A successful finish line for KWAR’s REALTOR® Run!

The Kitchener-Waterloo Association of REALTORS® (KWAR) hosted their very first REALTOR® Run in support of Habitat for Humanity Waterloo Region. This anytime, anywhere walk or run took place the week of September 28th to October 4th. With the support of KWAR members and the community the REALTOR® Run was able to surpass the $15,000 goal by raising over $16,700 in donations. KWAR has donated an additional $10,000 bringing the total amount to $25,702.94 for Habitat for Humanity Waterloo Region.

KWAR hosts an annual charity golf tournament for Habitat for Humanity Waterloo Region and this year they took the precaution to cancel the event given the current COVID pandemic. Habitat for Humanity Waterloo Region has provided homes for over 143 families since it first started in 1988. It takes $220,000 to build a home along with 5,000 hours of hard work from volunteers.

KWAR’s goal was to introduce a COVID-proof way to not only give back to the community but to also feature the best of Waterloo Region. Participants were asked to take photos during their run or walk and upload their to social media using #KWRealtorRun. This campaign aims to create a library of images showcasing the may trails, neighbourhoods and sites in the region all while promoting the cause.

have numerous protocols in place to ensure that you and your family are protected throughout the home-selling process, but in-person showings are still an important part of the buying process for homebuyers. Here are some things that you can expect while your home is listed.

PRE-SHOWING PREP

To help to minimize the amount of pre-showing preparations required, strive to maintain a “showready” home by putting items away where they belong immediately after use, and cleaning as you go. Make a checklist of pre-showing tasks, such as packing up daily use items and storing out of sight, turning on lights and opening doors, cleaning hightraffic areas, and setting up a sanitization station for visitors. In a perfect world, you will have ample notice for all showings, but in reality, that isn’t always the case, and being prepared will help you to avoid stressful last-minute preparations.

It is not easy to live in a show-home, but our goal in staging your home for sale is to reduce the time you will need to live this way. You may even find that living in this state will help you to reduce the clutter and unnecessary items in your next home!

Remember that your buyers will view your photos online before visiting your home, so be sure to remove personal items (such as children’s names) from visible areas prior to photos.

While today’s buyers rely on the online listing for their initial evaluation of your home, most will want to visit the home in-person prior to making an offer. This allows them to review the home in its entirety, including areas that the photographer’s lens might have missed, and if something is being sold with the house, they will want to look there (think cupboards, appliances, and closets). Ensure that even the “hidden” areas are clean and organized.

While it might seem somewhat intrusive to have strangers making themselves comfortable in your home, it means that you have achieved the ultimate goal – they are envisioning themselves in the house! Creases on the couch mean that they have sat down to take in the room. Although most are taking extra caution in these regards, plan to sanitize all surfaces including chair arms, counters, tables, etc. following all showings (don’t forget the light switches, doorknobs, and railings). For soft surfaces, consider an anti-bacterial spray that is safe for fabrics.

Your agent will likely advise you of the feedback that the potential buyers provide to their agents. Some concerns may not be easily addressed (layout, location, etc.), but be sure to listen to the constructive advice that they provide regardless. We spend years hearing about what our friends and family love about our house, so it is not easy to hear what others may not like. It is important to keep in mind that these are actual buyers looking for a home, and your house fits their basic criteria, so what they are saying does have value. You are not just selling your house; you may be selling their next home.

Regardless of the price point of your home, today’s buyers want (and expect) a move-in ready home. This means that they may choose to make some updates to the home eventually, but they want to know that they can move in and enjoy the house immediately. Declutter before Redesigning It happens to the best of us, we get this sudden urge to redesign our home with some new found energy and enthusiasm, so we dive right in! Problem is, you haven’t taken the time to take stock of your existing pieces or the space itself in a raw, uncluttered form. By taking time to clear out the room and declutter the items, it allows you to have a better understanding of what is required within the space to achieve your vision. Always declutter first before assessing a project!

Pick your paint colour(s) first It is common to select your paint colour(s) first as a starting point to inspire for the other elements in the room. Stop! I urge you to leave this until later in your project! By selecting paint colour first, you are putting your space in a narrow box, limiting the potential options for key items, such as: furniture, artwork or accessories. There are hundreds of potential colours to pick from, but there are not as many furniture options with the right scale and shape for your space.

Test your paint colour When you finally select a paint colour, make sure you test the colour in various parts of the room before committing. Lighting can impact the undertone of the colour, potentially affecting the final result on your walls. Include too many colours The best way to create cohesiveness throughout a home is to select a limited amount of paint colours, ideally 3-4 complimentary colours in total. Push furniture up against walls It happens all the time, each piece of future is pushed up against the wall to help make the space feel larger. By doing this, your space quickly feels disconnected and unwelcoming to guests. Try pulling out pieces from the wall throughout your home to add dimension and a less ridged atmosphere.

