Nitrogen dioxide (NO2)

Carbon monoxide (CO)

is mainly produced in the ambient air through the conversion of nitric oxide, which is the product of combustion. It causes respiratory infections, asthma, decreased lung function and diseases of the circulatory system. Vehicular traffic is the primary source of nitrogen oxides and accounts for more than 75% of total emissions in Prague. The emission limit for average annual concentrations of nitrogen dioxide is set at 40 μg.m-3, which, in addition to the area around the Radotín cement works, which is the largest stationary source of pollution, is exceeded in the central parts of the city (Wilsonova, Žitná and -HĀQi streets, Palacký Bridge), at places close to the Jižní spojka ring road (Barrandov Bridge, the crossings at 9tGHěVNi and Chodovská streets) and around the airport at 5X]\Qď

is one of the most common pollutants in the ambient air and results from the incomplete combustion of carbonaceous materials. The main source of traffic emissions is passenger vehicles (75%). Traffic is the main source of pollution in the central parts of the city (particularly New Town and the surrounding area). Elevated CO levels are particularly dangerous for people with chronic respiratory infections and those with diseases of the circulatory system.

We apply specific and measurable restrictions for concept proposals. Ensure that you fully understand these restrictions and their implications. Restriction types in the concept development process This proposal utilises two restriction types. Hard criteria are specified herein either in headings or text. Such criteria are non-negotiable – in the event of their non-fulfilment a proposal will be deemed unsuitable. Soft criteria should be achieved on a best-effort basis.

ALLOWED CONCEPTS AND AVAILABLE OPTIONS

We have no preferred vertical corridor building type for this project. Convince us that your proposal adopts the right option - regarding views, effectivity and apartment size. Underground floor and parking concept (HARD CRITERIA) Underground car park or semi-underground car park is allowed. Aim to minimize external car parking by maximizing underground parking - although bear in mind that a maximum of two “underground” floors are acceptable. In terms of the ideal number of access points to main roads, consider a) comfort, b) hard costs, and c) feasibility of stakeholder approval in the development.

Functions allowed (HARD CRITERIA)

Dimension #1 – Height (HARD CRITERIA)

Mainly residential with the option of locating small retail units on the ground floor, mainly facing the busy main street – Sokolovská.

Building heights must reflect surrounding buildings and expected conditions of Prague authorities.

Terminology We use several shortcuts that represent measurable data tracked throughout the competition process. – GFA (Gross Floor Area) – (Czech and Slovak HPP - HruEi SRGODåQt plocha) – the sum of areas defined by the external outline of a building’s individual floors, excluding open and partially-open parts (balconies, loggias, corridors, rooftop terraces, etc.). GFA also includes circulation spaces (elevators, staircases and communal corridors). – NSA (Net Saleable Area) – (&]HFK DQG 6ORYDN ý33 - ýLVWi SRGODåQt plocha) – also referred to as “carpet” area – Effectivity – ratio between NSA and GFA – (1)kk – ‘kk’ = open-plan kitchen - kitchen and living room in one open space – 1+kk = studio with bedroom, kitchen and living room in one space – 2+kk = one-bedroom apartment with separate living room together with a kitchen

STRATEGIC GOALS Creative approach We expect you to test your aim for the specific concept - and to convince us of its merits. While functional and effective, the proposal must also deliver added value to differentiate your vision from other participants. The target segment and our preferences must be kept in mind, while also adhering to the measurable requirements outlined in this paper.

Target segment (SOFT CRITERIA) The proposal should create an appropriate mix of apartments with a wide product variety, since the targeted segment will cover a large spectrum of potential residents. From first buyers (singles and young couples) interested in smaller units (mostly 1kk apartments), and investment apartments that will be rented out (mostly 2kk) to those seeking a family-friendly neighbourhood near the centre (mostly 3kk and 4kk apartments). An apartment mix relevant to the current trends of residential market in Prague is expected. Ground floor (HARD CRITERIA) The main focus should be maximizing living areas. But keep in mind the privacy of residents living in ground floor apartments considering streets.

Parking spaces – total number (HARD CRITERIA) The project must include enough parking spaces to meet the criteria of local norms as well as commercial requirements. The project must not depend on using other car parks and parking spaces.

Plot is in the stabilized area of Land use plan. That means maximum height should not exceed surrounding buildings. Building mass should appropriately complete the rest of the block structure. None of the surrounding buildings can be negatively affected by our proposal. Height clearance in interior spaces is 2.7m on typical residential floors, the highest residential floor should have 2.8m clearance, and retail areas should have 3.5m clearance. These heights can be locally lowered in technical rooms, hallways, bathrooms, etc. The highest interior floor should be at one level with terrace floors. Dimension #2 – Depth (HARD CRITERIA) Maximize building depths to maximize effectivity, while also fulfilling criteria for expected project layout and more importantly meeting local daylight norm criteria without creating an unfeasible amount of ateliers.

Overground floors (HARD CRITERIA) Overground floors should only have residential areas. Storage areas, cellars, etc. should either be on the ground floor or preferably on underground floors. Every apartment must have a balcony, loggia or terrace. Take into account that balconies, loggias and terraces are not included in the GFA - hence you must achieve the first goal (maximum permissible areas) with GFA excluding loggias.

Distances between buildings (HARD CRITERIA) Such distances must meet local norm criteria (daylight volume in residential spaces). Take into account that façade distances and views are key selling features and represent crucial judging criteria. The ratio between neighbouring distances and building heights should be approximately 1:1. The minimum distance between two facing facades in the project should be 10m.
