churchill’s former home
C
hartwell, the family home of Sir Winston Churchill in Kent, has recently welcomed its newest recruit - a marmalade cat named Jock. On leaving their home to the National Trust in 1966, the Churchill family requested that there would always be a marmalade cat named Jock, with a white bib and four white paws, in comfortable residence at Chartwell. The National Trust has always honoured this request and has recently welcomed Jock VII, a six-month-old rescue kitten, to the property to take up this unique role. The original Jock was a present to Churchill on his 88th birthday in 1962 from one of his private secretaries, Sir John ‘Jock’ Colville, and was named after him. Today’s Jock VII, previously known as Sunshine, was rescued by the RSPCA before being adopted by Chartwell’s Visitor Experience Manager, Viktoria Austen. He was rescued along with 30 other cats from squalid conditions. The kittens were very weak and undernourished but were young enough to be brought back to health quickly. Jock was the most confident of the whole group and was already playful and full of fun.

Viktoria Austen, Visitor Experience Manager at the National Trust property Chartwell, comments: “Jock VII has had a difficult start to his life, but he is very lucky to come to our loving home. He’s already making himself at home around the 80 acres that Chartwell has to offer and enjoys surprising visitors as he bounds out of bushes. He is a friendly, delightful kitten who enjoys taking naps in the various suntraps of Chartwell and chasing butterflies around the borders. We’re certain he will bring joy to our visitors.” Viktoria adds, “Jock is settling into his residency and has developed a mischievous character. His favourite pastimes are investigating what the gardeners are up to, trying to persuade people to give him snacks and making himself at home in our ranger’s office. He also likes lots of cuddles on the sofa after an eventful day.” The original Jock meant so much to Churchill that rumour has it, meals in the Churchill household did not commence until Jock was present at the table. He was only two when Churchill passed in 1965, but Jock lived on until 1974 at
Chartwell, and he is buried in the property’s pet cemetery. Before Jock Churchill had owned various cats, including a marmalade called Tango who can be seen in a painting in the Chartwell Dining Room, drinking cream from a saucer on the table. Another of Churchill’s famous felines is Nelson, a stray found outside the Admiralty buildings in London and named after Britain’s famous sailor, Horatio Nelson. When Churchill became Prime Minister in 1940, Nelson came with him to No.10, and it is rumoured Nelson even attended Cabinet meetings. Jock VII’s predecessor, Jock VI was adopted in 2014 and has lived at Chartwell for the last six years. A mischievous character, Jock VI enjoys afternoon naps, eating tuna and Persian rugs. Known previously as Malley, Jock VI was rescued by Croydon Animal Samaritans. Unfortunately, Jock VI has had problems with his eyes ever since he was a kitten. He has had regular checks but unfortunately tests have revealed that he is suffering from retinal degeneration. Jock VI is now almost completely blind and was finding life at Chartwell very hard. Once it became dangerous, Chartwell made the decision to retire him from public life after his six years of service. Jock VI is now enjoying the life of a former celebrity with Chartwell’s House and Collections Manager in a much quieter, more peaceful garden of his own. Chartwell’s newest arrival, Jock VII, is settling in well and you might find him roaming his new territory out in the grounds on your next visit. He’s getting more and more confident and does like to introduce himself to visitors, but he is still a young kitten. Chartwell welcomes photography but would ask all visitors to be kind and responsible when saying hello. Following the easing in Covid-19 restrictions, the Chartwell gardens are open daily by pre-booked ticket only, the house currently remains closed. Tickets are proving popular in the morning, so for a quieter visit with a better chance to see Jock, Chartwell recommends booking your visit from 2pm onwards. Chartwell are running a one-way route through the gardens to ensure the safety of all staff, visitors and volunteers. Over the height of summer visitors can enjoy the Gavin Jones water feature, see the Golden Orfe ponds and discover the produce growing in the Walled Garden. It was the views that so captivated Churchill when he bought Chartwell in 1921 and these vistas can still be enjoyed today over the Weald of Kent and from the Terrace Lawn. Chartwell’s Landemare Café is also open on a oneway system, serving takeaway light lunches, snacks, cakes, ice creams and hot and cold refreshments. With benches available throughout the grounds and picnics permitted on the lower lawn towards the Chartwell lakes, visitors with a pre-booked ticket are welcome to enjoy their purchases in the garden. The Chartwell Shop has also recently opened. Selling a range of food, books, outdoor plants and more, there is plenty to pick up to keep you entertained for any days at home. For Jock’s evergrowing host of feline fans, the shop also stocks a range of Jock related items from biscuits and magnets to cushions.

