transformation of THE GUARD HOUSE w i t h B e re c o ’s S u s t a i n a b l e W i n d o w & D o o r R e p l a c e m e n t S e r v i c e

The Guard House is an impressive Grade II listed property situated in the centre of the historic city of Winchester. As its name eludes, the property once guarded the entrance to the Peninsula Barracks which were built in the early 20th century and included cells to detain unruly soldiers. The Guard House was converted into a residential property in 1995/96 and as a listed property retained many of its period details.

A light and airy feel presides throughout this period property which features some delightful architectural details, such as sash windows and fireplaces. The spacious property boasts a dual-aspect dining hall, inner hallway and large dual-aspect sitting room. A stand-out feature of the sitting room is the original cell window, which is in the room where soldiers were detained, while French doors lead out towards the courtyard garden.

The property was recently purchased by a new owner who required window replacements due to rotting frames and sought to enhance the energy efficiency of the building, earning it a higher EPC rating. The challenge was to pass planning requirements for a Grade II listed property while incorporating modern features into the replacement windows and doors.

Working with listed buildings is far from a straightforward process; Historic England who govern all listed properties of historic interest around England are very particular about the approach of those seeking to breathe new life into old buildings.

Bereco’s design team created CAD drawings and visuals of the new windows overlaid onto property photos for client approval. These drawings were submitted for planning application and satisfied the Grade II listed properties’ stringent planning requirements, resulting in a successful application for the client. From there, the Bereco installation team worked in concert with the design team to conduct meticulous surveys to match existing windows accurately, ensuring precision in replicating historical details.

The replacement included Bereco’s Traditional Range Sliding Sash windows, engineered from sustainably sourced FSC®100% Redwood timber. Triple-glazing with a remarkable U-value of 0.8 W/m2k was used to enhance energy efficiency.

Pivoting reversible windows were replaced with Tilt & Turn windows, providing a wider opening for fire escape, exceptional air tightness and low U-values.

External doors were upgraded to Bereco Triple glazed flush doors, equipped with double weather seals, adjustable 3D hinges, multipoint espagnolette locking, and Neighbourhood Watch approved cylinders. The entire project adhered to strict planning requirements for a Grade II listed property.

Every window and door was tailor-made to complement the property’s historical features. Customisation options included slim frames, rail thicknesses, ovolo moulding details, and lambs tongue glazing bars. They were factory-finished using Bereco’s 4-stage finishing process in RAL 9016 Traffic White. The front elevation windows had a dual colour finish to their frames with white internally and BS381C 227 Deep Brunswick Green externally, contributing to a cohesive aesthetic.

Bereco successfully met the unique challenges posed by The Guard House, providing bespoke timber windows and doors that combined historical authenticity with modern performance. The careful attention to detail, customisation, and proactive planning resulted in an energy-efficient, visually stunning transformation that adhered to the property’s historical significance.

This traditional New England style 6 bedroom self-build home in Fleet in Hampshire features everything a family home should, including an open plan kitchen diner & family room, a games room and detached double garage as well as a show-stopping orangery with first-floor balcony overlooking the large gardens to the rear of the property. Not forgetting it’s got an incredible treehouse!

As you approach the front of the house the attention to detail really stands out. From the statement entrance, with its traditional timber entrance door finished in the bold Farrow & Ball Stiff Key Blue no. 281 and contrasting Manor House Grey no. 265 door frame to its traditional sash windows with new England style bar arrangement and the quirky eye-catching eyebrow window to the front not often seen on new build homes.

Looking at the property from the rear the orangery takes centre stage featuring a 4-leaf timber bifold door that just floods the family’s home with natural light. The bifold doors allow them to really open up the kitchen diner to the outdoors for those spring and summer days for some alfresco dining (weather permitting of course). Above the orangery, there is also a large balcony that is accessed from the master suite via a set of timber French doors, decked out with outdoor seating it’s the perfect spot to relax when the kids are all asleep and to enjoy a glass of wine or two before bed.

For a look of luxury, heritage, class and beauty, specifiers are increasingly using steel for different areas in the home choosing a Steel Window Association (SWA) member for quality assurance and technical guidance.

Generally, architects and homeowners are choosing steel screens, doors and windows as they allow natural light into a space; for example, in kitchens and living rooms, steel internal partitions will break up a space while windows maximise the light which can enter.

External steel windows can be amalgamated into extensions as a replacement for exterior walls. A l u K ’s g u i d e to planning and permitted development Permitted development rights have changed a lot over recent years and it’s now much easier to change your windows and doors, build extensions, and add garden rooms without having to apply for planning permission.

