1. Save up to $100 a year by setting thermostats to 78°F in the summer and 68°F in the winter. 2. Change standard home air filters once a month or pleated filters once every three months to help your system run more efficiently. Have your system professionally serviced annually. 3. Caulk and weather-strip around windows and doors. If the caulking is cracked or the weather stripping is damaged or peeling, replace it. 4. Seal around wiring and plumbing penetrations. Use caulk for small holes and expanding foam for larger areas. This will keep conditioned air from escaping the house. 5. Use a smart power strip or simply unplug electronics when they are not in use and save up to $100 a year. 6. Look for the ENERGY STAR label when purchasing new appliances and electronics. 7. Keep air vents clear of obstructions to help your heating and cooling system operate more efficiently. 8. ENERGY STAR qualified compact fluorescent light bulbs (CFLs) provide high quality light, produce 75 percent less heat, last up to 10 times longer and use 75 percent less energy than standard incandescent light bulbs. 9. Wash full loads of clothes and avoid overdrying. Clean the lint trap before every load to increase efficiency. 10. Set your water heater’s temperature to 120°F and wrap your electric water heater with an insulated blanket for additional savings in unconditioned spaces. Read the installation instructions and warranty to make sure this doesn’t void the warranty.
Partners in Education Morrow Family Medicine Hosting First Annual PTA Golf Tournament
orrow Family Medicine is hosting the first annual PTA M Golf Benefit on Monday, September
16, 2013. Proceeds from the event will be utilized by the Forsyth PTA to support their technology i n i t i a t iv e : B r i n g Yo u r O w n Technology. This program aims to make a significant difference in the lives of Forsyth County families by helping to provide students with critical access to technology necessary for a quality education in today’s environment. Two thousand
homes in Forsyth County do not have internet access. More and more homework and study depends on access to the broad range of information that is available online. The Forsyth County Council of PTAs has identified a company that will provide internet smartspots that the schools can check out to students so the students have access to the internet right in their own homes. When asked why he chose to create this tournament Dr. Jim
Morrow responded, “…children are our future. They are our employers and employees, our politicians, scientists, doctors, lawyers and leaders of all types.” The benefit will be held at Hampton Golf Village in Cumming, GA. After the tournament, golfers will enjoy an American cookout buffet followed by a raffle drawing. For more information and to register visit www.forsythptagolf.org. In-Depth
Four Basic Steps to a Successful Negotiation Kevin J. McDonough, The Law Offices of Kevin J. McDonough, P.C.
legal practice as a Business and Family Law I nLawmy attorney
attorney, every day has opportunities to negotiate. Over the years I have negotiated with people whose level of sophistication ranged from incredibly high to very simple. I’ve also dealt with counterparts whose demeanor ranged from confrontational to passive aggressive. Regardless of the person sitting on the other side of the table, I have found the following basic steps provide the foundation for successful negotiations:
4
HORIZONS September 2013
Step One: Set your goal. This may sound simple, but time and again people fail to clearly identify what they are aiming for before beginning to negotiate. If you do not establish the goal you are trying to achieve, how on earth can you negotiate to get there? In setting your goal, focus on what you believe is a realistic outcome. To help identify a realistic outcome, you should explore the cost of trying to achieve your goal through paths other than dealing with your negotiation counterpart. For example, if you are negotiating with a potential vendor regarding the cost of a service or product, explore the possibilities available through other vendors. That way you will know what your options are if you cannot come to an agreement with your negotiation counterpart. Step Two: Take time to understand the other side. The most often overlooked component of a negotiation is this: to come to an agreement both sides have to agree. In negotiation situations, I will sometimes deal with clients who have unrealistic expectations. When clients with unrealistic expectations propose extreme offers I ask them to explain why the other side would accept their proposal. When they cannot do this,
it is obvious that we have to go back to drawing board. We want to understand the other party so that we can work toward drafting an offer that addresses their goals or concerns while achieving our goals too. By taking this step you dramatically increase your odds of productive offers and successful resolution. Step Three: Use standards. This is an incredibly powerful tool. Gaining access to the other side’s standards is easy and non-confrontational; all you have to do is ask. Simply asking, “How did you come up with that offer?” will allow you to understand the other party’s standards. Several benefits come from asking this simple question. First, you are able to mitigate emotion in negotiations because you are focusing on a standard rather than an individual. Second, you gain great insight into the thought process of your counterpart. Third, you learn if your counterpart is relying on incorrect or fantastical information which you might be able to correct. And finally, based on the standards identified by your counterpart, you are able to use standards which reasonably bind the other party (it is a tough sell in a negotiation to suggest that my own standard applies to you but not me).
Step Four: Communicate clearly and constructively. I have seen negotiations break down because one party would not clearly articulate what he or she wanted or what his or her objections were. If one party does not know the issues or considerations of the other side, how can those matters be addressed? Communicate what you want clearly and positively and encourage your counterpart to do the same. Along the same vein, avoid personal or negative attacks. They are not going make someone want to agree with you more; rather these attacks will just drive the other person into a defensive posture and slow you down in reaching your goals. These steps are battle tested and have helped countless people and businesses reach successful, fulfilling negotiations. And whether you have been negotiating for years or are just beginning to negotiate, you can use the above steps. Armed with this process you are primed to be a positive, confident negotiator. Now go out and negotiate to achieve your goals. Happy Negotiating! Register for SBSC’s Lunch and Learn on Sept. 18 to find out more.

