Seriously though, I loved watching the party boats go to Big Chief Island and being entertained by the joy I heard when the boat returned that evening. INGREDIENTS

Pavlova consists of one or more meringue layers sandwiched and/or topped with whipped cream and fruit. The dessert was created and named in honour of the Russian ballerina, Anna Pavlova, who toured Australia and New Zealand in the 1920’s, however the jury is still out on whether an Aussie or Kiwi can be credited with the first recipe.

You can use fresh Ontario strawberries and/or berries when in season; tropical fruit like pineapple, mango, kiwi and starfruit work well in the winter months. Chopped up chocolate bars such as “Skor” can also be substituted for a chocolate version.

NEEDED TO ASSEMBLE 1 cup Heavy whipping cream, 35% Sugar and vanilla to taste Sresh fruit of your choice METHOD 1. Preheat oven to 400°F 2. Beat egg whites until really stiff. Then add all other meringue ingredients and beat again until stiff. 3. Line 2 baking sheets with lightly greased parchment paper. 4. Divide meringue in half and form two, 9 inch circles about the same size (one for each cookie sheet). 5. Place meringues in the oven and immediately turn off oven. Leave meringues in oven over night (I suggest that you attach a note on the oven that says “do not turn on!”)

NOTE: The meringue needs to be made one day in advance of serving. Serves 6-8

6. In the morning, remove the meringues from oven and loosen from parchment paper. Whip heavy cream until soft and billowy, adding sugar and vanilla to taste. Spread ½ of the whipped cream onto one disc of meringue, and top with ½ amount of fresh fruit. Place 2nd meringue on top, spread with remaining whipped cream and fresh fruit. This can be made in the morning for serving at dinner.

I took inspiration from a warmer climate, California, to transform a patio into an LA style getaway in the middle of Toronto. For those of you who are seeking inspiration to jazz up your small patio or balcony space, I have some fabulous design tips to help you get started.

Firstly, how do you want to use your space - lounging with friends, or dinner around a table with family? It is all about understanding your zones before you start designing or shopping. I opted for a living style hangout area, where I could sun on the sofa when I need to relax, but also have enough seating available for entertaining friends. I especially love sitting out with my husband and/or family with the propane fireplace and lights on at night. So cozy and romantic that adds extra living space and square footage to my main floor in the warmer months.

In small spaces try to stay away from adding to many different colours with plants and décor, keep it simple when it comes to your tones, rather add different textures for interest then colour. This will make it easy on the eyes giving the illusion of a larger area. I added a touch of pink for that punch which also tied in my interior style, extending the inside outside. I also feel in love with the cool casita sign for the back fence to really make the space POP!

Always keep in mind sizing, especially in a small space. I choose to go with small profile L-shape sofa with lower backs so that I didn’t close in the space or make it seem cramped. The sectional also allowed me to use every inch I could for extra sitting options. When dealing with a balcony in the city, privacy is always an issue. I created a modern free standing privacy fence with 1x6 wood bought from a local hardware store. I installed the boards horizontal to save on wood but to also create that more urban modern look which is a continuation from the inside to the out.

The final addition was a water fountain. Not just visually pleasing, the soft gurgling of the water gives the illusion of being near a lake and helps to drown out road traffic. It also happens to be a great conversation piece. As you embrace the warmer months, get out and enjoy an extension of your home in the great outdoors. Let your creative juices flow as you create a perfect outdoor space for your entertaining or relaxing (or both!) needs. Happy Patio Season!

I always start the season with a good refresh of my outdoor furniture. Due to lack of space I leave my furniture piece out there year long so it has to be touched up every once and a while due to weather wear. This spring I used Behr’s Pink Quartz for my Casita sign and Khaki Shade Spray paint to refresh my chairs. Just with a little elbow grease the pieces look brand new again! I added two half umbrellas, not to block the sun, but to block the view of the neighbours above me and to create visual interest to the two zones. Taking away that fishbowl feel and creating a relaxing room. Adding planters of different heights to any balcony helps to keep the space interesting. Choose low maintenance plants so you aren’t fussing with them all summer always makes the space looks put together. I ended up mixing ferns and succulents for ease. If you have trouble keeping plants

ADVICE FOR GOING THIS ROUTE Many buyers have found in the last few years that buying brand new construction is the way to go to avoid the resale market that is ripe with competition. However, there have been some new builds that have been known to have Julie D. Martin agents sleeping in their cars outside of their Real Estate Broker office waiting to add their client’s names to the waiting list. But…this article really isn’t about competition. Let’s get to the points of what every buyer should know prior to buying a brand new home.

Make Sure You Have Your Own Realtor

Know which Upgrades to Choose

No different than buying resale, buyers benefit from having their own agent. If you walk into an open house for a resale home, you’d meet a Realtor representing the sellers. Likewise, if you walk into a Show Room for a builder, keep in mind that you are meeting someone who may or may not be a licensed Realtor (as it isn’t a requirement for them to be a registrant in new construction if the person working in the show room is an employee of the builder, so it would be more like a “For Sale By Owner”). But, keep in mind that whoever is in that showroom, as friendly and as professional as they may be, they are working for the builder, not the buyers.

First of all, know when you’re going through the showroom which features are standard and which ones are upgrades. The showroom is where the builder chooses to show off all of the possible features that they can offer prospective buyers. Make sure that you’re not going through all “starry eyed” and getting wowed by everything you see because some upgrades are extremely costly. This is where having your own representative comes in handy. Some things are a better value than others. For example, having to pay to do pot lights after possession, once the dry wall is already closed up and painted is a lot more work and cost than doing it at the time of construction. However, paying thousands of dollars for an upgraded countertop may not be worth the hefty mark-up. And not everything is going to pay off for resale. Your own agent will be able to help sort through these decisions, making choices that will pay off in the long run.