As long as your house isn’t listed and you’re not in a conservation area or area of outstanding natural beauty for instance, you can build a single-storey rear extension, conservatory or orangery up to 4m out from a detached house and 3m out from a semi-detached or terraced without planning permission. And, while you can’t generally go forward, permitted development rules do now allow you to build a single storey side extension that’s up to half the width of your house.

You can go even bigger (8m or 6m) as long as the extension is less than 7m from your boundary, but you do then need to notify your local authority so that they can consult with your neighbours on things like ‘right to light’ and decide if prior approval is required.

WINDOWS AND DOORS When it comes to fitting new windows and doors then the rules outside of houses in restricted areas (such as conservation areas) are almost as generous. The good news is you don’t usually need permission for replacing, adding or moving windows and doors if they are in a similar style and size as the rest of the house (even in a garage conversion). So, you can choose any of AluK’s stylish, high performing aluminium windows, sliding, bifold or residential doors without any restriction - as long as they are in keeping with your property.

The only exceptions are new windows on the side elevation, where you generally need to fit obscured glass or reduce the opening options, and newly built bay windows, which aren’t normally allowed on the front of a house without planning permission.

GARDEN ROOMS You can also build a garden room up to 2.5m high without planning permission as long as it’s not being used for living or sleeping in and fit your choice of windows and doors. If it’s got an internal floor area of less than 15m2, it can even be sited right next to the rear boundary. (Anything between 15m2 and 30m2 needs to be at least 1m away.)

F L AT S The rules for flats are very different though - not only are there no permitted development rights for flats, flat owners who want to change their windows need planning permission to do so whether the building is in a conservation area or not. And, even to apply for permission to change your windows, you need written approval from both your freeholder and the building management company, so it’s best to choose a proven option from a quality supplier like AluK. Remember, planning and permitted development rules are different in England, Scotland and Wales and there are occasions where new houses don’t have full permitted development rights or where the council has made an Article 4 Direction to preserve the character of a particular area. Double check before you start any building work.

Roseview has been manufacturing uPVC sash windows since 1985, giving us almost 40 years of experience in heritage windows. Throughout that time it’s been clear that homeowners are often daunted by conservation areas. The subject is shrouded in uncertainty, misconception and false assumptions.

This is understandable as conservation lacks a single defining authority. Instead there’s various legislation that devolves much of the decision-making to local authorities, often leading to varying interpretations. However, misunderstanding conservation restricts homeowners by needlessly limiting their options. In reality, the subject is not as daunting as it first seems; it can be simplified into five categories.

PLANNING PERMISSION By default, building works require planning permission.

However, to streamline the process many minor works are included in the framework of “permitted developments”, where explicit planning permission is not required.

Fortunately this includes like-for-like replacement of windows and doors.

PERMITTED DEVELOPMENT In most situations Permitted Development (Class A) allows for windows and doors to be replaced without planning permission, as long as the replacements have a “similar visual appearance” to the existing. This term is key, as it doesn’t specify materials.

There are some restrictions to Permitted Development. It only applies to single dwellings, not sub-divided buildings (like flats), buildings with a commercial element or properties that have had a change of use (e.g. barn conversions).

Also previously granted planning permission may remove subsequent Permitted Development. Crucially, a conservation area does NOT automatically remove windows from Permitted Development.

SO CAN I USE UPVC?

The two most common misconceptions we come across are that changing windows in a conservation area requires approval, and that replacements must match original materials. Neither of these are automatically true.

These are used by local authorities to revoke or alter what falls under Permitted Development, pushing those works back into the planning process.

The short answer is, “yes, unless a planning application forbids it”.

In terms of planning, conservation areas on their own have little meaning.

A home in a conservation area is subject to the same rules as anywhere else, unless Permitted Development has been specifically removed or altered (typically by an Article 4 Direction).

It is also important to note that “similar visual appearance” does not include materials. In fact the technical guidance on Permitted Development (section A.2) uses replacement uPVC windows as an example of permitted change.

However, in conservation areas “similar visual appearance” will probably come under more scrutiny than usual. Also, if original windows have already been changed (e.g. from sash to casement), then changing them back counts as altering the visual appearance. That said, in conservation areas it’s a change that most authorities are likely to support.

The use of Article 4s varies widely between different authorities; some don’t use them at all, others apply them across all their conservation areas. They can affect whole or parts of conservation areas, or individual buildings. They can also remove certain features from Permitted Development, such as the front elevation of buildings but not the sides or backs. Therefore it is important to check the wording of the Article 4 Direction carefully.

