Joe Garcia Owner, G&G Custom HomesThough Joe Garcia was born in Spain, he moved to the Hoosier state when he was just three weeks old.
“I like to tell people that I was made in the USA but born in Spain,” says Garcia, who grew up in northwest Indiana. He graduated from Purdue University, then worked for seven years at U.S. Steel in Gary, Indiana., before relocating to Indianapolis in 2001. He was working at Eli Lilly when he decided to build himself a house.
“My background is in engineering but I’ve always managed projects and people,” Garcia says. “At the steel mills, I was managing the mechanical and electrical guys, as well as production and maintenance. Building a house was no different. It was all about getting the right people to do the right thing at the right time.”
Joe was working at Lilly when he met his wife Mindy, a Realtor. In 2003, the pair launched G&G Custom Homes (her maiden name began with a G). The couple now has two sons: Christian (15) and Gabe (13).
“I love the sense of accomplishment I get knowing that I’m building a family’s dream
home,” says Garcia, who builds 10-12 homes a year so as to never sacrifice quality workmanship or quality time with his family.
When he first started this company, Garcia asked friends to share their “building horror stories” so he knew what to avoid doing. The issues typically revolved around two things: 1) the homeowner being promised that the home would be finished by Date X and not delivering on that promise, and 2) getting hit during closing with a gigantic change order bill. To avoid such headaches, Garcia sets upfront expectations. “I start by asking people what they’re looking for,” Garcia says. “Then I price that all into the budget so there are no surprises.”

You have made the decision, it’s time to build your custom home. Your dream home, your forever home, the perfect place for your family’s life, a home built for living. But where do you start? Building a custom home can be daunting; there are so many decisions to make, factors to consider, and steps to take when you want your home built for life. At G&G Custom Homes, we help you take those steps one at a time. They say the journey of 1000 miles starts with a single step... once you take the first, the second is easier, and third easier still. Here is a quick custom home build checklist to help you get your mind wrapped around the process.

Track income and expenditures. Get your finances in order. While this is your dream house, going beyond budgetary constraints can quickly become a nightmare.
Check your credit reports. You get three free credit reports per year: use them! Check that they are accurate and up to date. Any erroneous entries? Get them cleared up.
Clear up any outstanding debts. It might be a doctor’s bill lingering on the kitchen counter, or even a small credit card bill we thought was behind us. Check your credit report for any outstanding debts and pay them off to boost your credit score.
Gather key documents. Lenders need to see income statements, bank records, retirement account statements, and proof of other assets so they can mitigate their risk – and give you the loan amount you need.
Determine down payment. Banks usually require a 20 – 25% down payment for custom home builds. Budget for this, and if you can, put down even more to enhance your loan terms and monthly payment structures.
Find Inspiration. Scour sites like Pinterest and Houzz, and magazines like Architectural Digest, House Beautiful, and Better Homes & Gardens for ideas. Get those creative juices flowing!
Determine the Features That Matter Most. Think big and make a list! Do you want a single-level home or multiple stories? A finished basement with a custom bar? Four bedrooms and three baths? An open floor plan or dual staircases? Decide what features will best accommodate your lifestyle and bring your dream home to life.
Create a Vision Board. Using Pinterest, a digital solution, or a good old-fashioned pinboard, clip your favorite style and architectural elements into a vision board. When you find the right custom home builder, you can share these ideas to jumpstart a conversation.
Interview potential lenders. Inquire with local banks, credit unions, and other financial institutions.
Don’t be afraid to ask questions! How does the process work? What will my loan terms be? Can I get funding to cover construction and then roll it over into a long-term loan? What are the differences in interest rates and terms for construction vs. permanent loans? If you don’t understand something, ask again! Lenders should be clear and forthcoming.
Make your financing decision. Don’t let interest rates be the sole deciding factor. Consider other fees and costs, the ease of the process with lenders, etc.
Get pre-approved. Now you know the ballpark you can shop in when it comes to purchasing land and drawing up plans for your custom home.
