Melt-in-your-mouth At the shop, we sell loads of shorttbread, especially at Easter and Christmas.
Whipped Shorttbread
Here is a recipe for my melt-in-your-mouth whipped shorttbread. They are very light and tender so be forewarned – they are quite fragile! We no longer sell this particular variety of shortbread at the store because we found that packaging them into bags caused too much breakage and crumbling. Shorttbread makes a beautiful (not to mention delicious) hostess gift. Be sure to package your cookies into sturdy vessels like biscuit tins or ceramic dishes to prevent any breakage.
Ingredients
Makes about 3 dozen/36 shorttbread.
1 lb Salted butter, at room temperature 2 cups All purpose flour 1 cup Icing sugar 1 cup Cornstarch 1.5 tsp

• Cream butter in a stand mixer on medium speed (or use hand mixer) until light and fluffy. Add vanilla extract. • Sift dry ingredients twice. • Add dry ingredients slowly to the butter-vanilla mixture (in about three additions). • Chill dough in fridge. • Roll into 1” (one-inch) diameter balls on parchmentlined baking sheet and press to slightly flatten with the tines of fork. • Bake for about 30 minutes in a 300º F oven.
Dana’s tip I almost always bake (and cook) with unsalted butter, however this recipe calls for salted butter. For best results, please do not substitute the unsalted variety.

Dip shorttbread into melted dark chocolate (dip them entirely or half-dip them) then put them in the fridge to cool and set. You can also sprinkle fresh orange zest on top of the melted chocolate for a twist.

Explained
I have recently been hearing about Title Insurance and am wondering if you can provide some information regarding this subject?
Title insurance can be described as insurance covering an insured’s interest in a specific property against loss resulting from one or more specified causes up to the stipulated policy coverage amount. It should be noted that Title Insurance is different from Property Insurance. Property Insurance provides coverage against the risk of physical damage to the property caused under specific events. Title Insurance on the other hand, provides coverage against certain specified risks or losses relating to your TITLE to the property. Under a Title Insurance policy, the insured would file a claim against the insurance company if loss occurs from a risk which is covered under the policy. What does title insurance cover? The title insurance policy itself is a contract which is drafted by the insurance company. The

Title insurance is not a new product. In fact, it has been available to property owners and purchasers for many years in the United States, the U.K., and Canada.
policy will necessarily contain: • A list of risks or losses the policy will cover; • A list of risks or losses the policy will not cover; and, • Provide for the availability of extra protection or coverage against additional risks or losses beyond the basic coverage. The additional risks or losses to be covered must be specified at the time of acquiring the insurance policy and will likely increase the cost of the policy. Typical types of risks or losses that an owner’s policy may cover include the following: • The owner having a good and proper title to the property. In other words, the owner has received ownership of the property from a clear chain of transfers in ownership over the years.;
• Arrears in property taxes discovered following closing and the seller is not willing to pay; and, •T he costs of defending or remedying a title problem (only if the policy covers the particular risk or loss).
Note, if any known defects exist at the
time of acquiring title insurance, such defects must be indicated on the policy and coverage may be qualified regarding such defects.