LISTED BUILDING CONSENT Listed buildings fall outside of the standard planning framework. Any alterations that affect their character, appearance or special interest status require specific Listed Building Consent, which considers both appearance and materials.

Listed Building Consent is granted by local authority planning departments, following consultation with Historic England (or equivalent). Making changes without consent is a criminal offence for both the owner and the contractor.

Whether a planning application is required or not depends on two key questions: are you making visually similar changes that normally fall within Permitted Development, and – if so – have those rights been removed by listed status or an Article 4 Direction?

The key factor in most cases is appearance, not materials. Only listed buildings and some Article 4 Directions insist on using original materials like timber and steel.

Finally, if you’re in any doubt, seek advice. Speaking to the conservation officer or planning department will often clarify things. If there’s an Article 4 Direction in place, check the wording carefully. Usually these two acts will confirm what’s covered

by Permitted Development and what requires a planning application. Finally, for more detailed information refer to the relevant legislation – the key ones are the Town and Country Planning Act (1990), Planning (Listed Buildings & Conservation Areas) Act (1990) and Town and Country Planning (General Permitted Development) Order (2015) – or consult a specialist conservation planning service.

One in five Brits halting home improvements as they struggle to find tradespeople Following increased mortgage and interest rates in the UK, the housing market is under pressure.

UK inflation has also hit Brits hard, with consumer prices reaching the biggest record highs in four decades, making the daily cost of living a squeeze for most.

In light of this, premium window and door designer, The Residence Collection, has surveyed British people on home renovation to find out which home items are the least commonly replaced and are in the biggest need of an upgrade. And, it seems a multitude of factors have been halting homeowners’ desire to upgrade home items for some time.

The new data established the main reasons why homeowners aren’t making the improvements or upgrades they need.

These are: • Costs too much (47%) • Inconvenient for daily life (28%) • Struggling to find the right tradespeople (20%) • Planning to move home (18%) • Not sure what to buy (16%)

While naturally the cost of home improvements coming out on top was no surprise, considering the increasing operational and material prices substantially rising, which has led to an average of 17% increase for jobs in the home.

However, convenience and knowledgebased factors were also a concern for homeowners when it came to renovations. Having the knowledge to find the right tradesperson (20%) and being unsure what to buy (16%) were both top reasons why homeowners were putting off improvements in their properties.

This suggests that once the right tradesperson is found that they must play an advisory role to reassure homeowners on cost, the effects on daily life, time constraints and the best quality products.

The research also found that the top five home features that British homeowners have never gotten round to replacing, include: • Roof (48%) • Doors (28%)

Commenting on the research, Jo Trotman, Marketing Manager of The Residence Collection, said: “In today’s market, many people will have to consider more closely what needs to be replaced in their homes rather than purchasing upgrades that they want. Our research confirms that home improvement jobs that are of a higher price point and can interfere with long periods of daily life have been at the bottom of homebuyer’s agendas, but will eventually become a necessity.

“From the survey, some homeowners had never replaced or upgraded their windows, but it was one of the biggest features in need of replacement.

On average, homes need new windows every 20 years or so, and it’s an upgrade that will reap rewards in the long run even though it can be costly at the outset.”

• Windows (27%) • Fences (21%) • Bathroom furniture (14%) With the energy efficiency and security benefits of high-quality windows and doors, surprisingly more than a quarter (27% and 28% respectively) had never installed new ones in their home. From those surveyed, one in five thought these external features needed replacing every six to 10 years, when in fact those that choose modern and high-quality upgrades, windows can last 20 years and doors could be fully functioning for up to 30 years.

The nine families together encompass over 100 individual roles, demonstrating career progression opportunities, training, qualifications and how students can start out on their career journeys in the industry.

The Career Families will be showcased in person at the pilot events to be held in March 2024 as a part of National Careers Week. Building Our Skills is working in conjunction with the education bodies in South Yorkshire and Greater Manchester to bring these events to fruition.

How did you get into this industry?

Through careers advice in my final year at comprehensive school.

I enrolled on a YTS Scheme for two years with Glass Training Ltd in 1986 when I left school and was given a permanent job as Office Junior when the scheme ended in 1988.

Please give a brief resume of your career to date.

I was made Office Supervisor in 1994 with Glass Training Ltd and then Office Manager in 2003 with Glass Qualifications Authority when it became the independent Awarding Body. I became Office/Finance Manager in 2018 with GQA Qualifications Ltd and remain in that role to date, making 35 years’ service in all.

