a summer to remember Embracing the New Normal As I write this today, it has been just over four months since COVID-19 was declared a pandemic. Our day -to-day lives as we knew prior is no longer. We have adapted and embraced the new normal in many areas and I feel we are more efficient and more passionate of others than ever before. Virtual Reality - Earlier this year I wrote of the INMAN Connect 2020 conference that I attended in NYC, the tools and resources of the virtual world were discussed and how we would become more efficient in utilizing all that was available to us. Who knew this pandemic would force us to utilize a good amount of these great resources to become better and more competitive in our profession? Many of you took the opportunity during the initial phase to strengthen your knowledge through education and collaboration of panels, online conferences and so many more opportunities. Congrats to you! We no longer are caught up in traffic jams, it is broadband jams…the virtual world of technology has become our greatest tool in the toolkit. If you are not zooming, you are not working. We can take a listing through a Zoom presentation and feel like we are sitting at the kitchen table with our clients. We are embracing video technology to publish to the world and keep our clients safer while marketing more efficiently. Real Estate Deemed Essential - This was huge for us in real estate. Our legislators lobbied for us to remain essential as other industries were shut down, this is a true testimony of our REALTOR® Party at work on our behalf. Remember to protect yourselves, your clients and consumers by being proactive with PPE and supporting the CDC guidelines. This is so important for everyone, please remind REALTORS® not following the guidelines of the importance to remain safe and essential for our industry. The future of real estate is promising as economists feel there will be continued enthusiasm in the market. Builders confidence is back to the optimistic pre-pandemic mindset, our market statistics for our geographic area continue to rise, demand is very strong due to many contributing factors, including the lowest mortgage rates in 50 years to those locally who have realized as they have had to work from home and need more space for their families. Also, consumers relocating to Florida are executing their plans sooner than they had planned due to the pandemic. I am hearing consumers share that they realize life can change

at any minute, live your best life today! The demand is outperforming the supply! We are, as of the latest stats, below two month’s supply. Use your tools to reach out and educate your clients and sphere of influence of the market demand and the opportunity for them to consider listing their home in a safer and more efficient manner to move up or downsize. It is all about timing. Greater Tampa REALTORS® Association Actions - I am thrilled with the actions of GTR. Throughout this year, our association has pivoted to adapt and exceed the members expectations. To name a few: the virtual learning at a higher level, collaboration offering our members more opportunities than ever before, charitable housing initiatives and a media campaign on public awareness encouraging consumers to utilize the services of a REALTOR® and that a professional REALTOR® is equipped and knowledgeable to follow the CDC guidelines ensuring to the best of their knowledge the safety and consideration of the consumer. I leave you with a couple of additional thoughts and areas we are focused on today: Elections - Voting - please let your voice be heard in our association elections and our local, state and national elections before us. Get involved and take the time to vote, IT MATTERS! Racial Injustice - We as members of the community and REALTORS® are championed with building better communities. It is time we confront our history of racial injustice and acknowledge all our cultural needs in order to move forward. We are global LOCALLY! Be safe, be well and be productive. Together we’ve got this!

The following items were acted upon at the May 2020 Meeting: ✓ Amend MOU with RCF to strike the portion of the sentence 1 that states “ to renegotiate for 2021." ✓ Accept the MOU with amendment ✓ Accept Finance’s recommendation to close both the Wesley Chapel and Brandon locations based on extensive financial research provided by staff while GTR still maintains support to our members in that area. ✓ Members are welcome to comment at each association meeting and will be heard prior to the Committee Consent Agenda. Speakers will be granted up to three minutes to address the meeting. When 5 or more speakers wish to speak during the meeting, the Chair may reduce the time per speaker. All speakers must check in with the Association staff at least 30 minutes prior to the start of the meeting. The Chair reserves the right to modify the speaking time based on the circumstances of any individual meeting. ✓ Forward the revised policy for Meeting by Electronic Means to the Board of Directors for approval and adoption into GTR Policy and Procedures/Rules and Regulations.