S . manufacturing plant located in Forsyth County announced at the end of 2012 its investment in a customer support center. Dieffenbacher is a familyowned company founded in Germany in 1873. It is a leading supplier of wood-based panel and pellet plants. The new customer service center provides spare parts and services for all of Dieffenbacher’s customers in Canada and in the U.S. RolfDieter Krey, manager of customer service, notes that the demand for Dieffenbacher’s products is growing in the U.S. The company sees this new customer service center as a way to prepare for that growing sector. The center will add approximately 13 new jobs and $1.2 million in capital investment. Krey immediately began working with the Chamber as the expansion opportunity arose. “I knew what the Chamber

was doing and their business approach. At first I thought it was just about tax incentives but it was also about workforce development,” Krey stated. Krey sees the importance of local workforce development. He has met with representatives at Lanier Tech and plans to speak with the University of North Georgia soon to see how Dieffenbacher can assist in training the workforce of tomorrow through internship opportunities. Krey identifies the importance of investing in an area where Dieffenbacher has a future. He simply puts it by saying, “Forsyth County is the place we chose and we want to stay.” Dieffenbacher is one of many international companies located in the county. Forsyth County has more than 60 international companies located with 20 of those establishing their North American corporate headquarters in the county. According to the Georgia D ep ar tmen t o f E c o n o m i c Development, nearly 40 percent of business expansion in North Georgia during 2012 occurred in Forsyth County.

year to provide the community with a full morning of holiday fun. The Jingle Jog will occur on the morning of Saturday, December 7, 2013 immediately followed by the eighth annual Cumming Christmas Parade. Both events will take place on Marketplace Boulevard. “Forsyth County Community Connection is looking forward to working with the Chamber to collaborate on a combined Jingle Jog and Christmas Parade event. As both organizations assessed the progress of these events in the past, we collectively felt that each initiative would benefit through a combination of resources and coordination of logistics and participants. It is expected that by planning these events together, each organization will benefit both from expanded volunteer and donation involvement as well as consolidation and streamlining of costs and administration. We hope that this is the beginning of a great combined event for years to come,” said Niki Colella, Executive Director of the Forsyth County Community Connection. The Jingle Jog will begin at 8:30 a.m. and the parade will begin at 10:30 a.m. Organizers hope that the annual crowd will come to cheer on the runners, enjoy the parade and then stay to shop and dine with the merchants on Marketplace Boulevard. We hope that the merchants will take full advantage of this opportunity and offer great holiday specials to kick off the season. The title sponsor for both events this year is again Children’s Healthcare of Atlanta (CHOA). CHOA is excited about the combining of these two events. “We hope to start some new family traditions this year by joining the Forsyth County Community Connection for the Jingle Jog 5k and continuing in the festive spirit cheering for the floats in the Cumming

Christmas Parade. What better way to start your day and put you in the mood for some afternoon shopping and lunch with our local merchants,” stated Beth Buursema, Manager of Community Outreach for CHOA and President of Forsyth County Community Connection Board of Directors. For more information, float registration and runners’ registration check out www. marketplacechristmas.com. Along with the Jingle Jog winners, awards will be given for the Best Overall Float, the Most Creative Float, the Most Original Float and the Best Use of a Christmas Theme. T
he Small Business Services Center strives to provide small and emerging businesses with the resources necessary to succeed. This is accomplished through educational opportunities via classes, roundtable discussions and business coaching and mentoring, while providing a network for small businesses to support and learn from one another. Small Business is the life blood of any great community and Cumming and Forsyth County is no different. With great access to the metro Atlanta market in terms of infrastructure support, consumer demand and availability of growth capital, the Small Business Services Center was created to meet the needs of our community’s small businesses while facilitating the transfer of ideas and opportunities to our small business owners. The SBSC not only focuses on assisting established businesses. It helps many people wanting to start a business by walking them through the steps to open and run one. The SBSC provides an online toolkit that gives business owners a “one-stop-shop” to access information on opening a small business. The SBSC continues to work with Lanier Technical College and the University of North Georgia to provide Chamber members with training, credit courses, non-degree credit training and workforce training. For more information on the SBSC, please contact Jason Mock, Director of Small Business Services, at jmock@cummingforsythchamber.org or 770.887.6461. In addition, the SBSC would like to thank our Title Sponsor, BB&T, for all its work to make SBSC assistance a reality.