Do you believe your speciality (finance, sales, management, marketing etc.) is transferable to any industry?

Yes I definitely believe my vast experience and knowledge of accounting and managing people is transferable.

Have you a career path mapped out or is it more about opportunism?

I would say that after 35 years working for the same organisation I have mapped out my own career path, with loyalty, hard work and dedication, and taken opportunities when they have arisen. I have had a career through progression using experience, ability, training and support.

Looking ahead, where would you like to be in a) 5 years’ time and b) 10 years’ time?

Still working hard for GQA, but as I will be approaching 64 I will be looking towards retirement or at the very least perhaps slowing down.

Spending lots of time with family and friends, travelling, walking, gardening, supporting and following my favourite football team – Sheffield Wednesday FC.

to us running out of petrol at one point while crossing the desert. Yes, we’d managed to run dry in Saudi Arabia – one of the world’s foremost exporters of petroleum!”

A perfect blend of tradition and innovation Soon after Monika and her husband Wayne moved into their new property, they began considering improvements to make it their perfect home. The couple quickly realised replacing the existing timber windows and doors was a priority and turned to local fabricator-installer Swadlincote Window Company for advice and assistance.

Monika explains, “Although the existing windows and doors were in pretty good condition, we knew that wood requires a lot of maintenance and didn’t want the hassle of re-painting every other year. Besides that, they were very draughty, and the lack of energy efficiency made us want to change them as soon as we could.”

Built in the early 1990’s, the property is designed in a classic country-residence style in a rural setting in Leicestershire.

Ensuring the new windows and doors would remain in keeping with the countryside aesthetic and surroundings required some thought. Monika recalls, “My husband and I already knew we wanted flush sash windows. We’d seen various properties in the area that were built around the same time as ours and had upgraded to PVCu windows. There were a few different styles, but those with flush windows looked much more impressive to us. They’re very neat, with no protrusion and unevenness, well suited to the surroundings.”

Although the UK has experienced a somewhat short-lived summer – with temperatures remaining relatively cool throughout July and August – the recent heatwaves and devastating wildfires across Europe are not to be taken lightly.

The Met Office reported that June 2023 was the UK’s hottest June on record, not only beating the previous record set in 1940, but also June 1976 (currently the second warmest June on record).

Despite the fact that we’re nearing the end of the summer, the subject of overheating in homes and workplaces is here to stay. A new report shows that up to one third of homes in England could overheat in the future, up from one fifth currently, while additional research suggests that almost a third of the UK’s healthcare facilities will be at risk from heatwaves by 2050.

T H E E F F E C T S O F C L I M AT E CHANGE Climate change increases the frequency of hotter, drier weather and the chances of record-breaking temperatures. Our summers are becoming increasingly warmer each year, and the issue of overheating will only become more apparent as time goes on.

Recent commissioned research carried out by the British Blind & Shutter Association (BBSA) showed that a block of flats in London had internal operative temperatures (the temperature we feel) as high as 45ºC in October, when the external air temperature was just 21ºC. It’s important to remember that overheating doesn’t just affect us during the summer months – it also happens during the winter too, with indoor temperatures rising to uncomfortable and unsafe levels that put occupant health at risk. Because of this, external shading products and ventilation have an important role to play in managing and reducing the risk of overheating in the places where we live and work.

IS YOUR HOME DOOR LOCK SECURE ENOUGH? Julian Roberts, Technical Services Director at UAP summarises the main types of door lock and explains what to look out for to ensure your home is as secure as possible.

Maximising security is a priority for every homeowner but with so many door locks to choose from, it can be challenging to know where to start. The most common external door locks fall into five categories. However, there are many variations, including features which could make a significant difference to your home security.

EURO CYLINDER LOCKS

M U LT I P O I N T D O O R L O C K S

Euro cylinder locks are one of the most popular. They are usually fitted to uPVC doors but can also be used on composite and aluminium doors. They come in two different shapes and can be single, double, or thumb turn cylinders.

Usually found on uPVC or composite doors, a multipoint system will have between three and seven locking points making it harder for thieves to pry open the door from the top or bottom.

To maximise security, homeowners must check the cylinder’s star rating. A 1-star cylinder may mean the lock is resistant to drilling, picking and bumping, but it will not have passed lock snapping tests. Commonly used by burglars, lock snapping takes a matter of seconds and requires no special skills or tools.

