re you currently looking for a home in this wild-fire real estate market? We spoke with Melissa (a local resident) about her home purchasing journey. With 9 offers (most over asking), and endless hometours with her partner, they have finally closed the deal on their dream home! She shared her story with us and some tips that you may find useful if you are in a similar situation.

Melissa started her search early in 2020. In fact, their first offer was made just 2 days before COVID-19 was really impacting our region and causing schools and businesses to close. At that time, they thought the winning bid of $25,000 over asking was ridiculous! Once COVID hit, they felt relieved they had not ‘over payed’ for the home, thinking the market would simmer during lockdown. As we all know, the market did not simmer! Almost every home they put an offer on post COVID was over asking, including an offer $175K over asking on another home (and that was not even be close to the winning bid)! As you can imagine, the process was “extremely exhausting and stressful”.
Melissa has shared some useful insights and suggestions for those who find themselves in a similar situation:

You will likely need to offer more than asking so adjust your price search criteria accordingly. 4. Keep in mind that there are three strategies when an agent lists a house: a) at market value b) lower than market to hopefully end in a bidding war c) price over market value with the hope that someone is willing to pay that much. The trick is determining how the listed house sits within the above three strategies - this will help you to determine an appropriate offer. 5. There is a home out there for everyone. It is frustrating but don’t give up!

e have some clients that have been in their first home for six years. They were just a couple, and now have two little ones. It’s time for a larger home and something closer to the husband’s work in Oxford County. We have been talking to them on and off for a year and a half and have shown them a handful of homes. They offered on one a few months ago, but got beat out in a multiple offer situation. Last week, another home came up that was an even better fit than the previous one, so we showed it to them and helped them put together a very competitive offer. Their offer was one of eight! With the recent burst in the real estate market, we had a very serious discussion about how important it is to
put their best foot forward as they likely wouldn’t have a second shot at it and if they don’t get this one, the next one will likely be much more expensive. It’s just a reality of this market. They had their mortgage pre-approval, and the home is newer so they felt comfortable going in without an inspection condition. For years, we have added extra touches to our offers to make them stand out amongst the competition so it is more personal and not just a piece of paper or a number, and this time was no exception. Great news! Our client’s offer was accepted and they’re thrilled to move onto their next home!

From there, the framing and rough-in will be completed including wiring and plumbing installations. Before we move forward with closing walls and ceilings, you will have a “Pre-Drywall Appointment” to walk through your home with a Site Representative and your Customer Experience Coordinator. We will confirm that everything built matches exactly the plans you have agreed on, and we will answer any questions you may have about the building process. Once you have had your “Pre-Drywall Appointment” and any comments have been noted, our team will begin to put up the drywall, install your pre-selected finishes to the interior and exterior of the home and will add on a fresh coat of paint. Approximately 1-2 weeks before your move-in date, you will have another walk through of the home with a Site Representative and your Customer Experience Coordinator. During this “Pre-Delivery Inspection,” you will learn about the important mechanics and maintenance functions of your home. ome things are meant to be indulged in. Think extra saucy wings, sunshine, chocolate cake, and laughter. But, like most things in life, it’s important to ensure that your indulgences are balanced, and in some cases, are enjoyed only in moderation. We take a similar approach when preparing a home for sale. It’s important to showcase the home’s greatest features, and this often means sprucing things up through updates, repairs, and of course, stylish décor. However, if we over-indulge, we could end up taking the focus away from what we are truly selling, which is the house itself. The "Goldilocks Rule" to preparing your home for sale is about finding that delicate balance between too much, and too little, in order to get it just right to engage your homebuyers from the first moment that they view your property. Here are some tips to help you to get it just right. PROFITABLE UPDATES AND UPGRADES
While each home is unique, there are some standard rules that you can follow when it comes to updates and upgrades: • If it’s broken, fix it. • Focus on move-in ready renovations –these

will provide the greatest return on investment. “Move-in ready” means that the new buyers may choose to do some updates themselves at a later date, but that the house is in a state that is comfortable for an immediate move-in. • Paint is money in a can –some of the most valuable renovations can be achieved simply with a can of paint, be it freshening up the walls, a bathroom vanity, kitchen cabinets, or a brick fireplace. Paint can give the home an immediate update, without a significant investment. • Low-cost updates can go a long way –items such as current light fixtures, new cabinetry hardware, and updated door hardware and hinges are just a few areas where swapping out some old finishes for new will add value to the home. • Prioritize above-grade areas of the home –a nice basement is exactly that –it’s nice to have but updates to this area generally won’t add much in the way of overall resale value. DECORATING VS STAGING
In home staging, our focus is on marketing the features of the home. This means decorating with purpose, ensuring that every item added to the space enhances it, without taking the focus away
HOMES + I N S I G H T NEUTRALIZE, DON’T STERILIZE
Preparing a home for sale often entails some editing of personal items and reducing the visibility of everyday items, replacing these with neutral, decorative pieces. This will help to neutralize the space, but how do you remove personal items without removing the home’s personality altogether? Too little (or under-decorating) will make the home feel sterile and will fail to create the emotional connection that buyers need. • Remove personal photos, collections, certificates, awards, and diplomas. Anything that has a personal name on it should also be removed. • Remove everyday functional items from view, such as toothbrushes, dish racks, and shoe mats. As a general rule, if a functional item does not contribute to the overall aesthetics of the room, it should be placed out of sight. from the details of the home. Too much (i.e. overdecorating) will distract buyers from the home itself and its features and will draw too much attention to the “stuff” that has been placed in the home. • I tems should be placed and arranged strategically, in such a way that it naturally draws the eye around the room to the various features it contains. • Key elements such as fireplaces, window views, quality upgrades, and architectural details should be highlighted by the staging, not overshadowed by it. • The staging should flow from the floor to the ceiling and include all corners, to create a complete look.
• Once items have been effectively removed, add some interest with some decorative items that properly showcase the home’s features. The key with all aspects of creating the right look is not to skimp, but to avoid getting carried away as well. If you are preparing your home for sale, just remember the “Goldilocks Rule”. Too much will distract from the home itself. Too little misses the mark by not creating the emotional response that inspires buyers to buy. Before you start refreshing any space, make sure you declutter first! Clutter can often give the illusion of disfunction. When the bare-bones of your spaces are most likely functional and full of potential, clutter will be the first thing to take away from that. Decluttering simply takes time, which many of us have more of these days.
TOO MUCH FURNITURE
Closely behind decluttering, having too much furniture in a space is a common design mistake I see in client’s homes. This could be too many individual items or furniture that is too large for the space. If the furniture is too big for a room, the space may not look visually appealing nor does it function well. When removing items, start small: side tables, chairs or additional display cabinets, are easier items to remove and can have a good resale value. With many stores closed, this could be an opportunity to quickly transform your space and put a little money in your back pocket by selling items like these.
EXPOSED CABLES & CORDS
One thing you will never see in a model home or a space professionally put together are exposed cables & cords. They are an eye sore! Cord covers are easy to order or pick up at your local hardware store. The cords can be easily placed in the covers, attach to the wall and painted the same colour. This allows for a visually clean and tidy appearance.

INSTRUCTIONS Take a sturdy highball glass and muddle 2 slices of lime, 8 mint leaves and muddle well. Add another slice of lime and 1 tbsp. of sugar and muddle again. Fill glass to the top with ice. Pour over 1 oz. Rum, 1 oz. pomegranate juice. Top with soda. Stir (add more sugar if you like and stir again) Garnish with pom seeds, lime wheel and mint sprig.
