Christmas at Haslemere Museum On Sunday 2 December, the Museum opens for the Haslemere Christmas market where there will be an abundance of stalls and activities and Santa will be making an appearance. The Caterham Valley Christmas Elves Takeover 20 hand-crafted Caterham Valley elves will be hiding in shops and businesses waiting to be discovered by elf detectives. Wine Tasting, Mince Pies & Carols

T

he Godalming Community Gospel Choir, finalists at the BBC Gospel Choir of the Year, are returning to Albury Vineyard on Sunday 9th December for a festive afternoon of wine tasting, mince pies and carols. Visitors to the vineyard can enjoy samples of Albury’s award-winning sparkling wines whilst listening to a medley of performances from the choir, a unique group of singers from all walks of life with a passion for gospel music, and the afternoon promises Christmas joy for all ages. Albury, a small family run vineyard just outside of Guildford, produces organic wines of the highest quality and is best known locally for its Silent Pool rosé which was served on board the Royal Barge to celebrate the Queen’s jubilee in 2012. Their Albury Estate sparkling wines have since won numerous gold awards in international competitions and are now served at some of the country’s best restaurants. Also on offer will be tastings of Albury’s new release Duke’s Reserve Brandy, made from Albury wine and distilled by their neighbours at the Silent Pool Distillery. Only 150 bottles have been made of this small batch spirit, named after the Duke of Northumberland who owns the land that the

vineyard sits on. The vineyard is also home to half a million bees and Albury produce a raw honey. A new release for the vineyard this year is mead – an alcoholic drink made from fermented honey. Everyone is welcome at the vineyard for Albury’s relaxed Christmas tasting event, regardless of how much or little you know about wine. The vineyard now offer a self-guided tour around the vines, perfect for finding out a little bit more about Albury and it’s English wines, and views over the Surrey Hills from the top of the vineyard are breath-taking. Children can enjoy the vineyard toy trail and don’t worry if you have muddy boots from walking around the Silent Pool, the vineyard aren’t worried about that either! Just make sure you wrap up warm as this event is both indoors and outside, and wear shoes that you don’t mind getting dirty. We recommend popping on your wellies and exploring the vineyard with a glass of bubbly in hand, perfect. Tickets are £5 per adult which includes tastings, and children are free. All the wines are available to buy on the day by the glass and bottle, and they make lovely Christmas gifts too. Booking via www.alburyvineyard.com is essential as space is limited.

CHRISTMAS FAMILY RACEDAY AT ASCOT RACECOURSE A Saturday 22nd December 2018

ne of the most celebrated seasons within the vineyard and winery is harvest. The 2018 harvest started earlier than usual on 7 September. The weather has been exceptionally kind this year. Spring passed uneventfully without frost, followed by the endless hot summer punctuated with the short bursts of August rain, delivering near perfect conditions for winemaking. Visitors to the estate during October and into November can’t help but enjoy the energy of the harvest, grape picking in the vineyard, the constant activity in the winery and the satisfying heady aroma of pressed grape juice that permeates the winery building. 2018 is predicted to be an exceptional year, both by quality and by volume, guaranteeing the production some extremely fine wines. Post-harvest, the vineyard continues to be the perfect setting for outdoor events, catch the last days of Autumn sun with the Halloween 10k & 2km run, taking place on Sunday 28 October. Dressing up is a big part of the experience with face painters on hand to fine-tune costumes, with prizes for the best outfits on display. Brooklands Museum Kicks Off 2019 in Classic Style! T

he UK’s largest New Year’s Day Classic Gathering will once again be held at Brooklands Museum in Surrey. Visitors will be able to mingle amongst the static displays that also take in the historic Paddock and Motoring Village areas that were the centre of activity on race days and made it a popular

destination for high society in the glamorous 1920s and ‘30s. There will be a winter barbeque and all the exhibition areas will be open including the Awardwinning* Brooklands Aircraft Factory and Flight Shed. This vast, unique exhibition space tells the story of aviation design, testing and manufacture over an 80 year period at Brooklands through interactive displays, assembly lines and workshops amongst the Museum’s aircraft collection. Beyond this on a connecting walkway from a new mezzanine level is the Flight Shed which houses some of the Museum’s live aircraft, and leads out to the north