Many doors that comply with the PAS 24 standard feature multipoint locks. Although individual components such as the lock are critical to a door’s performance, PAS 24 tests the whole doorset. By testing and assessing the security performance of doorsets as well as window types, PAS 24 ensures products will resist opportunistic attacks from burglars.

To maximise security, opt for a 3-star rating as this proves the cylinder has been subjected to additional testing, including snapping.

SMART LOCKS For homeowners seeking an extra layer of security and convenience, smart locks are now a popular choice. These provide keyless entry usually achieved via a smartphone App, fob or keypad. There are various types to choose from and not all offer the same level of safety so it’s important to read up on the manufacturer and its credentials.

The more advanced smart locks follow years of research and development to maximise performance. The IONIC for example, is based on the latest mechanical and car vehicle technology, offering the most advanced security encryption on the market. The fob codes can’t be stolen by intercepting the signal in the same way that thieves target keyless cars. This is because every fob has been manufactured with two million rolling codes, making every transmission unique.

Further maximising security, the IONIC smartphone App requires face recognition to access and enables the user to see who has opened the door.

Another benefit of opting for an advanced smart lock is that it offers more design flexibility. The IONIC can be installed on timber and composite doors and with a range of door handles, including lever on rose.

R I M L O C K S A N D L AT C H E S This type of lock is commonly found on glass panelled or wooden front doors. It is mounted to the door’s inner surface and automatically locks the door when it closes unless kept ‘on the latch.’ There are various types available, including the standard, deadlocking, auto deadlocking and double-locking night latch.

MORTICE LOCKS Available in various styles and types, mortice locks are for wood or timber doors. The 5-lever mortice deadlock offers a higher level of security than its 3-lever counterpart. You can tell if it is a 5-lever lock as this should be engraved on the internal faceplate.

MAKING THE RIGHT CHOICE When improving your home security, taking the time to research your door lock is vital. Although design and cost considerations are important, these factors shouldn’t comprise safety. Making sure your lock is as secure as possible will provide priceless peace of mind now and in the future.

Homeowner demand for lowest U-value windows set to grow Despite the current Building Regulations in England & Wales only demanding a U-value of 1.4 W/m2K or below, as this BBC story highlighted, many people are prepared to invest in going beyond the minimum performance requirements in their window and door replacement projects if it means creating a better quality home.

The thermal standards for windows and doors in future Building Regulations are yet to be decided, but some industry commentators are predicting that the U-value could drop to 0.8 W/m2K within the next couple of years. The latest Approved Document L in England & Wales, which was published in 2021 and amended in 2023, saw only a relatively minor drop in the maximum permissible U-value for windows, reducing to 1.2 from the previous 1.4 W/m2K level. But the general trajectory of thermal performance levels is undeniably downward.

The good news for homeowners who are striving for better is that the choice of glazing products available for windows and doors offering the lowest possible U-values is comprehensive and growing all the time. Triple glazing has long been regarded as fundamental for UK homes to become radically more energy efficient and enable the government to achieve its net zero carbon by 2050 target, but it is not the only way to upgrade the performance of windows and doors.

Increased awareness among homeowners is driving interest in low U-value windows, a recent report by the BBC highlighted. It told the story of how one Sheffield homeowner sought out triple glazing to replace their old double glazing to achieve savings on energy bills and improve comfort. They said their decision to choose triple over the double glazing, despite some local installers being insistent it was unnecessary, has paid big dividends.

Versatile and effective glass products for double and triple glazed like Planitherm give ambitious customers viable options for achieving their ‘better than compliance’ goals, unlike emerging products such as vacuum glazing. Whilst these new glass products offer amazing potential, they are prohibitively expensive and are unlikely to gain mass market penetration.

Double glazing with U-values of 1.0 W/m2K and lower can already be manufactured using today’s advanced glass products. One such product is Planitherm One from Saint-Gobain Glass, which features a unique coating on the glass to reduce heat transferring from inside to outside, as well as to control levels of solar gain to prevent homes overheating in summer.

GOING BACK TO HER TV ROOTS… Glasgow-born Jenni first burst onto our TV screens back in 1994, looking for love as a contestant on Blind Date. Her bubbly personality, great looks and ease in front of the camera caught the eye of BBC Scotland, who invited the then university student to try her hand at presenting, seeing her launch her glittering TV vocation.

Having presented BBC Scotland's Big Country, ITV's documentary series 3D and consumer show We Can Work It Out alongside Judy Finnigan and Jane Harvey, she went on to host the BBC travel show Holiday and ITV’s How to Holiday.