Don’t Expect to “Get a Deal” We are still in the market where price reductions are not the norm. However, even in the hottest seller’s market, most builders do not factor in any discounts to their pricing. Their pricing is usually what it is, period. The only changes to the price would be for any extra costs associated with upgrades that the buyer adds.

When you’re buying a resale home, you may have to wait years to find a house that you like. When you finally find a house that you like, you may not love the lot. But, when you’re buying brand new construction, especially early on in the process, you are afforded the unique opportunity to choose your building lot. When this opportunity arises, go for the best one! Upgrades are something that can always be done later, but you can’t move the house within the neighbourhood. The cost of an upgraded lot is usually a fraction of what it would cost you later if you were purchasing resale. There are only so many ravine lots. Only so many lots that back onto a forest. Only so many that are overlooking the water or the farmer’s field. Only so many lots close to the park, or the school or the walking trail, etc. Whatever it is in the neighbourhood of where the new homes that are being built that is a draw for buyers. It's what sets the place apart from other communities. Do your best to get in on the best location within the neighbourhood. It will be money well spent, believe me!

A few years ago, I had some amazing clients that offered on their dream home. They had done some great research and found a builder that didn’t build a huge volume of homes, but everything they did was high quality. They had some very strange wording in their contract that their lawyer picked up on and explained to them in layman’s terms. We asked for the builder to amend the wording in the contract. When they understood our concern, they were flexible and made the change. Builders usually use their own forms (not the standard forms provided by the Ontario Real Estate Association), so sometimes things can get missed or lost in translation. I was grateful that I had recommended that these clients have the lawyer review the contract prior to fulfilling their conditions, and I know they were too. Remember, whatever you choose to do, whether it’s buying new or resale, make sure that you proceed with your eyes wide open. Don’t get too enamoured by beautiful furniture, rugs, flowers, artwork, window treatments, etc., as none of these things will be there the day you get the keys. And you want to make sure that your decision was based on factors that make up a wise real estate decision – LOCATION, LOT, and LAYOUT are the top 3 features I would be looking for if I were a buyer today.

I have a resident “chippy” in my backyard so I thought I’d build him his very own spot to nibble on the goodies I leave out for him. Digging through my favourite idea file, I came across this cute little picnic table and it wasn’t hard to make (I even cut all the wood pieces myself)! If you don’t have tools handy to cut the pieces to size yourself, you can always take your plan to the Home Depot and they’ll cut them down for you. Here are the steps that I used to make this adorable little garden accent piece:

Step 5 Lay out 3 of the 8”x1.75” pieces together making your tabletop. Mark with a pen where you will be placing the workhorse leg pieces. Take one of the workhorse pieces and secure with 3 screws.

Pre-drill 3 holes on one side, and 2 holes centered between them on the adjacent side of all the 9” and 4.24” pieces.

Steps 1-3 Pre-drill holes into the support pieces that 1 2 3 attach the legs and the seat support pieces. They will be hidden on the underside of the table, so don’t worry about how they look.

Step 4 Screw the .75” square pieces to 2 of the 6”x1.25” pieces along the top edge making a “workhorse” shape. Repeat with the second set.

Steps 8-10 Repeat steps 5,6 & 7 on the other side. Be sure to check that the seat support on the opposite side is level so that your table doesn’t “wobble” once complete. NOTE: Securing the second seat support is a little tricky because the other legs get in the way. I found that if I used the edge of the table I was working on as a support, that helped immensely!

Step 11 The last thing I did was attach a plastic bowl to the top so the seeds don’t make a big mess. (This step is optional). Now Chippy has a very special place of his own to sit and munch in peace. I hope you get as much joy out of this project as I did making it!

What Happens to the Cottage in Divorce? By Maggie Horsburgh Cottage ownership is a dream of many Ontario homeowners. It’s a chance for weekend getaways or spending entire summers in ‘vacation mode’. It’s a home away from home. But what happens when divorce hits? This can be an emotional topic, as the cottage is often where many happy memories are made, and special moments celebrated with family and friends. If that cottage was indeed a “home away from home” it may also be considered a matrimonial home. And in divorce, a matrimonial home is divided equally between the spouses. Under Ontario’s Family Law Act, couples can have more than one matrimonial home. Basically, a matrimonial home is any residence - in Ontario - that is habitually occupied by the family at the time of separation. So even if only one spouse is on title or it was purchased before marriage, both spouses have equal rights to occupy it and it cannot be sold without both party’s consent. Keep in mind that this only applies to property in Ontario. Secondary homes or cottages located in another province or country do not qualify as a matrimonial home under Ontario family law.

The designation of a cottage as a matrimonial home is not black and white and it may be up to the courts to decide if it qualifies. However, if you’ve been using it as a family even if only a few times a year - chances are it will. If you are considering buying a cottage before marriage, how do you protect your ownership of this asset should you marry and later divorce? The best way to protect a secondary property is through a prenuptial agreement that specifically excludes it from being shared. It is important to note, however that the rights of possession and protection from a sale as noted above, are still available to your spouse under the Family Law Act. What if you’re already married? If you are the only one on title, you can still protect this asset. If both spouses designate the “city” family home as their matrimonial home, then any other property not registered by both spouses ceases to be considered a matrimonial home. Both spouses must agree to this, as a designation by one spouse only will have no effect. One final point to note is that these rules do not apply to common-law couples, even if you have children together. Always consult a family law lawyer regarding property ownership and division to ensure you understand your rights and obligations.
