As more & more information comes to light we are realizing that reducing our carbon footprint & creating a better environment for our children is a worthy investment. Of course, it takes time to become a zero-waste-superstar, but every small substitution makes a big difference over time. Consider Irene’s simple starter swaps below for steps towards a greener lifestyle.

STORAGE CONTAINERS STRIPS INSTEAD 1 FOOD INSTEAD OF SARAN WRAP 3 OFLAUNDRY LIQUID DETERGENT There’s a big buzz over beeswax wraps at the moment (pun intended), but good old food storage containers are the original eco-friendly alternative to Saran Wrap. Choosing porcelain, bamboo or glass containers instead of plastic is ideal and there are so many cute options and patterns. Food containers are easy to wash and most can go on the top rack of the dishwasher.

With lots of new laundry strip makers on the market they are starting to be a widely available alternative to liquid detergent. The brand Tru Earth makes switching extra easy by shipping theirs in cardboard envelopes at a subscription frequency of your choice, so you don’t have to lug around those big heavy detergent jugs and you don’t need to worry about running out of detergent. Laundry strips are excellent for the whole family and they are made with better ingredients than the standard chemical laden varieties.

Choosing simple, paper wrapped soap creates the least amount of waste, plus you have an excuse to discover incredible new essential oil scents not to mention cute soap dishes. There are many local soap makers in the Tri-City and buying soap from them would help not only the environment, but also your local small businesses.

Whenever you need a plastic bag, ask yourself if a compostable bag would work just as well. For things like sandwiches, or dog poop or even groceries. Amazon has a great variety of compostable doggie bags for sale and Costco made the switch to compostable produce bags a while ago. I hope more grocery stores will follow suit.

Far too often do we get emergency summer calls, that could’ve been avoided with some preventative maintenance. Checking gutters, replacing warped patio boards, repairing seals on windows. It’s all small stuff that can help your house last longer with fewer emergencies. A lot of people push off preventative maintenance as they see it as useless or time consuming, but in the long run it ends up saving you time and money. Doing a simple home inspection yourself to see how everything weathered through the winter can give you great insight as to what will be needed in the coming years or what can be prevented from getting worse.

“ Cleaning and organizing your personal spaces lets you enjoy a tidier and more organized environment and this can relieve stress.” Goodnet.org Cleaning and organizing can often feel like a drag, but it is proven to bring up your mood. Don’t stress on the list too much! There is always people to help bring that list down and make everything a little easier. Wasting time and not enjoying your summer is not fun, so lets get this done right the first time.

Quick Inspections This is for sure something you can do yourself. Just by taking a quick walk around your house to see what needs to be repaired or fixed. You are looking for warped or loose deck boards, missing shingles from your roof, damage to your driveway or paths, looking for holes in your screen doors, and other small jobs that you might put off until they’re a big problem.

summer home maintenance: getting the most out of sunny days

The dog days of summer are fast approaching have you prepared your home for the warmest months of the year? Completing your home maintenance checklist now leaves more time to relax and enjoy the summer sun. You’ll also want to complete these tasks before it gets too hot! Follow along using our handy to-do list to ensure your home stays in excellent condition for years to come! Indoor Maintenance

Outdoor Maintenance

The last thing you’ll want to do when the weather is nice is be stuck inside, so let’s start from the inside and work our way out! Here are a few items that will need your attention inside the home:

• Replace and/or clean all filters in your home (range hood, furnace, HRV) • Check the sealing around windows and doors • Check and test the sump pump • Air out a damp basement on a dry, sunny day • Test smoke and carbon monoxide detectors • Check exhaust fans • Check and reset GFCI (ground fault circuit interrupter) • Inspect doors and locks • Clean bathroom drains and showerheads • Clean and wash windows • Ensure proper humidity in your home

