Now, its most iconic property, Molokai Ranch, has hit the market for a cool $260 million, presenting an unprecedented opportunity to own a legendary slice of paradise.

ikki Cooke describes his affinity for Molokai Ranch as intangible attachment: “There is a power to the land, what we call ‘Mana’. It has a nurturing energy. The earth is red, raw and wild on the western side of the island. It’s like blood for those of us who grew here. We were raised by Molokai.” Rikki is the last remaining Cooke on the island—his great-great grandfather, Charles M. Cooke, purchased Molokai Ranch in 1897 and the family has been on the land ever since. From the largest cattle ranch in the Hawai‘ian Islands to the epicenter of pineapple farming to present day, his family has been a steward of the land. “The ranch was passion for my family. They opened the Royal School which educated the royal family, started

50 companies including the Bank of Hawaii and C&H Sugar, we’ve tended the land and preserved it,” says Cooke. “Its quiet strength and hidden beauty always brings me back to here.” Cooke returned with his family to the island in 1992, after 22 years traveling the world as a photographer with National Geographic. “I’ve lived all around the world and no other place connects to the core of my being,” he reflects. Cooke notes that not only is Molokai the center island of the Hawai‘ian chain, it is also the spiritual center. “The island has never been conquered. It was home to the royals and the birthplace of hula. It remains the spiritual core of Hawai‘i to this day,” says Cooke. Molokai rises from the Pacific Ocean between O‘ahu and Maui just north of Lana‘i and is one of the most pristine islands in the Hawai‘ian archipelago. Known as the “Friendly Isle” for its slow pace, rural style, and rich Hawai‘ian culture. The island itself was formed by three separate volcanoes, as evidenced by Molokai’s environmental diversity compressed within its small land area. Located on the island’s western end, Molokai Ranch encompasses numerous land parcels with an estimated aggregate area of approximately 55,575 acres and over 20

miles of coastline. For the first time in history, this large-scale offering is available on the open market to be acquired through a single transaction. The successful new owner of Molokai Ranch will be among the top 10 largest landowners throughout the State of Hawai‘i, including former Oracle CEO Larry Ellison, who, in a single sweeping real estate deal in 2014, purchased 97 percent of the island of Lana‘i, reportedly 87,000 of the island’s 90,000 acres. The acquisition of Molokai Ranch promises an enduring legacy—the privacy and sense of authentic Hawai‘i are preserved, while world-class amenities are easily accessible, including the major urban center of Honolulu and the more populated islands within 30 minutes via private or commercial air services.

Living Legacy Lands that eventually became part of Molokai Ranch were assigned as part of the Great Mahele, Hawai‘i’s land division of 1848. In 1859, King Kamehameha IV established a sheep ranch on the west end at Kaluako‘i. His brother, High Chief Kapuāiwa gained title to the land that is now encompassed by Molokai Ranch when he became King Kamehameha V in 1863, and he expanded this holding through acquisition of more land and addition of other types of livestock. Princess Ruth Ke‘elikōlani inherited the land on Molokai from King Kamehameha V upon his death. When she died in 1883, the property passed on to Princess Bernice Pauahi Bishop, the last descendant of the Kamehameha dynasty. Princess Pauahi’s inheritance excluded the land of Kaluako‘i in West Molokai, as these were granted to her husband, Charles Bishop, in 1875. 28

KAMAKOU FOREST

In 1897, Charles M. Cooke, son of the early missionary teacher, Amos Starr Cooke, along with a group of Honolulu businessmen, purchased 70,000 acres of land in fee simple from the trustees of Princess Pauahi’s estate. The business group leased another 30,000 acres from the Hawai‘ian government. In 1898, the businessmen started American Sugar Company Limited on Molokai. In 1908, Charles M. Cooke acquired 100% interest in the fee simple lands and subsequently established Molokai Ranch. George P. Cooke, son of Charles M. Cooke, succeeded his father to become the manager of Molokai Ranch. Under George P. Cooke, Molokai Ranch progressed through cattle grazing, sweet potato, and wheat crops. When

the Ranch began producing honey, Molokai became the world’s largest producer of honey from 1910 to 1937. By 1923, the Libby, McNeil & Libby Company had begun raising pineapple in the Maunaloa area on lands leased from Molokai Ranch. 29