CODE OF ETHICS Disclosure when Buying on Own Account

C

lient A consulted REALTOR® B about the value of a lot zoned for commercial use, saying that he would soon be leaving town and would probably want to sell it. REALTOR® B suggested an independent appraisal, which was arranged, and which resulted in a valuation of $390,000. The property was listed with REALTOR® B at that price. Shortly thereafter, REALTOR® B received an offer of $366,000 which he submitted to Client A, who rejected it. After the passage of four months, during which no further offers were received, Client A asked REALTOR® B if he would be willing to buy the lot himself. REALTOR® B on his own behalf, made an offer of $354,000, which the client accepted. Months later Client A, on a return visit to the city, discovered that REALTOR® B had sold the lot for $375,000 only three weeks after he had purchased it for $354,000. Client A complained to the Association of REALTOR®s charging that REALTOR® B had taken advantage of him; that he had sought REALTOR® B’s professional guidance and had depended on it; that he could not understand REALTOR® B’s inability to obtain an offer of more than $366,000 during a period of four months, in view of his obvious ability to obtain one at $375,000 only three weeks after he became the owner of the lot; that possibly REALTOR® B had the $375,000 offer at the time he bought the lot himself at $354,000.

the lot was overpriced. The buyer who purchased the lot for $375,000 appeared at the hearing as a witness and affirmed that he never met REALTOR® B or discussed the lot with him prior to the date of REALTOR® B’s purchase of the lot from Client A. Questioning by members of the Hearing Panel established that REALTOR® B had made it clear that his offer of $354,000 in response to his client’s proposal, was entirely on his own account. The panel concluded that since REALTOR® B’s own purchase was clearly understood by the client to be a purchase on his own account, and since the client’s suspicions of duplicity were proven to be unfounded, REALTOR® B had not violated Article 4 of the Code of Ethics.

Tips for New REALTORS® to Get Involved in Global Real Estate

When it comes to global real estate, Greater Tampa REALTORS®’ Young Professionals Network is no stranger! Our association’s Global Subcommittee provides opportunities to increase knowledge of the everchanging real estate industry. Many of our YPN Members take advantage of these opportunities and successfully add it to their skill sets. Each year, our members have the opportunity to participate in various events such as trade missions, global forums, targeted meet and greets, selfdevelopment classes and other activities. These events have a direct correlation and purpose as to how agents not only increase their skills, but it serves as a means to increase and promote their business. Last year, some YPN members attended a Trade Mission to Dubai. They were able to gain first-hand real estate experiences in the Middle East. They met with developers, toured many new projects, discussed investment opportunities, learned about the culture and even received a designation to do business in Dubai. Global is a great avenue to grow your real estate business. Most new REALTORS® do not realize that individuals around the world execute various real estate transactions here in the United States. Many international buyers view the U.S. as a safe place to invest in real estate due to our private property laws. It is our job to network with these international buyers and sellers and help facilitate their real estate transactions. With today’s technology and social media, it has never been easier to connect with individuals worldwide. Social media platforms like Instagram are great for connecting and developing global relationships. Today there are many international buyers doing business in the United States without ever having to step foot here. YPN Committee Member Yolanda Hodges is very involved in global real estate and has three tips on how you can work with international customers and grow your business.

1. Tap into your sphere of international friends and colleagues. They can be a great resource for referrals. 2. Use technology to your advantage. There are many tools you can incorporate into your business model such as video and 3D walking tours to eliminate the need for customers to see property in person. 3. Once travel restrictions are lifted, travel and take mini vacations. When you get to your destination meet up with a local REALTOR® and see how you can benefit each other. Also, meet with business owners and share the benefits of purchasing property in your market. Global real estate does not have to be difficult and you do not necessarily have to speak another language to be able to conduct it. We have a great group of diverse YPN members that are in some form involved of global real estate. We encourage you to follow GTR on Instagram & Facebook and watch for future events coordinated by YPN and Global. T

hink back to your last handful of real estate transactions. Chances are, at least one of those customers originated from another country. Tampa Bay is home to a diverse range of cultures from all over the globe. Our membership at Greater Tampa REALTORS® is also indicative of this diversity. As your 2020 Chair of the Global Subcommittee and the Tampa Bay Global Business Council (TBGBC), I have had the opportunity to truly see and appreciate this diversity firsthand. Our diversity has allowed us to tap into our membership’s talents and resources as we continue growing what the TBGBC can offer our members. COVID-19 has forced all of us to reevaluate how we do business and to pivot quickly. Through the use of tools like Zoom, we have re-discovered how truly connected we can be with each other around the globe and continue to do business. Want to introduce a potential foreign buyer to your global team of experts such as immigration attorneys, CPAs and currency exchange professionals? It can all be done via a quick Zoom meeting, allowing you to further build trust with your global customer before they even set foot in Tampa Bay. How many of you have now made 3D tours as part of your standard marketing offering to limit the amount of foot traffic in your seller’s home? Tools like Matterport and Zoom are not new and have been readily available for quite some time, but we have quickly realized the benefits of integrating these tools into our business practices. And frankly, these practices will most likely stick around long after COVID-19 is behind us as we have found them to be quite beneficial. TBGBChas been no different and has also adapted allowing us to continue to build momentum the first half of 2020. Below are just a few of the highlights the TBGBC, through the direction of the Global Subcommittee, has accomplished this year:

Prior to the pandemic in February, we, along with Florida REALTORS® and surrounding associations, were fortunate to host a delegation of real estate professionals from Spain at the Columbia Restaurant for lunch followed by a tour of Jeff Vinik’s development in the Water District.

He has served on the Greater Tampa REALTORS® Board of Directors as the 2017 President, as Vice President in 2003 & 2015, and several times as a Director. He was a long-standing member of the Florida REALTORS® Director (2001 - 2018). Joe serves on the Governmental Affairs, Building, Professional Development, and Technology Committee (2009 and 2011 Chair). He also served on the REALTOR Care Foundation of GTAR as a Board of Director. Joe was the 2014-2015 President of Stellar MLS (known at the time as My Florida Regional MLS) and served as Vice President, Treasurer and MFRMLS Board of Director. CANDIDATES FOR DIRECTOR DAO ALDERMAN Dao Alderman is the real estate broker for the past 12 years in residential and commercial real estate in Tampa Florida. She’ providing the real estate services to either buyers or sellers. She’s also property manager of her own rental properties. She is active member in Commercial Alliance Committee, Global Real Estate Council, and Government Affairs Committee with the Great Tampa REALTORS® Association (GTR). She’s also active and member in similar committees in Florida Association and National Association of Realtors (NAR). She believes she must involve and be active with the Associations in all three levels, because she has seen the positive outcomes from the Associations as much as to the realtors, who are involved and volunteered with these associations. The realtors can bring in the voices, and suggestions for the improvements, or changes, in the legislative regulations, and laws at the local, or at the state, or even to the national level. These regulations and laws can impact positively to real estate owners, citizens, and investors in Florida. Dao Alderman is running for the position of board directors. As manager of a successful real estate office with over 30 agents for 6 years, she had the opportunity to gain knowledge by solving problems and making transactions work for agents and customers. Formerly a Senior Vice President for the Florida operation of a national Fortune 500 corporation, Jean has the experience to bring her business, management and real estate knowledge to Greater Tampa REALTORS® and be a valuable contributor to the organization’s growth and member relations. She is currently an active REALTORS® serving the Hillsborough and Pasco markets. She has served on the Board of Directors for Greater Tampa REALTORS® several times. Her 2020 GTR activity is Vice Chair of Professional Standards and member of the Finance Committee and well as several task forces formed this year. For Florida Realtors, she serves on the Professional Development Committee and the Faculty Development Committee and is a Florida Realtors Board of Director. As a Life Director for Tampa Bay Builder Association she has experience in the building industry, as well. She also teaches Code of Ethics and Greater Tampa REALTORS® New Member Orientation. JO EASTON Josephine “JO” Easton has been a Licensed Realtor in Florida for over 41 years. She is a Proven Leader, Member Driven and Community focused. She volunteers locally as well as holding many positions Local, State and National. Her agenda is a simple one, help her peers by mentoring and guiding and encouraging them to take as many educational classes as possible. She has been president of this Board (GTR) as well as a small Board/Association and State President of RRC/CRS, WCR Tampa President and she has always pushed to do what is best for all the members. JENNIFER IRIZARRY Jennifer Irizarry has lived in Tampa Bay for over 20 years. She is a broker associate with Lombardo Team Real Estate and has been licensed since 2016. LEA LAGUEUX Local girl and Graduate of USF (GO BULLS!), Lea’s BRE (Before Real Estate) work life was in the construction industry – from building cooling towers for power plants, to the construction of Raymond James Stadium and Tampa’s then Ice Palace and in residential home building. Skills gained in her work include accounting and marketing and advertising, all of which have been put to good use in the service of both her real estate clients and as an industry volunteer. During her year in home building Lea served for several years as a Parade of Homes Judge from Naples to Tallahassee and on the REALTOR / Builder Expo committee (2000-2002, 2007-2010). As a REALTOR® and member of Greater Tampa REALTORS®, she has served GTR members as a committee member and chair of the Technology (2008, 2012-2019, chair 2008, 2015, 2018) and International Council (2016-2020, chair 2017) committees and on Affordable Housing (2008, 2013, 2014) and Professional Development (2016) and the Awards sub-committee (2020). Lea was grateful to be elected and serve on the Board of Directors 2017-2018. JACK RODRIGUEZ Jack joined GTAR in 1970 and is a REALTOR® Emeritus. He currently serves as Chairman of the Building Committee and serves on Governmental Affairs Committee and Bylaws Committee. He is also a Florida REALTORS® Director. Jack served as GTR President in 2009 and President of REALTORS® Care Foundation of GTR in 2012. Jack received the Realtor of the Year in 2013 and President’s Award in 2018. He is a RPAC Hall of Fame Member. Jack is also a former member and Chairman of the Florida Real Estate Commission. He has also served on many civic and philanthropic committees over the years. Jack believes his experience will serve the Association well. He will use his knowledge to wisely serve the Association. He will guide the Association and preserve its accomplishments and its fiscal integrity. LEADERSHIP CANDIDATES CANDIDATES FOR DIRECTOR CONTINUED DAVE SIGLER David Sigler is a Florida native who grew up in Fort Lauderdale Florida. He attended the University of Central Florida where he received his bachelor’s degree in Business Administration. David has since become a licensed General Contractor & Real Estate Broker. He has been active in Florida real estate and construction for over 15 years. During the Great Recession he was forced to refocus his ambitions and landed on property management. Starting with a handful of homes that could not be sold, he grew his portfolio and eventually bought the brokerage. With his experience, knowledge, and resources, his company prides themselves on successful turn-key residential investment solutions. He now manages hundreds of homes covering 5 counties and his construction company provides maintenance services to his management company as well as other local managers. David is an active member of the National Association Residential Property Managers and has served on the Florida State Board for over 6 years in many different roles; most recently as the NARPM Florida Chapter President (2019). Active in the GTR community, he has served on the property management subcommittee for over 4 years and recently as chair of the group. He is also active in local and state legislation that affects the property management industry. His unique understanding and perspective of property management and its associated maintenance has provided him with numerous public speaking opportunities. Outside of work, not only is he an avid outdoors man and a board member for several local Non-Profit organizations, but first and foremost a Father and Husband.