Jenni’s big break beckoned in 2000, when she was asked to co-host GMTV's new entertainment segment Entertainment Today alongside Ben Shephard.

She’s since presented a wide range of programmes, including several series of Channel 5’s Fantasy Homes by the Sea, been the face of the BBC’s National Lottery Big Draw and gone Down Under for ITV, reporting on I'm a Celebrity...

Transforming into Ring Master of the Big Top, Jenni hosted Sky One’s live entertainment TV show Cirque de Celebrité, while the sporty celeb’s competitive streak saw her win BBC One’s show-jumping reality series Only Fools on Horses for Sport Relief. She’s also showcased her diving skills alongside Tom Daley, featuring on the first series of ITV's celebrity diving show Splash!

A N A R C H I T E C T AT H E A R T – DESIGNS ON THE SHARD “I wanted to study architecture when I was younger,” Jenni reveals. “At the time though, it was discouraged because there weren’t many jobs going around in that field. I would have loved to design offices and commercial properties, or some of the more striking buildings in London. I dreamt of designing something like the Shard...”

“Also, coming from Glasgow, I’ve always loved the tradition of the tenements,” the Glaswegian go-getter tells me. “My Gran lived in a tenement, and I was obsessed with it when we visited her and would walk up the close to get to her flat.”

“I have always been in love with Glasgow’s gorgeous sandstone mansions, too. You will see quite a few in the West End and just outside Glasgow, in Bearsden. They are just gorgeous, although many have been converted into flats now.”

“On the west coast there are also some beautiful detached villas with views out to sea…” she continues. “A boyfriend of mine when I was younger grew up in Skelmorlie and his family home was stunning. A gorgeous villa from the 1800s with the most beautiful views out to Rothesay and Arran.”

JETSET JENNI – A ‘ H O L I D AY ’ T R AV E L FA N Suffice to say, the itchy-footed TV star has surveyed a fair few properties in her time, taking us with her on her globe-trotting adventures as she perused and shared them on our screens.

“I really love travelling,” says Jenni. “I worked on Holiday and then co-hosted How to Holiday - both brilliant travel shows giving me the chance to see the world, albeit for very short periods of time.”

“I remember waking up in Hong Kong once and not having a clue where I was nor what time it was! I was constantly on a plane; long-haul flights were a weekly occurrence, and I would always be back in London for Friday Morning Live on GMTV before jetting off again.”

Sounds amazing, although there was a downside to these endless expeditions. “The experience was incredible, the opportunity to travel was fantastic, the crew were brilliant, and my air miles impressive! However, I was permanently jet lagged…”

selling a great price. I was back there this summer and went back to see the house. I remembered it so well...”

She’s been blown away by builds back here in Blighty, too. “We also saw some beauties in the UK. I fell in love with one house in Fowey, which had the most wonderful view of the harbour!”

“I also love beautiful Georgian manor houses - much like where I got married, Babington House in Somerset. It’s just a dream property… It’s now a hotel and has been maintained beautifully.”

A S M O O T H O P E R AT O R Previously presenting the Heart Early Breakfast weekdays and Sunday Breakfast shows on Heart FM, Jenni now gently eases us into every weekday on Smooth Breakfast, and mid-mornings on Saturday, too, grilling big-names guests on her radio show, having joined the all-star Smooth Radio presenter line-up, including Kate Garraway, Kirsty Gallacher, Myleene Klass and Margherita Taylor, at Heart’s Smooth sister station at the beginning of 2020.

While with her love of visiting exotic locations, keen traveller Jenni also appears on This Morning as a regular travel reporter, having previously co-presented the show during Holly Willoughby's maternity leave.

HOT PROPERTY HISTORY Alongside being hot property on our screens, the cheerful presenter boasts a fascinating property history herself...

She first started renting when she was 19. “I was working in Scotland and rented the granny flat of a huge house in Glasgow’s West End. It was incredible. At the same time, I was renting a room in a house with friends in Headingley, Leeds, where I was studying Spanish and Italian at the university.”

The following year, she started renting her own flat in Glasgow, before moving back to Leeds a couple of years later. “No longer as a student but working for ITV out of Yorkshire TV, and so I found a flat in Horsforth,” the popular presenter explains. “However, when I rented it, they hadn’t explained that it was actually a retirement residence! So, there was I, 21, living with an older set of neighbours. They were all absolutely lovely though, and always looked out for me.”

F R O M T H E U K T O I T A LY, FA N TA S Y H O M E S B Y T H E S E A “When I worked on Fantasy Homes by the Sea we travelled around the UK and Europe, and since we were constantly in coastal locations, I would always start my day with a run along a promenade or coastal path, wherever we were filming.”

