Flank Steak with Mustard Chive Butter

DIRECTIONS • • • • • •

Preheat BBQ to low. Cut steak in half lengthwise, then cut each piece in half crosswise. Season with salt and pepper and sugar. Place steaks in a cast iron skillet and place in the BBQ, cook until an internal temperature of 120 degrees. (3-5 minutes). Take out of BBQ and turn heat on BBQ to high. In a small bowl, combine butter, chives, mustard, and lemon zest. Once BBQ has achieved at least 700 degree - sear steaks 30 seconds on each side. Place steaks on dinner plates, cover with butter mixture and serve.

JARcuterie!

Have you tried the Covid-19 friendly alternative to a charcuterie board? It’s called JAR-cuterie, and it’s the art of preparing charcuterie in a jar. It couldn’t be simpler – fill mason jars (or tea cups, rock glasses, stemless wine glasses...) with all of the same deliciousness that you would find on a traditional charcuterie board. Two or three cheeses, a meat, some fruit, nuts and breadsticks or crackers. I suggest putting sturdier items on the bottom (cubes of cheese, nuts) and delicate items like fruit on the top. Here are a few important tips:

HIRING THE RIGHT PROFESSIONAL There is just too much at stake to try and navigate through this market on your own. Enlisting a professional to help you make your way through the process is a must. Don’t settle for any random person with a real estate license and some free time, though. There are a variety of levels in skill and experience. Seek out someone with a proven track record and at least a few years of success under their belt. Interview a few agents. Start by asking your friends or family who have recently purchased who they used. If they would recommend their agent, include them in the ones you interview. It has to be a good fit. Making sure they’re full-time in the business is key. Properties move too quickly to deal with a part-timer. Find out what kind of availability they will have to help you in your search. Ask them how they will represent you when it’s offer time, and what kind of advice they would give you to help your offer stand out, in addition to just the offer price.

• Hire a professional — and the right one! • Listen only to advice that is well-informed • Focus on your situation, instead of comparing your situation to someone else’s • Do not delay — a better market to buy may not be around the corner

LISTENING TO THE GOOD ADVICE The news reports are often Canada-wide and aren’t even relevant to our local market. I have found that our local market is hotter and more stable than many other markets in Canada, and that’s because of a number of factors that make our market unique.

How are young people who do not currently own a home going to be able to afford to get into this market? This is a question that I hear on a regular basis. Things may appear hopeless, but that doesn’t mean that they are. The answer to the above question is simple: VERY CAREFULLY and VERY STRATEGICALLY. But, just because the answer to the question is simple doesn’t mean that the journey is. Those who are succeeding are doing so by understanding that the current market situation is not anything we have experienced in the past, and they know that this market is too tricky to navigate on their own.

Parents may be giving advice based on when they purchased 20 or 30 years ago. What they did during that market is no longer commonplace in today’s market. Your parents may not think it is a good idea to take on condo fees, but there weren’t as many condo options when they first purchased, and a condo may be the only thing you qualify for. Besides, today’s buyer may not have the same amount of time in their schedule to maintain a detached home, or the same knowledge or skillset to do odd jobs around the house that their parents had. That’s fine, so we just look for the best home out there for your money, and it may be a condo. You’ve got to start somewhere!

FOCUS Face it head on that, unless your first home is going to be a major fixer upper or an hour or two outside of Waterloo region, your first home may not be a detached home. In fact, it also may not be a freehold property to start. But, on average, Canadians move every 5 years, so your first home doesn’t need to be your forever home. It’s just your foot in the door, so it doesn’t have to be your dream home, but your best home for your budget. TIMING Many say it is wise for you to save up at least 20% for your down payment so you don’t have to pay the CMHC fees. This was great advice many years ago, when getting into the market was much easier, but when the increase in property values outpaces the rate in which a buyer is able to save, this advice really isn’t practical anymore. The delay in getting into the market will cost you way more than the one time cost of CMHC fees.

CUSTOM DECKS AND OUTDOOR LIVING SPACES

I know lots of agents who were telling their clients back in 2016-2017 to just wait until the market corrects and prices drop down again. Well, that never happened. I bet a lot of those buyers never purchased anything, and I know for a fact that a lot of those agents are no longer in the business. Do you have a permanent source of income? At least a 5% down payment? Have you been pre-approved for a mortgage? Then, it’s time to get serious. Because if the property values continue to increase, just a month or two delay can make the difference between you being able to get into the market or not, or it can make the difference of what type of home you are able to purchase. So, do not delay. The time to buy is now!

