Design Inspiring Community Founded in 1986, GGLO is a 100+ person design practice providing research, planning and urban design, architecture, landscape architecture, and interior design with projects within the United States and around the world. Specializing in the understanding of the contextual fabric of our clients’ projects, both in the Pacific Northwest and Southern California, GGLO offers planning, design, and delivery expertise across multiple disciplines. Design for People As cities grow and become more global, design oftentimes risks becoming more generic with less personal connection to its surroundings. We believe the best places and buildings connect people to their communities, homes, and natural environment. We design buildings to be beautiful, comfortable, and inspire healthy lifestyles for their users. Good design looks at all scales of the human experience. It examines the cultural and historical importance of a site; it connects to the larger city; and it pays attention to the smallest details. To live holistically, we design holistically – our teams include urban designers, landscape architects, architects, and interior designers, all working collaboratively to craft the best solutions.
Leschi House Connect Communities Senior Living GGLO worked with the Seattle Housing Authority to fully renovate Leschi House, located in the bustling Little Saigon neighborhood of Seattle. Originally constructed in 1988, the apartments house low-income seniors. Project scope included the renovation of the existing 34-unit building and the addition of a 35-unit building; plus the interior renovation of all units and amenity spaces, landscape and site improvements, and energyefficient appliance upgrades.
The Loop
Schwabacher House Evolve Neighborhoods Residential The first of nine exterior cladding replacement projects for the Seattle Housing Authority, Schwabacher House is a four-story structure which sustained severe water intrusion and wood framing damage since its construction in 1984. GGLO worked with RDH Building Sciences to detail and re-clad the exterior envelope as a rainscreen assembly, thus helping to seal the building against future water damage while increasing the thermal comfort of its residents.
Atria at Tamalpais Creek Cultivate Place Senior Living This LEEDŽ Silver renovation aimed to reposition this 1970’s in-city senior living facility for broader appeal. The design concept draws on the local context of vineyards and rolling hills, prioritizing opportunities to re-purpose underutilized common areas and integrating sustainability. The extensive terraces, rich gardens, and generous trellised roofs are reminiscent of a vineyard estate.
2900 on First Apartments Connect Communities Residential This project includes the renovation and repurposing of an existing mixed-use building using the context of the city to redefine the community as an urban hotspot for city dwellers. Three designs were proposed, with the preferred including over 130 units, updated amenities, re-located ground floor retail, a new pavilion building and an expansive park-like courtyard.

Patrician
Cultivate Place Senior Living The Patrician sits at a cultural crossroads between urban sophistication and the casual beachside ambiance of its setting. The Patrician’s repositioning focused on elevating the property while bridging these two ideas, creating impactful change for current and future residents. The design aesthetic is derived from its location, creating a synergy of clean traditional design elements framed with the inviting and casual attitude of La Jolla.
Bay Terrace Community Evolve Neighborhoods Residential The Bay Terrace Community and Education Center is at the heart of the revitalized Hilltop neighborhood. In collaboration with Tacoma Housing Authority and the Tacoma School District, GGLO’s mission was to help activate the community through safe, vibrant and beautiful places, including spaces for adult support services and property management offices.
GGLO has completed 3% of LEED certified housing units in the USA.
