EDITOR’S NOTE The real estate market is starting to show signs of balance. While the inventory is still low in Waterloo Region, homes are starting to stay on the market a little longer and the frantic feel of earlier this year is beginning to dissipate.

W

hile home prices are still increasing, the pressure on buyers to come in with unconditional offers, way above asking price, has decreased significantly. Demand from buyers is still higher than the available listings on the market. This is likely because of the new mortgage rules coming into effect on January 1, 2018. To learn more about how the changes may affect you, turn to page 84. I’ve heard an ad on the radio recently for a local “For Sale By Owner” type company - the ones who provide home sellers with a sign to put in the ground, and the ability to put their home on MLS without hiring a Realtor. The commercial really made me think, because in the market we’ve just been in, why wouldn’t someone go that route? It is certainly the least expensive way to sell your home. And when homes were selling before the signs were going in the ground, what argument could be made for hiring a Realtor? I was speaking with one of our Realtor customers the other day. She told me that through the whole crazy multiple offer market, she won nearly all of the offers she presented. This Realtor chooses to always present her clients’ offer in person. In one case, her client had noticed a dress in the closet that the client’s daughter also owned. This little tidbit was shared with the seller, and secured the deal over a nearly identical offer. The thing is, on top of winning those offers, those buyer clients who were working with my Realtor customer would never even have had a chance to set foot in those houses if it weren’t for her. From the buying side, Realtors have access to new listings before the public does. The Realtor.ca system updates live on the back end, while new listings come onto the consumer side of the website once a day.

So among many other benefits, working with a Realtor when you’re buying a home means you don’t have to do the work of looking for listings that match your criteria, and you get the information faster than someone not working with a Realtor. Also, in case you didn’t know, a buyer does not pay their Realtor - the payment comes from the seller whose home is purchased.

CANADA TO IMPOSE TOUGHER MORTGAGE RULES IN 2018 THIS IS HOW THE CHANGES WILL AFFECT HOME BUYERS On October 17, the Office of the Superintendent of Financial Institutions (OSFI) announced changes to mortgage rules. These rules will come into effect on January 1, 2018. The new By Alison mortgage rules only apply to Lopes a buyer who is taking out an Mortgage Broker uninsured mortgage. What does that mean?
