Let’s face it - life slows down a bit in the summer for those who live and work in Rhode Island, or at least everything feels a bit more relaxed. Sure we work hard, but our hard work is tempered by balmy breezes and outdoor recreation. Trips to the beach or taking in a ball game take the edge off stress and give us memories we’ll long remember. (Who will ever forget the 2016 Warwick North Little League team? Congratulations to our New England champs!)

August sales data indicates that housing sales are still strong. Low interest rates and pent-up demand are fueling sales as people recognize one of the best times to buy or sell in a decade. First-time homeowners, empty nesters…even Rhode Islanders who lost their homes during the recession, are now capitalizing on great market conditions to access the benefits of home ownership. With today’s low rates, some people are able to trade up without increasing their mortgage payment. It’s worth looking into so at the very least, talk to a Realtor.

As great as the Ocean State is in July and August, I’ve always found September to be one of the best months of the year. Without the diversions of the summer, we can settle into a routine and attack that ‘to do’ list that got put on the back burner all summer.

How long will the current conditions last? It’s impossible to tell. What I do know is that today’s market has rewards for both buyers and sellers and those who are taking advantage of them, are getting some great deals.

If finding a new home is on your list – and I assume it may be if you’re reading this magazine – now could be the best time to make a move. Sellers are putting more equity in their pocket and the current market offers great opportunities whether moving to a larger home or downsizing.

The boy scouts said it best “be prepared” . I’m always amazed that people will spend months researching a new fridge, a new car, even a new TV but when it comes to their mortgage for a home purchase, they can’t be bothered. If you want to buy like a boss, then you have to be prepared. You need to work with your lender to design the perfect loan for you and your family. You should be walking into an open house ready to make an offer, close quickly and on your terms. Sellers and sellers agents want to work with buyers that are prepared, qualified, and decisive; not tire kickers. You may not think you’re a tire kicker but if you walk into an open house without a plan, you better have good boots on because guess what; you’re a tire kicker.

So how do you present yourself as BUYER vs Tire Kicker?

1. Bring your check book to the open house. If you love the house, you will need to leave a deposit. Don’t worry, if you change your mind, you can get your deposit back. They are not going to cash the check until the purchase and sales is fully executed and you have 10 days for inspections. 2. Tell your realtor to bring a blank purchase and sales agreement. If you love the home, make an offer on the spot. Every house I have ever bought happened onsite. In a fast paced market, 24 hours can be too long and you may loss the dream home.

3. Call your lender before you go to the house. Figure out your offer price; figure out the terms of your offer, factor in taxes and estimated insurance. Figure out if you will need seller paid closing cost, and set a date that you want to close. Your lender will be able to give you an estimated payment. Consider the monthly payment when making your offer. You will be amazed at how effective this practice is. Every house I have ever made an offer on has been accepted. Every closing date I have made has been kept. When you go into the process with a plan, you will find the process much easier. 4. It’s a seller’s market right now, don’t try to nickel and Dime on the house you love. Remember that $5000 on a mortgage is roughly $26 dollars monthly.