Do your homework. Research builders that belong to the Builders Association of Greater Indianapolis and/or the Building Partners of Central Indiana. They must meet specific criteria for membership; this gives you reassurance that they meet or exceed industry standards.
Vet potential builders. Just as with lenders, you want to make sure to ask the right questions. How long has the builder been in business? What do online reviews and ratings say? What do past clients say? Can you look at a model or in-process build? How is the craftsmanship and material quality? The right fit is essential.
Start with a conversation. Discuss your ideas and vision with your builder. They should listen intently – and, while honoring your vision, help you make decisions that align with your budget.
Create a game plan. What’s next? Go through the steps of the process with your builder and make sure you are clear.
Look at lifestyle factors. Do you want to live in an urban, suburban, or rural area? Are you looking for a certain style in a developed neighborhood? Do you want a large lot with lots of trees? A sunny space to grow a garden or to maximize natural light in your design?
Look at the practicalities. If the lot is not developed, how easy will it be to install utilities? Will you be able to access municipal water/sewer, or do you need to install a well or septic system? Are the amenities (schools, medical centers, restaurants, shops, transportation, your job, etc.) you want and need close by?
Evaluate the geography/terrain. Some terrains make it more time-consuming and costly to build (e.g. a steep ridge). You also want to have a survey done and ensure the soil is tested.
Walk Through with Your Builder. It can be difficult to assess the nuances of a piece of land. Have your builder walk through with you so they can give you an idea of the benefits and potential downsides of building there. Will you have to adjust your design? Should you keep looking? Is it the perfect spot? They can help you answer these questions.
Sign the contract with the builder. You’re ready to break ground, so review your contractual agreement carefully and sign.
Pay your deposit. Typically, deposits are nonrefundable; your builder will then prepare working drawings and start lining up subcontractors.
Understand your responsibilities and those of the builder. Stay in touch with the builder during the process- this is your home. If something concerns you or you have questions, contact your point person immediately. They should be happy to walk you through the issue. Make decisions (light fixtures, plumbing fixtures, etc.) in a timely manner so work can proceed smoothly. Your builder will handle insurance, subcontractor supervision, permits, inspections, and, of course, building your home!
Know the process for change orders. Changes in your design can delay your project and add on costs. Ask your builder how they handle these changes and what your role is.
Take a walk-through. When your home is complete and your builder obtains a Certificate of Occupancy, they will take you on a walk-through. If you have any questions, now is the time to ask!
Sign closing papers. Sign on the dotted line and get your keys. You’re almost home!
Enjoy. While you still have moving in to contend with, the project is done! Now is the time to savor your custom-built home and begin filling it with life and happy memories.

I begin working with the clients as soon as digging the foundation begins! We try to make sure every client has plenty of time to make those big decisions by staying on track with build deadlines.
To narrow in on our client’s style, we have them send any
inspiration images they’ve collected, and I find the correlation.
We meet with vendors throughout the Indianapolis Metro area. At each meeting, clients can expect to receive drawings, material samples and picture packets to collect along the way. Each time we meet, their story begins to come together!
The building process typically takes nine to ten months, and I’m by their side for around eight of those months. Post-closing, I typically continue to help clients with space planning, window treatments, furniture, art, and accessories. I love the building process, but also enjoy seeing them move in and making it all come together for the family.

QUESTIONS TO ASK A BUILDER BEFORE BUILDING A NEW HOME:
What is Your Experience? Are You Fully Licensed and Insured?
Before building a new home, it is essential that you choose the right builder. It sounds simple but do your homework. Ask about the builder’s experience:
• How long have they been in business?
• How many homes have they built?
• What styles do they specialize in/have experience with?
• Do they have the proper licensure and insurance?
• Do they have certifications and designations from industry associations? (e.g. National Association of Home Builders’ Graduate Master Builder, Certified Graduate Builder, Certified Green Professional, etc.)
Can I View Previous Projects?
The builder should have a gallery of projects on their website and various social media profiles. But it is also important to
experience a home for yourself. G&G, for example, works with several local vendors to showcase our homes. Visit one of our partners to explore flooring, appliances, fixtures, and more. Model homes allow you to get a sense of the builder’s style and the quality and craftsmanship of their work.