Her fave places for admiring architecture and property styles?

“We got the chance to see some stunning properties… A few really were spectacular and had SO much potential. My favourites were in Italy. Puglia was stunning and had some real undiscovered gems,” she divulges. “I remember one house in the old historic town of Gallipoli which was full of character and so close to the beach. LONDON LIFE & BERKSHIRE BECKONS “After that, I moved south to work in London and lived in a flat in Berkshire,” she continues. “I’d gone to school in Reading and so knew the area and thought I’d live there until I found a place in town.”

A year later, I bought my first flat in South West London. I was 24. It was amazing finally having my own place. I lived there for six years and then bought a house with my now husband and we are still there!”

Jenni shares her SW London home with her actor husband James Midgley, 12-year-old daughter Ella and their pet pooch Millie. “We have toyed with moving a few times, but it’s the perfect location and we have so many friends in the area.” What’s more. Ella’s school is just a short walk away.

SW LONDON LIFE Jenni and James bought their stunning semi-detached house in 2007. “We almost moved a few years ago as we were keen to have a bit more space in the main reception rooms.

I always wanted a bigger, sociable kitchen and we found a dream property, but not in a dream location,” she enlightens.

“I've now been a SW London girl for over 20 years. I love the area… the fact that you are close to the commons, the river, it's easy for my work in central London, and also equally easy to get out of town, too! There are great shops, restaurants and bars, and I also love the community.”

LETTING LIGHT INTO THE LIVING ROOM Rather than make the move, the couple instead decided to add to their own house and reconfigure the layout and, in 2018, Jenni gave the family home she’d been living in for a decade a facelift, finally creating her very own luxury ‘Fantasy Home’.

“We made one bedroom a little smaller and made it ensuite. We also changed one room into more of a dressing room. We adapted all the bathrooms into something more contemporary, but the biggest job was changing the kitchen…” she reveals.

“The kitchen became the office, the lounge became the kitchen, and we extended the house so that we could have a bright, light living room, which has beautiful crittal windows and a huge skylight. It’s brightened the house, given it a more spacious feel, and we no longer felt the need to move!”

R E N O VAT I O N , R E N O VAT I O N , R E N O VAT I O N …

With her flair for interior design, arty Jenni was hands-on with the process, totally transforming her abode over the course of six months from a “building site” into a stylish living space with floor-to-ceiling windows, complete with a bespoke kitchen with state-of-the-art appliances, a bathroom boasting beautiful wooden panelling and free-standing bath, and a luxurious living area complete with a cosy log fire and balcony overlooking the garden.

To make the most of her outside space, green-fingered Jenni turned her al fresco area and its Japanese garden fishpond with exotic plants - which was no longer practical with a toddler running around now, too - into a lush green area with a wood patio and immaculate grass, along with shrubs and topiary tree borders.

LOCKDOWN LIFE ON THE A I R WAV E S O F WA N D S W O R T H Fitness fan Jenni worked up a sweat with workouts aplenty in her garden during lockdown. “Lockdown was definitely a strange time... My daughter was at home instead of being at school, my husband was working from the kitchen, and I even hosted my radio show from the sofa for a few weeks!” she says.

“It was a difficult time with a lot of uncertainty, but to reflect on positives at that time, I loved spending so much time with my family. I never see my daughter in the morning, nor do I her to take her to school as I’m on air at Smooth 6-10am every weekday. However, in lockdown she could see me, as I worked from home for a few weeks. Likewise, my dog was in heaven as he got breakfast at 5.30 every morning and could lie by my side whilst I worked… He did bark once when I was live on air though!"

THE DREAM FA N TA S Y H O M E ?

KEEP ON RUNNING…

So, is this idyllic abode now Jenni’s forever 'Fantasy Home'? “Having said that, it’s still not my dream fantasy home…” she discloses.

If you weren’t already aware, Jenni is BIG on running. “I am REALLY into my exercise,” she smiles. “I particularly love running and can often be seen running around the place! Eamonn Holmes drove past me a few times on his way to This Morning and said he recognised that ‘running style’!!”

“I would LOVE to one day move to a house where I have a more rural view out of the window. Currently, it’s very urban. I’d also love not to hear trains and cars and to be able see the stars at night. Living in the city there is constant noise and too much light to see the sky clearly.”

So, is a move now back on the cards?

“It’ll happen one day,” she divulges.

