INGREDIENTS 2 oz gin 1.5 oz lemon juice 1.5 oz simply syrup 1 tbsp mixed berry jam Sparkling wine to top 1 sprig of thyme, 3 Blueberries, strawberries or raspberries for garnish SIMPLE SYRUP 1 cup sugar 2 cups water

INSTRUCTIONS FOR THE SIMPLE SYRUP

Heat sugar and water in a saucepan on high. Bring to a boil. Allow sugar mixture to bubble for one minute. Remove from heat and cool completely. Store in the fridge in an airtight container. TO ASSEMBLE THE COCKTAIL

Fill a cocktail shaker with ice. Pour the gin, lemon juice, simple syrup, and jam into the shaker. Shake and strain into a coupe. Top with sparkling wine, take a cocktail pin or toothpick and skewer 3 berries and set on the edge of the glass. Add sprig of thyme. 14

She wanted a bright and classic space grounded with modern accents which she achieved through the traditional detailed cabinetry, beautiful natural stone countertops, marble backsplash, a dark island base and the porcelain tile floors sourced from Italy. The stunning wine cabinet was built by Mantels Plus which displays wine bottles up the middle and stores multiple along the sides. Jacqueline designed custom velvet curtain panels, made by Luisa’s Drapery, for her bright and airy living room to bring warmth and a feeling of home. The couple recently renovated their basement, using RPM Construction to manage the renovation. They ensured the details of Jacqueline’s design were carried out. She used Mantels Plus again to build and install the stunning gray built-in unit. The perfect shade of gray and styled book shelves create a beautiful feature wall in the basement. The space is brought together by the light, chevron flooring Jacqueline sourced from Decortile. As soon as she saw it, she knew it was the perfect addition to their home. Through these carefully designed details, she was able to create abright yet cozy space for the basement which the couple is very happy with. 00 30

Jacqueline grew up in the world of construction with her Grandfather and Father being builders which is where she believes her natural knack and interest in the world of design came from. Jacqueline and her husband lived in all different sized homes across Canada over 11 years which taught her a lot about working within your space and functionality within a home, especially with the addition of their toddler. Through all of their moves she also learned the importance of the “feeling of home.” She took all these important values and integrated them into her interior designs and decorating. When designing her daughter’s nursery, Jacqueline was inspired by floral wallpaper she spotted while pregnant. She wanted a beautiful space for her daughter to wake up to every morning and to start her day feeling loved.

A labour of love My love for homes started almost 12 years ago now, Marissa Warner Designer at The Home Narrative

when my husband (boyfriend at the time!) and I, started looking to purchase our first home.

As first-time home buyers, there were so many things we had never thought of before in a situation we had never experienced. We were lucky enough to have a trusted family member, Ruth Warner, as our agent to help us find and make a great investment. With Ruth’s help, we quickly saw the benefits of finding a home with great “bones”, in a desirable neighbourhood with fantastic curb appeal. In the process of making this home our own, I nicknamed our efforts “a labour of love” because we tackled projects as we could, with hard work and pride. We turned the property into our own space by rolling up our sleeves, redesigning and renovating. The current real estate market is nothing short of HOT! The discrepancy between one’s wish-list and their budget are nothing new, but this competitive market can force buyers to get a little creative to get their foot in the door. 38

Great design doesn’t need to cost a lot of money. Here are a few things I learned when we purchased our first home and have stuck with me that I share with my clients: 1. PAINT A fresh coat of paint can go a long way to modernize a space. It is an inexpensive and quick way to immediately transform a tired home. The transformation paint can provide isn’t exclusive to walls, dark interior doors are on trend and can be a great way to add visual interest to otherwise boring hallways. 2. KNOW YOUR SKILLSET Owning a home requires ongoing maintenance and updating, which all come at a cost. As a first-time home owner, funds can sometimes be limited- a situation that lends itself well to DIY enthusiasts and weekend warriors. Whether it is your first home or a subsequent property, always be honest with yourself on what is truly within your


HOMES + S T Y L E abilities. A poorly completed DIY project will not add value to your investment, it will only appear as something that needs to be fixed to future buyers. 3. HAVE A PLAN When funds are limited, focusing on rooms one-by-one is typically the most cost-effective approach. Unfortunately, this can create a disjointed feeling in a home if there isn’t a design plan ahead of time. I will often tell clients they don’t need to renovate their entire home at one time to have a big impact. We simply need to create a design plan for the home overall at the beginning so as they tackle each room there is already a plan to make the spaces cohesive. A home that flows and connects will help future buyer see your home’s value rather than projects that still need to be done. Don’t underestimate the value of a little elbow grease, it can go a long way into turning a dated home into a space you connect with and adore.

