pring has finally arrived (I think) and in this issue, we have a budget friendly backyard makeover by Jo Alcorn, a delicious Quinoa Tabbouleh Salad, property ownership advice for those going through a divorce and many new advertisers. The real estate market is shifting and if you’re thinking of buying or selling, it’s a great time of year to reach out to a realtor to understand the current temperature of our market. On another note. I drive to work every morning where I typically I listen to audiobooks rather than music. If consistent, I can complete one audiobook per week. Molly Shannon’s book, Hello Molly, was an amazingly fun and humorous listen.

I love the accessibility that an audiobook offers. I can listen while driving, walking, or simply working around the backyard. That said, once I’m home, there is nothing like a good book and a comfy chair. When discussing books with my friends, the majority still loves to hold onto the edges of a hard cover or folding back the pages of a paperback. It’s a nostalgic part of analog days gone by. I received a call the other day from a local business who has our magazine in his restaurant. He requested more copies of the HOMES+/Locale issue as the rack in his entryway was empty. He requested that the rack be replenished regularly because his guests love the magazine. Suffice to say, the success of Locale and HOMES+ had our distribution team stacking and restocking racks. As a local family owned business, it gives us great pride to provide great content alongside our amazing local advertisers and contributors. No, print isn’t dead. It’s embraced.For that, we thank our over 55,000 readers for their support and commitment. We’ll see you again in a month.

Quinoa gets a workout in the Dana Shortt Gourmet kitchen, as many of our customers are interested in purchasing soups, stews & entrees made with this healthy, gluten free grain. This classic Middle Eastern salad is typically made with bulgur, but substituting with quinoa packs a nutritional punch and extra protein. Serve this salad as a side dish or pile high onto hummus and serve with pita bread for a quick and easy appetizer. It’s also delicious with pita bread, Greek yogurt and grilled chicken. INGREDIENTS 1/2 cup Quinoa (if you don’t like quinoa use bulgur, cook according to package instructions)

1 cup ¼ cup 1 cup ½ cup ¼ cup 2 Tbsp 3 Tbsp 1/2 tsp ¾ tsp

Halved or quartered grape tomatoes Red onion, very finely chopped English cucumber, chopped Parsley, chopped Dill, chopped Good quality extra virgin Olive oil Fresh lemon juice Ground cumin Kosher salt, pepper to tase

METHOD

1. Place quinoa and 1 cup of water in a medium saucepan. Bring to a boil, reduce heat and simmer for 15-20 minutes or until water is completely absorbed. Set quinoa aside to cool. 2. When quinoa has cooled, transfer to a bowl and add in the remaining ingredients, stirring gently to combine. Let sit for at least 15 minutes at room temperature or up to overnight in the fridge to allow the flavours to blend & combine.

After the past two years, backyards are where it’s at! With the current temperature of our World, homeowners are still looking to leverage every square foot of their homes, including their outdoor spaces.

With the price rise in lumber, furniture and all things outdoor, I want to give homeowners some tips on how to utilize what they have and add a few new things to spice it up. When it came to my clients, they really didn’t like their original space. It was cluttered, there were no defined zones and they just kind of abandoned it. During the lockdown, they enlisted me to take the space from drab to fab. Although the deck needed to be replaced, like many others, they were not ready to pay double the price for lumber, so a fresh coat of paint modernized this dated deck. Paint really goes a long way to freshen things up. The conversation set is over 15 years old but the shape and cushion colour was still perfect. With a little elbow grease, and a can of matte black spray paint, they were able to freshen it up to look sleek and modern. I really wanted to take this outdoor space from day to night so lighting was important to take afternoon drinks into the twilight hour. I grabbed these Edison LED String Lights and Hurricane Lanterns. They give off a warm, inviting light that can take you from dusk to evening.

To take it a step further in the outdoor experience, I added this gorgeous outdoor wooden bar to create another zone and focal point. Now, if it only it came with a bartender! Growing your own food is becoming a trend among many. Whether you have a yard or a small patio, modular and vertical planters ensure you have fresh herbs and veggies no matter your outdoor size. This system is also great for those just getting into the green thumb lifestyle. Bonus: they match the décor perfectly. I love when a design comes together seamlessly. What’s a backyard oasis without a BBQ? While gas or propane grills are the norm, this weekend chef really wanted to try his hand at a charcoal grill. This gorgeous Weber 22-in Black Charcoal Kettle Grill is sleek in design and easy to move around. Perfect for the space.

We brought in textured pieces to really finished off the space and add that cozy feel. With some two-toned throw cushions with burnt orange tassel and black and white pillows. I defined the fireplace area and upper deck sitting area with rugs to truly define the zones for a comfortable feature.

From lounging in the conversation area under the pergola, to toasting marshmallows at the fire pit, to grilling burgers and grabbing a drink at the bar, this backyard getaway is sure to get lots of use this summer and be a little home away from home.