The only acceptable answer here is “Yes!” Ask for a list and start calling or emailing. Be sure to ask references to tell you about their experience, the high points, what could have been better, if they are satisfied, etc.
Building a new home is an… adventure. It can feel like a rollercoaster at times, but with the right builder, all the ups and downs are manageable. A streamlined process should put your needs front and center and help you know what to expect throughout the home building journey.
G&G intentionally selects a limited number of homes to build each year so each homeowner is given the attention, guidance, information, support, and time necessary to make wellinformed decisions and enjoy the process. Good question! It depends. Typically, you are looking at one to two months for the design phase. After we break ground, the construction and finishing phase takes between eight and nine months. This will vary depending on factors, such as the size of your home and the weather. As you know, supply chain challenges have created delays and shortages; rest assured we handle ordering proactively and make every effort to complete your project in a timely manner.
You have options here. The builder may focus on a specific community or communities, but ideally, they have the flexibility to build on your own lot as well.
Having one person you can call, text, or email helps streamline your project. It keeps you from being passed from person to person as you seek answers or assistance, and there is never any doubt about who you can turn to. Your point of contact becomes an integral partner in the process. Ask who this person will be – and get a name!
In a full custom home, there is no “standard.” You are in control of each element that goes in, from flooring to fixtures. That said, G&G works with high-quality vendors and suppliers,
including Therma-Tru, Carrier & Bryant, Pella, Anderson, Delta, Kohler, Thermador & GE, and more to ensure optimal results.
This is a priority for many homeowners. A high-performance home with a ThermoShield program, for example, is at least 15% more efficient than homes built to the 2012 Energy Conservation Code. This system delivers exceptional air sealing, insulation, windows and doors, HVAC, water management, and energy-efficient lighting and appliances. Use our helpful budget calculator (on our website) to get a ballpark of your custom home costs. In terms of when to pay, builders require an upfront deposit (no more than 15%) for supply and labor costs. At key project milestones (e.g. framing, when the plumbers come in), there will also be required payments. Ask when, and how, you will pay.
Minimizing change orders helps keep your project on track and on budget. But they happen! How does the builder handle them? With G&G, you can view and approve change orders right on Buildertrend. Easy.

When you build a custom home, you have the opportunity to create a space that works for you. One of the decisions that you will make concerns the layout of your home. Does an open concept work for you or will a traditional floor plan serve you better?
Trends come and go – and this is true of open vs. traditional floor plans as well. In fact, early floor plans were often wide open! Homes featured multifunctional spaces that accommodated everything from cooking to sleeping. As needs and incomes changed, so, too, did the desire for walls. They provided distinct spaces for privacy and rooms dedicated to specific purposes.
The pendulum swung back and forth, and in the 1990s, it landed quite firmly on open spaces. Advances in building materials and heating systems facilitated the shift, and design options solidified the move towards more relaxed boundaries between rooms. Open concept plans have been the dominant trend since.
First, let’s take a look at why open concept floor plans were –and are – so popular:
• Maximizing Space. With an open plan, your space is large and full of possibilities. You can customize it to meet your needs. If you entertain, you can flex to accommodate guests, buffet tables, seating arrangements, etc. If it’s family time, you have room for a lively game of Twister and a large-screen viewing of the newest Marvel blockbuster. Whatever works for you.
• More Light Flow. Open concept plans allow for more light flow from room to room, which makes spaces appear even larger and airier. Natural light is also proven to enhance mood, productivity, and even sleep quality. It can also help warm your home in winter if windows are positioned on south-facing walls.
• Traffic Movement. Without barriers (i.e. walls, doors, and dividers), household members and guests can move through the home with greater ease. Imagine busy mornings or large holiday gatherings: people have enough room to maneuver around each other as they perform tasks, get ready for the day or for the meal, and grab a drink from the refrigerator or snack from the kitchen island.
• Convenience. Open floor plans can be conducive to busy households. You may be juggling party hosting duties while trying to mix drinks or preparing dinner while keeping an eye on the kids/pets. An open concept makes it easier to see, hear, speak, and interact.
