The boy scouts said it best “be prepared” . I’m always amazed that people will spend months researching a new fridge, a new car, even a new TV but when it comes to their mortgage for a home purchase, they can’t be bothered. If you want to buy like a boss, then you have to be prepared. You need to work with your lender to design the perfect loan for you and your family. You should be walking into an open house ready to make an offer, close quickly and on your terms. Sellers and sellers agents want to work with buyers that are prepared, qualified, and decisive; not tire kickers. You may not think you’re a tire kicker but if you walk into an open house without a plan, you better have good boots on because guess what; you’re a tire kicker.

So how do you present yourself as BUYER vs Tire Kicker?

1. Bring your check book to the open house. If you love the house, you will need to leave a deposit. Don’t worry, if you change your mind, you can get your deposit back. They are not going to cash the check until the purchase and sales is fully executed and you have 10 days for inspections. 2. Tell your realtor to bring a blank purchase and sales agreement. If you love the home, make an offer on the spot. Every house I have ever bought happened onsite. In a fast paced market, 24 hours can be too long and you may loss the dream home.

3. Call your lender before you go to the house. Figure out your offer price; figure out the terms of your offer, factor in taxes and estimated insurance. Figure out if you will need seller paid closing cost, and set a date that you want to close. Your lender will be able to give you an estimated payment. Consider the monthly payment when making your offer. You will be amazed at how effective this practice is. Every house I have ever made an offer on has been accepted. Every closing date I have made has been kept. When you go into the process with a plan, you will find the process much easier. 4. It’s a seller’s market right now, don’t try to nickel and Dime on the house you love. Remember that $5000 on a mortgage is roughly $26 dollars monthly.
