INMAN CONNECT NYC 2020 Inspiring Takeaways INMAN CONNECT NYC 2020 I had the opportunity in January to attend Inman Connect in New York, an amazing event where top professionals shared ideas and collaborated. This event included over 250 speakers who shared groundbreaking content and visions of the real estate future from their perspective. The event was inspiring and content rich with takeaways that I wanted to share with you! ON-DEMAND ECONOMY: We all realize today the demands and expectations of buyers have changed, where we once held in our toolkit for consumers the needed data of home valuation and the resource for home searching is not the case today with the technology evolution. However, there is no algorithm that can replace the value of a true real estate professional. The real estate professional today must realize the consumer expects more in terms of flexibility, knowledge of the market beyond an elevator speech and the resource for managing their real estate needs on a timely basis. iBUYERS 2020: It was quoted by Ownerly spokesperson, Richard Gargan, that Tampa will be one of the explosive markets in 2020 for ibuyer companies! As local Tampa REALTORS® we have seen the presence of these companies in our market and we can expect to see more. The 2019 stats for ibuyer company transactions across the U.S. doubled from .25% to .5% for all transactions in the U.S. One note was the hot spots that did have 3-6% in transactions. The overall growth for the U.S. was contributed to the opening of new markets, not depth in markets. MARKETING: Video was a big topic this year. The takeaway was to utilize this as a tool, consumers love it and appreciate the raw information. The videos that are most appreciated are the informative videos, i.e., market information, area information and home improvement ideas, not necessarily direct selling. Video plus social media equals results! Another session was brand marketing. Top agents (20 deals or more a year) shared that consistency was key, 72% of the top performers chose to stick with one marketing strategy for at least 18 months, content being 60% branding and 40% lead generating. They also spoke of the video marketing as a great resource.
an app is no longer useful, it gets discarded - stay current and useful! 1. Home financing alternatives - Always have the traditional resources available for your clients. In addition, you want to understand other platforms/ options on the market. Alternative financing options today are designed to help the consumer transition from one home to another, like trading cars. These companies offer bridge loans that allow the buyer to make more competitive offers as they eliminate the contingency to sell a home. There is also a source for concierge services. This covers the cost of improvement services (with no upfront costs), allowing homeowners to make their home market ready for the best results. One company noted at this session was Compass.com. 2. Creative down payment – This allows a home buyer without a down payment to get into a home. Agents partner with a rent to own company that allows those without a down payment to find a home. Home values since the 90’s have increased 120% while income has only increased 10%, so it can be hard for qualified buyers to sometimes come up with a down payment. Explore Divvyhomes.com for information on this option. 3. ibuyer – The “I” stands for Instant. There are homeowners who need this option or want the convenience of instant selling. Understand this model and have the resource available to offer your client at the listing presentation. It was mentioned by Houston Association of REALTORS® that 80% of sellers will look at this option when evaluating to sell, 93% will end up listing with an agent. If you are knowledgeable and control the data, you are the value proposition for your client. As a REALTOR® it is our obligation to be informed as professionals to offer all opportunities to the consumers; they look to us for guidance and knowledge. Continued on page 5

