Lots of people love watching home improvement shows, myself included. I could literally binge watch for hours if time allowed, especially as the weather starts to get cooler outside.
What is it about these shows that grabs my attention so much? Maybe it’s the personalities of the hosts. Or learning some new decorating ideas. But, if I’m honest with myself, it’s probably because it feeds my unrealistic expectations. When a huge project like a main floor renovation, could take months in real life (or years if you’re doing it in stages while you live in the house), the idea of the whole project being completed in a one-hour episode is a major relief – especially to those of us who have ever lived through a renovation! But, on these TV shows, they only let us in on the fun parts of a renovation (like picking out colours or finishes) or when they do present a surprise that isn’t a good surprise, it’s presented in the way that is humorous. Let me tell you, in real life unpleasant surprises aren’t usually funny!

If you own a home, these shows can be inspirational, though, and can give you lots of great ideas of how you could renovate or decorate your own home. If you don’t own a home yet, you can still get a feel of what type of home you would like to live in. Before you go and start spending money on renovations, though, you may want to invest in what you think will add the most value to your home. If you want to know which home improvements have the greatest impact on your property value, I am happy to share what I have found in my experience over the years:

This could mean a new driveway, painting your front door, installing a new light fixture at your door, a funky new mailbox or street number, making a few landscaping touches like planting some tall grasses, or shining some uplights under your ornamental trees.
KITCHEN UPDATES
Sometimes this means gutting your entire kitchen and doing a complete overhaul – and other times you can simply dress up your current kitchen, like changing the counter tops, cabinet doorknobs and drawer pulls, and installing a new backsplash.

If you’ve ever wondered what’s involved in staging an empty home for sale or even if it’s worth it to stage it, you’re not alone. Many people often don’t understand what’s involved in the process or how much it costs. While the process might seem daunting, we’ll walk you through it, so you know what to expect and why it’s so important to the successful sale of your home.
LET’S GET STARTED … Staging your home always starts with a consultation and it’s never too early to bring in a stager to help you create an actionable plan for getting your home ready for sale. During the vacant home consult, your stager will tour your home and create a custom staging plan for your property. This staging plan will include both recommendations for updates & repairs to add value to the home as well as a staging proposal with pricing and a basic outline of what that will include. In most cases, there will be a fee for this consultation (price ranges from $150 - $300) which you will need to budget for. Some staging companies refund the consult fee, either in part or in full, if the home staging proposal is accepted. For example, we charge $175 + tax for vacant property consultations but will fully refund that fee if our team is then hired to stage your home.

STAGE IN FULL OR IN PART? Once you have the staging plan & proposal, it’s time to decide if you’re going to stage your home fully or partially. The more fully you stage your property, the more perceived value you add for prospective home buyers and the more marketable and sellable it becomes. This is because buyers are inherently visual and approximately 90% of them cannot envision the purpose of rooms without furniture and décor. The more that buyers can see themselves living in a home and using each and every space, the more value the property holds for them – and the more willing they are to buy it. Home staging creates an experience for the buyer and sells the lifestyle that would come with the purchase of the home. Staging a vacant property helps to clearly define each space and is most effective when the house is staged in full, however, if your budget won’t allow for this, a partial staging can still be extremely impactful by staging key rooms of the home.

HOW MUCH DOES IT COST? The truth is, the cost of staging can vary depending on how many rooms are being staged, the size of the rooms, the style of the home and the type of building. The initial investment will range between $2,500 - $10,000 to stage properly and will usually cover 30-60 days of staging. That can seem like a lot of money but keep in mind that staging an empty home is about more than just bringing in a few pieces of furniture, it’s about creating a highly marketable home through the strategic placement of furnishings and decor. An effective staging plan combines the best use of colour, texture, and proper scale furniture to showcase the home’s greatest features. In addition to the rental fees for the items provided, your staging investment includes the entire process of creating the custom staging plan, selecting, and packing all the furnishings and decor, installing them into a home and then removing everything once the property has sold.

The whole process takes many hours from start to finish and involves a team of experienced professionals to execute properly. The payoff? When staged effectively, properties sell up to 90% faster than un-staged homes and get an average of 8 – 10% ROI. Risotto really isn’t very complicated, however it does take a bit of time to prepare, because it has to be stirred almost constantly. Prepare it on a weekend when you have more time, and flavour it with an infinite number of ingredients. I’ve used: sausage, chicken, shrimp, mushrooms, pumpkin, roasted vegetables and beets. I love this combination of the salty bacon with the sweet tender squash, it’s perfect for this time of year.
INGREDIENTS 2 tbsp.......... Butter 2 tbsp.......... Olive oil ½ cup........... Shallots, finely diced ¼ cup........... Cooking onions, diced
2 cups ......... Arborio or Carnaroli rice ½ - ¾ cup.... Dry white wine 6 cups.......... Low-salt chicken broth 2 cups.......... Butternut squash, peeled and cut in ½” cubes
METHOD • Pan fry bacon in a large sauté pan set over medium heat. Cook until crispy. Remove the bacon from its drippings and chop into 1” pieces and set aside. • Meanwhile, bring the chicken broth to a simmer in a large saucepan over medium-low heat. Cover. • Heat 2 tbsp of butter, 2 tbsp of olive oil in heavy large pot over medium heat. Add onions and shallots. Sauté until mixture begins to soften, about 2 mins. Add rice and stir until it’s translucent at edges but still opaque in center, about 3 minutes. Add the white wine and simmer until the wine is absorbed, stirring occasionally, about 2-3 mins. • Add 1 cup of warm broth. Simmer until the broth is almost absorbed, stirring often, about 2-3 mins. Add 2 cups more broth, 1 cup at a time. Allow each cup to be absorbed before adding the next and stir frequently, about 6-8 mins. 50
½ package... Maple bacon 2 tbsp.......... Fresh thyme or sage ½ cup........... Parmesan cheese 4 tbsp ......... Butter (optional) To taste........ Salt & pepper
DANA’S TIP Don’t add the cubed butternut squash too late or your rice will be cooked but your squash will be raw. If you’re a bit nervous, roast your squash ahead of time and fold it in with the bacon at the end.
• Mix in the cubed butternut squash and thyme and 1 cup of broth. Simmer until broth is just absorbed, stirring often, about 5-7 mins. Add 2 cups more broth, 1 cup at a time. Allow each addition to be absorbed before adding the next and stir frequently. • Add ¼ cup of grated parmesan cheese, chopped maple bacon and 4 tbsp of butter (omit the butter if desired). Simmer until the butter melts and risotto is creamy, stirring often and adding more broth by 1/3 cupfuls if the risotto is dry or if it isn’t quite cooked. Test to make sure that the squash is fork-tender and that the rice is cooked to your liking. Season with salt & pepper. • Portion risotto into bowls or onto plates. Top with additional ¼ cup parmesan cheese.
