Thismarket.didn’tmean, that Buyers over the last several years didn’t need to procure a mortgage before closing. In fact, very few Buyers were paying cash when borrowing money was so cheap. This also does not mean that Buyers weren’t concerned that the home they were purchasing would be in perfect shape. They just knew that if they put any conditions in their offer, even a 3 day condition for Financing Approval or Home Inspection, their offer would get rejected in favour of a firm offer.
Sellers in Waterloo region were rather spoiled over the last 7-8 years, as the market was moving fast enough that most Buyers had the confidence to purchase their next house before selling their current house.
There is usually a second component to the Sale of Buyer’s Property condition, and it’s called the Escape Clause, which gives the seller opportunity to continue marketing their home and if another offer comes in that is acceptable to the Sellers, the Buyer would have a certain number of hours, typically 24, 48 or 72, to decide whether or not they are willing to waive their condition(s) and proceed with their offer.

Of course, every Buyer’s and every Seller’s situation is different, but generally speaking, we are beginning to see a lot more offers accepted conditional on the Sale of the Buyer’s Property. Keep in mind, that whenever several Buyers and Sellers all have conditional offers, it can become very complicated and can cause a major domino effect if not everyone can get their homes sold in time and closed as planned.

The typical Sale of Buyer’s Property condition makes the offer conditional upon the Buyer being able to get their house sold within a certain period of time, usually 4-6 weeks.

Not only have we experienced a change in the property values, but also the type of offers that we are seeing.

Several years ago, Karen obtained certifcation to become a licensed condominium Property Manager and holds OLCM (Ontario Licensed Condominium Manager) designation. This has been a huge asset to her real estate career as she is well versed and deeply knowledgeable when it comes to understanding condominium living. In 2019, Karen started working with a local new home builder, Carriageview Construction, to sell his custom-built homes in the Brantford area. She frst met the builder, Domenic Zavarella (Sr) in 1989 when he built a custom home for her. At that time, Karen wasn’t a realtor and had purchased the home through the builder’s wife, Kelli. Eventually, they worked together at Re/Max and their friendship fourished. Unfortunately, due to the loss of Kelli, Karen and Domenic formed their business relationship. “I am so proud to represent who I believe is the best builder in the city”, says Karen, and “I’m grateful every single day for the opportunity that he presented to me 3 years ago”.

1. In a large sauté pan set over medium heat, melt butter. Add the onion and garlic and cook for a few minutes, until softened and fragrant. Add the our and cook for about 2-3 minutes, stirring occasionally. Whisk in hot milk and stir until sauce thickens, about 7-8 minutes.

2. Stir in 2 cups of the cheese and the parsley, cilantro, tomato paste, chili powder, oregano and chili peppers. Spread 1⁄2 (one-half) cup sauce in a 8” square casserole dish. Top with the rice, and then the chicken. Cover with the remaining sauce and let cool (and refrigerate if you don’t want to bake it right away).
