SALAD INGREDIENTS 5 oz 142 gram package baby arugula ¼ cup Marcona almonds, chopped 1 cup Wild or regular blueberries ½ cup Crumbled feta (I like the “Dodoni” brand best) Truffle oil vinaigrette TRUFFLE VINAIGRETTE 2 tbsp Dark maple syrup 2 tbsp Fresh lemon juice 1.5 tsp Dijon mustard 1/4 cup Good quality olive oil 1.5 tsp White truffle oil Pinch Salt and pepper METHOD Place all vinaigrette ingredients into a mason jar, secure with lid and shake until combined. Add salad ingredients to a large salad bowl and toss to combine. Dress salad with vinaigrette – you won’t need to use all of it. Vinaigrette keeps well in fridge for at least a month.

This is one of my favourite summer salads - the white truffle oil, Greek feta and Marcona almonds transform a regular tossed salad into something really special. You can serve this salad as a side or top with grilled chicken or salmon to make it a meal. Don’t have feta? Sub in goat cheese or crumbled blue cheese. If you can’t find Marcona almonds, try regular almonds, pecans or walnuts (be sure to toast them first to intensify their flavour, colour and texture). Don’t like blueberries? Try raspberries, blackberries or sliced strawberries.

FIRST INVESTMENT PROPERTY Purchasing your first investment property can be a daunting adventure, from finding your tenant to deciding whether you are going to take on the property management of your property yourself. It’s important that you take the time to understand the process and what will work best with your business strategy, but don’t be scared to ask for a little help! Finding your Perfect Tenant The lease process is simple but can have major consequences if not done correctly. When choosing to list your unit for rent, you need to clean the unit and take photos of all the main rooms and the outside of the unit. Make sure all photos are landscape so they show better online. Once this is done, you want to establish what the details of the lease are going to be. This includes what utilities are included, the start date, the price, and what the landlord and tenant responsibilities are. After these details are laid out, you can post your unit on Facebook Marketplace and Kijiji, as well as other student rental sites if you’re looking for that demographic. You can also hire a Realtor to do all of this for you and get the added benefit of your unit being listed on the MLS and Realtor.ca!
Happy Tenant Means Happy Landlord First and foremost, it’s important to be open and communicative with your tenant no matter what. Be sure to respond to them promptly and respectfully because the happier they are with you as their landlord, the less chance there will be for issues to arise. Once you start receiving applications you need to properly analyze potential tenants to find the right fit for your unit. You will always want to obtain a full credit report— neighbourly is a great application for this—as well as proof of income and employment like paystubs or a letter of employment indicating salary. You will also want to follow up with the references your applicant provides to get a better feel for who they are and how respectful of your unit they will be.
The main reason why you will be contacted will be for maintenance issues that may arise. If you’re not a handy person yourself, consider vetting a local handyman that’s trusted in the area to be your right hand mand. Hiring a handyman on a per incident basis will save you the monthly fee a property manager will charge you because it is very rare that a tenant will have a maintenance issue every month.

This is a common occurrence that could have been prevented as soon as you received the keys to your new property! One of the simplest ways to prevent is to change the door locks to keypad entry to your investment properties. Not only does this prevent from late-night lockout calls, but it also means that when you changeover tenants, all you have to do is change the keypad code rather than paying a locksmith to rekey the lock.
Landscaping Snow and lawn maintenance should always be a consideration when taking over a new investment property. It can either be an expense on your profit and loss statement, or you can incentivize your tenant to take over the responsibility. Consider purchasing the proper equipment for the tenant to take over this duty so that they will be encouraged to maintain the curb appeal of your property while they are living in it. If your investment is a multi-residential property, take the time to know your tenants and inquire if any of them would be interested in taking over the lawn maintenance and snow removal for a slight rent discount.

how to choose a backsplash Selecting a backsplash for your kitchen is a big decision! With so many colours, patterns and finishes to choose from it can be hard to narrow it down to one choice. That is why we asked our expert Design Studio team to break down the selection process for choosing a backsplash. Continue reading to learn some helpful tips to consider when selecting a backsplash for beautiful results!
Consider wall space First and foremost, you should consider the amount of wall space you have for your backsplash. If you have a larger area, opt for larger tiles to create a seamless and distinguished look. If you have a smaller kitchen, you will want to consider smaller tiles, such as mosaic tiles, to bring interest and draw your eyes.
Select cabinets and countertops first We suggest selecting your cabinet and countertops first before choosing a backsplash tile. It is easier to find a tile that will match the cabinet and countertop rather than the other way around because there is a wider selection of tiles available for you to choose from. This will allow you to draw inspiration from your cabinets and/or countertops for a perfect colour combination. 40
From an aesthetic standpoint, the role of a backsplash is to bridge the colour or pattern from the countertops with the cabinets for a smooth transition – not to compete with it! The hardest part of this process is selecting a tile that pairs well with your countertop. If your countertop has a pattern or multiple colours, choose a subtle tile that will complement it. If you select a countertop solid in colour, you can have fun with a bold pattern or colour choice for your backsplash! Example: A monotone quartz countertop would pair better with a smaller pattern tile, such as mosaic tile, while a granite countertop with a busy pattern or visual texture is better off with a large monotone tile.
Don’t forget about the grout and tile installation! The grout colour and installation pattern you select can make or break the appearance of your backsplash. Choosing a grout colour that complements your tile will significantly enhance the overall look! The shade you pick should reflect what you are trying to accomplish in your design. If you are trying to achieve a bold look you should use contrasting colours. You can accentuate a white herringbone or basketweave tile installation with black grout, or the other way around, to create a bold patterned backsplash. If you are going for a subtle look, match the grout to the backsplash (or one-tone lighter) to create a seamless look.
HAVE FUN WITH IT! Don’t be afraid to incorporate colour, pattern, texture and dimension with your backsplash. The kitchen is the heart of the home and it is meant to be enjoyed and personalized to suit your taste and style!
Be mindful of your budget Your budget will have an impact on selections and will determine the styles available per square foot. If you plan to dedicate a portion of your upgrade budget to your backsplash, this will allow for a more creative tile or installation pattern! Herringbone tile is a popular choice for homeowners but comes with an additional price due to the labour required for installation. This bold look will jazz up your kitchen for a sleek and modern aesthetic!