If Real Estate Investing is on your radar for the new year, you’re going to need to learn and brush up on your Investor Lingo! Here’s the basic terms for your Investor Brain, brought to you by The Westside Partners of TrilliumWest. Enjoy! PRINCIPAL RECAPTURE Principle recapture is the equity that you gain as you pay down your mortgage. You can consider this as a savings account that you contribute to month by month (or whatever the frequency of your payments are) as you pay down your mortgage. CASH FLOW Cash flow is determined by taking the total amount of the property’s expenses (including the mortgage, taxes, utilities, and any other maintenance costs) against the total income that the property is producing. Cash flow can be negative when the total amount of operating costs is more than the total amount of income that is produced. EQUITY Equity refers to the total amount of the property that the owner actually owns. Equity is determined by taking the fair market value of the property and subtracting it from how much is currently owed on the mortgage. When property prices increase, the market value of the property increases which means that the property owner has more equity. BRRRR One of the most popular investment strategies known to real estate. Buy - Renovate - Rent out - Refinance - Repeat! It’s the tried and true method to generate long term, sustainable wealth. A true or “Perfect BRRRR” strategy/property as you may hear investors reference from time to time, means after you refinance, you are able to recapture all of your money put into the purchase as a deposit, PLUS all the funds used for renovations/holding costs. CAP RATE When we dabble into multi-family residential properties, one of the metrics used for property evaluations is “Cap Rate” or “Capitalization Rate”. It’s also one of the most commonly miscalculated and misunderstood formulas that can lead to disappointment or potential headaches down the road. The basic formula is: The NET operating Income (Gross Income Expenses) divided by the market value of the property.
SALES COMPS If you work with us, you’ll often hear this term used every day. Analysing “Comparable Sales” or “Sales Comps” is one method we commonly use to determine the quality, risk, and viability of an investment deal. For example, if you are looking for a “Flip Property”, we want to ensure that the Sales Comps within your target neighbourhood/building over the last 90 - 120 days support the price you need to achieve when re-selling. FMV VS. ARV The struggle is real with these terms! With how ever changing our market is on a daily basis, sometimes the numbers we calculate today, are wildly different tomorrow. “Fair Market Value’’ or “FMV” means the estimated value of a property in it’s exact state that the current market would expect that property to sell for. “After Repair Value” or “ARV” is what the estimated value or sale price of that exact subject property would be after renovations. TURNKEY A turnkey property is a move-in ready home that doesn’t require any major repairs or renovations before it is livable. CAPITAL GAINS TAX Ahhhh, a tax term! Thought we would answer this for you? Sorry! You’re going to have to consult a taxation expert on this one! Phew, that was close... AMORTIZATION PERIOD The number of years it takes to repay the entire amount of financing based on a set of fixed payments. The current standard amortization is 25 years, and having more time to pay off your mortgage is an extended amortization. CMHC The “Canada Mortgage and Housing Corporation” is a federal Crown corporation that administers the National Housing Act (NHA). Among other services, they insure mortgages for lenders when a borrower has less than 20% down payment of the purchase price or value of the home.

HELOC A personal line of credit or “Home Equity Line of Credit” secured against the borrower’s home or property, which may allow borrowing up to 80% of the purchase price or appraised market value of the property.
FIRST MORTGAGE A debt registered against a property that has first call on that property.

Stores are now decked with dazzling holiday displays that feature many of the new and emerging holiday decor trends. With a focus on natureinspired decor and lots of vibrant greens and blues contrasted with rich wood and creamy tones, the overall holiday decorating trends infuse spaces with warmth and coziness. It’s less about the glam and glitter of past years and more about layering in natural textures, textiles and natural scents to create rooms that bring a little of the outdoors indoors.
While many of us will decorate with decor that is steeped in sentiment and tradition, that doesn’t mean that you can’t incorporate some of the current holiday decor trends into your home this year. In fact, with many of these current holiday decorating trends, it can be fairly easy to seamlessly add new decor that will work perfectly with your existing traditional elements.
NATURE-INSPIRED COLOUR PALETTE When it comes to decorating, you should always have a palette that incorporates 1 - 2 neutral hues with a “pop” of colour. In years past, greys and whites were the neutrals of choice and pops of colour were vibrant purples, pinks, and sapphire blues.

This year, in keeping with current decorating trends, there is a shift towards neutrals in shades of cream, which add warmth to rooms, paired with deep bronzes or blacks for contrast. Pops of colour tend to be in nature-inspired hues like deep greens and moody blues that pair well against the warmth of that backdrop. On holiday trees, this palette will also include a little sparkle - because what’s a holiday tree without a little sparkle? Look for both silver and gold to provide the sparkle on your tree - especially gold for warmth - and to contrast against the deep green hue and texture of the branches. The warmer colour palette is meant to inspire hope and happiness, creating spaces that are uplifting and inviting for families as they celebrate the holidays this year.

SUSTAINABILITY From table settings to decor, sustainability will continue to be a big trend this year. Choosing artisanal, handcrafted decor elements from local retailers and using recycled or thrifted items like crackers to dinnerware will be important for many people. Does that mean you have to sacrifice style for sustainability? Definitely not. There are some amazing local retailers and second-hand stores where you can find amazing items that fit with your holiday decor and style.

