W

ith 2019 well underway, the passing of time is top of mind. Life is moving increasingly fast for all of us. With the light-speed pace of day-to-day life, I find my perception of time passing becoming a collection of moments—experiences that become timeless, in fact. In the pages ahead, an underlying theme of time and the importance of timelessness in our lives, work and home is celebrated. In our feature Setting the Stage, a deep affinity for Italian design informs the sophisticated interiors of San Francisco-based DZINE. We speak with Managing Director Austin Forbord, who tells us a home’s interiors should be timeless: “When choosing the furniture and finishes, it is important to think of these pieces as a long-term investment, not a trend. This is a very European concept of furniture—it is something you pass down to your next of kin.”(Spaces, p.40). The passing from one generation to the next played a formative role in Amir Mortazavi’s founding of M-Projects. With architectural family roots and a vision for the future, Mortazavi’s firm is known for its sustainable designs—a practice that hasn’t changed since 2002: “Sustainability isn’t just about recycled materials. It is about timelessness—materials that appeal over time and therefore last with the times.” (Virtuoso, p.66). In Saint Helena, we visit Wheeler Farms Winery, designed by Taylor Lombardo Architects to reflect its agricultural heritage and to celebrate its owners’ love for Napa Valley. The result is a rustic yet state-ofthe-art custom-crush winery that transcends time with the feel of a turn-of-the-century farm compound (Creator, p.60). We also make our way to historic Charleston, South Carolina, to look at how the Instaready charm of the old city is evolving, thanks to a boom in tech and manufacturing. Recently coined “Silicon Harbor,” we look at how the city’s growth is revitalizing its diverse home market (Focus, p.52). This is a very European concept of furniture—it is something you pass down to your next of kin. We want to bring that outlook and practice to our clients,” says Austin Forbord, Managing Director and COO of DZINE, a San Francisco-based showroom and high-end staging firm. Austin and DZINE’s CEO Eve Forbord are the children of a diplomat. Austin was born in Milan and he and his sister grew up around the world, moving to Rome after college—a period to which Austin credits their deep affinity, love and respect for Italian culture, from design to craftsmanship to cuisine. “We want to communicate and share that love here at DZINE,” Austin says proudly. “We are showing people there is a love and soul

born from the genius of Italian culture. It’s part of our mission.”

DZINE’s passion for modern furnishings is driven by the belief that design is ultimately about living with greater comfort, elegance and ease. This passion gave rise to DZINE opening a small shop in North Beach in October 2004. Since then, DZINE has grown dramatically, featuring over 30 contemporary furniture manufacturers, as well as representing local makers, artists and a broad range of accessory manufacturers. Today, its inspiring and expansive 15,000 square foot showroom in San Francisco’s Design District embodies this philosophy, with carefully curated furniture, art and accessories that guide its designers and sales staff as they work with homeowners, architects and interior designers. The company also creates unique opportunities for communication and creative exchange by bridging these worlds through its showroom events, including lectures and

The goal: help developers and real estate professionals prepare high-end speculative, newbuild and newly remodeled properties for market in the interest of attracting discerning buyers. We met Austin at DZINE’s showroom to learn more about this new endeavor and the evolving vision for DZINE. This is quite an impressive showroom and operation. How did you get here and did you always want to be in this business? “I came into the business over five years ago, joining my sister who started the company in 2004. I have a background in film, art and performance, running a video production company in the Bay Area from 1997 until coming to work at DZINE in 2013. I was looking for a new

challenge, and Eve was looking for a partner to help run and grow DZINE. I jumped at the chance. I am a collaborator by nature and saw an opportunity to expand what started as a contemporary Italian showroom to include an art gallery and design services. Since coming to DZINE, we have continued to develop our style so that it better reflects our market’s taste and aesthetics.” Describe your clientele. “For DZINE Concept, we work with highend developers on new construction and renovation projects. We typically find ourselves working in modern houses, but I really enjoy the mix of heritage architecture blended with contemporary design—blending timeless architecture with modern interiors. San Francisco can be quite provincial in its design vernacular and there is this misconception that interiors of historic homes should match the architecture. I love the new projects,

