There are several ways of improving market quality of old buildings. One of them is changing these into a different typological configuration. This can be done by demolishing and rebuilding; also by renewing the interiors to modify the material and spatial qualities. But there is yet another way of improving market value of existing housing. That is by adding extra functions which could complement a specific lifestyle: from laundry, gym and tennis club for the younger sector to health and leisure facilities and safe open areas for seniors. The in-between space from apartment door to building door is usually just transitional space: your door – the corridor – the elevator – the mailboxes – the main door. We believe that this semiprivate space can be widened to withhold a range of complimentary services which could make the difference between ‘living in an old apartment in the suburbs’ to ‘inhabiting in a comfort condominium complex close to the ring’. From your door to the street there is space for a new services world. By enhancing the qualities of the area through the demolition of the existing parking building, by adding new parking spaces more secure and easily accessible, by creating room for extra program to complement the apartments, by incorporating new housing units and by opening the new commercial, sport and health functions to non-residents the intervention is economically self-sustainable, as it avoids ‘renewing’, in favor of ‘building around’. The proposed PARK HOF makes use of the void left by the demolished parking building and leaves it empty as a new safe patio, surrounding it with a belt of health, sports, and leisure program. The new parking spaces are then placed in a second belt, hidden under a climbing landscape, but yet placed at ground level, minimizing building costs. P. Martin / C. García fündc

The demolition of the existing parking building that at the moment has the capacity of 220 cars, implies the increment of the total parking ďŹ gure. Noord is to provide 1.3 cars per housing unit.. This implies that a total ammount of 416 cars should be provided, 96 of which must be visitor’s parking.

nieuw ENTRANCES By creating a new level (Park level) this situation will change. The main pedestrian entrance to the building will occur on the first floor (park level). This will duplicate the accesses: the existing one from maiveeld that connects the houses with he parking, storage and new program and the visitor entrance that connects the houses with the park. The apartments located on the first level will improve their quality, as they could be accessed directly from the park level .