BUILDING A HOME SERIES

Moving In Here at Activa, we are the local experts in all things home building related. In this ‘Building a Home’ series, you’ll learn about in-depth process of purchasing a new build from start to finish and you can follow our tips along the way! We are dedicated to making every step understandable, and hopefully, feel less overwhelming. At this point, your home is now ready for you, but are you ready for it? Read on to learn our top tips for a successful and seamless move in to your new home.

NOTE: This process may look slightly different if you’re purchasing a condo with us! But don’t worry

– you’ll always have a dedicated customer experience coordinator to help you through the process.

Closing Preparations

About 30 days prior to your closing date, you should begin final preparations for your move. We have provided a helpful to-do list to organize yourself for a smooth transition into your new home. 1. Contact Your Solicitor Ensure your lawyer has a copy of every amendment you have signed. This will include your original Agreement of Purchase and Sale, as well as any subsequent amendments. Schedule a meeting with your lawyer prior to your closing date so they can walk you through all the closing paperwork and review documentation and adjustment costs. Adjustment costs will include but are not limited to: lawyer fees, Tarion enrollment, land transfer tax, and pro-rated property tax owing. Ensure you are aware of these fees in advance! NOTE: You only need to contact your lawyer if your home is closing. When it’s a condo under occupancy, this step is not required.

2. Contact Your Financial Institution Ensure your lender has a copy of every amendment you have signed. This will include your original Agreement of Purchase and Sale, as well as any subsequent amendments. They will require these amendments in order to confirm the total Purchase Price. They will work hand-in-hand with your lawyer to ensure all closing funds are in place. This step is not required if you’re moving into an occupied condo. 3. Home Insurance Ensure you have put together an appropriate home insurance policy to be active on the day of closing. Your lawyer will also need proof of this. 4. Utilities Set up all your utilities to be active on the day of closing/occupancy. These utilities will include Hydro, Gas, Water Heater Rental (if applicable), Telephone, Cable and Internet. Each provider will need to be contacted in order to set up a new account or transfer a former account to your new address. There may be set-up fees required for this.


5. Garbage/Recycling The Region of Waterloo provides collections services for Blue Box, Green bin, large/bulky items and Yard Waste. Call direct (519-575-4400) to determine your area’s collection day, as well as where to pick up your bins. NOTE: This may not apply to some condominium buildings with private pickups. 6. Community Mailbox Keys Call Canada Post directly (1-800-267-1177) and they will inform you, based on your new address and postal code, where the closest depot is. Typically, your keys will arrive at this depot within 5 business days. The depot will call you when your keys are ready for pick-up. To pick up your keys, you will require a photo ID, as well as a legal document showing ownership of the home (Agreement of Purchase and Sale). NOTE: This may not apply to some condominium buildings where mail keys are given at the site.

7. Mail Forwarding Do you need your current mail re-directed? Call Canada Post to either set up a forwarding address or set a temporary “Hold Mail”. 8. Appliance/Furniture Deliveries If you are purchasing new appliances and/or new furniture, make arrangements for delivery no sooner than the day following occupancy. NOTE: It is Activa policy that we do not allow early entry into the home in order to move any personal items into the garage or basement before the closing date.

Day of Closing

The anticipated date has finally arrived! Your dreams and wish lists have transformed from an idea on paper into a beautiful home. Just a few more steps and the keys will be all yours!

PDI Sign Off

At your Pre-Delivery Inspection, you walked through your home with a Site Representative and your Customer Experience Coordinator and noted any comments you had. Now it is time to review those comments and signoff as recognition of their completion. This meeting is pre-arranged at the time of your PDI appointment. We request only homeowners be present at this appointment.

Keys

Once you have signed off on those completed items, you will need to meet with your lawyer to complete your transaction if you haven’t already done so. This will include signing legal documents and transferring any outstanding fees. Once we have confirmation from your lawyer that the funds have been transferred, your lawyer will pass you the lockbox code to your new home. Please keep in mind we cannot guarantee an exact time you will be able to receive your keys. Please plan on the exchange being late in the day, usually no earlier than 4 pm. NOTE: Our key-handoff process for condo suites is different, with keys being given to homeowners at the signoff appointment for occupancy.

Decluttering/ Organizing

The first step before tackling anything else is to declutter. Get rid of anything you don’t use, need or is just wasting space: clothes, furniture, toys, etc. This step is important because it gives you a fresh start. Donation organizations will happily take those items or consider selling items to make a little money! Go through all the bins in your basement and garage, if you find things you haven’t seen in years, that is a good sign it is safe to get rid of it. A good way to start is by going into each room and looking through cabinets, bins, dressers, closets and storage and decide what to keep and what not to keep. Each family member should be in charge of their personal belongings, so get the kids involved. Start by making piles; things to keep, and things we don’t use anymore or don’t need. After decluttering is done, start organizing the items you have and put them where they belong. Place similar items into baskets or bins and tuck them neatly into a closet or cabinet. Time for the actual cleaning part now. Go room by room rather than doing everything all at once. This can already be a stressful task for some and the last thing you want is to feel more stressed. Start with 48

the smallest or easiest room in the house, grab your cleaning supplies and get to work.

