March 2017

We worked previously with John and Darlene Kozarek, updating their home’s roof to a fancy Shaker style. Naturally we were pleased when they chose us again! This time our efforts were indoors, with a remodel that made a BIG difference to an entrance and mudroom... As is the case in many homes, an informal entryway is used the most. So while it’s not the front door, it is the main entry. Besides serving as a laundry room, this hard-working, multi-function space had become a sort of catch all. John and Darlene decided a spruce up was in order… Their goal was to add organization, function, and beauty. We accomplished all three–and the result is stunning! With a creative diagonal pattern, a new tile floor

is especially attractive (and easy to maintain). And on the walls are custom cabinets in bright white. Besides a bench for sitting and hooks for hanging, there are door panels to conceal a mini-fridge and cubbies for wine bottles. (Who wouldn’t like a beverage of choice when doing the laundry?!) Staron® solid surface counters are the perfect match for a modern backsplash of graphite subway tile. Behind other doors? An innovative new closet, of course! We worked very hard with the Kozareks to design this robust floor-to-ceiling storage. It fits their needs perfectly. Plenty of storage. Plenty of style. What a great setting for doing laundry! And with a new exterior door, this fresh space clearly says “Welcome Home.”

Frey Construction is proud to be named on Qualified Remodeler’s HIP (Home Improvement Pro) Top 200 for the 5th year in a row! Rankings for the list are extrapolated from Qualified Remodeler’s Top 500 list and based on reported percentages in each of the exterior remodeling project categories. We are honored to be named among the most successful home improvement companies in the Nation!

Congratulations Nichelle! Congratulations to our Office Manager, Nichelle Galván. At her “day job” Nichelle teaches Bilingual Education for Elm Lawn Elementary School in Middleton. There, she was named “Bilingual/ Bicultural Educator of the Year” by the Wisconsin Association for Bilingual Education.

We’re so proud of you!

We have been especially BUSY over the past few months! And after 500+ hail inspections later, we’ve noted significant damage on nearly 70% of the homes we examined in and around Madison, Middleton, Cross Plains, and Verona. We came when you called! Some of our past Clients—and their friends and neighbors—were lucky to have “weathered” the storm unscathed. Meanwhile, about 20% received “light” damage, judged by most insurance companies as “normal wear and tear” of the roof’s life expectancy. Lucky for those who called for our free hail inspection, we know better! We know that roofs in our state endure harsh winter weather, and we know that “light” damage appears more evident after the freeze/thaw cycles of winter. We are busy re-inspecting these roofs this spring to see if the hail damage is more apparent after a Wisconsin winter. Wondering whether your home was impacted by the September storm? Give us a call! Or do you know someone in the area who is unsure about their roof? Please have them give us a call! Don’t you—or your friends and neighbors—be taken advantage of by storm chasing roofing companies that will be out of town before we know it. Did you know that some insurance companies give you only 6 months after an “event” in which to turn in a claim? And while most allow between 12 to 24 months, you’ll be wise to double-check your coverage particulars and deadlines. If it’s 6 months only, be sure to call us right away! We’ll be happy to get you on our inspection list.

To schedule your spring hail inspection, simply call our office 608.643.7914 or visit our website: www.FreyConstruction.com

“[We chose to contract with you because] you were close to home and have a good, local reputation. Also, Vern Wendt had a roof put on by you and referred us to you. We feel like we picked the right company. If this roofing job and guaranteed warranty are as good as it sounds, we will be happy. Your crew leader Nick Farmer was great. The whole crew did a great job. Also, from Tyler to your receptionists of whom we dealt with on the phone were all great. Thank you.” Richard & Carol Kersten, Mazomanie, (Roof, December 2016) “[I chose to contract with you because] you took care of all the prep steps, the work was completed all at once, and there was less mental stress for me. I feel you do very good work. The work was completed in a timely matter. Your employees are very friendly and helpful. The clean-up is great. The workers took care of my home as they worked. Very satisfied.” ~Karen Stittleburg, Spring Green (Windows, December 2016)

All of these signs can be seen from the ground. We don’t want you going up on your roof! Doing so is dangerous, even for the most seasoned veterans. Even if you don’t see any of these signs, we’d be happy to provide a free hail inspection for you. We’ll do more than examine your roof… Our comprehensive inspection will check your gutters, windows, and siding as well.