he Principality of Monaco and Informa have announced a secure, not-for-profit event in 2020 They have confirmed they are working together to deliver an intimate, not-for-profit Monaco Yacht Show in Port Hercule in September 2020, with full details to be announced in the coming weeks. The proposed event will employ the highest standards of hygiene and cleanliness and be dedicated to supporting the speedy recovery of the industry post COVID-19, providing an invaluable platform for designers, brokers, shipyards and other key players within the yachting industry to connect with their customers and share ideas in a safe environment.
Return & Recovery post the COVID-19 Pandemic Like most industries, the COVID-19 pandemic has had a marked impact on the international yachting community, with many businesses temporarily closed and staff furloughed, and the usual annual cycle of industry activity severely disrupted. As countries and locations around the world gradually relax lockdown restrictions and ease control measures, it is imperative that the superyacht community is supported in every way possible to help the industry return and recover safely and quickly.
The 30th Monaco Yacht Show in September 2020 With this in mind, The Monaco Yacht Show has been working closely with the Principality of Monaco to determine how best to support the industry in 2020. This year’s Monaco Yacht Show is scheduled from 23 to 26 September. With control measures steadily being relaxed in Monaco, around Europe and internationally, on current course and speed, this should allow for a carefully staged event to still take place this year. Therefore, it is our intention to retain these dates for the 2020 Monaco Yacht Show and work with

or release at 12.00pm on Thursday 11th June: For 2020 Henley Festival has announced that it will be going digital, presenting a 2-hour evening concert, streamed on the Henley Festival website with performances from the Hurley House Hotel on Sunday 12th July from 7.30pm – 9.30pm on what would be the final day of the festival. Popstar Will Young will perform some of his classic hits including Love Revolution, Joy and Light my fire. He says: “It’s a pleasure to be able use a home filmed show, the band and I have been working on during lockdown for Henley, a place I’ve performed in and loved. I grew up not too far from there, so it is almost a virtual home-town show.” Soul singer Beverley Knight will perform a short 40 minute concert of her top hits. There will also be performances from classical pianist Hao Zi Yoh, and number one Jazz musician Joe Stilgoe. Comedy will be provided by Rory Bremner who will perform some new topical material, interviewed by cricket commentator David Gower who says “As a guest in previous years I have grown to love the atmosphere and diversity of the many talents on show at the Henley Festival so it is a great pleasure to add a little something back with this year’s digital event” Festival goers can watch the digital concert

New Faces join London Art Week for Summer 2020 Digital Event 3-10 July 2020

he innovative digital presentation of London Art Week Summer 2020, welcomes numerous new faces alongside familiar participants that have supported the event for many years. In response to the global Covid-19 situation, London Art Week has created a new online space for dealers to work together, preserving the collegiate nature of the event which embraces auction houses and which is supported by museum partners and art world sponsors. Among new London-based dealers taking part in London Art Week this summer is Stuart Lochhead Sculpture, Osborne Samuel, Panter & Hall, Benjamin Proust Fine Art, and Offer Waterman. Sladmore Gallery and Philip Mould & Company return after a few years. Works for sale span 5000 years of art, from ancient Egypt to Modern British, with an emphasis on Old and Modern Masters, offered by the world’s most respected fine art galleries. ASTON MARTIN VANTAGE: SPORTS CAR SUPERIORITY FOR 70 YEARS