This is another option for the buyer owning a home to become a cash buyer on their next home providing a seamless transaction. Explore more about this option at Orchard.com 5. Liquidity (Financial flexibility) – This is an alternative to a HELOC loan for homeowners. It also offers a program where they will share equity in buying a property. If a buyer only has 5% down payment, this company will consider sharing in the down payment of the additional 15% to allow the homebuyer to meet a 20% down payment on a home purchase, which eliminates mortgage insurance and provides a lower monthly payment. The company will share equity for up to 30 years on the mortgage when the homeowner sells the property as well as receives their investment and profit. There was a wonderful motivational speaker, Kirstie Ennis, who is in our REALTOR® family. She is A former Marine sergeant who suffered a life-altering injury in Afghanistan in 2015 and has accomplished more at 28 years old than most people do in a lifetime. When faced with adversity and a dramatic change in life, she found a new purpose and not only survived but is thriving today. I encourage you to read her story at kirstieennisfoundation.com, it will put some perspective on the change in our profession. We are survivors and leaders! The real estate industry is changing from companies backing consumers in new ways to integrated services that handles the entire process. If we educate ourselves and embrace the efficiencies, we will continue to be the source for consumers and their trusted advocate in real estate. JANUARY/FEBRUARY 2020 BOARD OF DIRECTORS ACTION ITEMS The following items were acted upon at the January 2020 Meeting: ✓ The GTR Board of Directors present a two-year term MOU in writing clearly outlining GTR’s relationship with the Realtors Care Foundation (RCF) that must be responded to by RCF by February 24 with the following items for consideration - Room use, line item for billing, affiliate sponsorship amount $5,000, GTR magazine placement, auditorium signage was ✓ To change the name of RPAC to REALTOR® Party ✓ To create badges for use by committees designed as the current BOD badges with substituting “Volunteer Member” instead of an individual’s name for use by volunteers at GTR sponsored events.
The following items were acted upon at the February 2020 Meeting: ✓ Appoint Ashely Christie and Stacy Dillard to the Qualifying committee was adopted by unanimous consent ✓ To ratify the appointment of Ruth Bryson to replace Jack Rodriguez on the Finance Committee. ✓ To support Bob Pasquarello to run for leadership position at Stellar for the year 2020. ✓ Become the branded sponsor of NAR’s Tech Edge at a cost not to exceed $3,000. ✓ Be a Platinum sponsor for the Women in Real Estate (WIRE) Event. ✓ Layout site plan as per Scenario 2, which has 180 parking spaces. Furthermore, the site plan should be modified to include 4,950 sf for a first-floor addition with a second story of 2,500 sf. ✓ Allow a budget variance of $100 to be provided to Community Outreach Committee to provide $25 gift card donation once per quarter at City of Tampa community resource fair. ✓ Add Echo to the Charity list. ✓ RCF is the recipient of the 2020 Golf Tournament net proceeds. ✓ Combine appreciation, leadership, and awards into one annual event. Awards recipients will be recognized at installation. Cost not to exceed budgeted amounts. ✓ Move forward with CIPS institute as scheduled at a reduced cost of $199 for registration prior to 3/31/20 and $249 after 3/31/20. This variance would impact the budget by increasing net change in assets from negative $2,115 to negative $7,280. ✓ Approve a variance for the REALTOR Quest Budget sheet not to exceed an additional $2,500. ✓ Submit for approval a variance to the original Installation budget (Attached). This proposed budget would allow for 200 attendees and would increase the net change in asset by ($9,165). ✓ Provide support to RCF at the Platinum level through a combination of proceeds from the golf tournament and monetary contribution.

CODE OF ETHICS Equal Professional Services by the REALTOR®
R
EALTOR® A was contacted by Prospect C, a female head of household, concerning a home for sale which was advertised. When informed by REALTOR® A that the home in question had already been sold, Prospect C asked to be shown homes in the $240,000 to $270,000 price range with three bedrooms and located near schools and playgrounds. REALTOR® A proceeded to show Prospect C a number of homes which met her stated criteria for price range, size, and location, but Prospect C was interested in none of them. Shortly thereafter, Prospect C filed a complaint with the Association of REALTORS® against REALTOR® A, complaining that he had violated Article 10 of the Code of Ethics by failing to offer equal professional service to her because she was a woman. Prospect C contended that she did not receive the same professional service from REALTOR® A that would have been afforded to a male head of household and home seeker with the same criteria for price range, size, and location. At the hearing, Prospect C expressed her complaint and concluded by saying, “It was obvious to me that REALTOR® A discriminated against me because I am a woman. In my opinion, he showed little interest in helping me to find a home.” REALTOR® A responded that he was sorry that Prospect C had that opinion, but that certainly he held no such attitude as charged. REALTOR® A advised the Hearing Panel that he routinely utilized a contact report
for each prospect which includes identification information on the clients, provides data on the price range, type of house and location preferred by the prospect, and records the homes shown to the prospect with information on the price, type, and location of each home shown. REALTOR® A presented several such reports from his files including the report pertaining to Prospect B. Prospect C’s report showed that several homes shown to her met the data as supplied by her. The Hearing Panel concluded that REALTOR® A’s documented evidence did, in fact, establish a clear position in which equal professional service had been offered and that no violation of Article 10 had occurred. separate from his personal funds.