KALUAKO‘I RESORT

They continued until the operations were sold to the Dole Corporation in 1972. Del Monte, then known as California Packing Corporation, arrived in 1927 and made their headquarters at Kualapu‘u. They soon commenced large-scale pineapple cultivation, mostly on land leased from Molokai Ranch. Dole ceased its Molokai operations in 1976. Del Monte phased out its operations in the mid-1980s. In the early 1970s, Molokai Ranch, then owned by the Cooke family, entered into a partnership with Louisiana Land and Exploration Company for the development of the Kaluako‘i Hotel and Resort. After initial success, the cash requirements of these investments led to the eventual sale of Molokai Ranch stock to Brierley Investments Limited (later to become BIL International Limited), who became the sole stockholder in 1987. At that time, Molokai Ranch consisted of approximately 52,000 acres. The Kaluako‘i Hotel, under separate ownership, closed in 2000. In October 2001, BIL International, on behalf of Molokai Ranch, reacquired 6,300 acres on the southwest corner of Molokai. In December 2001, Molokai Ranch acquired the land holdings of Kukui (Molokai), Inc., that included the abandoned Kaluako‘i Hotel, the Kaluako‘i Golf Course, and the undeveloped lands of the resort area. The golf course was renovated and re-opened in 2004 and closed in 2008. The hotel, golf course and most of the common facilities have yet to be re-opened. Under the current ownership, not much has changed in recent years. While Molokai Ranch has continued to engage in active cattle ranching and utilities operations, reopening the Kaluako‘i Hotel and Resort operations has not been a priority. Today, Cooke has a hopeful outlook for the Ranch’s new owners: “I want a family like ours to buy this ranch. It’s a fantastic, largescale ranch unlike any other on the islands. I hope the owners create a relationship with the land. We have an expression here that rings true. Diverse, charming and in demand, Mill Valley is one of Marin’s most sought after enclaves. We catch up with Julie Casady, a top-producing agent in the region, to discuss how a small town feel combined with worldclass, cosmopolitan living attracts San Franciscans over the bridge.

estled in a verdant valley just below Mount Tamalpais and lined by the lapping shores of the Richardson Bay, Mill Valley offers the best of Marin living—it’s a diverse town with an array of residents, architecture and lifestyles. From the leafy, tightly knit suburbs close to downtown, to the private hillside retreats overlooking the valley, there is a home type for everyone and Julie Casady will help you find it.

Casady has sold numerous homes over her twenty-plus year career in the community. Drawn to Mill Valley’s quaint charm, rugged landscapes and quality of life, her clients seek her out not only for her expertise, but for her ultimate value add: she’s a designer at heart. Casady approaches real estate, and her clients, wearing two hats—realtor and designer. Her talent draws from a long design-driven career in interiors, fashion and styling—skills she utilizes in preparing a home for sale and a vision lent to buyers when conceptualizing the design of their new digs. This summer, Casady had two simultaneous listings reflective of the duality of Mill Valley living, a true tale of two cities. One home, 61 Catalpa, offered period architecture and in-town living within walking distance of schools, boutiques and fine dining. The other residence, 411 Wellesley, was a completely private, mid-century home perched atop a secluded hillside overlooking Tam Valley. Both sellers were moving towards retirement and downsizing, while both buyers were young families moving from San Francisco. The properties couldn’t be more different from one another, yet Casady managed to update, stage, market and sell both simultaneously to a similar demographic—both above asking price. To borrow a favorite from Casady, it was a “fierce” summer, in all the best ways.