From the earliest days of the DB2 Vantage to today’s state-of-the-art Vantage sports car, this historic name has become synonymous with pace, power and more than a dash of style.

anniversary. The name Vantage proudly sits on more than a third of all the sports cars ever made by the luxury 40 june 2020
The word Vantage first appeared in 1950, with the debut of the Aston Martin DB2 with Vantage specification. At the 1951 Earl’s Court Motor Exhibition, an Aston Martin press release said: “On the 1951 Earl’s Court stand will be displayed two Aston Martin DB.II saloons, one fitted with the regular engine and one fitted with the ‘Vantage’ engine, the high speed regularity of which was demonstrated so forcibly at Le Mans this year and last.” The DB4 Vantage made its debut with the start of the DB4 Series IV cars in 1961. Key to this was the ‘Special Series’ engine, featuring three SU HD8 carburettors and revised cylinder heads with bigger

valves and a higher compression ratio. Power was quoted at the time as 266bhp. The more spacious DB4 Series V Vantage in 1962 featured as one of the cars used in the filming of the James Bond film Goldfinger. The car of course is now synonymous with the world’s most famous secret agent and was used in some of the filming as the basis for the film’s ‘gadget’ car. The DB5 Convertible with the Vantage engine is a combination that is rarer still with only eight sports cars out of 123 built, featuring this engine. Genuine originals of the DB5 Vantage and DB5 Vantage Convertible are considered very desirable indeed. The DB6 Vantage in Mk I and Mk II versions, followed the same tried and trusted upgrade formula. The number of original Vantage-engined cars can be counted in the dozens, rather than the hundreds, remaining hugely desirable and jealously guarded by lucky owners around the world. The next Aston Martin Vantage was hailed at its 1977 introduction as “Britain’s first supercar”. It could outrun a Ferrari Daytona in the 0-60 mph sprint, and if pushed to the limit it could record a top speed of 170 mph. The V8 Vantage evolved significantly over the course of its reign spanning three decades. Throughout its build period the Vantage remained the jewel in Aston Martin’s burnished crown. The 1990s saw the Virage-based Vantage – often referred to as the supercharged Vantage. In 2009, Aston Martin unveiled one of the most iconic and desirable cars yet to join the Vantage club: the V12 Vantage. On the road and mated to a six-speed manual gearbox this means a 0-60 mph time of 4.2 seconds, and an autobahn blistering top speed of 190 mph. Aston Martin engineers challenged themselves with the V12 Vantage S. Power is hiked to 565bhp and the 0-60 mph time is a ferocious 3.5 seconds. At a top speed of 205 mph, it became the fastest production car Aston Martin had yet offered to the public. A variety of special editions peppered the V12 Vantage production run, although arguably the most significant was the V12 Vantage Zagato. As befits an Aston Martin Zagato these cars are hyper rare. Today’s cutting-edge Vantage two-seater sports car is styled for aerodynamic excellence as well as obvious kerb appeal. The car features a 4.0-litre twin-turbocharged V8 engine with a peak power output of 503bhp and a torque peak of 505lbft, mated to a rear-mounted 8-speed automatic gearbox. This endows the current Vantage with a distinctly brisk 0-60 mph time of 3.5 seconds, with a top speed of 195 mph. The car was created to deliver a truly exhilarating driving experience. Raphael: Prince Albert’s Passion 3 october 2020 – 31 January 2021 2020 marked the 500th anniversary of the death of Raphael and to commemorate this significant event, exhibitions were scheduled around the world to celebrate Raphael’s achievement as one of the greatest artists of the Italian Renaissance. The Lightbox is the only gallery in the UK to be mounting an exhibition about Raphael in 2020. Originally due to open in May 2020, the upcoming exhibition has been rescheduled (3 October 2020 – 31 January 2021) thanks to the kind discretion of the lenders. The exhibition relays the fascinating story of Prince Albert’s passion for Raphael and his creation of the Raphael Collection at Windsor Castle. It reveals how Raphael caught the imagination of the Prince Consort, who embarked on a pioneering research-based project into the work of the Renaissance master, making copies of his work using the newest technologies available. The exhibition explores the making of copies after Raphael and reveals 500 years of reproductive techniques, not only in photography, but also in a

