Why isn’t my offer being accepted?

Currently we are in a Sellers’ market. Inventory is short, prices are rising, and sellers are getting top dollar for their houses. The key to getting your offer accepted is being prepared and being aggressive. What does this mean? Being prepared has a few key pieces to it. When you go to look at a home, you should have the following information sorted out and ready to go.

1. Pre-approval or Pre-qualification letter.

A pre-qualification letter simply notifies the seller that you have inquired into financing options and that you should be approved to buy a home. A pre-qualification letter typically has numerous contingencies listed and does not always mean you will actually qualify for a property. A pre-approval letter tells the sellers that you have inquired into financing, supplied documentation to your lender to ensure your qualifications and your file has been run through an automated underwriting system. The pre-approval letter is a much better indicator of a buyer’s ability to purchase. At Home Point Financial, we offer “REALQUAL.” This program will take the pre-approval process to the next level. REALQUAL allows the buyer to be formally underwritten, and conditionally approved on a TBD property. This conditional approval letter notifies the seller that the buyer has been approved to buy a home and actually shows what items will still be needed to close. Typically, the only remaining items will be; Title, signed Purchase and Sales agreement, home owner’s insurance, and appraisal. Basically, this program makes you as close to a cash buyer as you can get and makes your offer much more appealing to a seller.

2. Direct contact with your lender and realtor with a plan in place.

An example of a plan would be1. What will you offer on the home if you like it? 2. When do you plan to close on the property? 3. Do you need seller paid closing costs? 4. How much is your payment with taxes and estimated insurance? 5. What’s the maximum amount you will offer on this home if your offer is not accepted upfront?

Working with your lender and realtor to prepare, prior to viewing a home, allows you to go into the situation with confidence and a plan of action. If you demonstrate to the sellers that you have a plan to close on their home, they will be more apt to accept your offer.

3. Don’t try to low ball your offer.

In today’s market, sellers agents have done a lot of research prior to listing a home. They look at comparable properties and have a much better understanding of what a home is worth than the average person. If you see a home listed for $300,000 there is typically a good reason for that price. It was certainly not taken out of thin air. Offering $275,000 on a $300,000 listing is not going to get you that home in 99% of cases. In today’s market, we are seeing houses sell for listing price or higher. When making your offer, you should keep in mind that your monthly cost is roughly $26 dollars per $5000. Don’t make the mistake of losing the home of your dreams over a few dollars a day.

4. Do your research on your buyer’s agent and find someone that works for you. When you are looking for a new home, you need someone who understands your needs, and goals. You need someone who is responsive and aggressive when acting on your behalf. If your buyer’s agent doesn’t answer your calls, return your emails, or actively send you listings that meet your goals, it’s time to find a new agent.

5. Commit to yourself

Commit to yourself that you will only accept the highest level of service from the professionals working for you. Your lender should be available and able to answer your questions. Your real estate agent should answer your questions about properties you are interested in and should be available to you, days, nights, and weekends. The real estate agent and lender should work in synergy with you to ensure your purchase experience in enjoyable and seamless.