ANN THOMPSON Ann R. Thompson has been a member of GTR for over 35 years and is a Sterling R supporter of RPAC. From 2004 to 2006, Ann served as Director for GTR and Florida Association of REALTORS®. She has served and chaired several committees on both the local and state level. These committees included Professional Development, Affordable Housing, Fair Housing, Professional Standards, New Members Orientation. Just to name a few. In 2005, under the mentorship of former GTR Broad President, Herbert Fisher, Ann was elected President of The National Association of Real Estate Brokers (NAREB), Bay Area Association of Realtists Chapter. Formed in 1947, NAREB challenged unfair housing and financing practices and continued to support equal housing opportunities. As an instructor, Ann worked with various real estate schools and conducted several real estate sales training workshops for Brokerages. She co-created a Boot Camp training course for newly licensed REALTORS®. This training course has been instrumental in launching numerous successful real estate careers. One of her favorite quotes by Abigail Adams is “Learning is not attained by chance; it must be sought for with ardor and attended to with diligence.” The Greater Tampa REALTORS® awarded Ann with its Pedagogy Award for her valuable knowledge and instructional skills and abilities to bring forth higher professional standards, member satisfaction, and organizational value. In addition to being a Code of Ethics Instructor, she is a Florida REALTORS® Faculty Member. She is approved to teach CE Express courses, Completing an Effective Purchase & Sales Contract, and Newly Licensed? Now What? Ann also teaches the following GRI courses: Fair Housing & Diversity, Contacts to Contracts and Goal Setting & Business Planning. She believes that those who experience genuine success in real estate recognized that their WHY is Service and NOT Status. Ann is an active community member. She received the Speaker of the Year Award from Hillsborough County Public School Board. His 26 years with the AAA organization has made Member Value a core value for him. John graduated from the University of Pennsylvania - Wharton School with both a BA and MBA in 1978 with majors in Finance and Accounting. He joined AAA Auto Club South in 1989 and assumed increasing responsibilities, becoming CEO in 2009. He formed two insurance companies, with premium of $250 million and orchestrated the largest AAA merger, forming a club with 8.5 million members and $3.5 Billion in sales. John retired from AAA in June 2015. He then started Tomlin St Cyr Real Estate Services with Holly (wife) and Ali (daughter). In its 5th year Tomlin St Cyr has over 40 agents and home sales over $70 million. John has served as chair of The Crisis Center of Tampa Bay and Junior Achievement of West Central Florida and has served on the boards of AAA (until 2014), Moffitt Cancer Center, The Boys and Girls Club (current Chair), Tampa Hillsborough EDC and Corbett Preparatory School. John has always believed everyone has a responsibility to give one’s time and talent to make our community better for all. That philosophy Is the foundation for Tomlin St Cyr Real Estate Services. John has been active in GTR since he became a realtor believing in supporting the local organization responsible for serving the real estate community and maintaining it’s professionalism. John was initially a member and then chair of the Professional Development Committee. Through the efforts of the committee and John’s leadership, offerings were expanded including Designation courses (GRI graduates have dramatically increased), continuing education among others. He also has been a member of the Finance Committee and the GTR Board of Directors. ROGER VERSZYLA After Roger was Honorably discharged for his 3 years’ time spend in the US Army, he then went off to college to get his degree and was offered an opportunity to spend the next 45 years working for major contractors as a business manager that cause him to locate from working in Algeria to the North slopes of Alaska and many places in-between his assignments. His responsibilities included the managing of the financial affairs of those companies, from recruiting, purchasing, OSHA compliance, contract administration, client negotiations and held accountable for every dollar spent on those projects.