variety of mediums including engravings, original wood-block printing, and lithography. The Prince Consort’s Raphael Collection, started in 1853, includes over 5,000 prints and photographs, recording almost every work by Raphael. The Prince began to assemble all available reproductions of Raphael’s work, and he and his wife, Queen Victoria, spent many happy hours together in the Print Room at Windsor Castle occupied by this task. The exhibition also shows how Queen Victoria and Prince Albert’s own personal art collection reflected their shared, intense interest in Raphael. Included in the show are several of the Raphael-inspired artworks the couple purchased or commissioned and gifted to each other as either birthday or Christmas presents. The Raphael drawings in the Royal Collection are at the heart of the exhibition and several of them will be shown in a specially designed space. Most of the drawings included in the display were made in preparation for major commissions, but they are important as individual works of art and reveal the artist’s working methods. Prince Albert was also inspired by the Raphael cartoons in the Royal Collection and like the drawings, had them photographed. The exhibition includes a rare 17th century tapestry version of one of the cartoons, made at the Mortlake tapestry works under the patronage of Charles II, whose father, Charles I, had originally brought the Raphael cartoons to England. Raphael: Prince Albert’s Passion will be on show at The Lightbox in Woking, Surrey, from 3 October 2020 – 31 January 2021. Emmetts Garden like all other National Trust places have remained shut over the enchantment of the Springtime spectacle. A time when the gardens and parks are awash with Tulip, Narcissi, Cherry Blossom and Bluebell. However, there is still plenty more to look forward to when it reopens after lockdown measures allow it.

elax in the sunshine amongst the Roses, admire the colourful Hydrangeas and discover exotic trees in bloom this summer. Emmetts Garden sits at one of the highest points in Kent, providing it with some fantastic views. On a sunny day you can sit and see for miles across the weald of Kent. Bough Beech reservoir can be seen in the distance from the bottom of the South Garden, whilst Ide Hill can be spotted over the way from the wildflower meadow. Undoubtably, one of the biggest highlights is the Italianate rose garden, the only formal part of the garden. With the onset of June comes the flowering of the sweet-scented roses; there’s no better time to see them at Emmetts. Banks of delicate roses create a beautiful border for this tranquil garden, which holds a stunning view over nearby Ide Hill. Amongst all the different types of roses you will find “Rosa Octavia Hill”, named after one of the three, who founded the National Trust 125 years ago. Another highlight is the wildflower meadow, a brilliant habitat for wildlife and wildflowers. Hydrangeas also thrive at Emmetts Garden in the summer. Whilst many species of Hydrangea are white, at Emmetts they mostly flower in vivid blue and pink shades that bring an explosion of colour to the pathways. For a myriad of rainbow hues head to the North Garden which comes into its own in summer. The gardeners replanted this area in 2017 and the result has been well worth the wait. Look for the golden

