The Truth Shall

by Daniel E. Giroux, Home Point Financial The mortgage industry has certainly changed in the last 16 years that I’ve been involved. With an ever changing industry how do you keep up with what’s right and wrong, true and not true? Who should you trust to give you the best answers to your questions? Should you ask your attorney, your realtor, your loan officer, your buddy at work? Who’s going to have the right answer? Here is a list of the most common myths people ask me about daily.

All lenders, brokers, and banks follow the same guidelines when it comes to mortgage lending.

Completely incorrect. There are many programs and so many options available in this market. Every bank, lender and broker shop has their own set of overlays and restrictions on mortgage loans. Always remember, just because one company says no does not mean another won’t say yes.

If the seller is willing to give you seller paid closing cost, you can use that towards your down payment. You may not use seller concessions as part of your down payment. Concessions can only be used for costs associated with your loan. Attorney, prepaid items, escrows, points, lender fees, ect. You cannot use the seller paid closing towards your minimum down payment.

If you have horrible credit scores, you can simply add a co-borrower with good scores to qualify.

The lower middle score of two borrowers will be used to qualify for a mortgage. Adding a co-borrower will help you with income but it will not help you if your fico score does not qualify for that program.

FHA 203k loan is a very difficult loan that will never close and you should stay away from it.

The 203k rehab loan is a great program that allows you to finance improvements to a property you are buying. This is a very easy loan to complete if the loan officer you are working with understands the program and guides you correctly.

Hiring a realtor to sell your home is a waste of money.

Realtors understand the market and are typically able to get you more for your home than you would be able to on your own. They are able to attract more buyers and are able to guide you through the selling process. The fee they charge also pays the Buyers agent that brings the potential clients to your door. Consider all factors before you make your decision to go it alone.

If you recently switched jobs and did not stay in the same line of work, you don’t qualify for a mortgage. Incorrect – as I stated before, every bank, lender, and broker have their own set of rules. At A-Plus Mortgage, we are able to lend to clients even if they recently switched jobs. Typically you will need to be on the new job for 30 days prior to closing on your loan. The only restrictions would be, no overtime can be used and no commission can be used without a 2 year history of commission.

It’s not worth it to refinance unless you save at least 1% on your rate.

This by far is the worst misconception that people have, and they are missing out on savings due to it. Your savings is based on several factors, term, interest rate, loan size, and mortgage insurance. If you save 1% on a 100,000 mortgage, your savings is roughly $1000 per year. If you save .25% on a 400000 you still get the same $1000 savings. In some cases, you can raise your interest rate and still save money if you are eliminating mortgage insurance. I recommend keeping an open mind when you are looking to save money. Let your loan officer work up your numbers and report back to you before you decide it’s not worth it based on a myth.

Some loans have no closing cost.

This is a marketing gimmick used by companies to gain your business, DON’T BE FOOLED. All loans have closing cost and settlement charges, it’s just a matter of who’s paying them and how. You can have the fees rolled into the mortgage, you can pay them out of pocket, or your lender can pay them with lender credits. Typically you will receive a slightly higher rate to cover the cost. You should consider all options when searching for the perfect loan.

If there are issues with the home you are buying, the seller can escrow money to fix the issues after you buy it.

I get this request a few times per month and the answer to the question is NO. if there are issues with the home and the appraiser notes them, they need to be fixed prior to closing. The exception to this rule is; you may escrow up to $5000 when you are buying a HUD owned foreclosure and you may fix issues after closing if you use a FHA 203k loan for financing.

If you had a bankruptcy or foreclosure in the last 7 years, you can’t buy a home.

Bankruptcy and Foreclosure are not the end of the world. Yes you will have to wait a period of time and reestablish your credit, but we have programs that will allow you to purchase 2 years after a BK or Foreclosure.