Approximately 20 years ago, Roger decided to get his Real Estate and Community Association licenses and has kept them active but did not work the licenses until his retirement. Since his retirement, he has been active with his involvement GTAR and various committees. His Real Estate career has primary been focus in the management of properties, rentals, and some sales. For the last 6 years he held a seat, vice-chair, and chair on the Hillsborough County Code Enforcement Board and currently the Hillsborough County West End Code Enforcement Magistrate. Also, for the last 6 years he has and still holds the positions as President of Bayport West Home-owners Association and President of the Tampa Bay Dance Club which is a Senior Dance club. Roger is a thinker and does not just jump to conclusions. He extracts all the information necessary to make and informed decision and opinion. He uses the skills that has been precipitated by his experience and extensive career in the Heavy construction industry. His background and leadership have been incredibly positive for the companies he was employed with and his wisdom has changed many procedures utilized by those companies in the performance of there contracts. Based on his experience, he will be an asset to any organization. Roger is not a “GOOD OLD BOY”

The Real Estate Industry Around the Globe How COVID-19 has Affected the Global Market by Tamiracle Williams, GTR's Communications Specialist According to independent real estate consultancy, Knight Frank, average home prices grew in 55 countries during the first quarter of 2020. Many housing markets around the world entered the COVID-19 pandemic strong. With the stay-at-home restrictions have lifted and countries are reopening, how are those markets doing now? Let's start with the United States. The National Association of REALTORS® reports that 9 out of 10 REALTORS® "are at some point of recovery in their market." The REALTOR® Resiliency Report findings also suggest that buyers are now looking for more space and would like to live in rural or suburban areas. Real estate in the United Kingdom. is thriving. Many sellers are hoping to get their home on the market for a summer sale. Like the U.S., buyers are now in search for a home that offers more space (i.e. larger gardens and home offices) as well as something that is outside of the city. Although the housing market in Australia was hot before the pandemic, certain sectors of the market were still recovering from the 2018 downturn when the market was put on a standstill due to the coronavirus. Currently, real estate professionals who primarily work with first-time homebuyers are recovering faster than those in other sectors such as luxury real estate market. As countries such as the U.K. and U.S. implemented lockdowns, wealthy individuals flocked to the Bahamas for quarantine. With more companies switching to an optional work from home structure, the Bahamas is expected to see an increase in foreign investment.

In Egypt, the lockdown occurred during what is known as peak season for real estate (March - May). Now that the country has eased up on the lockdown restriction, commercial real estate professionals are seeing a high demand for medical facilities. Real estate activity has returned to “normal” in France. The eight-week lockdown has helped renters realize they want to buy a home. Many buyers and sellers are also interested in relocating to a different area. The unpredictability of COVID-19 as well as factors such as high unemployment and low immigration will be the biggest hurdles global real estate markets will face in the coming years, according to Reuters.