MYTH-BUSTING: COMMON QUESTIONS ABOUT SELLING AN INVESTMENT PROPERTY Our local real estate market is evolving at a rapid pace every day. The high activity level makes it quite difficult to stay on top of current trends, monthly/weekly statistics, and recommendations for investing, disposing of properties, or leasing new ones. This month, The Westside Partners of TrilliumWest are going to take you through nine common myths when it comes to selling an investment property in our local market. Enjoy!

1. We Don’t Need A Realtor, We Should Just Sell Privately!

We totally understand, why should you give up some of that hard earned equity in your home, to sell with a Realtor? Let’s have a look at three main factors; 1) The majority of Buyers in this market are going the broker protected route. In the KW condo market, from March 31st to April 9th 2021, over 70% of sales were facilitated with a realtor, when comparing the land registry sales record versus the MLS sales statistics. 2) A highly experienced, hyper-local, extremely knowledgeable, and trustworthy Realtor is worth their weight in gold. They are fully in tune with the market, know how to MacGyver any changes in market conditions, and will keep you competitively aligned with using all possible resources at their disposal. “Saving” $10,000 on professional Realtor fees, could be a $20,000 mistake, we’ve seen it happen. 3) Ask your accountant for further taxation advice, as we know some of our Investors are eligible to write off Realtor Professional Fees, or the HST paid, as a Capital Expenditure.

2. Home/Condo Staging Is Not Worth The Cost, Properties Sell Themselves!

Not so fast Mr. or Ms. Investor Seller client! What is typically going to help you achieve the highest possible sale price? Having the property vacant, so potential Buyers can spend most of their showing trying to guess where all their furniture goes? Or, from the moment a potential Buyer walks through the property, they immediately can picture themselves living in the home, emotions start to take over with how beautiful the property looks versus the other 600 places they looked at before seeing yours? Let’s look at some data: We pulled the April 2021 Semi Detached sales within KW, and found 6 (obviously) staged properties, and 4 vacant ones. The median sale price for the vacant properties was $547,000 and the staged ones were $691,000. The median days on market were identical, which is interesting as more expensive properties typically take longer to sell. As more data becomes available, we are noticing a trend with the success of wellstaged properties on the market.

3. If We List For 399K, We’ll Definitely Start A Bidding War And Get Our 600K Sale!

After a year of these marketing manipulation games, we believe the underpricing show is finally coming to an end. Buyers are aware of these tactics, and now the data shows that purposely (sometimes dramatically) underpricing a property could undermine your ability to

achieve the best possible sales result. Let us elaborate: You have a property with an estimated market value of 600K. The listing goes up for 399K and offers are held in 2 weeks. A flood of showing requests go through, and you’re feeling really good. Offer day rolls around, 3 offers come in (not 20) and none above 550K. Most of the Buyers were not willing to play your underpricing game. You reject them all, now what!? Well, lets just re-list the property and try again, right? Wrong, the majority of those potential Buyers have moved on to a different property and now with a cancelled & re-listed property on record within the MLS, the Investor Buyers will start to move in on your listing, trying to strike a deal. Can you imagine if you went into Walmart, brought a bag of chips to the checkout, and the cashier said “Sorry, the Store Manager is actually hoping to sell that bag of chips for $5, not $2.99”. You’d be a little miffed too, wouldn’t you?

4. We Can’t Sell With A Tenant Due To The “Eviction Freeze”!

While the Ontario government has put a temporary hold on residential evictions in Ontario to protect the health and safety of tenants, this doesn’t mean you have no options for selling your home. If you have a rental property currently tenanted, you can sell that property to another investor and have them assume the tenants as a part of the agreement for sale. Tenanted properties are actually sought after by some investors when immediate income and turnkey traits are a priority.