According to some design experts, open spaces are “out.” Top designer Timothy Corrigan says, “Open floor plans will give way to more segmented and traditional spaces, delineations, as we have come to realize the need for privacy and quiet spaces.”
No surprise, the pandemic has helped push us to this realization. Many of us were sent home to work, and suddenly, that open space was so… open. From diaper-clad toddlers to towel-clad partners and barking dogs, interruptions during Zoom meetings and important tasks made us rethink open concepts. We need a door we can close when we’re working –and a space we can leave when we’re done for the day.
Whether it is a reading nook, a yoga or craft room, or a kitchen that you can create culinary treats in, distinct, dedicated spaces are making a comeback. And homeowners looking to build custom are focusing their dollars on the spaces that matter most to them.
Yet another question is, can you have your open space and privacy too? Yes. It’s not “open concept vs. traditional floor
plans.” Rather, it’s “how can we integrate these principles to create a home that works.”
Realistically, we need spaces that are custom-built for hustle and bustle; we want to be able to move, flow, and flex. But when it’s time to retreat, relax, and restore, we need walls and doors. This is the beauty of a custom-built home. Yes, you can blend open and traditional floor plans… and you can do so seamlessly.

For many of us, the kitchen is the heart of the home. It’s the epitome of practicality and functionality: we cook, we eat, we clean. But this room is so much more than that. It’s where we gather, laugh, help with homework, make memories – and these days, often take a Zoom meeting or two. Convenience is paramount, but comfort and style never need to take a backseat. Unfortunately, some common kitchen layout mistakes can cause chaos! Let’s avoid the mess, confusion, and clutter by learning what not to do when designing this essential space.
When your kitchen is well-designed and the layout works for your lifestyle and needs… well, it’s magic. Imagine the family gatherings, the game nights, the fun evening with friends, the intimate nights with your loved ones. It’s all possible with the right layout and design.
So, what are the five deadly sins of kitchen design? (Note: There are more than five! But these big kitchen design mistakes can clog the arteries of your home’s heart before you know it.)
1. PRIORITIZING FORM OVER FUNCTION
Do you want a kitchen that stuns? That makes you proud each time you walk in? That elicits a little gasp of delight (and perhaps a little envy) when guests enter? Of course you do! The style and aesthetic of this space is crucial to our enjoyment. But beware of the trap of prioritizing how it looks over how it works. The kitchen is, first and foremost, a room meant for doing. It’s a workspace. When designing your layout, think about:
• Space and Circulation. Consider the space you have allocated to your kitchen in a new build or the space you have in your existing home. How will you maximize it? For example, you may love the look of an island. But if you install
one, will it impede movement? Will it dominate the room? Will it drown out other elements? Can more than one person operate efficiently and comfortably? Do you have room to open the fridge and dishwasher without bumping into someone? A great designer and build team can help you make optimal use of each square inch.
• Outlets. Your major appliances need appropriate and safe outlets, but also think about the myriad appliances you use on a regular basis. Without careful consideration of your outlets, your countertops can become cluttered with cords. If you do not have a sufficient number and/or they are not placed appropriately, you may have to unplug, re-plug, and maneuver your go-to’s (e.g. coffee maker, blender, mixers, etc.) around constantly. It’s an unattractive hassle, and one that you can easily avoid.
• Ventilation. Ventilation is one of the areas where it is wise not to scrimp. A fully dedicated range vent hood is a must; it diverts hot air from your kitchen, pushing it outside. Not only does this make the environment more comfortable, but it also helps prolong the life of your appliances and helps keep grease and grime from spreading to your surfaces. Another benefit: ventilation removes the smell of last night’s creamy garlic seafood pasta. The odor was mouthwatering as you were serving – but the next day? You want it gone! The vent hood should be at least as long as your cooktop. If you have a cooking surface on your island, ideally, the vent hood extends six inches past.