SPACES SYCAMORE PARK SANCTUARY 61 Catalpa, originally built in 1907, is an Edwardian home with carriage house located in the leafy Sycamore Park purchased by seller Suzanne in 1978. At the time, it was a one-story home and the community was nowhere near as sophisticated as it is now; its popularity has grown at warp speed, regularly voted one of the top ten most desirable small towns in California. “This particular slice of small town Marin is idyllic—an eclectic group of much loved homes on tree lined streets whose sale prices continue to break records. The swiftness of sales and the seemingly endless streams of people exiting the city and Silicon Valley keep us on our toes,” says Casady. To prepare the 1,862 square foot, four bedroom, three bathroom home for market, Casady advised the seller to spend $40,000 on updating the property. The six-week process overseen by Casady included new landscaping, freshly painted interiors and exteriors (wainscoting and stained casework were painted bright white), new kitchen appliances, updated counters and bathrooms, new lighting and fixtures inside and out, and full staging. The home sold in six days, over asking price, at $1.9 million in cash—a final selling price realized of $400,000 more than if the six weeks of preparation and upgrades had not been done. Casady notes the buyers moved north across the Golden Gate looking for an intimate community to settle in and build their family. Walkability to town, easy access to San Francisco (about 20 minutes), and a highly ranked local education system were of course at the top of their must have list.

HILLSIDE HIDEAWAY 411 Wellesley was built in 1951 to capitalize on privacy, indoor/outdoor living and panoramic valley views with four bedrooms (two masters), three bathrooms and 3,052 square feet of living space. The sellers, Janet and Deborah, are a graphic designer and food photographer who both enjoyed the ability to work from home and made the space their sanctuary. This particular area of the Tam Valley neighborhood feels entirely removed from the bustle and density of downtown Mill Valley yet is minutes from everything. “You could hear a pin drop, it was so peaceful and private,” notes Casady. “The simple, spacious floor plan of the home was perfect for a growing family. A central brick courtyard, gardens and barbecue pergola area maximized outdoor living, while a classic, streamlined kitchen designed by the owner set the culinary stage.” Casady had the home’s interiors stylistically repainted, refinished the hardwood floors, updated landscaping with native California flora and added new glass panel entry doors to create a clear sight path from the foyer through to the inner courtyard. The result: multiple offers, fast close, selling at $1.8 million in cash. The buyers were a family with two teenage girls wanting great schools, a peaceful compound-like property with simple lines and an open floor plan with outdoor space. Located next door to the SFMOMA in a building the San Francisco Chronicle’s urban design critic, John King, calls an “idiosyncratic gem,” the new space abandons the traditional gallery model of separated areas for exhibitions, offices and a back room, and is instead boldly and unapologetically open throughout. The way the space embraces and showcases art is more reflective of co-owners Hackett and Mill’s philosophy of living with and experiencing art daily. An area of personal passion for Hackett and Mill is the Bay Area Figurative Movement (1950-1965) led by David Park. Their gallery is the exclusive representative of the Estate of David Park and recently began the important task of creating Park’s catalogue raisonné. Having placed more than 200 paintings and works on paper, the upcoming Park retrospective at the SFMOMA will be a noteworthy culmination of many years of scholarly curation, study and collection building for the gallery. The gallery’s dedication to the movement also includes showcasing the works of Richard Diebenkorn, Elmer Bischoff, Joan Brown, Manuel Neri, Nathan Oliveira, Paul Wonner and William Theophilus Brown. Another area of focus is Abstract Expressionism. Through thoughtful research, curation and placement of works by artists including Willem de Kooning, Franz Kline, Hans Hofmann, Joan Mitchell, Lee Krasner, Kazuo Shiraga and Robert Motherwell, among others, the gallery offers a platform for unique, historical juxtapositions. These dialogues are of significance to Hackett and Mill, as they personally identify with the struggle an artist encounters when they circumvent the expected conventional trends of the status quo. Along with Park, the gallery represents David Beck, Manuel Neri, Masatoyo Kishi, Raimonds Staprans and Brian Wall and the estates of Robert Schwartz and Frank Lobdell. Frank Lobdell – 27 October 1949, 92.75 x 78 inches, 1949, oil on canvas Artists experimenting in the mid-20th Century were pushing the boundaries of traditional painting in many directions. One of the most significant moves was that the canvas becomes architecture—meaning the scale and imagery intruded into the viewer’s space. Frank Lobdell builds on this concept while also reflecting on an important trait of this period’s art making—the personal and unconscious expression. The presence of Clyfford Still is evident as well as the color theories of Hans Hofmann. The iconography Lobdell develops here in 1947, while he was studying on the GI Bill at the California School of Fine Art (now SFAI), became the architectural structure for much of the following decades. Conrad Marca-Relli – L-R-8-57, 55.5 x 64.75 inches, 1957, painted collage Conrad Marca-Relli pushed the boundaries of Abstract Expressionism through his devotion to the medium of collage. Until this time, collage was relegated to an intimate small-scale endeavor, often executed on a table or board within arms reach (think of Kurt Schwitters at the beginning of the century). Marca-Relli made collage on a monumental scale and achieved the “all-around” treatment of the picture plane. Hierarchical space within the picture plane was eliminated so the forms could be read across the same plane, all while co-existing in the viewer’s space. A good example is the large Marca-Relli collage, The Battle, that hangs next to Jackson Pollock’s drip painting, Autumn Rhythm, at the Metropolitan Museum.