A few things you can do to maintain a beautiful garden are: • Fertilize your lawn • Trim any branches to ensure at least 8 feet separation from your roof • Regularly cut and trim your lawn • Regularly water plants and flowers • Clean the bird bath and fill it with fresh water regularly • Ensure fresh sod is watered regularly

Recreational Maintenance One last step and then the summer is yours to enjoy! Follow these tips to ensure you and your family are staying safe outside this summer: • Check outdoor play equipment for stability, rust and holes, as well as any nests from wasps, bees or other animals • Ensure your BBQ is clean and safe to use before firstuse • Stock up on some tasty grilling food… yum! • Spray patio furniture with water sealer/repellent to protect it throughout the summer months • Stock up on sunscreen/bug spray for regular use!

WHAT YOU NEED TO KNOW & DO Ah, the new build and pre-construction investment market! Alternatively known as the “shiny new toy” in your investment property portfolio. Brand new, never lived in before, fresh amenities, why doesn’t everyone just buy these versus something for sale in the resale market? Well, this type of investment may seem like the most appealing option to the masses, but they are arguably one of the most complicated transactions in residential real estate. The Westside Partners of TrilliumWest are going to give you the rundown on what you need to know, and need to do, when considering a new build or pre-construction investment property. ASK YOURSELF THESE QUESTIONS Technically you should be asking yourself a lot of questions with any investment purchase, but we believe that these questions are extremely important, especially with new build investing. •W hy am I attracted to this project? •A m I getting sucked in with the beautiful marketing package? •H ave I ever purchased a new build before? Current market rates, or “future rents”? How did you calculate those “future rents”? Are they realistic? •D id you factor in holding a vacant property for 3-6 months? You’re not going to be the only one trying to rent out your property, especially in a condo building with 200 new units. •A re there any extra buffers in your proforma in case the legal fees are higher, you arrange non-conventional financing (lender fee(s)), or you need to buy window coverings, appliances that were not needed until occupancy?

DO YOUR BUILDER & DEVELOPER DUE DILIGENCE This one is EXTREMELY important! Do you have any idea who you are buying from? We have seen countless instances where the “deal” on paper looks fantastic, but the property ends up becoming a complete bust due to either the lack of experience, priority of customer service, or messy management with a builder. You NEED to find the answers to all of these questions: •H ow many projects has the builder/developer completed, not completed, currently have in motion? •W hat is their track record? Lets look at Tarion Warranty Registration website, Google Reviews, resales in those developments (hard to resell?). Any reported cancellations, negative news articles, etc? • I s the builder/developer local, or out-of-town? If out of town, do they have a local team assisting them that knows the drill in the area with new developments? •W hat do their marketing packages look like? Does it look like they have an attention to detail? •H ow fast or slow have their other projects taken to sell and why?

TAXES & REBATES & UPGRADES OH MY! Arguably the most misunderstood, confusing, and number one reason in our experience as to why buyers walk away from new build/preconstruction deals. The scariest word of them all: HST!!! Although, with the right team in your corner, the logistics and explanations of HST, HST rebates, and upgrades can be made quite easily. You need to rely on your team to answer the following questions for you: •D o I have to pay HST on this deal? Is it included within the price? Is it payable on closing? •D o I qualify for one of the “New Home GST/HST Rebates” from the government?

LOCATION, LOCATION, LOCATION & TENANT DEMOGRAPHICS Alright! We’ve almost finished our due diligence on this new build/ pre-construction deal. But, shouldn’t we double check if this project is actually in an area that makes sense not only short term, but also long term to maximize potential investment growth? Very underrated fact. Check logistics, that we see masked by those pesky “best deal in the area!” banners. These are your baseline questions to consider to finish evaluating your new pre-construction deal: • I s the project in an area that is seeing other new developments in the immediate vicinity? •W hat does the population growth outlook look like for this area? (Growth = Increased Demand)

•A m I subject to any additional taxes, such as the “Foreign Buyers Tax”?