Hide your cables Have you ever noticed in a model home, on home tours or in magazine photos, cords are nowhere to be found? It is on purpose; cables are an eyesore! When designing your space, make sure the placement of furniture, lighting and electronics take into consideration the power source. If your room has an ideal layout but you are missing an outlet or two, it is worth contacting an electrician to add additional receptacles.

Redesigning any space has many elements to consider and initially can be overwhelming. Taking your time to consider every element will save you both time and money long term, as you will be less likely to change your mind or redo an area through or after your project. 39

DIRECTIONS Place ribs in a oven safe pan, cover each rib with the dry rub. Pour beer around ribs. Cover and place in an oven preheated to 250°C. Braise for 3.5 hours then remove from heat. Rub BBQ Sauce on Ribs Cover each rib with cling wrap and place in the refrigerator for 24hrs.

Disinfectants & YOUR PET

By Dr Rebecca Sterns We have seen a number of social media posts circulating that discuss the various disinfectants that work on COVID-19 and how it relates to our pets’ health. Some of these posts have contained misinformation that could lead pet owners to panic and limit use of products that are important in the fight against this dangerous virus. We hope to help clarify some of this information. DISINFECTANTS & HAND SANITIZERS Washing your hands with soap and water is still one of the most effective defences against infection. Washing for a minimum of 20 seconds is very important. Disinfectants and hand sanitizers will not work well if there is debris present; You need the surface of your hands clear of organic debris first, before hand sanitizers will work effectively. Likewise, when sanitizing surfaces, the surface must be clean before lysol, or other disinfectants will

work properly. Given this fact, spraying or wiping disinfectants on your pet is not an effective strategy for any infectious diseases that may be lingering on your pet’s fur.

PETS & TRANSMISSION OF COVID-19 There is no evidence that pets transmit COVID-19 in the same manner that humans directly transmit it to each other. However, cats do appear to be susceptible to contracting the virus and uncommon human-to-cat and cat-to-cat transmission has been documented. It is still uncertain whether cats can develop symptoms from the illness but it is suspected to be unlikely. Therefore we must consider that there is a possibility of pet-tohuman transmission. There is also the possibility that the virus could survive for a period of time on an animal’s fur. Studies have not been done to determine the actual risk level of this, so at this time we are advising you to limit your pet’s contact with others outside of your household. If you are infected with COVID-19, wash your hands well and limit close contact with your pet if possible. That being said, human-to-human is still the overwhelmingly dominant transmission risk.

HAND SANITIZER TOXICITY IN PETS The primary ingredient in most hand sanitizers is alcohol, usually found in concentrations of 60-85% depending on the product. If your pet was to consume a significant amount of this product it could be very dangerous, similar to alcohol poisoning in humans. Another compound that may be in hand sanitizer (though it appears to be a rare ingredient these days) is propylene glycol. This is NOT the same as ethylene glycol, which is found in some anti-freeze and is exceptionally toxic. Cats do seem to be more sensitive to propylene glycol than other animals. However, the amount on your hands from applying hand sanitizer would not be sufficient to have adverse effects on your pet.

DISINFECTANT SPRAYS & WIPES The main compounds of concern in disinfectants are phenols. Phenols can be in a number of products including “ALL NATURAL” products (plants contain phenols in varying concentrations and essential oils tend to have a high concentration of phenols) Phenols can be toxic if ingested or inhaled. HOWEVER, while they used to be present in much higher levels in some products they are not commonly found in products used today. When they are present, they are typically in low enough concentrations that they are unlikely to be toxic

with casual exposure. As with hand sanitizers, it’s best to allow the product to dry completely before handling. Aerosol sprays in general can be an irritant so it is best to avoid spraying aerosols in close proximity to your pets, just as you would avoid spraying it too close to another human.

BOTTOM LINE Do not allow your pet (or humans!) to consume larger quantities of these common disinfectants. It is unlikely that pets will want to consume these products; they do not taste good! However, we know that there are some animals out there that will eat just about anything, so if you have a pet like this, it’s best to keep these products out of reach. Allow your hands and other treated surfaces to dry completely before your pet comes in contact with them. Avoid spraying aerosols too closely to your pet, your own face or that of other humans to avoid irritating the lungs. If you follow these guidelines your pet will be safe and you will be more successful at limiting the transmission of COVID-19.