Rudbeckia, fiery Amber Lilies and the quirky Lantern tree. One of the quirkier specimens from the collection is the Wedding Cake Tree, originating from Japan and Korea. This stunning specimen is so named due to the distinct layers that form, giving the tree a tiered shape resembling a wedding cake. Over summer it is covered with creamy white flowers before the leaves turn purple in the autumn. The garden team at Emmetts Garden is currently in the third year of their five-year restoration project, aiming to restore the garden to a closer representation of Frederic Lubbock’s original design, the garden’s owner in the 19th century. The team has been working with the Plant Conservation Centre, allowing them to preserve and restore more than 60% of the original collection. Matt Scott, Head Gardener at Emmetts Garden has shared his favourite quote with us: “But now that many beautiful trees and shrubs are coming to us from many countries, the aim of true gardening is, so far from mutilating them, to develop their natural forms” – William Robinson, The English Flower Garden, 1898. Matt says it emulates a lot of what they are trying to achieve with their plant collection at Emmetts Garden. The team looks forward to sharing all this with you, once the property is able to re-open. As all other National Trust places, they will be using a booking system to manage numbers in order to maintain social distancing.

Not only has she been ruling the stage and the screen since the Fifties, but she’s had some pretty incredible looks along the way. It’s super easy to tailor it to the weather, personal preferences and body type. Baring your decolletage might sound racy - or just a bit too chilly - but often these styles are balanced out by covering up more elsewhere, such as teaming a low neck with long sleeves and trousers. Plus, lots of skin on show isn’t a must; there is far more to playing around with necklines than opting for a deep, plunging V. It’s all very much inspired by the wave of Nineties minimalism we’ve seen take over catwalks and Instagram in recent years. When it comes to interesting necklines, a V shape is probably the most classic on the list. This doesn’t have to mean it’s boring, however. V-necks have become a fast favourite to combine with other trends. For example, fine knits are incredibly chic right now, and they’re perfect for a V-neck top or T-shirt. If this isn’t your style, why not combine a deep V with puffy, milkmaid-style sleeves? No fashion trend exists in a vacuum, which is why it’s fun to play around with a few of your favourites at the same time. The sweetheart style is pretty much responsible for our new obsession with interesting necklines. This is all down to New York cool girl brand Khaite and its cult Maddy top - a ribbed style with a sweetheart neckline. The top has proved so popular it constantly sells out, and is loved by models like Rosie HuntingtonWhiteley and Lily Aldridge. Khaite isn’t a cheap brand - the Maddy top costs £920 - but the silhouette has taken off. s summer approaches, we tend to put our winter clothes away and bring out our warm weather outfits. The same ethos is often applied to our beauty bags: when the sun comes out, we pack up our dark lipsticks and eyeshadows in favour of brighter colours. However, this doesn’t always have to be the case. While you might associate berry lipsticks with autumn and winter, designers like MaxMara and Rick Owens made a strong case for darker pouts this season. It’s a surprising choice for the spring and summer months, but still totally wearable. It’s a way of experimenting with make-up without having to draw anything wacky on your face, or even learn any new techniques. Admittedly, you don’t want to look like Morticia Addams did your make-up in the middle of summer, which is why we asked Stila’s lead make-up artist Sascha Jackson for her top tips...

dry skin,” advises Jackson. It’s not like you need fancy new products to get soft, smooth lips, because there are plenty of home remedies which work just as well. The make-up artist has a few favourite DIY methods of her own, saying: “You can use some lip balm and an old toothbrush and gently scrub your lips until super smooth. Or, my personal favourite is making my own home-made lip scrub using coconut oil and brown sugar (if you only have white then that’s fine too). Mix them together in a small pot and work into the lips for a minute or two, then wipe away. Your lips will be super-smooth and soft.” For super-hydrated lips, you might be tempted to use lip balm or oils before applying lipstick, but Jackson warns against this as they “may hinder the performance of your lipstick - so make sure you wipe away any excess product”.
With any type of make-up, it’s important to prep your skin properly so the products glide on seamlessly. The same logic applies to your lips - and priming them is even more important when you’re wearing a bold, statement colour. “First, exfoliate your lips to get rid of any excess

