From country farmland to downtown high-rise penthouses, we’ve showcased a high percentage of the homes that has been on the market. This issue, we stay true to our roots while incorporating home and lifestyle businesses in our 2nd issue of Locale. Meeting new people and creating stories is my passion! I had the pleasure of working with Brian Plouffe, Owner of TRIO Restaurant, for our Locale Cover Showcase. While there, I tasted delicious appetizers prepared by Chef Kyle (yes, that’s him on the cover) and some very authentic and tasty cocktails. Dream a little Dream! When preparing your home for sale, it’s understandable that some adjustments to your day-to-day living may need to be made to showcase your home effectively. This can be a disruption to the entire household but can feel especially disruptive and stressful for young children.

While parents have often joked about shipping their kids off when the house is for sale, some clients have followed through and made arrangements for the kids to be out of town, or have an extended stay at their grandparent’s house for the first week or two. If this is an option, it could help to minimize stress while also allowing you to be more flexible with available showing times. However, this is not an option for most, so we have provided you with advice to help make the homeselling process as smooth as possible for you and your little ones:

1. ENGAGE YOUR KIDS IN THE PROCESS Get them involved with deciding what will stay and what can be packed up for the new house. Remind them that these items are being packed away temporarily and provide them with a maximum of 2 toy bins to store the toys they wish to keep accessible. If there are toys that are no longer played with, ask them to consider donating these to a charity that will give them to children that could use them.

2. CONTAIN ALL KID’S TOYS IN THEIR BEDROOMS AND PLAY AREA Remove all other toys from the living room, kitchen, dining room, and other adult entertaining areas. Use baskets if toys are in other areas of the home and cover with a folded blanket. If space is available, kid’s play areas are a great selling feature in the right neighbourhood.

3. TIDY KID’S ROOMS Kids will be kids, but when selling a house, it’s important to check their rooms each morning to ensure that the space is neat.

4. TAKE ADVANTAGE OF YOUR “FREE” STORAGE AREAS These are areas that prospective buyers will not be viewing, such as beds, dresser drawers, and inside any other furniture you own. If it is sold with the house, they will look inside, so avoid over-filling any builtin cabinets or closet spaces.

5. TONE DOWN ANY ACCESSORIES AND WALL COVERINGS Since it’s a kid’s room, some toys or other fun items can and should be on display. Keep these minimal and select just a few oversized items (rather than numerous small items).

“Who gets the house?” is not the right question to ask when it comes to dealing with the marital home. The right question is “What do we do with the house?”. One of the options available is for one party to keep the house by buying out the other party.

couples expect to purchase their next home but don’t have their separation agreement finalized. Lenders rely heavily on the separation agreement to dictate the mortgage amount they will approve. It gives the banks and lenders a good idea of what your financial situation will look like post divorce.

There are many reason why you would want to retain ownership of the marital home. Of course, children play a huge role in this decision as many parents want to maintain some semblance of normalcy by keeping them in the same school to be close to their friends. Keeping the home may be a sound financial investment.

It’s also worth noting that you will avoid paying the land transfer tax if you have your formal separation agreement in place before buying out your spouse’s share of the home.

So, beyond any practical or sentimental aspects, does it make financial sense? there are a few factors you need to consider.

CAN YOU AFFORD IT?

Keeping a house when you cannot afford it is one of the most common financial mistakes people make when going through a divorce. It’s not just the mortgage payments that you need to consider. You’ll also need to budget for the property taxes, utilities, and more. If you have an older home, you could find yourself on the hook for thousands of dollars in unexpected repairs.