During 1950s and 60s America, influences and ideas crossed geographic and cultural boundaries. Nevertheless, the history books placed mainly the white male artists on the mantel of Abstract Expressionism. Just study the varied methods of gestural paint application through Kishi’s hands and perhaps we can see dialogues with many familiar passages in the canons of Abstract Expressionism. As they capture a sense of the light, form and pattern, we connect to the European lineage of Édouard Vuillard and Pierre Bonnard, while clearly witnessing the familiar light of California. How does the most prolific real estate team in Marin County history do it—year after year and for so many years? We decided to ask them... How long have you been practicing real estate in Marin County? Lydia: 24 years. Magda: I joined the team in 2015. Bill: 35 years. How long have you been working as a team? Lydia: Bill and I began working together over 20 years ago. How did your team get started? Lydia: Bill referred a Tiburon listing to me, but I said I wouldn’t take it unless we co-listed. It worked so well we never stopped. Some teams don’t work very well for long—why has yours?

Bill: Our partnership has been successful because we established some principles all those years ago that we still follow today. Can you share those with us? Bill: Absolutely, and we hope these tips will be helpful for other teams, because you’re right, very few teams survive and prosper like we have. First, we each have assigned duties that match our strengths and personal preferences. I’m an arm-garter and green eyeshade kind of guy, and I’m quite content to sit at my computer all day (and all night). So my primary functions are contracts, escrows and detailed research. I’m the wordsmith in the group. Lydia does everything else—she runs the operation. Lydia: Once we’ve signed a new listing or have a new potential buyer, I take over and do virtually everything then. I show the properties, coordinate scheduling to prepare the property for market, manage the daily communications with clients and oversee operations. Once a listing or buyer gets into contract, Bill takes over again and manages the escrow and closing process. Bill: And, of course, there are overlaps. We’re both present every day throughout the process. If we see something that needs to be done, we just do it, whether it’s one of our “assigned” responsibilities or not. 42


AGENT PROFILE I said a minute ago that I’m the green eyeshade guy. Lydia is exactly the opposite. She’s never met a stranger in her life and when she walks into the room it’s like the sun came out. So, we do those things that best suit our personalities—otherwise, it would not have worked. Talk more about the keys of teamwork. Lydia: We don’t keep score. If I do five Sunday open houses, I don’t say to Bill, “now it’s your turn.” I see contracts that leave his desk at 3:00 AM because it had a deadline at 9:00 AM that morning. We learned to trust each other and carry our own weight. Bill: We keep each other positive. The biggest challenge real estate agents have—and I’ve seen it for 35 years—is staying positive. There’s so much disappointment in this business that it’s easy for agents to become negative, even the big producers. So, if we start to get a little negative, we get each other positive again. It’s critical. We don’t have many rules around here, but one very strict rule we do have is that we are extremely confidential—we do not discuss our clients’ business with anyone. And that applies to all our clients—celebrity or otherwise.