Q: Are some brokerage companies required by law to post an Equal Employment Opportunity poster? A: Yes. Employers with 15 or more employees during 20 weeks of the year are required to display the poster “Equal Employment Opportunity Is the Law” on their premises. The notice must be posted prominently, where employees and applicants for employment can readily see it. The notice provides information concerning the laws and procedures for filing complaints of violations of employment laws. The Code of Federal Regulations (CFR) 1601.30, Federal Code 29, states, “Every employer … shall post and keep posted in conspicuous places upon its premises notices in an accessible format … Such notice must be posted in prominent and accessible places where notices to employees, applicants and members are customarily maintained …” The poster can be downloaded via the U.S. Department of Labor Web site.

by Tamiracle Williams, GTR Communications Specialist The latest U.S. Census Bureau data found that white alone1 households have a homeownership rate of 73.7%, which exceeds any other race. Asian, Native Hawaiian and Pacific Islander alone household rate was 57.6% followed by black alone households with a rate of 44%. According to the National Association of REALTORS® (NAR), the 2019 homeownership rate for African Americans fell below the rate in 1968 when the Fair Housing Act was passed. During NAR's 2nd Annual Policy Forum, Donnell Williams, president of the National Association of Real Estate Brokers (NAREB) recommended education as the solution to increasing minority homeownership. In October 2019, the Urban Institute published Explaining the Black-White Homeownership Gap: A Closer Look at Disparities across Local Markets. The study found that the black-white homeownership gap ranges from 15 to 51 percentage points in different metro areas in the United States. The study also showed that credit score, education, income and marital status all contribute to the black-white homeownership gap.

The National Bureau of Economic Research suggests that online mortgage lending could also reduce the black-white homeownership gap. The study found that “up to 1.3 million minority applicants were rejected for a mortgage from 2009 to 2015 that would have been accepted if loan officers had not discriminated.” NAR also plans to create materials to help REALTORS® provide consumers with information on schools that avoids fair housing pitfalls and design a more robust fair housing education, including unconscious-bias training and education on how the actions of REALTORS® can shape the community. This is a part of NAR’s new Fair Housing Plan ‘ACT’, which stands for accountability, culture change and training.
Like NAREB, the Urban Institute believes that education is key to reducing the black homeownership gap. Here are a few suggestions from the Urban Institute for reducing the gap: • Increase federal efforts to improve the existing supply of affordable housing; make investments directed toward historically segregated and devalued neighborhoods. • Improve or overhaul renovation and rehab purchase lending programs to expand access to existing affordable housing inventory The concept "race alone" includes people who reported a single entry (e.g., Korean) and no other race, as well as people who reported two or more entries within the same major race group

To Habitat for Humanity of Hillsborough by Joey Henderson, GTR Director of Public Afffairs A name that is synonymous with attainable and affordable housing, Habitat for Humanity of Hillsborough County Florida, Inc. (HFHHC) is the newest partner of Greater Tampa REALTORS® (GTR). Habitat for Humanity is known for helping families that need a hand-up, not a hand-out when it comes to homeownership. GTR members have an opportunity to be an essential part of the hands-on homebuilding process. HFHHC is an affiliate of Habitat International, which has helped nearly 7 million families globally with attainable and affordable housing since 1976. As noted in its history, HFHHC became an Affiliate of Habitat for Humanity International in 1987. Since then, the local self-help housing nonprofit agency, along with homeowner applicants, community volunteers and donors, “has built or renovated more than 200 homes throughout Hillsborough County.” GTR has a unique opportunity to lend a hand in support of HFHH Real Estate Build. The Real Estate Build is a collaborative project that will enable professionals from

the real estate industry to join forces in building a new home for an eligible family, and GTR is proud to be the title sponsor. On Thursday, February 20, GTR members attended the Health & Wealth Real Estate Mixer. HFHHC hosted this inaugural fund- and friend-raising event at the Centre Club in downtown Tampa. Our members also enjoyed meeting the family recipients of the home to be built. Ms. Barnes, a single parent of two children, is excited for the opportunity. She’s ready to roll up her sleeves and contribute the sweat equity needed alongside of REALTORS® and other volunteers. A limited number of volunteers and teams will be assigned for each of the build days. The Tampa Real Estate Home Build project has been postponed due to COVID-19 but will be located in the University area. Here are three questions you should ask yourself when networking with REALTORS® at Greater Tampa REALTORS® events or classes. • • •
WHY do the REALTORS® wake up every morning and challenge the day? WHAT motivates them and sets them apart from the rest? HOW do their processes work and how can they benefit you?
Understanding these three questions will assist you in creating the rapport and confidence necessary to assure you that your clients get the first-class service they deserve. It is important to focus on building relationships with those who go above and beyond to make their clients happy. These qualities can be vital in any business to ensure that you will have someone that you are able to relate with, share the same work ethics and be able to
assist in any transaction, even the transactions that may become complex and/or complicated. Building relationships also includes building trust. As entrepreneurs, it is important to go the extra mile for our clients as they are the foundation of our business. One thing I love about GTR is how committed we affiliates are to help our real estate partners learn and grow.
