Directions

• In a tall saucepan over medium high heat. • Bring Sugar, water, rum, and Vanilla to boil. • Reduce until all the liquid is evaporated. • Slowly add Cream and bring to a gentle boil for 2-3 minutes.

• Drizzle over muffins

TV reality shows and trendy YouTube videos will lead you to believe that flipping houses is a quick and easy way to turn a profit in real estate. Be prepared to roll up your sleeves and put in the work, so you can avoid costly mistakes with these tips for the highest profits.

HOUSE FLIPPING DEFINED The act of purchasing a home in a state of neglect and/or disrepair, fixing it up, and selling for a profit. 1. START SMALL If you’re planning your first flip, we recommend starting with a property that needs only cosmetic updates. While the profits may be smaller for these properties, it will give you an opportunity to learn how to establish a budget, set realistic timetables, and work within those. A cosmetic flip does not require any major demolition but instead provides a facelift based on fresh paint, new light fixtures, new flooring, and other non-invasive updates.

I always go through the traditional seasons in Real Estate (i.e., Spring Market, Fall Market, etc.), which I have covered in past articles, but have somewhat gone along the wayside during Covid. Right now, there is a huge shortage of inventory which indicates it is a fantastic time to sell. Still, based on the situation a seller may be faced with, we can and should be strategic within the season in which they are choosing to sell. There is always a lot to weigh out when deciding the right time to list.

It’s important to be able to also assess what could be done to make the photos look more appealing, and most of the time, the sellers who invest some time and money making their home look its best prior to listing are the ones who are able to get top dollar for their home on offer night. Here are some things that are often recommended to sellers prior to hitting the market, in order to present their home as well as possible and encourage the highest sale price: • Paint walls in colours that are neutral • Change out old doorknobs and cabinet pulls/knobs • Update the light fixtures • De-clutter and depersonalize • Staging – sometimes this service is provided by Realtors Sometimes the renovations are more extensive, such as a new kitchen, new flooring, a new roof, or a new furnace or air conditioner.

Should I sell first or buy first? The safest bet is to purchase your next home considering a proposed conservative sale price (i.e., the minimum amount you think your home will sell for). Another strategy that some folks are starting to consider when they see the varying range of sale prices in our area is to sell first and ask for a long closing, so they know how much money they have to work with when they purchase and then have enough time to find a place. This is not recommended, though, unless you have a back-up plan of a temporary place to live in case it takes a little longer than you planned to find the right home.

It’s best for all involved to be upfront with one another and to ensure that all are on the same page because it requires cooperation between the sellers and the listing agent to get the best outcome.

What do you charge for commission? Okay, I’ll fess up and say that I purposely listed this question last even though it’s usually the first question I am asked. But that’s the way that I handle it when people call me as well because this usually isn’t a clear cut answer. When you go shopping for a car or a piece of furniture, you usually know the price of the item right away, but you’ve also had a chance to see the quality of the item. Smart sellers get to know the agents they’re interviewing and find out what kind of service they can expect to receive from them. There’s much to consider when deciding on who to list with, not just the cost involved. No matter which Realtors a potential seller talks to, they’ll likely get different answers from all of them because there is no “going rate” for commissions, and commissions are negotiable. Every agent has a different marketing plan. Many times, those who have a more robust marketing plan charge a bit more, and those offering a more basic plan usually charge a bit less. Keep in mind that you can’t assume that your property would sell for the same no