However, Jackson says: “The bolder colour, the more precise you will need the finish to be” - so you might want to try something different than just swiping on lipstick. She suggests using a lip brush or a small, dense eyeshadow brush: “Load up the brush, then start by lining your lips, as you would a lip liner. Lining first makes sure you have crisp, neat edges. FINISHING OFF THE LOOK Jackson calls this trend for darker lips a “welcome change from the usual summery shades of corals and pinks. But wearing a darker, bold lip in the summer months needs adapting from how you would perhaps wear it in the winter season, to make sure it keeps within the summer vibe.” This means you need to think about how your dark lip pairs with the rest of your make-up. Instead of going for a smokey eye, Jackson says: “I love pairing a dark berry lip with a contrasting pop of colour on the eyes. Nothing bold or crazy - just a bright eyeliner or a wash of a pastel shade will do. Think of wearing a dark berry lip with a yellow eyeliner, or pairing a deep burgundy brown lip with a wash of turquoise shadow.” She also recommends using bright and summery make-up for your skin. “Keep everything light and glowy,” Jackson suggests. “Try using an illuminating primer under your foundation, use highlighter on the cheekbones and high points of the face, and try to keep textures to a cream formula, as opposed to matte powder. This will make sure it sets off against the darker lip and ties in nicely with summer fashion and trends.”

ith holidays to sunny, farflung destinations pretty much impossible right now, if you want a tan this summer, the old ‘fake it till you make it’ adage is more relevant than ever. Bronzer is the easiest option if you want to get a gorgeous glow in no time, but it’s still possible to go 6 4 J U LY 2 0 2 0
overboard, pick the wrong shade or end up with uneven patches. That’s why we’ve enlisted a pair of pro make-up artists to school us on how to create a subtle, sun-kissed look with either cream or powder formulas. Here are five common mistakes - and how to avoid them, plus our pick of the best bronzing products.
1. not prepping skin properly “Skincare is a tool to make your skin beautiful and healthy and glowing,” says Julia Carta, celebrity make-up artist on behalf of Cetraben. “Using skincare the right way, you’re going to get a beautiful canvas.” She recommends moisturising with Cetraben Natural Oatmeal Moisturising Cream (£6.99 - was £8.99, Boots), which will create a smooth, hydrated base, whether you’re using cream or powder bronzer.
2. Choosing the wrong shade “Making sure you get the right bronzer for your skin tone is so important, because getting the wrong one can either make you look orange, ashy or like there’s no make-up on you,” says Bobbi Brown make-up artist Zara Findlay. How do you find the perfect shade? “Your bronzer should be the same undertone as your skin - cool, warm, olive, or neutral - and should be the natural colour your skin tans,” Findlay says. “The easiest way to see if it is the perfect colour for you, is to place the bronzer against your chest and see if the bronzer lifts and compliments your skin tone.”

3. Incorrect placement “After you prep properly, then you can start to look where your placement goes,” says Carta. “With bronzer, it’s across the cheekbones and across the bridge of the nose where the sun would hit you naturally.” You can also use matte bronzer to gently contour your face. “So if you’ve got a wide face, you want to slim it down by putting bronzer in certain areas,” Carta says. “Use the same placements that you would do with contouring technique, which is a ‘C’ shape around the temples.”
4. only using one type of bronzer Bronzers usually fall into one of two camps: matte or shimmer. Carta recommends combining the two to create a three-dimensional look. “Use the matte where you put your contouring powder, then where you want your highlights, use the the shimmery one. “That’s a clever way of doing it - it’s what I do a lot when I’m working on celebrities, because it gives them that beautiful subtle glow.”
5. forgetting your neck The cheekbones are the most important area for bronzer, but it’s important to finish off with a light dusting of colour over the rest of the face to even out your skin tone. “Always bring the bronzer down to your neck you don’t want to look like two separate people!” Carta warns. “To define the jawline and get rid of a double chin, you should blend it in - and don’t forget your ears as well.”

