AMortgage Investment Corporation (MIC) Is an investment fund that pools capital from investors to lend to borrowers in the form of private mortgages. This approach to investing increases the fow of money available for the MIC to fund mortgages in the real estate market and equally provides a way for investors to participate in the residential real estate market while mitigating the time and risk of investing in individual mortgages as the investors receive a guaranteed payment while the MIC takes on all the risk.
With a MIC, an investor buys shares in the corporation, thereby entitling the investor to dividend payments which they can withdraw as cash or reinvest into the fund, hence creating an alternative fxed-income investment.
Being a shareholder in a Mortgage Investment Corporation enables investors to participate in income from a diversifed and secured pool of mortgages.
MICs, if you may, fll a niche in the mortgage market which banks and other traditional fnancial institutions might not fll by addressing the needs of borrowers who, for different reasons, do not meet the requirements for a traditional mortgage.
While investors might fnd it more proftable to make direct investments into private mortgages than going through a Mortgage Investment Corporation, direct investment is notably riskier. A MIC serves as a form of shield to investors from the risk of private lending and is not as capital intensive as fnancing mortgages as an individual investor.
Operations of Mortgage Investment Corporations are carried out by the MICs management. These operations include sourcing mortgage investments, analyzing applications for mortgages, negotiation of related interest rates, and general administration.

You can substitute regular brandy if desired, or if you’re on good terms with your Hungarian neighbour, ask to borrow some of their alma palinka.

2 teaspoons each chopped fresh thyme and parsley METHOD:
1. Preheat oven to 350 F.
2. Sprinkle pork slices with salt and pepper. Melt 2 tablespoons bu er in a large skillet over medium heat. Add pork slices. Sauté until lightly browned. Transfer to a 2-quart casserole dish.
3. For sauce, add 1 tablespoon bu er to skillet. Add mushrooms, sauté gently for 2-3 minutes. Add calvados, chicken stock and salt and pepper to taste. Boil mixture 2 minutes.
4. Pour sauce mixture onto pork. Cover casserole with lid or foil. Bake in a preheated oven for 20 minutes or until pork is cooked and tender.
5. In a small bowl, combine the cream and cornstarch. Stir cornstarch mixture into hot casserole. Bake 5 or 10 minutes until sauce is thickened.
6. Combine hazelnuts with herbs and sprinkle over top of casserole. Serve over rice or bu ered egg noodles.

Unfortunately, the ability to visualize space is a skill that not everyone has. Only about 10% of your prospective buyers have this ability to properly visualize a space beyond what they see in front of them. This means you could miss out on 90% of the potential market when listing an unfurnished home. Vacant/unfurnished homes will often take much longer to sell than an adequately staged home (staged homes sold 9 days faster than the average days on market according to RESA®’s 2021 survey). Not only does furnishing a home help buyers understand the optimal placement for their furniture, but it will also allow them to connect emotionally. Home Staging is an effective sales technique that integrates decorating with marketing and creates an experience for home buyers. It’s not enough to furnish the home - the house needs to be effectively merchandised to sell the experience of living there.

Defning this intent, and showcasing this one used for the space, will allow buyers to fow more easily from room to room when viewing the home, without having to stop and think in each room about how they would utilize the space.
Buyers want to feel a personal connection to the home, which means ensuring that it is ready by completing necessary updates and repairs, as well as furnishing and decorating the home to highlight its greatest features. This ensures that buyers can easily fow from room to room without distraction. In an empty house, each space requires additional time (and energy) to discuss the proper use, the size of the room, what will ft, what won’t, and where everything should go. For the 90% of your buyers that do not possess the visualization skillset, this can feel overwhelming.
Professional home staging will help eliminate buyer uncertainty and ensure that the property spends the least time on the market, thus reducing carrying costs and the need for price reductions.