5. It’s Our House! We Don’t Need To Give 24-Hours Notice.

The Ontario Residential Tenancies Act specifies the requirements and responsibilities of both tenants and landlords within Ontario regarding residential leases. Tenants have a right to 24 hours advance written notice of the landlord entering the unit for things such as repairs, inspections, or mortgage and insurance representatives who require inspecting the property. The only reasons a landlord can enter the unit without 24 hour advance written notice is in the case of an emergency, the tenant consenting to the landlord entering at that time, scheduled cleaning between 8:00am and 8:00pm agreed upon in advance by the tenant, and showing the unit to a prospective tenant if, among other requirements, the tenant has been informed at a reasonable time prior to the showing and having it occur between 8:00am and 8:00pm.

The Ontario Residential Tenancies Act explicitly states that a landlord cannot deny a tenant acceptance to lease a unit based on the fact that they have pets. A landlord can state that they prefer no pets when advertising the unit, but this is by no means a condition. This rule has a limited exception when it comes to condo corporations with large complexes which can file for a pet policy. As a residential landlord, pets are not a legal means of dismissing a tenant.

Quality matters! It’s important to install proper finishings when tackling a flip project to ensure that you hit your maximum resale target. Cheap finishes may make a buyer question the integrity of your flip, leading them to believe that the repairs made were merely cosmetic and will require more money out of their pockets down the road. Even though it may cost you a bit more money up front to ensure the work has been done right, it will pay off greatly when it’s time to sell.

A pre-list home inspection can bring peace of mind to you and your seller! This inspection will give the seller a comprehensive list of important items to take care before their home goes live on MLS. Tackling these items before potential buyers enter the home will remove any doubt of major issues lurking behind the walls. When the home does go to market, you will be able to provide this report to potential buyers to encourage a firm deal for your client.

Slow down! Before you get your heart broken, you will want to get a mortgage pre-approval to determine what homes you can realistically afford. This will ensure that you have a price range in mind when looking for a home, you’re not falling in love with a home that doesn’t fit the budget. A financing pre-approval will also ensure that you can bring forth a stronger offer without a financing condition.

Spring is finally here! Wreaths are a great way to liven up your front porch, infusing the colours and spirit of the season. Making your own wreath is a fantastic way to ensure the size, fullness and style are exactly what you are looking for, with the added benefit of pride for all your hard work! Boxwood wreaths are a popular spring option, but can also remain part of your front porch décor throughout the summer months.

INSTRUCTIONS:

Lay all material on a spacious surface, ensuring your glue gun is plugged in.

Apply hot glue to the end of each stem and weave the stem between the wood vines of the wreath ring.

Using craft pliers remove the boxwood stems from the entire garland and place in piles. You will need all the stems from the garland!

Work your way around the entire ring to ensure each stem is placed slightly on top of the next.

When the wreath ring is ¾ completed, place desired ribbon loosely around the ring. This ensures you can create a natural placement for the ribbon by placing stems around it.

New Mortgage Rules

The stress test put simply is a major determining factor in the guidelines provided by the federal government or OSFI (Office of the Superintendent of Financial Institutions) in which lenders use to qualify borrowers for mortgage financing. Currently the stress test is at 4.79% or 2% over the contract rate; the discounted rate you receive from the lender. This stress test at first was a measure put in place to ensure borrowers would be able to afford their mortgages, as interest rates started to

increase when it was first implemented in 2018. This additional increase is OSFI’s attempt to cool the housing market we are currently experiencing. This proposal which will increase the stress test rate to 5.25% as of June 1st will reduce purchasers buying power by approximately 4%. For example if you were approved for a purchase of $500,000 you will now only be able to afford $479,000. That said, this will affect borrowers who are purchasing properties with a 20% down payment or those who are refinancing. Going further, it will really only affect those borrowers that have above average debt and/or are maxed out and really pushing their buying power. We have not heard if this will impact borrowers with less than 20% down. Some may argue that a better way of tackling the supply and demand issue we are experiencing in the housing market would be to create more supply by way of incentivising builders and developers and reducing the red tape

that goes along with said projects. This however is a very complicated process with a number of bureaucracies, people and moving parts to it, and is easier said than done. We are also waiting to hear further information on whether ALL lenders will be implementing these guidelines as OSFI regulates chartered banks, trust companies and the like. While Mortgage Finance companies such as monoline lenders, credit unions, private companies, etc are not regulated by OSFI, and we will have to wait to see if they will follow suit in implementing these changes. This is yet another reason why using a mortgage broker is the best solution when it comes to mortgage financing.