end of the Finishing Straight. To accommodate the huge numbers of motorcycles, trucks, hot rods and classics expected, vehicles will also spread to the Aircraft Park where the Museum’s collection of Vickers-built aircraft will be open for visitors. In front of this is the Brooklands Concorde which will be open for the popular half-hour Concorde Experience tours and of course, the café will be open all day for refreshments and meals. Previous years have seen upward of 1,500 classics of an unparalleled variety from all over the country so be sure to bring your camera! The gates open at 9am and as usual, there will be additional food outlets outside serving drinks and snacks. For added thrills, visitors have the chance to ‘Race, Fly or Drive’ one of three simulator rides in the stateof-the-art 4D Theatre** located opposite Concorde. For youngsters, the Discovery Centre and soft play area inside the Sunbeam Café will be open, so there will be something to entertain everyone. Wonders at Painshill which Hamilton placed follies for dramatic effect. The Painshill Park Trust was set up in 1981 to restore this incredible masterpiece which had fallen into disrepair over time. Painshill has now been restored to its former glory and welcomes thousands of visitors and school groups.

W

e are delighted to introduce Paul Griffiths, the new Director of Painshill, Cobham, Surrey. Paul talks about what makes the 18th century landscape garden so special and why it is a great place to visit throughout the year. What attracted you to become Director of Painshill? I previously worked as Head of Operations at the Mary Rose award winning museum, which I enjoyed enormously, but as soon as I visited Painshill it was love at first sight. The scenery is just stunning; there is a feeling of space, tranquillity and being close to nature. I felt inspired and excited that this could be my new workplace, therefore I was delighted to be appointed as Director. Tell us a bit about the history of Painshill. Painshill 18th century landscape garden was created between 1738 and 1773, by the Hon. Charles Hamilton. Inspired by Renaissance art and his Grand Tours across Europe, he created a sequence of breathtaking and surprising vistas. The landscapes form living works of art into 24 DECEMBER 2018

Can you visit the landscape garden throughout the year? Yes, one of the many wonderful things about Painshill is that you can enjoy the seasonal changes. With 158 acres to explore it is a fabulous place to walk and many of our visitors are members. We have just experienced an incredible display of autumn colour and mirror glass reflections in the lake. The landscape garden is about to change again with the cold weather, I have already seen it sparkle with an early morning frost. I am yet to experience the beauty of the snowdrops and the arrival of spring, but I’ve been told there is a spectacular show of yellow daffodils and carpets of bluebells to look forward to. Are there any special events planned? This year we are launching a brand-new event ‘Festive Illuminations’ which is really exciting. The landscape garden is being totally transformed with lights and laser beams. The crystal Grotto is going to sparkle like it has never done before and there is even going to be fake snow at the Gothic Temple. is the season for crisp winter walks, days out with the family, festive decorations and warming drinks. This December at Winkworth Arboretum, Christmas will be arriving in a flurry of festivities. Those looking to get into the festive spirit can join a Festive Table Decoration workshop on Sunday 2nd December, crafting candle holders using natural materials gathered in the arboretum. There will be staff on hand to guide you through the process and you’ll come away with a bespoke decoration for your home. In the weeks after the last autumn leaf has fallen, the arboretum slowly transforms into a wintery hideaway. Award Winning Patisserie & Chocolaterie We talk to Chris Bachmann from Bachmann’s Patisserie Why is Christmas special at Bachmanns? I think it comes down to our products- we make such a variety of Christmas specialities that everyone who comes through the doors can find something special they like to give as a gift or treat themselves. Over the years we have built up an ever growing long fan base of a “Bachmanns Christmas”. Our regular customers always make a trip in December to see what my team have created, and the shop is always busy during Advent, when we the shops look so festive. What sells best at Christmas? That’s a difficult one! It changes from year to year if I’m honest. We make Stollen, Christmas Puddings, Christmas Cakes, Mince Pies, Christmas Petits fours, and a bewildering array of Chocolate Christmas products. If I had to pick out favourites, it would be difficult to be honest, but our Prune and Cognac Tart was named as the best Christmas Cake or dessert in the UK last year, and this Year our Lebkuchen was named the best gingerbread, so I guess I’m particularly proud of those. A few years ago we won a national Design award for our Chocolate Christmas pudding- it’s a bit like an Easter Egg in concept , with crunchy almond chocolates inside, and I always take one home 34 DECEMBER 2018