It’s not just about what you can see, it’s also about what you can smell! In keeping with the more natural decorating trends, scents will also be nature-inspired. Look for local retailers like the Sew Rustic Candle & Gift Co. who make all-natural, hand-poured soy-based candles infused with a variety of scents. This year, look for a variety of candles that all speak to bringing the outdoors, indoors.
NOSTALGIA TEXTURE, TEXTURE, TEXTURE Layering in layers of texture is a huge part of holiday decorating trends this year. From textured and chunky knit throws layered on sofas and in baskets to decorations that incorporate natural textures like wood and bark, there are many ways you can incorporate a little texture into your rooms this Christmas. Greenery will also be a huge way to incorporate texture into your home. From your Christmas tree to simple wreaths hung on mirrors or over fireplaces and centrepieces that include cream or textured vases with boughs of fresh greenery - there are many options you can choose from. Natural wood will add another texture to holiday decorating in everything from ornaments to mantle decor to simple stacks of firewood beside the fireplace or layered in baskets. Look for decor at local retailers like Devitt House in Waterloo which offers an abundance of decorations that incorporate these trends. For greenery, Christmas trees and wreaths we recommend making the trek to Meadowacres in Mannheim.
Over the past year and a half, many of us have come to recognize how important holiday traditions are to us - especially when lockdowns prevented us from celebrating with loved ones last year. Incorporating vintage decorations and hand-medown items in everything from decorating your tree to setting your table will make the celebrations more joyful this year. Instead of buying all new items, look at repairing or mending older ones so that your home will not just be beautiful, but also steeped in sentiment as well.

Should You BUY First or SELL First? This has always been a thoughtprovoking question for people who already own a home and Julie D. Martin Real Estate Broker
are looking to sell and move to another. The fact is, no matter
how you go about it, there will likely be some stress involved, and there are pros and cons no matter which route you take. Being in a hot seller’s market for what feels like years now, there are many who believe that there is only one way to go about this process, and that is to buy first. But there are still some benefits to selling first, even in our current market. Every situation is different and needs to be dealt with accordingly. The clients are different and so are the types of properties they have to sell, as well as the types of properties they wish to purchase.
If you buy first ~especially if you don’t include any
conditions in your offer~ then the pressure is on to sell your house pronto. Unless you negotiate a long closing for your purchase. A 90 or 120 day closing on your purchase would offer a nice buffer to get your house on the market and get it sold. The greatest pressure occurs when you have a short closing on the home you’ve purchased, and the home you have to sell is not a typical home, so the buying pool is more limited than the buying pool for more standard homes. This is all the more reason to ensure that the home you have to sell is nearly ready to begin showing potential buyers. 42
If you sell first ~especially without a place to go to next, such as to temporarily stay with a family member~ then the pressure is on to find your next home pronto. Unless you negotiate a long closing for your sale or even included a condition to purchase a home. This is something you can usually get away with when you’re the seller because you have more power than the buyer in this market. The part about taking this strategy that has a major downside, though, is that some people don’t act quickly enough and end up just settling into their “temporary” place for a little longer than they initially intended, and, in the meantime, the prices for a place to purchase continued to increase in price and were all of a sudden out of their reach. The downside to buying first is that you may have to bid a lot in order to get the house you want, and all the while, you really don’t know what your house is going to sell for. This can be very risky if you don’t have a lot of equity in the home you need to sell. The upside to buying first is having peace of mind that you will have a place to call home once your house is sold. And it may be worth it to have this security even if it costs you more to have that assurance. The only main downside to selling first is that you could be homeless if you don’t have a back-up plan of where to go next. People used to be able to have a bit more buying power by going in with an unconditional offer if they have sold their home first,
but the majority of buyers these days are coming with a firm offer regardless of whether or not they have sold before offering or need to sell after offering. The playing field is more level than it has ever been.

The upside to selling first is knowing exactly what you’re going to have in your pocket on closing, so this enables you to know what type of home you can afford to purchase. This is a great option for folks who are open in terms of location. It doesn’t work as well for someone who really needs to be in a certain neighbourhood or a certain type of home. This is also a good option for a couple who may be splitting up and two people need to split the proceeds of the house sale to start over somewhere else. There really is no easy way to know what is best for your situation. This is something that will take much consideration concerning your financial situation, your search criteria, and your ability to be able to handle stress and risk. There used to be more safeguards to help buyers and sellers throughout the process, which gave people an out in case the financing fell through or in case the house didn’t sell. But, right now, with such a shortage of inventory, much of these safeguards that we had grown accustomed to in the past, they have sadly mostly gone by the wayside. I hate to put it so bluntly, but these really are the cold hard facts

A Seller's Market is when there are more buyers than properties available. especially in such a tough market.
