Lending money to your potential Buyers is of course a risk. Beside the obvious fact that you do not know the Buyers well, you should first ask yourself why a lending institution (“bank”) will not finance them for the entire purchase, or worse, will not finance them at all?
It is not an uncommon event for a Seller to lend some or all of the money needed to purchase his/her home. This is referred to as a Vendor Take-Back Mortgage. Simply, a Seller lends the necessary amount of money and then places a mortgage on title for that amount.
Depending on the particular situation, the Seller’s mortgage will either be a first mortgage (in the situation where a bank or another lender is not involved), or, a second mortgage (in the situation where there is a bank or another lender involved). A lending Seller’s rights are affected dramatically depending on whether he/she has a first, or, a second, mortgage on title. Legal advice is very important here as there are three factors to consider; Traditional Lender, Credit History and Verification.
Because of the risk factor involved, I do not recommend doing this at all without legal advice and assistance. We are dealing with a lot of money and this should not be the time to take unnecessary chances.
On a side note, in your particular case, I note you have been attempting to sell your home privately. You may want to consider listing your home with a licensed Realtor. By doing so, you will be exposing your home to a much broader market, which could translate into finding a Buyer who does not require you to finance the transaction, in turn saving you the aggravation and risk of lending and collecting money. You would simply sell the home and move on. Best of Luck!

Muskoka waterfront properties are an anomaly in the world. “It’s odd to me that Muskoka is o en described as the Hamptons of Canada;” says Kelly Fallis, Sales Representative with Chestnut Park, Port Carling, “You can own a multi-million dollar waterfront property in the Hamptons, but the public can walk the beach in front of it. The District of Muskoka has 1,600 lakes, on which the shoreline is mostly rocks and trees. During the last century the Province of Ontario sold and/or rented much of the waterfront privately to the property owners via a ‘Shore Road Allowance ‘ (SRA). Anyone is welcome to use the lake to fish, swim or boat, but in comparison with the Hamptons’ beaches, there are severely limited public access points.” This being said, one can’t create more shoreline, and the majority of it in Muskoka is already privately owned.
Covid drove the eyeballs to Muskoka - quite literally, as people were tired of being stuck in their four walls and explored random side roads. But for the families that have long known about these lakes, it’s usually a generational play, i.e., Grandpa discovered it way back when and it’s been passed down through the lineage. “Add the words ‘seldom openly traded’ to ‘scarce to begin with’ and the results will continue to drive the Muskoka real estate market for years to come,” says Kelly.
In 2022, 58% of properties in Muskoka sold were waterfront, to the tune of $866M. Interestingly, the average price of a waterfront Muskoka property is now just shy of $1.5M. On what’s called the ‘Big 3’ including Lakes Muskoka, Rosseau and Joseph the average jumps to just shy of $3.5M. Of course, if you’re willing to undertake more of a reno project in the woods the deals are plentiful.

Start with Credit
When going through a divorce, damage often happens to the fnancial part of that joint union. The damage can seem irreparable, and I soon learned the errors of my ways and reinvent who we are. Here are some ways you can take care of yourself in the new year.
I had a good down payment for a home, but no credit score so I took out a secured credit card. These cards require cash upfront and usually come with slightly higher fees, higher interest rates and smaller limits.
Spend Strategically
I never spent more than 50% of the credit available to me on my credit card. This demonstrated to my card issuer, and in turn the credit bureaus, that I could responsibly manage credit.
The Discipline of Credit
I pay off my credit card every single Friday. I have never paid interest on a credit card. I had a simple rule - if I couldn’t pay it off every Friday, I couldn’t afford to buy the items.
Look at Your Money Every Day: Every morning, I log into my bank accounts, credit card accounts, and savings accounts. I watched my money grow, I ensured that my credit cards didn’t have unusual charges.
Save for the Future: It started with $25/week, putting money towards my RRSPs and TFSAs. It seemed so insignifcant, but on top of the initial $7,000, that little bit of weekly money started to grow into more and more. “Pay yourself frst”.
Rainy Day Funds: I lived like the market was always down. I set up a budget, chopped unnecessary expenses, and set my taxes aside in a high-interest savings account. I started setting money aside for the inevitable rainy day and eventually saved six months’ worth of wages in the bank.
Pull your Credit Bureau Annually: One thing that is within your control is to make sure that nobody is using your identity and credit score to their advantage. If old charges show up, you can dig into things further to have them rectifed on your bureau. For example, old car loans that were paid off but the paperwork was never submitted to the bureau to refect that.
Eventually, my life turned around, as will yours. Soon you’ll be back on your feet as you start your new journey. Be grateful for every step in the process make it an adventure.