“Tell us a little about the history of Bachmanns” My Dad started the business with my Mum in Thames Ditton in 1989. After training in Switzerland he’d enjoyed a stellar career in confectionary including stints as the executive pastry chef at the Dorchester and The Park Lane Intercontinental, and the Chief confectioner at the Swiss centre in Leicester Square. He wanted to create the kind of local shop that they have in Switzerland; a store that covers all aspects of chocolate and confectionary, at the highest of standards. Since it has started, Bachmanns Patisserie has gone on to win over 30 national awards, so I guess you can say he achieved that. I think that the real reason that we have been so successful over the years, and what I think sets us apart from many places, is the variety and sheer excellence of his recipes. Our products have a simplicity and clarity of flavour that is hard to match, and we do take care to never compromise on the quality of our ingredients. Across the year, we make over 450 different products, and change them through the seasons, so anyone will be able to find a favourite, and it keeps it exciting for our regular customers. I took over the business just over ten years ago, on his retirement, but he still provides my team with inspiration and guidance- in fact he’s in Thames Ditton right now making our German Lebkuchen (gingerbread)! A few years back we opened our second store in Weybridge, which was very exciting. It has allowed us to expand- we now have about twenty staff- and had the space to create a special separate chocolate room there, where we produce all our chocolates. The two sites both have their own pastry kitchen and they run in tandem, with each site specialising in certain areas, but all our products are hand finished every morning in both shops. It was a doubling of size and a huge investment for us. So far it has been a great success, and it’s been very satisfying – and a relief(!) to watch the business grow. “What gets you up in the morning and what do you like about being in the confectionary business?” Well, what drives me is to maintain the standards my Dad set, which is a challenge! I want to continue to make Bachmanns a special place to visit, where you get great products and excellent service in a friendly family atmosphere. There is nothing better than making our customers happy- it’s a nice business to be in as we get an immediate reaction from our customers to what we do. If we have created something for them that delights them, we usually get the feedback, which keeps us all motivated.

Experience Glow

this Festive Season

T

he festive season is a time to enjoy magical experiences with family and friends. It’s also a special time of year at RHS Garden Wisley, as Glow returns to provide visitors with an enchanting new experience after dark. Glow runs from 1 December 2018 to 2 January 2019 and invites visitors to follow a twinkling trail around the garden, to discover larger-than-life botanical illuminations and see some of Wisley’s most iconic features in a new light. For the first time, there will also be atmospheric music to accompany the walk at certain points. Now in its fourth year, Glow guides visitors around a new route for 2018, taking in locations including the Rock Garden, the Seven Acres lake and the Jellicoe Canal. Jigantics, designers of cultivated illumination, will this year bring a number of brand new blooms to Wisley, including arches of gladioli over the new Wisteria Walk and a bouquet of alliums on Seven Acres. Favourite installations such as the waterliles on the Jellicoe Canal and interactive colour-changing flowers will return to complete the uniquely floral immersive experience. The paved route will take in not only the floral lights, but also a number of Wisley’s most famous and spectacular trees, bathed in bright colours to

