Navigating Ontario's Cottage Market Amidst Shifting Trends and Interest Rates

Covid introduced many individuals unaware of cottaging to the secondary property market. Demand to be outside the city swelled, and people had the time to explore side roads and towns they had never been to before to curb that ‘four-wall’ boredom. The demand hasn’t wavered since, but as interest rates rose, more and more buyers parked themselves on the sidelines, waiting for things to cool. Additionally, people considering retiring are doing so outside the city, on what would typically be considered second properties. With talk of interest rates dropping into 2025, one buyer after the next is putting themselves back in the game, and demand in certain cottage areas far outweighs supply.

Interestingly, it isn’t as simple as 'well if I can’t go to Muskoka, I’ll go to PEC.' Everyone has their preferred spot, and that is the one thing on the wishlist they won’t usually deviate from. Georgian Bay, be it Southampton, up the Bruce, Collingwood, Parry Sound, or the North Channel spans a much wider catchment and therefore offers more inventory. Similarly, PEC or the Ottawa area. Closed lakes like in the Kawarthas, Haliburton, or Muskoka quite literally have so much ‘room on the pond’ or space, and you can’t make more lots on the lake. That scarcity holds and drives value.

The one detail that’s often not at the top of a buyer's list is to focus on the lot. Don’t get distracted by the shiny objects on top! Like any other asset, they depreciate unless you’re constantly sinking money into them. The land is what will appreciate in the long term, and that’s exactly what’s transpired in markets like Muskoka over the last decade. Ask yourself, if this building burned down tomorrow, would I want to rebuild on this property, and would it be easy, accessible, and reasonably priced? Can you limb up for a view? Blast to get a walk out? Find different vantage points and views from different spots on the property? If you can find more yeses than noes, it’s a keeper, and so likely will someone else.

With the rates heading where they are through 2026, my advice is, if it’s a good fit for your family, get in sooner rather than later to combat the lack of inventory. The challenge for many is finding something they can function in, in the short term, before building out their dream cottage in the long term. Ontario has so many fabulous cottage options available, but they're all widely different. With the updated TRESA advertising rules, I can’t suggest you work with local realtors more. Many deals are getting done without even getting to the open market, and the best representation you could ever have is boots on the ground that understands whatever local intricacies exist. Just have your usual agent do a referral.

You may have had scotch eggs before but you’ve never had THESE scotch eggs before! We love bison in this recipe for its rich flavour. We firmly believe celeriac is the unsung hero of the root vegetable world. It’s incredibly flavourful and paired with miso it’s an umami-punch of creamy flavour to serve with the scotch eggs. Celeriac has a light celery flavour that you truly have to taste to understand how delicious it is!

Ingredients

454g Extra Lean Ground Noble Premium Bison

1 egg

1/2 cup (120ml) fresh parsley, finely minced

1/2 cup (120ml) seasoned panko breadcrumbs

2 tbsp (30ml) BBQ rub

4 eggs, soft cooked

1/3 cup (80ml) flour

1/2 cup (60ml) cornmeal

Salt and pepper to taste

Avocado oil spray

For the Celeriac Mash

2lbs celeriac (two medium-sized celeriac) peeled, and cut into half-inch chunks

1 head garlic, minced

1/2 cup (120ml) butter

1/4 cup (60ml) olive oil

1/2 cup (120ml) half n half cream

1 tbsp (15ml) white miso paste

Salt and pepper to taste

Maple Mustard Drizzle

1/4 cup (60ml) whole grain mustard

1/4 cup (60ml) Dijon mustard

1/4 cup (60ml) mayonnaise

1/4 cup (60ml) maple syrup

Directions

Fill a deep pan with water, and bring to a boil. Add the eggs, and set a timer for 6 minutes for soft cooked eggs. If you like your eggs cooked a bit more (and not jammy on the inside), cook for 7-8 minutes. Remove from heat and immediately put the eggs into an ice bath. Allow to cool fully before peeling. Roll the eggs in the flour and set aside.

In a large bowl, add the bison, the breadcrumbs, egg, parsley and BBQ rub. Mix thoroughly to combine. Divide the mixture in 4 portions. Flatten each portion as if you were making a very flat hamburger patty. Take one of the eggs, and put it in the centre of the patty. Bring the edges to each other, closing the egg inside the meat. Use your hands to form the meat around the egg, ensuring that none of the egg is showing, and the meat is firmly enclosing the egg. Season the cornmeal with salt and pepper. Roll each egg in the cornmeal. Place all four eggs on a parchment lined baking sheet. Spray with avocado oil. Bake in a preheated 425 degree F oven for 10 minutes. Flip, and bake for an additional 6-7 minutes. Do not over bake, or you risk the eggs bursting open.

While the eggs are baking, whisk together the ingredients for the drizzle. Set aside. Add the celeriac to a pot, and cover with cold water. Season heavily with salt. Bring to a boil, and boil for 18-20 minutes, until very tender. Drain, and allow the excess water to evaporate before adding it back to the pot. In another saucepan over medium high heat, melt the butter with the oil. Add the garlic and cook for 2-3 minutes. Remove from the heat, and allow to cool slightly before adding the cream and miso. Whisk to thoroughly combine. Add the celeriac to a food processor, along with the butter mixture, and process until smooth. To serve: spread some of the celeriac mash on the plate, and top with one of the eggs that’s been cut in half. Drizzle some of the maple mustard drizzle and top with chopped chives.
