THE ‘REAL’ ESTATE

th 12 PROJECT

“Some people look for a beautiful place and others make a place beautiful.” Hazrat Inayat Khan

T

hough they are the new kids on the block, Nucleus Properties have been making a mark in the building industry. With an experienced team to back them up, the company has been fulfilling city dweller’s dreams. Nucleus Properties Executive Director, Abdul Nazer gives us tips on what to look for when searching for that dream home. Quality Never compromise on quality. Your living space should be secure and safe and not just aesthetically pleasing. Check the brands used for civil work, electrical fittings, doors and windows, tiling, painting, sanitary fittings and kitchen utilities. Make sure they are up to date. Don’t feel shy to ask questions and get as much information as you can. “We take care to use the best in our projects, be it a luxury project or not. All specifications will be mentioned in our brochures so that the customer can be aware. For example, we use Fe 500D steel from Vizag, JSW and Sail, which are leading companies in India. ” Space Utility It is not about how big or small space is but how well the space has been designed. There can be a huge bathroom but if it is badly designed, a lot of space will go to waste. You should get maximum utility for the space you are buying. The spaces should also adhere to your life style, so scrutinize the floor plan. “At the core of every design is functionality.

Nucleus Eleganza, Vazhakkala We have the nationally recognized architectural firm Edifice on board for our projects. We try to understand our living conditions and design accordingly. For example, Malayalees are known for their hospitality. Therefore, we have provided guest utility spaces in our projects. Another detail that we learned from experience was the fact that every apartment, even if it is a two bedroom, requires three balconies. As per our lifestyle we require a kitchen balcony, one for hanging laundry and one for the actual use of a balcony. All master bedrooms have been provided with a walk in wardrobes at the Nucleus Eleganza in Vazhakkala, which is, in fact, our twelfth project. At Nucleus Properties, no detail is too small to go unnoticed. Location Every real estate agent’s mantra is ‘location, location, location’ and rightly so. Our cities are getting crowded, and space is becoming very expensive. At the same time the city expands, new centers keep popping up. Some of us would like to stay within the city so that we can enjoy all its offerings or a little further away to escape from the hustle and bustle of the city. Make sure the home you invest in is located near amenities, schools and your work place. There should be enough common areas, and open spaces should be well designed. Another important thing to keep in mind is that your location should have good resale value if you intend to move in the future.

“Our project sites are considered after a thorough study of the location. Nucleus Riva is at Edappally, which is a fast growing area especially with the arrival of Lulu. Nucleus Saffron in Vaduthala is located near Aster Medicity and we see great potential for the area in the near future. We make sure that you get a good appreciation on your property investment.” So remember your QULs : Quality, Utility and Location.

he time for feasting is nigh. According to tradition, the entire family gets together in the kitchen on the day before to prepare. In the old fashioned way, a true sadhya must be enjoyed when you sit cross-legged on the ground or floor on Thiruvonam day. It’s a scrumptious spread, and each element has a gastronomic taste and Injipuli Mezhukkupuratti Curd significance. The Kaalan’s sour taste will go with Avial Thoran Pickle Kalan Pachadi Rasam Olan. The Puliyinchi/ Injipuli can be enjoyed before the main course for it will increase your appetite. rainy day WORKOUTS FOR MEN While working out in the rains may seem to be a difficult project for some or while some of you might just want to skip exercise around this time, think again. There could be a fitter way of enjoying the rains! Here’s how to do that in the comfort of your home and using close-to-zero equipment. By Althea Shah

I

t’s raining outside, and all we can think about is hot tea, samosas and bhajias to pep up the mood and complement the state of relief that the rain brings on after the scorching summer heat. Thinking of a workout may not necessarily be on the top of your mind at this time of the year, but exercise can help you maintain your fitness even in this dull and lazy weather. So what now, can’t go out, rain has spoilt your day? Who wants to walk till the park, let alone that it must be mud-slushed by the time the showers stop. And hey, you are surely not thinking about taking out your car and facing the blues of messy parking? But, worry not. You can still keep the kilos off the bay by trying out these exercises without the discomfort of stepping out of your home. And if you are a beginner, then this could just be your best time to kickstart a fitness regime. Enjoy the rains while being active and happy.

THE CARDIO Jump Rope: Take a skipping rope and do some jumps. Climb stairs: Just walk or runup and down the stairs in your building. If you do ten rounds of this, you will be justifying all that food you have binged on. Walk: If you enjoy walking, invest in a treadmill. You can gradually increase your pace on the machine as you go along. You could walk to the rhythm of the falling rain! If you are lucky to have big bay windows, then place it adjacently. Jumping Jacks: This is a great cardio workout. If you are watching a TV show, get up during the commercials and do a round of jumping jacks. Dance: Dancing can also help keep the blues away. No one’s watching you. It will encourage you to try stuff that you normally would not give a shot at and it is a great calorie burner. Just play some music, get in your sweat pants and start. You can also keep playing dance videos or a dance tutorial show on TV and copy the moves. Gardening: If you have a little corner in your home that you could nurture with love and care, try potting different flowering plants there.

wtzup.in/HEALTH WORKING OUT AT HOME There are a few exercises you can do at home with minimum-to-little equipment at your disposal, any time of the day. Exercise for 45-minutes-to-an-hour with moderate intensity for four-to-five days a week. Warm up: Begin your workout with a 10-minutes warm up session. Include side stretching, jogging on the spot, skipping or jumping jacks. LOWER BODY Squats: Standing with your feet hip/ shoulder width apart, bend your knees and slowly squat towards the floor. Slowly come up. Do this 10-15 times. Rest for a moment and then repeat. You can hold dumbbells in both hands to add intensity. Follow this with leg raises, both sideways and front - two sets of 30 reps each. ABDOMEN Upper abdomen crunches: Lie on your back, raise one leg mid-air, support the back of your head with your hand and raise the head to the knee of the raised leg. Repeat with alternate leg.