• Lighting. Sometimes, homeowners value the look of their lighting versus the practicality. It’s important that you have the light you need to properly prep, cook, and clean up. Installing fixtures over your countertops is important, as is ensuring fixtures are strong enough to cast the light you need on your workspace. Using downlights, sconces, and pendant lights on separate circuits allows you to adjust lighting levels so it’s nice and bright while you’re cooking or helping with homework, and intimate and cozy while enjoying dinner or a cup of tea.
Clean countertops make your kitchen far more inviting – and if you’re not fighting clutter, it makes it more likely you’ll prepare a home cooked meal! Too often, homeowners underestimate the amount of storage they will need. You took major appliances into account when designing your kitchen, but what about those smaller items that you pull out as needed? From mixers and bread machines to Instant Pots and pans, you have a lot of gear to think about. Where will you store them when they are not in use? How about your dishes and cutlery? Your stemware? Be sure to integrate plenty of cabinet and cupboard space.
Another effective storage solution is a butler’s pantry. Your kitchen stays guest-ready, and you have the space you need to

We’re talking about not going far enough vertically. Cabinets often stop several inches to a foot below the ceiling. This does two things: reduces the storage space available and gives you surfaces for grease, grime, grit, and dirt to accumulate. Extend them up to the ceiling for a clean, streamlined look that is also the height of practicality.

When you are planning your dream kitchen, consider these hot trends:
The monochromatic kitchen is a trendy choice, and the results can be chic and sophisticated. But more of us want to infuse our spaces with color – whether bold and beautiful or serene and soothing. A few years ago, two-toned cabinets began making themselves quite at home, and recently, tri-tones have appeared on the scene.
In a two-toned kitchen, the uppers and lowers are typically painted or finished in different colors or different shades of the same color. Alternatively, the cabinets may be one color while the island is another color or shade. A tri-toned approach incorporates… you guessed it… a third color or shade. For example, the uppers are a light blue, the lowers a medium tone of blue, and the island is stained in a complementary wood tone. When done thoughtfully, the results are visually interesting, rich, and layered.
There are a few different ways you can approach two- and tri-toned cabinets:
• Use different shades of the same color, making sure to use the lightest on the upper, medium on the lowers, and darkest on the island for a sense of cohesion and to anchor the room. This keeps the space from being too “busy.”
• Try analogous colors. These are colors that are side-by-side on the color wheel. An example is blue violet and blue or blue, blue green, and green. Use one color as the focus, one to support, and one to accent.
• Look at split-complementary options. Complementary colors are opposite on the color wheel (think purple and yellow). A split-complementary color scheme has one base color and two complementary colors that are analogous. So, if you choose blue as your focus, you’d have orange and yellow complements.
• Don’t forget about wood. If you want wood cabinetry, you can still create a two- or tri-toned theme. When mixing wood stain and painted cabinets, just be sure to coordinate the undertones of each option.
Overwhelmed by color and finish options? If you’re worried that you’ll select colors that don’t really play well together… rest assured, you are normal! No, granite isn’t going anywhere – but we are seeing a lot of quartz in the kitchen. Granite is 100% natural, mined and then cut and polished for a gleaming finish. Quartz is manufactured from 95% natural ground quartz and 5% resins and polymers. This makes it easier to select the perfect fit for your design. With granite, there is an astonishing array of options – but you’ll have to search for just the right piece to align with your color scheme. This process is much more simplified with quartz.
Quartz also offers exceptional benefits when it comes to maintenance and durability. Granite is a porous material, and you’ll need to reseal regularly. Quartz, on the other hand, is a solid surface, and thus far more impervious to spills and splashes. Just wipe up and call it a day.
Granite withstands intense heat and pressure in the wild; it does so in the kitchen as well. But again, its porous nature means that it can stain or discolor if spills are left, and it can become damaged with a high impact blow (e.g., you drop a cast iron pan on it). Quartz is harder and more durable. You do want to use a heating pad with pots and pans, but other than that, you’ll have a hard time damaging it.
Wait… where’s my coffee maker going? I’m all for a clean, uncluttered look – but not at the expense of caffeine!