“[We chose to contract with you because] if so many others chose you, you must be good. The quality, honest communication, and helping me understand and navigate the process, all led to trust. There was superb communication prior to and excellent on-site communication. You treated us and our home well and worked with me for the best solution. The sales office staff was super helpful. We are really happy with the outcome (but I’m not a roof guy, so that is why trust was so important). Thank you! We are grateful for the whole team and what you did for us. Thanks.” ~Justin & Michelle Belgiano, Middleton (Roof, Gutters & Siding, December 2016)

Our teams were inspecting roofs right up until the snow started flying, and we’re back at it again this spring for those of you with 12-24 months insurance claim deadlines, and for those we already inspected and diagnosed with light damage. Not sure if your home is in the hail area? Here are a few signs to note. Are you seeing…? • A lot of other homes in your neighborhood getting a roof replaced? • Cracks or half-moon shaped chips in your siding? • Dents on the window wraps, aluminum siding and downspouts? (If from hail, these dents should be round.) • Dents in the bottom or face of your gutters? (These will appear as outward bumps/”divets” and can be seen from the ground.)

“Dear Frey Construction Team, This is a quick note to thank you for taking care of a gutter/water flow problem here at the house. Katie followed through with an accelerated timeline as promised. Please especially thank the guys on the job as they worked quickly but with attention to detail – even taking care of extra details that they noticed here on site. It’s nice to see a company that still takes pride in the work they do and the customers they serve. All our best for a healthy and safe 2017!” ~David Thiele, Lodi (Gutters, December 2016)

“[We chose to contract with you because] my sonin-law highly recommended you, your experienced, and family owned. Good business! We were very pleased and would recommend you to others. The workers are very helpful and kind. We have appreciated the understanding when we needed room to get in and out with Perry’s caregiver. Thank you!” ~Perry & Connie Hix, McFarland (Gutters, December 2016)

Roof

With binoculars and a keen eye, you can generally spot roof problems. Cracked or missing shingles should be replaced, and if you see any shingle-shift, it may mean you need to install new fasteners. Look also for buildup of pine needles and other debris in those valleys between roof peaks.

Chimney If you have a masonry chimney, check the joints between bricks or stones. Have any fallen out, or is vegetation growing? Both can be evidence of water infiltration. Efflorescence, a white calcium-like deposit, is another sign of trouble. Attic Search for signs that insects and critters have colonized. Also, search aggressively for mold, which often takes the form of gray or black blotches. Proper insulation and good ventilation will deter mold growth in the attic, so take action now to prevent the problem from developing in the warmer months ahead. Exterior Walls Whether you have wood siding, stucco or brick, look for damaged areas, especially under eaves and near gutter downspouts. Water stains normally indicate that your gutters are not adequately containing roof runoff. With wood, check for any damaged areas or openings that clear the way for carpenter ants, woodpeckers and other critters. Foundation When inspecting poured-concrete foundations, keep your eyes peeled for cracks. If cracks in the foundation exist, routine caulking won’t do the job. You’ll want to hire a foundation specialist, who can employ a two-part epoxy injection system that will bond those cracks chemically. Basement Dampness in a basement suggests higher-than-normal relative humidity, inadequate ventilation and the need for a dehumidifier. Check the base of poured-concrete walls for cracks and evidence of water penetration. And use a flashlight to examine exposed framing. If you see what looks like tunneling on the wood, call a pest control company. Plumbing Checkup Spring is a good time to check for leaky faucets, clogged drains and sweaty pipes. Check under kitchen and bathroom sinks to make sure connections on pipes and hoses are secure and sealed. Look for water stains around the dishwasher and check washing machine hoses for cracks, bulges or dampness. Air Conditioning Just as you readied your furnace for fall, now is the time to make sure that air conditioning units are in good working order for the warmer months ahead. Change the filter, check hose connections for leaks, and make sure the drain pans are draining freely.