showcase their beauty at night. The magnificent illuminated Glasshouse is a must-see along the route; inside a magical Woodland Realm awaits discovery. Spot the elves in their green and brown garb watching over the reindeer and see their homes high in the trees, hung with plants growing in glass balls and sparkling with crystals like raindrops. Look out for other woodland creatures and toadstools along the stream where some reindeers are drinking. Look too for sparkling plant-filled baubles hanging from the trees and the towering ‘Christmas tree’ of vibrant poinsettia. This year, a priority booking system has been introduced and all visitors must book a time slot in advance of their visit. Glow 2018 will be open from 4–8pm (last entry at 7pm) every day between 1 December and 2 January except Christmas Eve and Christmas Day. The Wisley Plant Centre and Gift Shop will be open throughout, with a fantastic range of decorations and gift ideas for all the family. Looking for Alfred P

erceptive visitors to Leatherhead’s Fire & Iron Gallery at Rowhurst Forge often ask about the buildings on this unique Surrey site. It’s an unconventional and very authentic place, where modern metal artworks sit comfortably in the highly visual surroundings of a working forge, an award-winning wildlife garden and an intriguing historic house. To add to the drama, the M25 winds its noisy way through, splitting the whole place in two. Owner Lucy Quinnell has spent three decades researching the grounds and buildings, and she describes the setting as “the gift that keeps on giving”. “It’s a remarkable place, and the story grows daily. The house is striking, but there is something odd about its squat, square shape and the way it sits low in the ground, and people comment on this. My business is about our aesthetic use of metals, but I have a passion for history and ecology and it became clear to me years ago that the landscape here has secrets to reveal.” As well as harbouring numerous endangered species of flora and fauna, the strangely-shaped land around the ironworks contains clues to mysteries Lucy is determined to solve. In 2017, she was rewarded with finds of Deverel-Rimbury pottery from the British Bronze Age, to add to her growing collection of archaeological evidence. A pre-Roman gold coin and sherds of Roman pottery have come to light, and Lucy now has welcome help from Surrey Archaeological Society. Leatherhead is named as a settlement ‘Leodridan’ - in King Alfred the Great’s will of the

800s, and the lost royal centre is associated with the northern part of the modern town, where Fire & Iron Gallery stands on a ridge between two streams. There is also a missing minster church in the vicinity, listed in Domesday Book as ‘the church of Leret’. Rowhurst house has three sections: pre-1346, 1346 and 1632. It is the pre-1346 square flint section that is now the focus of Lucy’s attention. Experts agree with her instinctive feel that this was not originally a home; the mighty flint walls suggest defendability, and the building sits so deep in the London Clay that the word ‘tower’ is now being used to describe it. A gatehouse is mentioned in local medieval records, as is a prison, a courthouse and two manorial dovecotes. The Norman nobleman who built Baynard’s Castle in London (close to where St. Paul’s Cathedral now stands) made his home in this part of Leatherhead, as did the man who was key in building Conwy, Beaumaris and Caernarfon Castles. What happened to all these recorded buildings and homes, along with the missing Anglo-Saxon church? Is the oldest part of Rowhurst one of them? Carole Andrews S.B.A.

C

arole describes herself as a ‘flower painter who uses watercolour to create life’. Over many years Carole has studied and developed her use of watercolour, finding this the most sensitive medium to reflect her great love and feeling for flowers. She says of her working technique: “I use heavy non absorbent ARCHES paper. Each painting is carefully thought out, but the initial composition is inspired by the beauty of one particular flower; the focal point. The rest of the picture is composed around that idea. Some berries, fruits or insects are included, but each addition compliments the original concept. Contrast of colour, form and texture are all used to encapsulate the emotional response that was born with the initial concept. To achieve the necessary strength of form I use, where possible, transparent colour and gently glaze one colour over another. In doing so my paintings become a meditation as the flowers convey the essence of the theme of that particular composition. Background washes are applied lastly by various techniques. Soft washes are created by immersing the picture in a bath, so that the paint surface is softened and loosened, then the shadows and further background colours are added. For more vibrant backgrounds, colours are dropped in on a very wet surface to create many beautiful water colour characteristics.” In 1988 Carole received membership to the Society of Botanical Artists and has exhibited with them over the years at various venues including The Mall Galleries and Central Hall Westminster. As well as this Carole has exhibited as an individual at other venues including The Turner Gallery, Denver U.S.A; the Guild Hall and Alexandra Palace, London, also in Helsingborg Sweden, and New York. In 1991 Carole was commissioned by publishers Compton and Woodhouse to depict the story of