We are far from anti-appliance; we are just pro-hiding them out of the way! Clearing secondary appliances (e.g., microwave, toaster, mixer, and yes, the all-important coffee maker) allows for a clean, uncluttered minimalistic style. Cabinet-style appliance garages are making a tremendous comeback for just this reason.
What happens with often-used appliances? They either sit on the counter permanently, taking up valuable space, or you must move them back and forth from cabinets. The beauty of an appliance garage is that these handy tools are easily accessible when you need them and discreetly hidden when you don’t.
Many people love the idea of concealed appliance storage but don’t want the “garage” style door that can date their design. No problem; today’s options are sophisticated and versatile; there
are doors that pop up, tilt up, slide back into pockets, or feature double sliding action for easy access. Appliance garages can sit on the counter as an extension of the upper cabinets, but they can also be integrated into floor-to-ceiling cabinetry and pantry styles.
Appliance garages combine form and function beautifully. See, you can have your coffee and drink it too!
Want to watch a cooking show while you whip up a feast, catch up on the news while you have breakfast, watch the game with a cold drink at the island, or pop on an educational show to keep your child occupied as you prepare dinner?
Whatever the case, you want to enjoy the ability to stream and view in the kitchen – without making the TV a focal point in your space. One option is to mount a folding bracket under the cabinet. You simply flip the screen down when desired. Swiveling features allow you to position it as is most comfortable and convenient.
Alternatively, you can install a “drop down” TV. When not in use, it is discreetly hidden in a cabinet. When you want the screen, you push a button, and it descends from the cabinet for your viewing pleasure.
If you have an island, consider installing a system such as a TV Lift. Here, the screen will disappear beneath the surface when not in use. When hidden, it is completely flush with the surface, and you can utilize your island as usual. When you choose to view, it rises from beneath, and mounting hardware allows the TV to swivel for optimal positioning. (This also works with countertops, if you prefer).

This is a bit of a hot button issue with designers and homeowners; as in is it ‘hot’ or ‘very much not’? High-end hotels have been doing it for years – and the ancient Romans loved a good soak with no barriers to the wood fire. The idea is spreading to contemporary homes.
In an open concept master bath, the shower, tub, vanity, wetroom, etc. are open to the bedroom. (Most often, though, commodes remain behind closed doors… but sometimes not.) If done haphazardly, it can make the bath look incomplete – as if your builder just ran out of lumber and drywall. When executed well, though, an open concept master bathroom is as soothing and serene as it is unique and luxurious. It can create a spa-like atmosphere, enhance a stunning view to the great outdoors, maximize space, and promote accessibility.
It’s all about great design. Incorporating some features, such as smart glass panels, floating cabinetry, retractable walls or half walls with floating mirror can add to that sense of privacy without completely separating the area.
2. STEAM SHOWER
Do you love a long, hot shower? Us too! Conventional showers use about two gallons of water (or more) per minute, so if
you like to indulge, it consumes quite a bit of this resource. A steam shower, on the other hand, uses about two gallons in 30 minutes. Imagine! That… and it creates a relaxing effect that is indulgently tropical. You can almost smell the coconut sunscreen and sea salt! This eco-friendly feature is a natural addition for those who want a true spa-like retreat, and it can also help with issues such as tension, stress, muscle strain, and cold and allergy symptoms.
There are times, however, when you just need to hop in and get the job done. No need to install two separate showers. You can simply add a steam generator to your standard shower. That is a “twofer” we love.
Two heads are better than one, especially in the shower! They ensure that you have easy access to two separately controlled shower heads, so you can adjust the water temperature and other aspects of the experience easily. This allows you to accommodate your needs and the needs of your showering partner and achieve complete comfort.
And if you’re going solo, all the better. You can use a fixed showerhead as well as a handheld, opt for two different spray settings at the same time, or just get that full-on spa feel. Bonus: when one of the heads is handheld, it makes cleaning up a breeze.
These sleek, sophisticated soaking tubs have been making quite a splash in recent years, and they are increasingly soughtafter for relaxation and self-care. A little daily indulgence does a body and mind good!
