EDITORS NOTE The other day, looking outside enjoying my morning coffee, I saw the first robin of the season. The signs of Spring is such an enlightening and inspiring time of year. We know that we can experience a few more days of cold temperatures (and possibly some more snow to deal with), but this time around, it comes with the knowledge that sunnier days are just around the corner. This year, the signs of Spring includes more events, more entertainment and more family time than we have had the past two years. Spring also inspires us to do more landscaping, renovations, gardening and possibly consider a relocation where many consumers find themselves in the buyer or seller’s real estate market. It has been a year for sure when it comes to real estate in the KW Region. KWAR reported that, in Kitchener-Waterloo and area, we’ve reached a new milestone in Real Estate. According to the KWAR press release on March 3, 2022, all residential property types have reached an average sales price of over $1M. Whether this will be the norm going forward remains to be seen. What we know for sure is that the KW and Wellington regions are very sought after markets and a great place to call home. I have lived in the KW region for over 25 years and it’s an excellent location to raise a family and send them to post secondary school nearby so we can assist them in setting goals and saving for their future. It’s a wonderful place to live, laugh and grow as a family. International Women’s Day, on March 8th, was a global holiday that recognizes women’s incredible achievements and encourages others to advocate for gender equality. This month, I have had the opportunity to meet some of the women who work in real estate. There are so many powerful and resilient women in this incredibly competitive industry. Women who work tirelessly, yet dedicates time to personal philanthropy and their family. For the remainder of March, we invite you to call out a woman in your life that inspires you, your community, or has touched your life in a meaningful way. Chimichangas DIRECTIONS • In a small saucepan combine ½ cup chicken broth and chipotle powder and rice stir well. • Over med/high heat bring mixture up to a boil cover and turn heat off. Cook for 5 minutes. • In a separate pot add 1tbsp of oil and place pot on a med/high stove and bring oil to temperature just before smoking. • Add onion and cook until softened (about 5 minutes). • Stir in garlic, chili powder, and cumin cook until fragrant, about 30 seconds add remaining ¾ cup of broth, partially cooked rice, and beans bring to a boil. • Reduce heat to medium low, add chicken and cook covered until chicken registers 160° and rice is tender (about 15 minutes).

Pinto beans, rinsed 1 cup .......................... Medium cheddar (shredded) 1/3 cup ....................... Cilantro 1 tbsp.......................... All purpose flour 1 tbsp.......................... Water 4 .................................. Flour tortillas (10-inch)

• Transfer chicken to cutting board and let rest for 5-10 minutes. • Cut chicken into ½ inch pieces and combine with rice and bean mixture, cheddar, and cilantro. • In large, rimmed pot or Dutch oven add 3 cups of oil. • Place over med/high heat and bring up to a temperature of 325° • Whisk flour and water together. • Stack tortillas on a plate covered and place in a microwave oven for 30 seconds until pliable. • Work one at a time place ¼ of the chicken mixture in the middle of the tortillas. • Brush the edges of tortillas with flour paste. • Wrap top and bottom of tortillas tightly over filling. • Brush ends of tortilla with paste and fold into centre pressing firmly to seal. • Place 2 chimichangas, seam side down in oil and fry for 2 minutes turn over and fry for another 2 minutes. • Remove and place on a wire rack. • Bring oil back to 325° and fry remaining chimichangas. • Serve warm

Should I Stay or Should I Go?

Recently, the Kitchener Waterloo Association of Realtors (KWAR) president, Megan Bell, was quoted as saying; “Home sales in 2021 have absolutely smashed last year’s record by more than 1,000 units. While this is a good time to sell your home, it remains a tremendously difficult market for buyers. Affordability for all types of housing within our community continues to be a concern which we expect to continue throughout 2022.” This is a double-edged sword for many who may be considering whether to sell their home to move into another or stay where they are. It can all be quite intimidating. While as a seller, this may be the opportune time to get the highest price for your current home, as a home buyer, it can be very challenging to find the perfect home that fits all your needs within your price point. Particularly, if you do find the perfect home, only to be met with a bidding war. Perhaps you’ve considered the option of staying in your current home and taking on some renovations. You are certainly not alone! Should you stay or should you go? Here are a few thoughts to help you to make the best decision for you and your family. When considering selling your home, the decision is likely to be based on a combination of factors unique to you and your family. Knowing what those factors are will help you to determine your direction. • First, consider your needs. Perhaps a lack of space is driving your primary need. Are you living in a twobedroom home with two children and a third on the way? Your need may need a house with three bedrooms.

• Then, consider your wants. You may want a double-car garage so both you and your husband can park your cars in the garage. However, your current single car garage does accommodate one car and the driveway the other car. • When you have a good handle on your real estate wants and needs, look at these in conjunction with your financial situation. The Do’s and Don’ts for Homebuyers

Nobody likes to be told what to do (and what not to do). Well, at least I know that I don’t. In fact, the more someone orders me around, the less likely I am to listen to them. I’m sure I probably got myself into some trouble over the years for having such an independent spirit, but it has also served me well in other areas of life. I’ll let you in on another one of my personality traits. As much as I don’t like to be submissive, I probably hate losing even more. I’ve learned that if I want to win in life, it doesn’t just take hard work and grit. It also takes listening to the right people, people who have wisdom and a history of making good decisions. So, if you are a Buyer and you want to win, follow some good advice. Here is some of the best advice I can give you to help you to win in this market.