the old rose, for the Royal National Rose Society, using roses from the Queen Mothers garden, at the Garden of the Rose, St Albans. This work was initially reproduced on Coalport China as a limited edition collector’s item, and later as six fine art Limited edition prints. In 1995 Carole won “The Founder Presidents Honour” award, a gold medal presented by Susan Lucas, the Founder President of “The Society of Botanical Artists”, for the best painting in the annual S.B.A. exhibition. TAKE TO THE CAKE-WALK T he Autumn/Winter 2018 Prêt-à-Portea collection at The Berkeley is set to wow with couture cakes and boot biscuits inspired by this season’s runway highlights. A favourite with fashionistas, Prêt-àPortea adds an innovative twist to the traditional English afternoon tea bringing the latest catwalk trends to the cake-walks. This season animal print, polka dots and neon colours took the catwalk by storm. From dinosaurs to polka dots, Ada Kokosar’s polka dot midnight shoe is transformed into a lemon and poppy cheesecake adorned with a delicate sugar frill and Mulberry’s chic winter look becomes a pecan madeleine cake with oversized buttons and sugar pearls. A touch of colour is Valentino’s extravagant orange dress gracing the cakewalk as an orange Charlotte with citrus marmalade. Fashion favourite Erdem’s Zelena dress is interpreted as a pink lady apple mousse cake with edible silver glitter and sugar florals. And of course, taking a fashionable step forward, Fendi’s Cutwalk cowboy boots top the cakestand as a chocolate biscuit with baby blue icing.

Christmas

It’s all jolly, isn’t it? M

any of us will now be looking forward to the festive period with the buildup beforehand and the festive days themselves. However, for many others, the Christmas period is not such a happy time, particularly if a relationship or marriage has come to an end or if it looks like it might do so. For those with children, there are also often issues regarding the arrangements for the children over Christmas which need to be discussed and agreed with the former spouse or partner. Indeed, the festive period generally can put additional strain on many people when making arrangements to spend time with family and friends but this can be even more testing if the whereabouts of children during those times has yet to be agreed between parents. I therefore set out some tips below which may be useful when trying to agree the Christmas arrangements for your children.

Communication during Christmas

There is often a temptation to use Christmas (particularly the first one after a separation) to make a point to your former partner or spouse about how well you and the children are doing following the separation. However, this is only likely to increase animosity between you and it is almost certain that it will not benefit the children. Therefore, my tip for communication during this period is to keep it to a minimum, potentially with messages limited to dealing with the children’s arrangements only. Also, a simple message to the other parent when you have the children over Christmas about the children having a nice time should be fine but there is no need for the message to dwell on any other point or for it to imply that you or the children are not missing the other parent.

Arrangements for children at Christmas

For any parents thinking about the arrangements for their children over Christmas, it is understandable if this feels difficult to address with your former spouse or partner. My first tip for dealing with the children’s arrangements over the festive period and, 54 DECEMBER 2018

in particular, for the festive days themselves is to bear in mind that Christmas for the children can usually be enjoyed over several days rather than on Christmas Day alone. Therefore, if you are the parent who may not be spending Christmas Day with the children this year, then try not to worry about this. Instead, try to make the most of your time with the children on the day(s) you will be spending with them which may include a full repeat of Christmas Day or at least a repeat of some of the activities from Christmas Day. Certainly, it would be hard to imagine any children being disappointed by the prospect of having more than one Christmas Day.

