A VIEW FROM THE GOLD COAST I’d like to start by firstly congratulating the talented team at the Gold Coast Panache Magazine on an outstanding inaugural edition. We are indeed proud to be their exclusive real estate partner and each edition contribute insightful market updates and a showcase of extraordinary properties. It has most certainly been a scintillating Spring season for real estate. Our lifestyle state [across all markets] is enjoying one of the best bull runs in property, one not seen for more than a decade. Queensland is enjoying the rise and rise of property values, many returning to pre-GFC levels, and beyond. We’re seeing high-net-worth clients continue to spend money on anything luxury, and luxury property is no exception. Our list to sell ratio hit 93.1 per cent for the June-July-August period. This is unprecedented and reflects the number of buyers in the market. Property price records have been toppling left right and centre. Not just street records, but suburb records. Our $4.3m sale of a Bellara St, Ashmore property hit a suburb record, as did our sale of a villa in Hughes Ave, Main Beach
at $2.9m. And not to overshadow these exceptional results, last week’s sale of a Noosa property that we were comarketing achieved $16.45m at auction, a new Queensland record. But the question on everyone’s lips is: will the strength in the market end, or at least cool? The short answer is yes, we’re seeing signs of it cooling, but the underlying factors at play for Queensland property remain strong – cheap money, amazing lifestyle, workplace changes, and incredible value for money. Looking into 2022, I believe Queensland will continue to be in a rising market for the first two quarters at least, with low inventory levels and a plethora of buyers ready to execute, keeping the heat on prices. A federal election in March [as mentioned by the politicians] will be the first of the real cooling factors, followed closely by international travel building up momentum and taking the focus away from all things domestic.