DO

Hire the Right Agent

I once had someone who told one of my buyer clients “your agent wasn’t very nice to me”. It was regarding a situation where the seller had left a garage full of their junk right before closing day, and I had to get a little pushy to ensure my client wasn’t left with a headache to deal with. My client later told me that he told this person that he didn’t hire me because I was nice; he hired me because I was smart. We got a good chuckle out of it, and it became a funny story to tell. But, seriously, there is a lot of truth in this. If you want to have someone help you in a tough market, you need to hire someone who is tough. There’s no reason to be rude just to be rude or to assert power, but you must ensure you’re working with someone who is strategic and not afraid to assert themselves on your behalf.

Get an Accurate Pre-approval

You can’t go shopping without knowing what your budget is. It’s a waste of everyone’s time and will prove to be a very frustrating experience, so this is the first thing you should do before you even start the process of viewing homes.

Be Realistic About Property Values

If I could put my finger on the most frustrating part about this current market (and I mean frustrating for buyers and buyer’s agents alike), it’s that there’s no rhyme or reason with pricing. There could be 10 very similar listings pop up on the same day and the list prices can vary by more than $200,000 or more. So that you don’t get your hopes up, allow your agent to inform you prior to booking showings approximately what they think the property will sell for based on recent sales data in that neighbourhood. If you have a budget of $650,000, don’t look at homes that are likely to sell for over $700,000. The longer you view homes that are out of your reach, the more you will end up spending in the long run because lost time allows the market to increase in value which results in you either spending more for the type of home you want or getting less of a home than you wanted in order to fit your budget.

Give it Your Best

Gone are the days of bargaining. If you are buying in this current market, you need to realize that you are likely only going to get one shot at the property you’re offering on. There may be 10 or 15 other offers you’re competing with. The seller and listing agent will likely not be calling everyone who submitted an offer. They will likely set aside several offers they received and only focus on the best ones, which may only be 1, 2 or maybe 3 offers. Sellers usually eliminate offers from their consideration for the following reasons: •

Offers under a certain purchase price

Offers with a closing date that doesn’t work for them

Offers with conditions – in this market, most listings sell FIRM on offer night

Offers that for whatever reason seem shaky – either the deposit is too low, or the buyer didn’t actually view the property in person prior to offering, or something else that leads the seller to believe that the buyer is not really serious

Get Turned Off by Silly Things

Sometimes homes aren’t clean, they aren’t staged, they aren’t marketed well and don’t look pretty in the pictures, or they stink or they have a hideous wall colour. All of these things are surface issues. Okay, maybe the funky smell goes a little deeper, but even odours can usually be addressed. Don’t let minor things keep you from offering on an otherwise great home. If it’s in the neighbourhood you want, and if it’s the right size and layout, and it’s something you can afford, you can always clean it up to your standard and paint it prior to moving in. You’ve likely heard the saying “Don’t Sweat the Small Stuff”. Well, that’s good advice when you’re shopping for a home in this market.

Naturally, everyone wants to be able to get the best that they can with their money. But, if you keep offering on homes and are missing out by a lot (more than just a few thousand dollars), you need to kick it up a notch on the next offer. If the homes you are viewing are selling for above your pre-approval range, you need to adjust your search criteria and adjust it quickly because the market is increasing quickly. For example, let’s say you are trying over and over again for a detached home and you keep missing out. Maybe you need to stop looking at detached homes and start looking at semi-detached or townhouse. And you may need to adjust your search criteria again more than once during your house search. This is not uncommon. It is taking some buyers several months to land a purchase in this market. Those who are stuck on getting a certain type of home and aren’t willing to make adjustments in the type of home they want to purchase may need reconsider their location or neighbourhood. With so many people working from home, you can get a much better deal if you’re willing to purchase 30 or 45 minutes further out from the city.

Try to Keep Up with the Joneses

This advice is mostly to the first time buyers just starting out. For your own good, please don’t compare yourself with your friends, family and co-workers. If you do, you are going to be very disappointed in this market. Even if you have a friend who purchased a property 3 months ago, they could have purchased that property for $100,000 less than what they would have to spend for the same house in our current market. Life, in general, is much happier when you nix the expectations. Look at your situation and come to grips with the fact that you may not be able to get the type of home you had initially pictured yourself buying, and then move forward with a positive and realistic attitude. In closing, my intention isn’t to scare people off from buying, but to educate them and help set them up for success. I hope you find my suggestions helpful. If you’re a novice gardener like myself, perennials are a smart investment. You won’t need to spend too much time planting and seeding, and they tend to live between 3 – 5 years. While perennials don’t bloom all year long, your goal should be to purchase a variety that will bloom at different periods, this will ensure your garden always looks lush and vibrant. Here are some beauties that add color and depth but require little to minimal effort.

Stella De Oro Day Lilies Stella de Oro’ is a compact plant (9 to 12 inches tall) known for its exceptionally long bloom period (May through July), although individual blooms last for only one day. ‘Stella de Oro’ needs little care, but it can be divided whenever wanted to propagate new plants.