but relish the opportunity to bring our furnishings into Victorians.” How do you approach design within new build construction? “We believe strongly that the interior design should support and uplift the architecture seamlessly. Keep it simple, but use art to bring a wow factor.” Tell us more about the DZINE Concept staging business. “It came to fruition from our relationship with developers who were specifying our Boffi kitchens and baths in their projects. We suggested that we stage the furniture, and it grew from there. Our goal is to continue extending our inventory to make many different looks for different clients in a timely fashion and reasonable turnaround time.” Do you see a significant place for this service in your industry?

“Developers and sellers are going to need us with the evolution of the highend market. The aesthetic in that space is shifting dramatically to be more contemporary. Exisiting stagers will find that their current inventory doesn’t suit that market, which presents tremendous growth potential for us.” What is the key to your staging? “Again, keeping things simple. Focus on synergistic staging. There’s always a tendency for designers and stagers to cover surfaces with clutter. Get rid of it! There’s an art to subtraction. Pick pieces that are timeless.” What does the future of the DZINE Concept business look like? “We expect to do more and more custom staging for really high-end projects, where the furniture is designed specifically for the house, with the hope that the furniture sells with it in a turn-key fashion.

More significantly, we plan on building inventory so that we can also have a more traditional staging model with an on-demand rental program to suit different aesthetics and a wider range of price points.” Can you offer advice to real estate agents seeking your services? “The people buying a high-end contemporary home are probably more sophisticated than you are. Your client is travelling the world and their aesthetic is informed, evolving and very likely to be modernist. Don’t be afraid of meeting them where they are and where the architecture is, and embrace a more minimal approach to the staging.” An ideal client is? “Someone who gets design and feels comfortable relying on our expertise.” G

spaces are constantly fused between the architecture and its natural setting. Each volume and space was designed with a distinct programmatic use for the owners using diverse local materials, including locally sourced copper shingles, Anasazi sliver stone, log-pole siding and beetle kill pine wood to reinforce the relationship between the building and its high mountain landscape. The seven bedroom, nine bath home is a modern work of art, and has been recognized worldwide for its bold yet

simple presentation, blending the natural environment with everyday living. “The highlight of Walden House, and perhaps its most distinctive feature, is its surroundings and how the home brilliantly interacts with them,” says Stockton. “In my career, I’ve never seen a home like this that combines a boutique hospitality lifestyle with an intangible essence of time and space that you can’t explain until you get there.” Wrapped in floor-to-ceiling glass, the home’s living spaces seamlessly extend

On all sides of the property winds a nine-mile network of private and semi-private trails, many of which are owned and operated by the Cattleman’s Club (the local homeowners’ association).

nce a sleepy town with a sleepier economy, Charleston relied on its historic roots, period architecture a n d s u b t ro p i c a l climate to attract tourism and maintain its hospitality industry. Founded in 1670 and named for King Charles II, Charleston has most recently found itself on lists of America’s friendliest and most hospitable cities, and maintains a unique blend of southern charm and hipster cool. The quality of life and evolving cultural and culinary scene has in the past decade attracted major economic growth in the tech sector, earning Charleston the new moniker Silicon Harbor. This boom has in turn changed the landscape of the city and its residential real estate market.

Ravenel represents two such developments, including The Landing at St. Johns Yacht Harbor and Indigo Park in Kiawah Island, a haven known as the Hamptons of the South. Indigo Park is a collection of 16 LEED certified homes built along the river with marsh views requiring little to no maintenance. indie NATURAL Steve Matthiasson has made a name for his indie wines based on sustainable farming models and a deep respect for their terroir. We catch up with the Matthiasson Wines founder, farmer and winemaker to learn more about the private clients he helps achieve their Wine Country lifestyle.