Bathrooms

This is an important place to do a full floor to ceiling clean. Clean the tub, shower, sink and mirrors so they sparkle. A good tip to get rid of calcium deposits from faucets is to get a zip lock bag about half-filled with vinegar and wrap it around your facet. Let it sit for a few hours then remove it and wipe off the access. For extra challenging spots, make a paste with vinegar and baking soda and scrub it with an old toothbrush. Don’t forget to clean the toilet!

Living Room

Everyone hangs out in the living room the most. As a result, couches tend to get the dirtiest! Invest in a good steam cleaner specifically used for fabric, it will get those stains out and any dirt that’s lingering. Your couch will look brand new!

Kitchen

Go into your fridge and cabinets and get rid of food that may have expired or gone bad… spices can also expire! Sort through containers, if they don’t have matching lids, get rid of them. Neatly put away what remains. Clean the inside of your fridge, take out the shelves and bins and scrub them down so the inside is sparkling. Remember to clean the top of your stove and the inside of the oven. What about those organization photos you saw on Pinterest of the cute pantries? Now is the time to make it happen! Get some jars of different sizes and baskets that will fit and add them in your cabinets and get organized!

Exterior/Yard

The sun is out and now that you can see the grass, rake any debris and clean up the bushes and trees. Get the yard furniture out and ready so you can enjoy the nice weather. Restain or paint the deck if needed. Clean those dirty windows to let the sun shine in. Everyone sees the outside of the house so make sure it gives the impression you’re hoping for. Spring is the perfect time to do a deep clean. It can be hard and time-consuming to clean the whole house so there’s a helpful checklist for you to refer back to.

• Sift the flour. • Resift it with the other dry ingredients. • Work the softened butter cubes into the dry mix with a pastry blender or a fork. • Add the cold milk. • Turn the dough on to a lightly floured surface. • Divide the dough into 2 pieces, forming each piece into a circle the thickness of biscuits. • Spoon some blackberry maple coulis onto each circle and fold over the dough, gently forming the dough back into a circle. • Cut each disc into four wedges (to make 8 scones in total) and place them on a parchment lined baking sheet. • Bake them at 400-425 degrees for 10-15 minutes until the bottoms are lightly golden and the centres are done. BLUEBERRY MAPLE COULIS 1 cup Blueberries, fresh or thawed ¼ cup Maple syrup 1 tsp Corn starch 1 Tbsp Water • Gently break up the berries with a masher or a fork, leaving them chunky so that there is a mix of whole berries, partly broken berries and crushed berries. • Dissolve the corn starch in the water in a small saucepan over med/high heat. • Stir in the maple syrup. • Then add the crushed berries. • Bring the mixture to a gentle bubbling simmer and let it simmer for 2-3 minutes, being careful not to let it boil vigorously. The longer it boils the thicker it gets.

PARADISE PROPERTY MARKET If you follow along with any news outlet on social media or mainstream media, it is impossible not to hear about the rising prices of detached homes in Guelph, Kitchener-Waterloo, and Cambridge. Since the beginning of the pandemic, a mass-influx of GTA-based buyers has sent Regional home prices soaring through their collective roofs. These rising values have left fortunate property owners experiencing incredible amounts of appreciation. Look at a few examples from these cities; the average detached home in Guelph has seen a $132,000 (22.7%) increase in median sale price from the end of 2019 to the end of 2020. To put this into perspective, if you owned a detached home in Guelph for the past year, you made approximately $2,548 per week just from owning it. Looking at the same time period and median detached home sale prices in Kitchener-Waterloo and Cambridge, homeowners in Cambridge made just over $1,700 per week and those in Kitchener-Waterloo made just under $2,000 per week. Now that I have your attention, let’s talk about action. If you’re an investor or own multiple properties, you’ve just seen a sizable increase in equity available to you on the properties in your portfolio. You might

not want to reinvest all this capital in the current market boom to prevent potential risk of having all your eggs in one basket. Yet, at the same time, you don’t just want to sit on all this capital because you know you’re missing out on putting it to good use. A potential answer? Treating yourself to a permanent vacation home, pulling out equity on your properties and using that to purchase your own paradise in cottage country. That sounds much better than letting it stay dormant within your portfolio. If you’re going to sit on your money, you might as well sit on it from the comfort of your dock on the Muskoka lakes, it’s having your cake and eating it too! When you’re not there, rent it out and let that baby cash flow! The overall vacation property rental market in Ontario continues to exceed expectations and we don’t see that trend slowing down anytime soon.