Compromise

Another tip is to be prepared to compromise on some aspects of the arrangements in order to reach an agreement with the other parent. It is after all the season of goodwill and compromise is often the key to reaching an agreement. Legal advice Finally, if you are concerned about being able to reach an agreement with your former partner or spouse about the arrangements for the children over Christmas or if discussions have not yet led to an agreement, then you may wish to consider taking legal advice about this. Your solicitor will also be able to consider with you the methods by which you may be able to negotiate a settlement with the other parent, including through solicitors, at mediation or, if necessary, by way of a Court application. Winter proof your beauty routine In the words of Tom Jones, ‘Baby! It’s cold outside!’. Winter is not kind to our bodies. It dries out our skin, frizzles our hair and chaps everything that dares to cross its path. If you want to become a winter beauty, read this guide and you will beat the icy winds and blustery snowfalls.

Exfoliate your lips Your lips have very few oil glands and they dry out quickly, which is why you often see people with chapped lips during the winter. To keep them soft, supple and kissable, make sure you exfoliate them. To do this apply some petroleum jelly to your lips, then take your toothbrush and move the tip around your lips in circular motions.

Deep condition Conditioning isn’t good enough when winter comes to town. Step up your game and deep condition. To begin, add some drops of almond oil into your moisturiser. Then apply this mixture to your hands and feet before you sleep. Before jumping into bed put on gloves and thick socks. In the morning your skin should feel deeply moisturised.

Get kitted out Wet clothes can dry out your skin and cause skin irritation. Make sure you pack an umbrella; preferably one with a Teflon-treated hood. The nylon repels water and the hood will dry quickly. Your coat should be thick, windproof and waterresistant. To keep your feet warm and dry choose some wool socks and insulated boots. A nonslippery sole, like rubber, is ideal for winter shoes.

Wear sun lotion It sounds like an odd winter-must-have, but sun lotion should be a part of your beauty routine even in the coldest months. Although it is true that you 76 DECEMBER 2018

receive less sun in the winter, UVA rays are the same strength year-round. Despite your layers of clothes, your face and hands will still be exposed at some point. Try to choose a sun lotion with an SPF of at least 15.

Stay hydrated Although cuddling up by the fire with a hot cup of tea sounds like bliss, what is it doing to your body? Keeping hydrated is easy during the summer months, but is something we often forget to do during winter. However, during the winter we lose a lot of moisture from our bodies too. So make sure you stay topped up and swap your normal tea for a non-decaf, herbal one.

Take oil baths Never heard of an oil bath? Well, it’s about time you did. Oil baths relax and moisturise; a perfect combination when you want to winter proof your beauty routine. To indulge in this luxurious and budget friendly treatment, simply add several drops of your favourite oil into your bath. Almond oil works particularly well and it smells great.

Face wash Although your face wash may be great for your skin during the summer months, it may not be as good when the temperature and conditions change. Choose a face wash that is oil based, so it works with your moisturiser. Also make sure you wash with warm, not hot water, as hot water dries out the skin.

Bespoke and Restoration Last month a couple came to us with a special request. After many years of being together in their cosy yet small double divan bed they had decided that although loving each other as they did, they needed to put a few more inches between them while sleeping! As the headboard matched all their other pieces of bedroom furniture, we suggested cutting the headboard in half and inserting a section in the middle. After increasing the dimensions of the original headboard we went on to cut and produce the additional sections required to transform the bed from a small double to a super kingsize.

Prefer to stay put and renovate than move? Lisa Salmon seeks some expert tips for the projects that promise the best returns.

I

ncreasing numbers of homeowners are avoiding the expense - plus the physical and emotional upheaval - of moving house, by staying put and renovating instead. In fact, the number of people choosing to do this has risen fivefold since 2013, according to a recent report by Hiscox Insurance - increasing from 3% of households to 15%, representing more than four million homes in the UK. Supporting the notion that we’re becoming a nation of home-improvers, figures from Halifax show that planning applications have risen by a quarter over the last five years. Meanwhile, Hiscox found the average budget for home renovations was around £16,100 for each project, although 18% of the householders surveyed expected to spend more than £25,000. So what improvements are they making? According to the research, homeowners are most likely to either renovate a bathroom or add a new one, followed by kitchen improvements, installing a new boiler or central heating system, or creating more living space. However, not every home-improvement project will automatically add value to a property. “Cheap is cheap - nothing kills the value of a

property more than doing cheap work in it. Estate agents have told me they’ve seen sellers with tears in their eyes, when they find out that construction work worth thousands of pounds hasn’t added a single penny to their home,” says Ash Chawla, chief executive of the design/build company Duke of Design (dukeofdesign.co.uk). “We live in a world which has become very aware and knowledgeable. There are no shortcuts to creating value to your home.” So, what does Duke of Design recommend? Here are six home improvements Chawla says could be a wise investment...