•W hen renting your property out to tenants, what does your tenant demographic look like? Families, young professionals, singles, downsizers, subsidized tenants, etc?

•W hat finishes & features are included in my purchase price? Appliances, Mechanical Equipment?

•W hat does the resale market look like in this area? Are properties hard or easy to resell and also rent out?

•W hat would make me not qualify for these rebates?

8 Staging Hacks

for Everyday Life

After working with a homeowner to prepare their home for sale, we often hear from them how much they wish that they had brought us in sooner, before Shauna Lynn Simon they decided to sell the house, so that they could have enjoyed some of the CEO of Beyond The Stage Homes changes that we helped them to make! They especially love learning some of our home staging tricks and hacks, so we’re sharing a few of our favourite low-cost tips for your home, to help you to live better, regardless of whether or not you’re selling.

1. Zip tie your lamp cords (and other cables)

2. Use baskets to hide cables

In staging, few things are worse than seeing a long dangling cord behind a table. Using a zip tie to cinch these helps to clean them up and keep them out of the sightline. Wind up any extra slack in the cable or cord that is not needed and fasten with a tie (we often use a reusable Velcro tape in place of a zip tie). You may opt to bundle the cord close to the tabletop and tie, or tie the cord to the table leg at the top and bottom, bundling the cord at the base.

It’s not a fancy trick, but it can be incredibly effective. Hide routers, cables, and other messes using baskets. Consider adding a shelf under your desk to get the cords and cables off of the floor and place the basket on this shelf. NOTE: some items (such as routers) need room to vent, so be sure to account for and allow for this for your safety.

Cables and chargers can quickly turn into a mess of cords as well. You can tame them by grouping computer or tv cables together with a zip tie in a few spots to keep them from getting tangled. Take it a step further by labelling your cords (close to the plug) so that you can easily unplug the right device, without having to do any serious detective work to find the one that you need to disconnect. There are a variety of cord labelling systems available for sale, but it doesn’t need to be fancy – you can these create with any labels or tape that you have in your household already.

3. Hide your everyday toiletries in plain sight Hat boxes are an attractive way to hide everyday toiletries, and come in sizes large enough to fit your lotions and sprays easily! This will help to keep them organized, and within easy reach, without cluttering your counters.

4. Avoid splitting plaster with painters’ tape or masking tape Simply place a small piece of tape (approximately ½”) where you want to place your picture hook or nail before hammering. This will prevent the wall from splitting when you puncture it with the nail.


5. Give your bedding a freshly-steamed look without a steamer Easily remove creases and freshen up the look of your linens with a simple spray bottle. Keep an empty spray bottle handy, fill it with hot water, and spray the bed with a light mist. After a few minutes, use your hand to smooth the creases for a crisp, clean look. This is an easy daily trick that takes just a few minutes.

6. Give your furniture a quick refresh Furniture touch-up markers are sold in a variety of shades and colours and can hide the wear and tear of your wellloved furnishings. While it may not seem like the most glamorous solution, this little trick is a go-to for any home stager and works great for giving furniture a quick refresh from nicks and scratches. When you’re selling your home, although you are generally not selling your furnishings with it, minimizing the wear of your furnishings will illustrate pride of ownership in your home.

7. Get a custom closet on a budget Hang all similar colours together with matching hangers and add baskets to your shelves. Use space-saving hangers for best results – your closet will look, and feel, much more organized and spacious! Plus, the reorganizing will give you a chance to provide your closet with a much-needed purge.

Start by getting a pan, and line it with tin foil and add small strips of bacon coated in brown sugar (this will turn it into candy bacon). Bake in a 375-400° oven for 15-20 minutes or until bacon is crispy. Once done, transfer onto a paper towel to cool down. Now you have candied bacon ready to hit the s’mores!