W

inemaking, for us, is a natural extension of fa r m i n g . We ex p l o re classical expressions of different grape varieties. We try to respect the purity of the variety and the individuality of the site,” says Steve Matthiasson, head winemaker and founder of Matthiasson Wines, one of Napa Valley’s first indie winemakers. “People are yearning for more craftsmanship in any industry which puts a lot of attention on craft wine making. It’s a fun time to be in the wine industry.” Matthiasson dreamt of farming his entire life. He became an avid gardener and cook while studying philosophy in college before heading back to grad school for horticulture after three years as a bike messenger/aspiring farmer. In the late 90s, he found a job working for a small sustainable agriculture consulting firm for vineyards and orchards, which provided the training and insight needed to co-author the California manual on sustainable vineyard practices.

“By 2000, I started consulting on vineyard practices for various private clients in Napa until 2003. That’s when I began to focus on our own family farming and winemaking,” says Matthiasson. “I still love the challenge of solving vineyard problems for others.” Matthiasson Wines released its first vintage in 2003, a modest 120 cases. The wine was a red; a merlot-based Bordeaux blend. The white wines to follow were Sauvignon Blanc, Sémillon Blanc, Ribolla Gialla and Fiulano. “The entry point to acquiring land at that time was exorbitantly expensive. People thought we were crazy getting into the business as the new guys when the price of land was so high. In retrospect, this obstacle became a differentiating strategy for us and informed our business model completely,” recalls Matthiasson. Matthiasson Wines leases its vineyards from private owners, farms them organically and assumes all the costs. If the vineyards are large enough, the winery pays a percentage of grape profits

as rent. For the smaller parcels, it farms in exchange for the grapes. “This model allows us to build a portfolio of estatefarmed vineyards for Matthiasson, and the owners have the assurance of expert vineyard management as well as the satisfaction of participating in the profits in the good years, and drinking the wine any time,” says Matthiasson. Many of the wineries’ grapes are grown on high-net-worth clientele’s gentleman’s vineyards. The owners want a retirement, second or third home in Wine Country but don’t want to think about the farming or management of their immediate surrounds. Matthiasson has become the go-to winemaker offering full service to help them with their grape escape. “Some folks whose vineyards we lease or manage include serious heavyweights,” Matthiasson tells us as we overlook his latest privately held vineyard in the Oak Knoll District. From this vantage looking east, he begins to point out various land plots of red and brilliant orange blanketing the valley floor below. Almost every other large parcel is a client and each has a large

estate amidst the rows of vines. “There are a lot of powerful, smart folks down there that we help; the global head of private wealth management at Goldman Sachs, a retired hard drive designer from Seagate Technology, a Tenet Healthcare VP, a retired eBay CFO, a few venture capitalists, a Facebook executive and a retired AOL engineer.” Just below his winery—a modest, function-over-form operation—is 3167 Dry Creek Road, a sprawling contemporary farmhouse estate with a gentleman’s vineyard planted to Cabernet Sauvignon. The property is adjacent to Matthiasson Wines and is an easy walk down the road for the winemaker to monitor the fruit. The home hit the market this fall and sold after 30 days on market for a cool $4.35 million.

The award-winning firm has left its signature mark on the Napa Valley, in particular with the realization of Wheeler Farms Winery in Saint Helena. A rich and deep history of the terroir and farm coupled with ambitious and motivated owners presented the ideal opportunity for the firm to create more than a winery, but a true expression of Napa Valley itself. The site of Wheeler Farms Winery at 588 Zinfandel Lane is the last remaining parcel of the historic property of the J.H. Wheeler family. Originally part of the 2,000± acre Carne Humana Spanish land grant, Wheeler Farms’ history parallels that of the valley in which it lies. First planted to grapes in 1865, it has been an agriculturally based land from the

