Sales Poised to Spring Ahead This Fall
It’s important to note that it’s not just the single family home market that is improving. In fact, single family home sales were outpaced by condominium sales which rose 28 percent from July, 2014. After months trailing in the housing recovery, the condo sector finally found its footing earlier in the spring. And, the multi-family home sector showed even stronger gains in closing activity with a 35 percent increase in sales from the previous July.
So far this year we’ve seen the best housing market in a long time. With the summer behind us, we’re heading into the last leg of 2015 and the latest data from the Rhode Island Association of Realtors indicates that sales are going to continue to be strong throughout the fall. Pending sales statistics for single family homes– those under contract but not yet closed – have increased since the same time last year, an indication that Rhode Island’s surge in sales is going to continue in the months to come.
Overall, the housing market seems to be in full gear. We’re seeing activity in all price brackets of the market and all areas of the state. Multiple offers are coming in which is something we haven’t seen in quite some time. Whether buying or selling, there’s great opportunities for everyone in Rhode Island’s housing market this fall.
According to the latest sales statistics released from the Realtors Association, July was the eighth month of increased year-over-year sales among single family residences and the median sales price was among the highest in recent years. Single family home sales rose 14 percent from July, 2014 while the median sales price of $239,000 represented a ten percent increase. Clearly, low interest rates and an improving economy are continuing to fuel home sales.

9-5 Just Doesn’t Work
in the Mortage Business

Dolly Parton said working 9 to 5 was a great way to make a living, but today, that just doesn’t apply. In today’s fast paced mortgage world, you need someone there for you anytime. Today’s buyers are working more than they ever have in the past and today’s loan officers need to be flexible and adhere to your schedule. Ask the Loan officer at a big bank if they can call you at 8pm. The answer you will receive, after the laughter, is no. They work 9 to 5. Now ask the local Mortgage Banker the same question and the answer you will receive is, what’s the best number to reach you at? The mortgage process has become a much more involved process since the early 2000’s housing boom. With all the new regulations, guidelines and required documentation the mortgage process can seem a bit overwhelming. Buyers today need to be able to reach their loan officer when they get home from work, after dinner, before work, on weekends, and late at night. When a buyer enters into a purchase and sales agreement, the buyer is agreeing to close on that property within a certain period of time. When a buyer is not able to close within the agreed period of time, not only might they
lose the home they want to purchase but their deposit is at risk also. When working with a mortgage professional, there are several questions you should ask yourself: 1.