Conservatories The simplest home addition is a conservatory, which Virgin Money research says can raise the value of your home by as much as 15% if it’s included as part of an extension, or by 5% if it’s just a simple conservatory. Chawla says choosing the right materials can help conservatories blend well with modern and period properties. “The key is to use materials other than the commonly seen white UPVC,” he says. “A muted, more sophisticated palette of taupe and grey-painted wooden frames camouflages itself in a natural setting, and the reflective properties of glass help it blend into the outside space more easily.”

having way of spending money on your home is by having an extension built, saying the addition of a new bedroom could boost the average home’s value by 11.2%. They reckon a new kitchen, meanwhile, will typically increase a home’s value by 5.5% (or £12,400 based on an average UK house price of £226,071), although 28% think a new kitchen can lift a home’s value by as much as 10%. A single storey extension can be built in as little as three weeks once planning permission is granted, says Chawla, who suggests an average sized £30,000 single-storey rear kitchen extension on a £500,000 home can lead to a profit of £30,000-£35,000. “Aside from a rise in property value, you also benefit from a stunning home environment with added usable space,” Chawla adds.

Remodelling Remodelling an existing kitchen - by adding high quality units and flooring, purpose lighting and redecorating - could increase a property’s value by as much as 4%, according to the Royal Institution of Chartered Surveyors - although Chawla warns that expensive purchases, such as kitchen units and flooring, should be kept in proportion to the value of the property. “The most successful kitchen extensions consider the whole home,” he explains. “By removing internal walls, you can connect the kitchen to the dining room, creating a functional space for entertaining.” Alternatively, you may also choose to link the kitchen to the garden by using large windows or patio doors.

Garden landscaping “Often overlooked, the garden can become the hub of home life and can work seamlessly with your home, as if brick and foliage were the most natural partners in the world,” says Chawla. For family-sized homes, ensure the outdoor space is suitable for the growing needs of a family with low-maintenance planting and landscaping, while a small courtyard garden at a city apartment may appeal to younger working couples. The cost of landscaping a garden can be as little as £2,000, but Chawla says spending a little more can lead to a potential return of £40,000 on a £500,000 house.

Parking Most towns and cities have a parking problem, 94 DECEMBER 2018

Chawla points out. “By providing viable parking facilities, you can increase your property price dramatically,” he promises. You could either convert land at the front or side of your property to add a driveway or parking space, or add a garage - possibly by converting an existing outside building, if there’s suitable access, or by building a garage extension. Full garage conversions commonly add up to 8-10% to your property value, says Chawla, particularly in areas where parking is a premium.

Loft and basement conversions The Hiscox report says loft extensions are the most popular planning request, and Chawla says loft conversions are usually less troublesome than basement conversions. They don’t always require planning permission, although they do need to meet building regulations to be classed as a room. The Nationwide Building Society says the average cost to convert an attic is around £20,000, which rises to approximately £35,000-£45,000 if you’re creating a dormer loft with double bedroom and bathroom. Just boarding out the loft for storage is unlikely to make much impact on the price of your property, and Chawla stresses: “If financial gain is your goal, converting the loft into a usable room is the way to go. The benefits of adding an additional bedroom to your property can be huge - loft conversions can add as much as £65,000-£75,000 to your property value.” An alternative is to add a basement conversion if space allows, but Chawla says this is a complicated procedure and potential problems, such as water ingress and foundation issues, can be major concerns.