outset, where the Wheeler family grew apples, prunes and walnuts as well as grape vines, and where they made wine and brandy in an on-site winery located at Zinfandel Station, next to the railroad tracks that now parallel Highway 29. A new chapter in the life of the property began when Bart and Daphne Araujo purchased the present Wheeler Farms parcel and conceived a plan along with Taylor Lombardo Architects to construct a new winery complex and replant the existing vineyards. Out of respect for the property’s legacy of farm and home, the Araujos used an agricultural vernacular for the new buildings, and included a heritage fruit tree orchard, olive trees for olive oil, edible gardens and chickens to present a complete expression of diversified Napa Valley agriculture. “The owners love Napa and wanted the winery and farm to reflect their affinity for Napa Valley. Our concept was more than

a winery and we based it on a historical Napa Valley agricultural compound. Everything grows here thanks to the great soil and great weather. We didn’t want it to look like a commercial building and it beamed clear it needed to look like a farm,” says Tom Taylor, Principal and CoFounder of Taylor Lombardo Architects. Inspired by the property’s farming roots, the new structures’ resulting architectural style is rustic and agricultural, with stained cedar siding and standing-seam metal roofing. Inside, winemakers are provided access to highly sophisticated winemaking resources. The buildings offer exceptional environmental efficiency, significantly reducing energy and water demands. The fermentation building provides night cooling through an operable monitor and louvers, while the completely underground cellar utilizes ground temperature to maintain the climate necessary for barrel storage.

“The fermentation building is really a site to be seen. It’s modern, clean and easy to maintain. It’s very high-tech,” says Taylor. “The technological offerings of this facility are incomparable to other custom-crush operations in the valley.” ‘Custom-crush’ is a business model where the winemaker brings their grapes to a facility to produce their wines. Wheeler Farms Winery is one of the most stateof-the-art facilities in the region. Its immaculate and advanced systems of computerized and self-contained stainless steel tanks allow winemakers to monitor and control temperatures and pumpovers with precision and ease, freeing up valuable time and resources that can otherwise be dedicated to winemaking decisions. With efficiency as a top priority, facial recognition technology is applied to sort the fruit according to carefully defined quality standards, cutting the process down from days to minutes. Taylor notes designing and engineering the cellar—which includes barrel storage

and an administrative building accessed by a massive elevator with 10K lb. capacity —was one of the more complex challenges of the project. “There is a water table challenge here in Napa. It’s high and if you dig down five or six feet, you hit water. The cellar here is down 15 feet at the bottom of the foundation, which required serious engineering. It was not an easy feat, but by keeping that facility underground, we maintained the integrity of the farm at ground level with open gardens and direct vineyard access from the back of the buildings.” On the front-of-house end, the tasting room, referred to as the Hospitality House, welcomes guests and members inside the farm into an elegant interior flooded with natural light. Highlights include an oversized skylight, timber trusses, open kitchen, large stone fireplace and a wall of sliding glass doors opening to an expansive, vineyard-view entertaining terrace and olive grove.

“The Hospitality House is more of a living room setting with an open kitchen and dining area. The goal was to feel like you are walking into the farm house, where you can not only enjoy the fruits of many winemakers’ labor, but also taste the organic produce, food and olive oil grown on site,” says Taylor. The surrounding gardens feature raised vegetable beds, a citrus orchard, a chicken coop providing fresh eggs daily to the in-house chef, meandering loose gravel walkways and enveloping views of the valley floor. “This was a three-year project and it moved fast because the owners were motivated, knew what they wanted and we had a shared vision,” reflects Taylor. “It was a great experience. computer engineering on the brink of the dot-com bust. Next was environmental engineering with a short stint working for a not-so-non-profit consulting firm in Alameda before realizing his true calling was closer to home, and heart.