“Currently, I am up for work at 4am and it takes 20 minutes to get to work.

The thought of adding to that commute time just isn’t appealing. I did it for 18 months when I lived in Berkshire and commuted in for GMTV. I have had 23 years of early starts and making them earlier than they need to be is something I will willingly miss!”

Another dream is to upgrade from a semi-detached to a detached house.

“Mainly so I don’t hear the neighbour’s kids playing piano through the wall at 7am on a Sunday!” An untimely performance which proves all a bit too much for the music fan.

“For me, it’s just space, a bigger garden, more privacy, and better storage. But then, I’m happy where I am with fantastic friends around the corner and some lovely neighbours, an easy walk to Ella’s school, everything we need within reach. What’s more, I can run my commute.”

A SMOOTH F I T N E S S FA N AT I C Fresh air aficionado Jenni is a huge advocate of the benefits of running in green spaces and the great outdoors.

“I think running is a great tool to stay fit physically, but it also has huge mental health benefits. For me, it’s my meditation, it de-stresses me, can be done alone, can fit into your day when you have time… and it’s free!”

When not out running, she can often be seen practising her swing on the green.

The Golf Sixes Pro-Am tournament a few years ago saw Jenni compete against other famous faces on the fairway, including Brian McFadden, Chris Hughes and Vernon Kay. “I play a lot of golf. There are plenty of courses along the A3, so it's easy enough to head there after work.”

RUNPOD PODCASTS The dedicated runner launched her popular podcast, RunPod, several years ago, for which she chats with renowned names from the world of sport and entertainment, including Paula Radcliffe, Ben Shephard, Dame Kelly Holmes, Jake Quickenden, Katie Piper and former England rugby captain Mike Tindall, who also all love running for pleasure.

M A R AT H O N GIRL – KEEP ON RUNNING! “I love chatting all things running, and listening to people talk about what motivates them to run is the best way to keep going yourself,” says the inspirational presenter.

“So, RunPod has proven to be very popular to listen to whilst you’re out there pounding the pavement!”

“In fact, I know many runners saved them to listen to back-toback whilst running the virtual London Marathon.”

An avid participant of the annual event, the Smooth Breakfast presenter has raised funds running The Marathon for The Children's Trust, Breast Cancer and CLIC Sargent Cancer Research UK charities in the past.

“I’m very passionate about health and wellbeing, and so loved the fact that so many people took up running during lockdown. It was the go-to exercise!”

“For me, relaxing at home is exactly that; feet up, watching movies with my daughter and husband, Millie the dog curled up next to us, and that’s perfect, especially on a rainy autumn or winter’s day!”

A S U S TA I N A B L E H O M E ?

Jenni is now considering implementing a few sustainable aspects to her home.

“We have been looking to get solar panels, but it’s just not been as straightforward as we had hoped, and we have to make sure the investment is worth it.”

A D D I N G T H E W O W FA C T O R Her advice for adding the 'wow factor' and value to our homes on a tight budget? “I think it is possible - you just have to be strict with your budget and keep things simple.”

“We are currently trying to declutter - I think that can help with the wow factor.

There is nothing worse than ‘stuff’ everywhere, which is why we are having a clear out. We’ve been working through our house room-by-room, clearing out a lot of things we no longer need.”

KEEPING IT CLEAN Her other top tips for a top home? “We’ve added crittal windows in some parts, as well as shutters in other areas to give a cleaner, brighter look. We’ve also moved well away from grey everywhere, which was a trend a few years back and, thankfully, we have now added a bit more colour. A simple paint job can change the entire feel and look of a room.”

“For our room, we want to redo the flooring, repaint the walls, perhaps take a bit of wall out to open the space up but really, that’s not too hard - it’s more about the time it takes, which is off-putting. Everyone has their own style but there are certainly ways of achieving a great look without breaking the bank. I think the secret is simplicity - keep it clean, allow lots of light in the room and avoid clutter.”

STILL TO COME… Next up on Jenni’s running order? “I’ll still be working on Smooth six days a week and waking London up every weekday morning - I love that!

And I’ll be doing more running events.”

“I am really happy with what I have on my plate right now. I am lucky to work on air on one of the biggest commercial stations in the UK, hosting the breakfast show Monday to Friday and then mid-mornings on a Saturday.

My RunPod podcast has seen me release at least one episode weekly for four-and-a-half years and I now host a golf podcast, too!”

With details under wraps, she reveals she has a big new project for next year. “I will tell you about it in 2024, and, of course, we have many exciting things happening at Kollo Health HQ, too!”
