WELCOME TO PIFER’S AUCTIONS

Interest in farmland across America remains a viable investment for farmers, ranchers and investors. It is an asset that is tangible and in many ways resembles a growth and income stock. The National Council of Real Estate Investment Fiduciaries (NCREIF) farmland index has averaged an 11.4% annual return over the past 25 years, compared to 9.3% for the S&P 500 index.

Farmland across America maintained its value throughout 2024 despite incredible headwinds, particularly sluggish and anemic commodity prices, high inflation, and the highest interest rates in decades. Corn, soybean, and wheat prices have negatively impacted profit and loss statements. That coupled with inflation and interest rates are eroding farmer and rancher equity in their balance sheets. One bright spot is cattle prices, and the outlook remains bullish through 2025.

Many economists and farmland marketing experts predicted slightly lower farmland values in the latter part of 2024. At Pifer’s, we don’t see that happening. Farmland sales to date indicate a resilient market. The market remains robust, with strong demand and consistent inventory levels. Equipment auction results have varied in 2024, mostly driven by commodity prices and deteriorating balance sheets for farmers and ranchers.

On a personal note, I am excited about the months ahead. We are preparing to celebrate our 25th anniversary as an auction, real estate, and land management company. During the past 25 years, Pifer’s has sold 1.1 million acres of farmland – a testament to our incredible sales agents and staff who are without question the best in their profession. Personally, I couldn’t be prouder of our entire team, many who have been with us since my brother Pete, and I founded the company in 2000.