COMMUNITY OUTREACH

Community Outreach rises above by John Daux, GTR Community Outreach Chair The Community Outreach Committee continues to rally members to represent Greater Tampa REALTORS® (GTR) doing good in the community despite the challenges of COVID-19. Members graciously participated to support the campaigns for Everyday Blessings Inc. and Habitat for Humanity of Hillsborough. On May 28, the Committee partnered with the Pasco Relations Advisory Board to host a GoFundMe campaign to support the foster care services provided through Everyday Blessings Inc. Everyday Blessings Inc. is a nonprofit foster care center based in Lithia Springs, Florida. The agency is a foster care group home that serves up to 30 children coming from various areas. The children ages range from newborn through 17 years of age, come from all economic backgrounds and ethnic groups, and have been removed from their previous homes due to abuse, neglect or abandonment. In a single week, GTR members, affiliates and staff helped to raise $1,735 for the nonprofit agency through its GoFundMe campaign. Also, from June 4 - 5, Association members dropped off more than $500 of groceries and cleaning supplies to the GTR offices in Tampa and Zephyrhills. Social distancing precautions were taken to assure a safe drop-off of the donations. Richard Stroud, Executive Director of Everyday Blessings Inc., stated that the nonprofit “is beyond appreciative of the efforts by the Greater Tampa REALTORS®. It’s campaigns like this that allow us to provide a nurturing and loving environment for our children. The food and supplies are always in need and cash donations allow us to meet many different needs as they arise.” Later that month, on Tuesday, June 30, GTR sprang into action for the conclusion of the Real Estate Build with Habitat for Humanity of Hillsborough (HFHH). 2020 President Darlene Davenport and 2020 Vice-Chair of the Community Outreach Committee Keianna Carty (KC) were part of HFHH's video production celebrating the Real Estate Build. GTR is the first title sponsor for the inaugural Real Estate Build. The Association’s leadership was proud to be able to assist Ms. Alexis Barnes and her two sons (a toddler and a pre-teen) become

homeowners. With masks adorned, Ms. Barnes invited GTR members inside her home. President Davenport also presented Ms. Barnes with a GTR housewarming gift. She was greatly appreciative of the kindness shown to her family. Along with nine other new homeowners, Barnes dedicated many hours of sweat equity to build a home in the revitalized University Area community. As families stood in front of their beautiful, newly built HFHH homes, they were greeted with honking horns and gleeful waves as decorated cars drove along the street in front of the single block of homes (visit GTR’s YouTube Channel to watch the video produced by GTR’s Communications Department). To commemorate the 2020 title sponsorship, HFHH’s Chief Development Officer Richard Rogers presented a beautifully engraved souvenir hammer and HFHH seal that were mounted and encased in a black shadow box. President Davenport accepted the gift of appreciation on behalf of GTR. Although members were unable to physically engage the project, Rogers assured Davenport that GTR members will have another opportunity to have a hands-on, boots-on-the-ground experience in another Real Estate Build opportunity as soon as conditions improve. There are so many of you (REALTORS®, Affiliates and staff) who did an awesome job in answering the call to action; we thank you. But we’re not done yet! The Community Outreach Committee will engage in a few other projects before the year ends. We look forward to having many more of you participate in upcoming projects to send a resolute message that REALTORS® give back and support our communities. In the meantime, please stay safe.

Overcoming the Challenges The New Way of Conducting Business As the pandemic continues and the state re-opens – one thing has not changed, we as Affiliates and REALTORS® are resilient. No pandemic can bring us down. The one thing I love the most about Greater Tampa REALTORS® (GTR) is how we push REALTORS® and Affiliates to learn and grow. These hard times have shown us, “if there’s a will, there’s a way.” I believe with all the transactions that have occurred from May to until now have shown us we can and will overcome this challenge! In June, we had our first REALTOR® Panel for our Affiliates. It was a great success! We heard from experienced REALTORS® to REALTORS® who are fresh and are on the prowl. They spoke about the pandemic and how it has changed some aspects on how they do business and how they want us as Affiliate Partners to help them with these changes. This included how it is important for inspectors to wear face masks, gloves and shoe coverings and how title companies can do online notaries. They told us how most REALTORS® do not have time to chat on the phone and that sometimes email and text is faster. One member explained how social media can be another form of communicating and getting to know them so they can