Who gets the house in a divorce is a common question or point of contention with divorcing couples. Particularly if they’ve lived in their home for a long time – the neighbourhood is familiar, friends are close by and their children attend school there. It’s a house full of memories; – Some good, some bad.

In a divorce, a house is more than just another asset that needs to be dealt with. It represents the physical and emotional foundation of a family’s life. Deciding what to do with it is probably one of the hardest decisions you’ll need to make. There are many reasons for wanting to keep the house in a divorce. If you aren’t the main breadwinner, you may not be able to afford another house on your own. Perhaps you don’t want to uproot your kids and move them away from their friends and school. Whatever the reason, they’re all valid. But the question you need to ask is not, “Who gets the house?” That just ends up locking you into a win/lose situation because it’s either you or your spouse. The better question to ask is: “What do we do with the house?” This not only opens up more options, but it provides you with a framework for making a more informed decision. By reframing the question, your options become: 1. One party keeps the house by buying out the other party. 2. You sell the house and split the proceeds. Knowing your options will help you consider your situation more objectively to determine which is the most feasible.

There are pros and cons to each option, but everyone’s situation is different, and you will need to consider what is right for yours. The following factors will help you determine the best option for you: 1. What is your house worth? And more importantly, what is the marital value of the home? 2. Can you afford the current mortgage payments, taxes and upkeep? 3. Can you refinance the mortgage if you bought out your spouse? 4. What is the current real estate market in your area? While these all seem like straightforward questions, they’re not. You’re going through a divorce and that brings a host of emotions – from anger to grief, sadness to depression. Decisions on what to do with the house can be overwhelming. And decisions made that are clouded in emotion can have negative and long-term consequences. Talk to your lawyer. Talk to a Realtor®. Talk to a counsellor, friends, and family. Get a support network in place to help you work through your options.

COMMON STAGING to AVOID The Internet is the place to go for things we are unsure of. With a few clicks, we can often find exactly what we are looking for! There is no shortage of tips and tricks online and through television shows about preparing a house for sale. While some of these ideas can be easily applied to a DIY experience, in our experience, home staging is not a “one size fits all” sort of service.

As such, we have provided you with the most common mistakes that today’s home sellers often make so that you can avoid these traps: 1. Leaving Rooms Empty Empty rooms tend to appear smaller to potential buyers and can raise concerns regarding optimal furniture placement and fit. Unfortunately, only 10% of your buyers can visualize a space beyond what is in front of them, so leaving rooms empty can leave 90% of your buyers frustrated and uncertain of the room’s true potential. 2. Staging with Random Furniture The goal of home staging is to help to define and showcase a space for prospective buyers. The staging elements should be inviting and help to sell buyers on the overall experience of living in the home. The only thing worse than leaving a room empty is filling the room with random and distracting excess furniture and décor. If you cannot secure the right items for a space, it is better to leave that space empty. 3. DIY Staging In a world that allows easy access to answers to almost any question with just a few keystrokes, it’s easy to become overwhelmed with information, and even easier to misinterpret the advice provided in these free resources. From borrowing the wrong style/size items from a friend or family member to painting your home in a colour that your neighbour used in their home and absolutely loved, we recommend exercising caution when making these staging decisions. Every home is unique and incorrectly implemented home staging principles and techniques can result in an inconsistent flow and disconnected style in the home. 4. Leaving Walls Bare Homeowners commonly suffer from a fear of commitment – to artwork. Afraid to put holes in the walls until they find that “perfect piece”, many find themselves inadvertently living with an incomplete room for years. Wall décor helps to pull a room together, ensuring that the eye is drawn to the room as a whole,

rather than any one element or area, and empty walls tend to “cut” the room in half visually. Additionally, personal photos or certificates should be removed from walls and replaced with neutral art selections. 5. Too Much Furniture When selling your home, less really is more. Ensure that furniture and other items are not interrupting the proper flow of the room. Too much furniture will make the room look busy and crowded. Remove the dresser or extra couch that doesn’t fit in the room and ensure that all walkways are clear. Buyers will not notice that a piece of furniture is missing from a room, but they will notice a room that is furnished awkwardly. 6. Odours It’s often difficult to detect odours in your own home, but if you have pets, previous moisture damage, or smoke cigarettes or cigars in your house, these lingering odours will raise red flags with potential buyers. Avoid covering these with artificial air fresheners and instead work to remove the source. Remove pets from the property, if possible, for the time the house is on the market, fix damaged areas, air out the house, paint the walls, and smoke outside. 7. Poor Listing Photos Most real estate agents today recognize the importance of professional photography and will include this as a part of your listing package, after all, 90% of home buyers shop online first! You’ve worked hard to set up your home to sell, be sure that this comes through with quality photos as well. 8. Underestimating “Clean” When listing your home for sale, you will want to take your cleaning to a whole new level and ensure that it is white glove clean before your first showing. This is exactly how it sounds – leave no stone unturned and clean every surface, nook, and cranny. Of course, if you already live this way (and much respect if you do), then you can check this one off your to-do list now!