EAT SMART THIS ONAM Have a light breakfast high in fiber. Take time to enjoy your sadhya Have black coffee or tea Go for a walk after the meal Stick to light, low-fat meals for the remainder of the day. Drink plenty of water.

Mid abdomen crunches: Raise both legs and cross them at right angles to the body while you lie flat on the mat. Stretch both arms and touch your toes. Lower abdomen crunches: Lie flat on the mat looking up to the ceiling. Bend each leg, one at a time.

UPPER BODY Push-ups: Begin by standing in front of the wall / kitchen counter with your feet together. Place your slightly inverted hands on top of the counter top. With your arms a little more than shoulder width apart, bend the elbows and try and get your chest as close to the counter top as possible then power it back up. Do these for ten times; rest for a moment and then repeat the same pattern. You can do this on the floor — on a mat on your toes, military style. Try and get your chest as close to the mat as possible. Do these for ten times, rest and then repeat. STRETCH Don’t forget to stretch. Pick your space and a companion. You could even try yoga, it will calm your mind and help burn those calories. And of course, it’s also a wonderful time to get a body massage to relieve your body of all those aches and pains in the body that you will getting with the workouts!

The official trailer has gone viral on social media, and Lalettan fans are eagerly waiting for the release on August 29th.

“This is my first movie with Lal sir and I experienced a memorable moment that I can treasure for a lifetime. When we were shooting in front of the Kodak Theatre in LA, now renamed as Dolby Theatre, I expressed my wish for an autograph from Lalettan. He walked up to me and added an ‘L’ to my ‘I LA’ T-shirt and signed his autograph. Now I own a T-shirt with ‘I LAL’ on it. That was a priceless moment for me and I will never forget it as it happened in front of the home of the Oscars.”

Don’t forget these tips Hair type: You can use wet or dry and curly or straight hair for any of these styles. Prep your hair: Brush your hair to remove any knots and tangles that may be present. Without brushing your hair, grab it all starting at the front near your face and collecting all your hair into one hand. Hold the hair at the location where you want to have your bun or braid. Positioning: To create a sophisticated mod look,

pull your hair up very high near the top of your head. For a more professional look, your hair should be drawn to the center of the back of your head. To create an easy, carefree messy bun, pull your hair to the nape of your neck. You can choose to make your bun off-center for a more playful look if you would like. Bands: Always use elastic bands that match the color of your hair, so that they don’t stand out from your bun or braid. Finishing touches: You tend to have a lot of loose strands of hair depending on the position of your braid or bun. Pin these into your hair with a clip and give your entire head a quick misting of hairspray. Try out different hair accessories.

HOP ON!

K

ochi is well known for its backwaters, and if you want to enjoy them in its true sense, you ought to take a houseboat from Alleppey to Punnamada. It’s the best option for a one-day trip to sit back, relax and enjoy the scenic beauty, to let yourself go and to transform your mind. The common route of the houseboats starts from Alleppey-R block-C blockPathiramanal-Punnamada and back to Alleppey. It depends on the number of days you spend on the boat, if it’s a 2-3 days trip they take the route of Kainagiri, Chumbumukam, Kumarakom. A one-day trip normally starts at 11.00am and ends at 5.00pm. If you wish to stay for a night in the houseboat, the boat starts at 12pm and reaches back at 9am. The cruise starts with a welcome drink and if asked for an add-on they will provide you with

kappa and fish curry. As the journey starts, you will be surrounded by green fields all around you. By the time you reach between R block and T block it would be lunch time. Freshly prepared meals with fish curry would be provided. Karimeen fry is the speciality of lunch, and you can finish off with yummy payasam. You can have lunch in the open fields or under trees if you wish to have it outside the boat. You will be cruising through the waters of Vazhathopu and Paathiraamanal. If the weather is friendly, you can have a bath at the clear waters of Paathiramanal Lake. There are quite a few toddy shops, Ayurvedic massaging centres and places to go fishing. If interested, the boat will be harboured to the banks. Two of the monuments nearby the lakes are Murikkan Palli and Chambakulam Palli which are quite old, and its premises have shaded trees suitable for a long walk. Harvest season is

the best time to go on a houseboat as you can see the golden paddy fields. What you have to know before booking a house boat Don’t go for low rate boat that doesn’t offer decent services and facilities. The minimum charge of a secured houseboat is 6000-6500. G road is the main arterial road of Kochi though Chittoor road is the oldest. It was in 1923 that Sir Robert Bristow – Chief

Engineer of the British Raj, envisioned and started work on a new road that would connect to Fort Kochi. The road was named Seventy Feet road and opened to the public

in 1925. In 1972, the road was named in honour of the father of our nation. The total distance of MG Road is four kilometers starting from Willingdon to Kacheripady.