Lydia: Another requirement we consider imperative is administrative support. It’s easy to find assistants but not easy to find a good one. Sue Southwood is licensed and has been with us for five years. It would be impossible for us to transact the volume of business we do each year without her. Anything else? Bill: Yes, two things. A business development baseline is essential to ensure a minimum level of production every year. For us, it was direct mailing, but there are many different business development techniques—our advice is to try one or two that best suit your personality(ies), then continually focus on them, even when you’re busy. Lydia: And they can change with the market. Magda joined us a couple of years ago to do our social media, and has already integrated into operations. She’s a significant part of our business now. Bill: Every team needs to have a renewal factor, and that’s what Magda provides—a younger perspective. I’m not a millennial, so with Magda on board now, we have an interface with an important generation that we didn’t before. You said there were two things. What’s the second? Bill: The last thing is—and I know this is overused, but Lydia and I really believe it and have based 20 years of our business on it—the most important principle is that everything has to be about the client’s experience. When people deal with us, we want them to have the best customer experience they’ve ever had, and not just in the real estate transaction, but in any transaction. Recently, Lydia and I attended a meeting in Sonoma. A man came up to me and introduced himself as one of Lydia’s and my previous clients, with whom we had lost contact. As he was telling me how he and his wife had never forgotten us because of the great job we did for them, I suddenly realized that they owned the Tiburon listing that I had referred to Lydia all those 20 years ago. We had come full circle. It made me realize that that’s the effect Lydia and I want to have on every transaction we do. We want to be unforgettable. G

For this lavish home, Lawson Robb created interiors that balance opulence and tradition with a contemporary twist, catering to both family function as well as prowess for entertaining. Perhaps our favorite space, and the best example of Lawson Robb flexing their design muscles, is the master bathroom. Surreal and spa-like, the master bathroom elevates a layered Apaiser Harmony stone composite bath to center-stage proportions. The platform’s Arabescata marble provides a luminous contrast to the black Travertine book-matched surround, whose linear veins lead your focus to the generous high ceilings. Delicate gold lanterns frame the bath, reflecting shimmering light onto the highlypolished marble surfaces. Various patterns and textures combine to provide a sense of motion and stillness, as the soft curves of the bath flow against the channeled veining of the dark marble. In London, Lawson Robb is working on the conversion of a former public house on Fairholt Street, Knightsbridge—a development by GrandLane Developments. The residence in London’s eminent SW7 postcode is being extended at roof level and below ground into a five bedroom, 5,000 square foot luxury home including cinema, gym and spa. Period architecture is being retained 48


CREATOR in the front, while the garden addition has seamless glazing and modern outdoor terraces. Lawson Robb’s interior architecture and design will feature vertical lines, concealed soft lighting, and pops of vibrant color. The show-stealing space is the formal dining room, featuring patinated brass, dark woods and spice colors to provide a warm palette. A sense of place for reclusion is created by an up-and-over panel in timber veneer, offset by a horsehair wall covering with gold metal inlays. The focal point is a three-dimensional metal artwork in three panels of patinated antiqued brass by Petr Weigl, which illuminates the room in a subtle, diverse way. Leather chairs are a Poltrona Frau design, combining comfort with elegance. The table itself is a black stained timber and is bespoke Lawson Robb design with glossed solid oak base and an interior inlay of gold leaf. The custom-designed screen dividing the dining room from kitchen features a rose gold metal pattern with solid brass backing, allowing for privacy when catering to guests, as well as openness when the screen is pulled back into the walls.

Lawson Robb recently unveiled the first of five UAE projects underway in 2017, located at the $7 billion investment island resort city Durrat Al Bahrain. This is their third privately commissioned beach villa in the island resort city comprising 15 islands, five-star hotels, grandiose commercial and residential centers, an 18-hole golf course and the first marina of its type and size in the Middle East. For the latest villa, the starting point was driven by a demand to represent elements of living from the Tuareg societies of Saharan culture.
