Our tenant selection process Involves: • Meeting all prospective tenants at the property. • Ensuring every applicant completes a detailed application form, including providing numerous reference details and emergency contact numbers. • Conducting tenant database checks through a recognised agency to get confirmation of a prospective tenant’s rental history. • Conducting thorough checks on every applicant’s history which can include employment verification, checking landlord references, confirming driver’s licence and passport details. These checks are more important than ever before to ensure feasibility should personal situations change. • We also ensure to educate our tenants about what we expect as an agency when we complete tenant sign ups. Debt
Overcommitted
Tenants should be able to provide references from both employers and previous landlords. It is important to be aware of tenants with bad references or history of evictions, they may not be the type of tenant you want in your investment property.
Some tenants are swamped by debts. Therefore, paying their rent on time may not be their highest priority.
A tenant must be able to afford their rent. The recommendation is to allow for 30% of your gross monthly income on rent. If an application comes in with a higher percentage, they should probably be looking for a different place to live.
Still living with the relative If you are the first rental for a young tenant that has applied, a history of living with the relative is no reason to dismiss this applicant. However, repeatedly returning to living with the relatives could mean they have run into financial trouble and needed to return to save money.

Unsteady employment Employment history is important. Gaps in employment could suggest that they have either been fired or have been unable to find steady employment.