get to know you in return. Overall a lot of insights were given and excellent feedback in return from those who attended! It’s harvest time in Plant City, and the smell of fresh strawberries hangs in the air thick as jam, sweet enough to taste. Just flick your tongue in the breeze and see. The plump red berries are what most people imagine when they think of Plant City, and while strawberries are indeed king in the World’s Strawberry Capital, there’s something else in the air these days: the scent of success wafting through the rural community. After years of just “being there” east of Tampa and mostly unnoticed, save for the week of the Strawberry Festival, it seems homebuyers have all suddenly taken notice of Plant City, which appears to be enjoying its moment. Seems these days, just as the plump, red berries are picked in the Plant City fields, homebuyers more and more are picking Plant City. Wayne Wiggins, owner-broker of Plant City Realty, Inc., understands. He’s generation number five in Plant City, and he’s been wondering when people would finally get it—when they would figure out there’s a lot more to Plant City than just its famous fruit. “Builders have finally discovered us,” said Wiggins, who concentrates his real estate business there. He notes that new housing is booming, more is coming and the supply of pre-owned homes is low due to high demand— something driven by more working families choosing the town ideally situated midway between Tampa and Orlando

work centers. Add the ease of commuting in either direction to value pricing, an abundance of country charm, and an old-fashioned, small-town feel, and the rush to Plant City is more than understandable, said Wiggins. “As I like to say, we’re having our 15 minutes,” he said. Wiggins’ Plant City ancestors go way back (some slung muskets in the Civil War). A town street bears his family name. It’s changed over the years, but Wiggins said despite the surge in growth, no one need worry that development will spoil Plant City. Its leagues of guardian residents and founding families are smart, the city’s leadership and planners are just as sharp, and wise enough to control growth using good ol’ “common sense.” New people coming sometimes may have a tendency to try and make their new hometown into the one they came from, Wiggins lamented, but Plant City leaders—its movers and shakers—have a “way of tempering that,” and they jealously protect Plant City’s wholesome, country character, Wiggins said. The new chapter in Plant City began when improving the city’s parks, streets and revitalization efforts downtown began to “get traction,” he said. When

the nation’s largest builders began to show up, things began to really roll. Companies like DR Horton and Pulte Homes are building in the city, and Plant City has annexed parts of Hillsborough County to accommodate some of that building. Seems the builders like Plant City as much as the families buying their new homes, something Wiggins attributes to the fact that the city works so well with developers. Plant City officials are “friendly,” is the best way Wiggins said he can put it, at least compared to Hillsborough County. By friendly he doesn’t mean easy and willing to give away the store. He means easyreasonable—easy, practical and realistic. The planning and building process is “less cumbersome; they use common sense and decisions are made based on what is a good idea,” said Wiggins. Plant City’s new homes are now known as some of the best values going. Young families can get into new 3/2 Plant City homes for around $200,000, Wiggins said. If you’ve got $300,000 to spend, count on that home being a “really nice one.” At the low end of the pre-owned market, an older family home that needs some fixing might come in below

$150,0000. A large mobile home on enough land for livestock can be had for $150,000 to $200,000. The problem is demand exceeds supply, Wiggins said. Still, prices remain stable and comparatively attractive. He does advise having financing in order, as considering a deal too long could mean watching it get scooped up by a better prepared buyer. The pre-owned market is a diverse mix of historic woodframe farmhouses and small bungalows, to large, two-story executive and manor homes on acreage that push $1 million. For those who imagine Plant City is poor farm country, think again, Wiggins said. “Plant City is not a poor town,” he said. “There’s a lot of old money and new money” and many homes are valued between $500,000 and $1 million. Be it a mobile home or a mini mansion, what one can’t put a price on is the smalltown feeling Plant City exudes, said Melissa Poage, an agent with Signature Realty who grew up there. It’s grown over the years, but retains its smalltown charm, she said, something rare these days. “It’s still America’s small town,” she said of Plant City. “It’s community-minded, family oriented; it’s just that it’s grown.” Many who grew up in Plant City leave for careers only to return years later, she said, adding it’s the kind of place with the power to call one back. home“It’s comforting, towny, yet it’s close to everything,” she noted, referring to the easy drive into neighboring Tampa. Many who live there commute to work in Tampa, St. Petersburg or Orlando, she said.