Window Maintenance Leakage around windows will admit warm summer air and let cooled indoor air escape, so be sure to check that any caulking and weather stripping you have in place has remained intact. If you experienced condensation inside the glass on double- or tripleglazed windows during the winter months, that could mean the weather seal has been compromised, in which case either the glass or the window will need to be replaced. Window Cleaning Spring-clean your windows—inside and out—with a store-bought or homemade window cleaner (one cup rubbing alcohol, one cup water and a tablespoon of white wine vinegar will work just fine). Apply cleaner with either a squeegee or a soft cloth. If screens were on all winter, remove and clean them with mild detergent. Lay them on a dry surface (e.g., a driveway) to air-dry before putting them back on. Decks and Patios

Look for warped, loose or splintered boards, and do a good sweep to remove any leaves and debris that might have accumulated between boards. If the finish on your wood deck is faded or worn, now is the time to clean, stain, and reseal it. If you have composite decking, follow manufacturer’s recommendations on seasonal care.

Lawn Care Rake the lawn to remove any branches, debris and leaves that you might have missed in the fall; if left, they can suffocate the grass beneath. Make sure outdoor water systems—pipes, faucets, and in-ground sprinkler systems—are in working order. And, take stock of your garden tools and lawn maintenance equipment, including lawn mowers, trimmers and hoses. Lawn Furniture If you stored your lawn furniture for the winter, bring it outdoors and give it a hose rinse or wash it with a mild detergent. For metal furniture, check for signs of rust or paint erosion; a simple remedy with spray enamel will prevent further damage from sun, rain and humidity in the months ahead. Grills If your gas grill has remained idle over the winter months, check burner jets for clogs and obstructions, and be sure that gas hoses and connections are sound and secure. For charcoal grill owners, make certain your grill is clean of ash and free of grease residue. It’s a good habit to adopt throughout the grilling season, not just in the spring. It is also recommended to move the grill a minimum of 3 feet away from the house before lighting. It is a huge fire hazard! General Cleaning Spring is a good time to clean areas of the house that often go neglected. Dust or vacuum chair rails, window casings, tops of wall-mounted cabinets and ceiling fans. Launder or dry clean fabric draperies and use a damp cloth to clean wood and vinyl blinds. Vacuum upholstered furniture and mattresses, and consider renting a carpet cleaner to shampoo carpeting. New Uses for Old Things Repurpose an old frame for a vanity tray that’s pretty as a picture. Place a piece of colored paper or fabric inside as a finishing touch.

Chalk as Moisture Absorber. Tie up a few pieces in cheesecloth and store them with your good silver to slow any tarnishing. Have an old cassette case hanging around? (Oh, you know you do.) Coil iPod earphones and tuck them in to keep wires uncrossed.

One of our all-timefavorite ideas: the LifeSavers® as birthdaycandle holder. (Candies in the original rolls provide the best fit LifeSavers® sold in big bags are larger and don’t work as well.)

A giveaway shower cap becomes the perfect wrapper for shoes when traveling, preventing them from dirtying clothes packed in your suitcase. Decorate (and distinguish) wine or water glasses at your next get-together with removable window decals.

When traveling, eliminate clunky bottles for nonprescription meds from your purse by popping the pills into a contact-lens case. Note: This is not a childproof method for storing your pills. Don’t try this if you have small children who rummage through your purse. Wine Box as Shoe Storage. Warehouse your shoes in an empty wine-bottle carton wrapped in pretty paper. Forget unruly plastic bags that seemingly regenerate under your sink. An empty tissue box keeps them neatly corralled and ready for use.