Whether you’ve just moved into a decrepit bedsit, or have lived in a mansion for years of domestic bliss, there is still plenty of mileage to adding value to your property. Doing so could help improve your own quality of life while you’re still in the property (if buyers find something appealing, odds are you might too), and keep you well placed on the property ladder, regardless of whether you’re currently looking to sell. From five-year plans to on-the-day dust-ups, here’s seven ways to add value to your home...
Loft conversion Perhaps the gold standard of home improvements, loft conversions are not for the faint of heart, but can come with major domestic and financial rewards if done well. Adding square footage is a guaranteed value-boost, while the market fixation with number of bedrooms means that adding one can practically ensure a hefty payday when it comes to selling. “The average loft conversion costs around £40,000,” says Chris Smith, regional director at estate agents Yopa, “but can increase your property value by an estimated 21%. money back if you sell immediately.” Loft conversions are not cheap - and not suitable for every property of course - but they often perfectly prove that old adage, that you have to spend money to make money.
Brush up on kerb appeal First impressions matter, and putting your best foot forward is key to getting customers through the door. “We estimate that simply by improving your

your property’s ‘kerb appeal’, with a freshly painted exterior, clean windows, a tidy driveway and a new front door, can boost the value of a property by up to 10%,” says Smith. “The outside of your property is the first thing potential buyers will see, both when browsing online and in person at a viewing.” On modern properties, buyers may probably expect double glazing - a savvy way to save on your energy bill in the meantime - along with up-to-date security and draught-proofing.
Go for open-plan living Open-plan living has been in vogue for some years now, and it’s clearly not going anywhere anytime soon. Most modern house-hunters are looking for spaces that are practical and adaptable, and it seems distinctly old-fashioned to cook your food in one room and then have to transport it to another to eat it. Open-plan living spaces don’t have to be giant, or rectangular - you’re looking to create areas that are connected but distinct. Consider sliding doors or curtains that can pull back during the day, waist or shoulder-high partitions, or doorway-like arches that demarcate your space. These are the golden rules of open-plan living: separation without isolation; continuity without uniformity.
Refurbish the kitchen A recent report by Norton Finance mapped out the most expensive home improvements performed by homeowners in their first year in a new property, and kitchen renovation ranked second only to furniture. The centrepiece to so many homes, it’s no surprise that the kitchen commands so much attention both before and after a sale, and a welldesigned room can easily pull in extra thousands. “If your budget can only stretch to renovating one room, that room should be the kitchen,” says Smith. “You can cut costs by painting cupboard doors yourself and adding new, fashionable handles.”
Add a conservatory The stars have to align somewhat for conservatories to be sensible investments, but if the cap fits, they can enhance a property with ease. Aside from the necessary financial clout, homeowners will need to ensure proper planning permission, while those with smaller gardens might want to think twice before sacrificing valuable yard space. Though often associated with summer, conservatories really earn their keep during the winter months, when they provide a portal to the outside world, free from the cold, damp and dark. “The addition of a traditional British conservatory typically costs around £5,000,” says Smith, “and can increase the value of a property by around 10% when done well. To add real value, make sure your conservatory is fully glazed and blends in with the style of the rest of the property.”
Redecorate Consider any second-hand shop - regardless of what it sells - and consider the price difference between products marked ‘used’, and products marked ‘like new’. This one’s a no-brainer, and just a fresh lick of paint can make pokey rooms immediately more marketable. Your house isn’t new - but it’s new to your potential buyers, and you’ll be doing your bank balance a favour if you can make it look that way from the moment they cross the threshold.
Add an extra bathroom As with bedrooms, the number of bathrooms appears like a ranking next to your property, and it’s a crucial integer in the valuation equation. Broom closet, pantry, cupboard under the stairs - a small downstairs loo doesn’t take much, and it can be a delightfully canny way to carve profit out of otherwise wasted space. “You can add up to 5% value to your property by adding a second bathroom,” says Smith. “An average bathroom costs £4,500, and according to NAEA Propertymark, 70% of estate agents say an additional loo helps to sell a house.”