Born into a real estate development and architectural family based on the Peninsula, Mortazavi grew up around his father’s projects in Hillsborough and Atherton. A self-described idealist, Mortazavi went on to pursue electrical

Sustainability, as Mortazavi suggests, is not just a buzzword or trend. In fact, it’s the opposite: “Even in 2002, sustainability wasn’t just about recycled materials. To me, it was about timelessness—materials that appeal over time and therefore last with the times. Architecture should have integrity, not be trendy or fashionable.

Mortazavi, who’s been in and around the business since childhood, has made a name for his firm in recent years, thanks to its considered, sustainable approach to urban spaces both residential and commercial. “Our clients—and urban people in general—are evolving. They want unique designs, more minimal spaces and are veering away from the conventional.”

“My first residential design project was in Palo Alto on Cowper Street just a few blocks from Waverly Drive. My father had given me an opportunity to flex my skills and at this time I really began to focus on sustainability in my designs. This was 2002 mind you, so we were on the forefront of that thinking in the residential space,” says Mortazavi.

Making design decisions and choosing materials that can live and breathe over for a long time is crucial to sustainability.” After a series of speculative developments on the Peninsula, Mortazavi moved to San Francisco in 2007, where a deep appreciation for his immediate surroundings and environment helped to further his design approach. “I started to look around at the various past zeitgeists that occurred in neighborhoods here in San Francisco and let that inform my designs. Mainly colors, styles, lines and energy. I began to incorporate that into what I did with a respect and sustainability to a given area,” says Mortazavi. This approach is most evident at CANOPY in Jackson Square, one of three locations of Mortazavi’s co-working concept collaboration with Yves Behar. For the Jackson Square space, there is an immediate soothing quality, thanks to a minimalism in color palette—no more

than four throughout the space. Blush rose hues, copper details, green Verde Alpi marble and dark lacquered surfaces are center stage, and an open-air terrace invites collaboration while taking in views of the varied rooflines of Telegraph Hill. Mortazavi notes: “The palette mainly references the Sentinel building’s iconic copper and Café Zoetrope’s marble sidewalk tabletops, as well as the pink and peach tones throughout nearby City Lights bookstore. There’s also a gender parity to the design, which reflects the equal membership ratio CANOPY is proud of.” Mortazavi himself is the essence of a very ‘right now’ architectural designer. There’s an immediate approachability to him; an effortless cool factor is evident as well, with his long, tightly curled locks and mix of suit and casual attire. Not surprisingly, we come to learn he was also an avid DJ occasionally spinning house music—and is a devoted surfer, hence the relaxed, cool vibe.

It’s clear that Mortazavi’s persona is manifested in his projects, especially residential, where he focuses on connecting with a client and their needs. In Mill Valley, a home had enveloping sky and mountain views, including the almost-daily phenomenon of billowing fog shows, so Mortazavi brought the outside in with a cool palette of blues and greys. Walnut was used throughout to reference the bark and color of the surrounding redwood forests. M-Projects has a number of speculative homes currently in the works; a home in Cow Hollow on Greenwich and a codevelopment residential property in NoPa. “With speculative homes, you want the audience as wide as possible, so keeping things minimal and limiting color palette is a must,” says Mortazavi. “Don’t make a home’s design too specific, especially on the high-end. Hyper-custom alienates people. At lower price points, buyers will not want to change much and at higher

price points, buyers will customize regardless.” Mortazavi explains his signature ‘less is more’ approach best when likening it to authentic Japanese and Italian cuisine: “I think of a great design like a cacio e pepe pasta. It has simple ingredients—pasta, cheese and pepper—or Japanese food, which is simple with umami for pop. Let limited, straightforward ingredients and flavors shine.” A client’s understanding of this underlying principle is essential for Mortazavi. For the designer, establishing mutual respect from the nascent stages of a project is critical. “As a young designer, you are interviewing your potential client just as much as they are interviewing you. Trust and aligning a vision are key, as is understanding each other’s time’s worth.” The most important thing for Mortazavi’s clients to remember? “Design takes time. Let me drive.” G