Thinking of selling your home? It’s easier for some people than others to prepare their home for the market. Part of what can make it more difficult can be personality, and there are usually many other factors involved. Sometimes people who are very sentimental struggle with the thought of moving. They may have a few things to work through in order to get to the point of actually putting a For Sale sign in their yard. Many people can become very emotional just thinking about selling their home, especially when they have no idea where they’d like to go from there. If you are a Senior or have been in your home for 20 or more years, it can be a little overwhelming. We run into this a lot, and people just don’t know where to start. Most people max out their space and the larger their home, the more stuff they have accumulated. Just recently, I had a discussion with some friends, Greg and Bethany, who own a business in the Waterloo region of helping people organize their homes, and simplify their lives. They also specialize in helping Seniors who are downsizing. They said that most Seniors think they will ask their kids for help with getting rid of their extra “stuff”. But, people who are 70, 80 or older have kids who are usually quite busy as well with their own 50

kids or their careers. And it’s especially difficult if they don’t live nearby. It’s sad, but it’s a fact. And this is where people like Greg and Bethany can be especially helpful as a neutral third party, and because there is no attachment to any of the items, they are able to help people go through their things in an objective, non-threatening way. I brainstormed with these friends and my team, and we found some creative ways to help people get rid of items that have been hanging around their house for far too long. Here are a few ideas that may work: • If you have a family member that has talked to you about any of your belongings already, call them over to pick the item(s) up. • Before your next holiday gathering, make an announcement that you are planning on purging some items from your space and let everyone know they can talk to you if they’re interested in anything. • After you’ve gotten some help to sort through your things, and after you’ve made your donation pile, if you have any collections, pick out the favourite of each type of item and make some kind of a tribute to it. This is especially a nice thing to do if you are honouring a lost loved one. You could make a nice shadow box of a few of your favourite finds. • When my dad passed away, my mom gave all of us kids and grandkids an opportunity to go through his clothes and pick out what we wanted. Each one of the guys took a tie or two. I took one

of his sweaters and every time I miss him, I wear it. I also wear his gold watch sometimes. One of my sisters took a shirt she bought him and had a pillow made of it, and the pocket was in the front where she tucked in a photo of him wearing that very shirt. I’ve heard of other people having quilts made out of fabrics from someone’s clothing. What a great way to remember that person. • Host a memorable event, perhaps a dinner party, and ask all of your family members and close friends to come and shop after dinner, and they can choose anything they’d like. Obviously, put all of the items you want to keep away, so that they can focus on what all there is for them to shop from. You could get one of your creative grandchildren to help you sort and merchandise all of them. Seniors’

It truly is not an easy decision, but I can tell you from my experience in working with sellers (particularly with Seniors) that it is usually easier if it is done sooner rather than later because the longer a person lives in their home, the more heart-wrenching it can be to say goodbye to it and to work through all of the steps that need to be worked through in order to sell. Let’s put it this way, better to sell when you can independently make the decision to do so, than when someone else needs to step in on your behalf to make that decision for you. There’s just more dignity when you make that decision on your own, and of course, with the assistance from of a group of caring professionals.

Here’s a fun “baking” project to tackle with your kids or grandkids this summer – we’ll all need to get a bit creative at home with Camps being cancelled again this year. My boys love making Rice KrispieTM sushi, and it couldn’t be easier “no recipe required” kind of easy! Kids have a blast decorating and eating this style of “sushi”. First, prepare a pan of Rice KrispieTM squares according to the recipe right on the box. Let it sit for a couple hours (so that it isn’t sticky).

For “maki” type sushi rolls, simply roll out your “nori”, which in this case is fruit roll ups. Cut a rectangular piece of Rice KrispieTM from the pan (about 1½” by 5”) to fit the length of the fruit rollup. Just roll to cover the rice krispie, then press to seal. Cut each roll into 5 or 6 pieces and top with your choice of hard or soft candy. For “nigiri” type sushi, simply cut small, 1” x 2” pieces of rice krispies from the pan, top with a Swedish fish candy, and then wrap with a ¼” strip of fruit roll-up.