Especially popular among homeowners are flat bottomed freestanding tubs (as opposed to deck-mounted or drop-in models). They are contemporary, stylish, and space-saving so you can achieve an open, airy feel effortlessly. Also on-trend are asymmetrical options for a little added visual interest, as well as

5. HEATED FLOORS AND TOWEL BARS

You may, for example, opt to have a pass-through style closet that leads to the bathroom. This gives you more privacy and reduces noise from razors, running water, etc.
On the flip side, you can have a bathroom that you enter from the bedroom that leads into the closet area. This allows you to close the door and lock it if you have valuables or items to which you want to limit access. If a guest needs to use your bathroom or a cleaner needs to access it, for instance, they can simply go in and out without looking through your closet!

When you design a custom home, you have the unique opportunity to not only blur the lines between indoor and outdoor, but virtually eliminate them. Inviting the outdoors in, if you will, extends your living space, provides an abundance of health- and mood-boosting natural light, creates exceptional entertaining (and lounging!) experiences, and increases value.
Glass walls are the key to three-season success. What is the optimal option for your home, goals, style, and space?
Integrating indoor and outdoor spaces is not a trend anymore; it is a lifestyle. Over the last century, advances in building materials have allowed for large expanses of glass suitable for residential windows. Bigger and better! As industry leader Andersen Windows says, “Now, with the advent of big doors, those massive glass walls have become moveable, bringing the indoors seamlessly to the outside world.”
Exceptional options include:
A stacking glass wall features one fixed panel; each of the others simply stacks up against that. This creates a wide open, relatively unobscured view of the great outdoors. Depending on your design needs and the manufacturer, you can stack three, four, five, or even six panels to one side for an expansive, immersive indoor/outdoor space.
When you are creating your dream house, the only “right” answer is the one that will ensure complete satisfaction – now and decades from now.
You also have the freedom to open one, two, or all of your panels to control the amount of air flow into the home. For example, you may want them all wide open on a perfect summer evening to enjoy the breeze, while a panel or two will do to refresh you on a crisp fall day.
Typically, these walls are framed with high-quality aluminum or aluminum-clad wood for terrific durability and a sleek contemporary look. Color/finish options are virtually unlimited at this point, so you can be sure to find the right fit for your aesthetic.
As with any product that you are considering for your forever home, it is important to weigh potential limitations. Stacker doors limit view obstructions compared to, say, sliding doors, but they do not eliminate them completely. You may also have to be a bit more vigilant when it comes to routine cleaning; the tracks need to be kept clear of debris (sand, dirt, grit, etc.) in order to function optimally.
Like stacking options, folding glass walls expand your view and minimize visual interruptions. Two or more panels are hinged together at the ends; when you slide them open, they fold together. In contrast to a stacking door, the last panel is not
fixed in place. It too moves out. This eliminates another barrier between indoor and outdoor spaces.
There is incredible opportunity here. While folding glass walls require at least two panels, custom options allow for as many as 20 panels (typically ten fold to one side and ten to the other). In other words, you can specify a wall that works for your space and needs, without worrying about constrictions.
Folding glass walls allow ample light and fresh air to enter the home and keep a clean line of sight. Be aware, however, that their design means they extend either inward or outward. There needs to be ample space, so think about the placement of your furniture and other elements of your decor.
And, as with any type of sliding, stacking, or folding door, you need to be aware of Indiana’s unofficial fifth season: mosquito. You may want to invest in screen solutions that are made to fit your glass walls.
Stacking and folding glass walls minimize visual interruptions and barriers between outdoor and indoor spaces. They blur the lines. Pocketing glass walls erase it completely.
Pocket doors are an ingenious solution in small spaces that do not have sufficient clearance for a standard door’s swing-out
style. This same design innovation makes them a beautiful fit for patios, decks, outdoor kitchens, etc. The panels of the glass wall simply stack together and slide into a “pocket” in the wall. It disappears completely, creating a gorgeous, unobscured, barrier-free vista and unfettered access to the outdoors.
Custom options leave the possibilities wide-open, ensuring you can have as many panels as you need to suit your space. However, you will need to be aware and plan for adequate cavity space into which the panels can slide – and hide. As with stacking options, you need to make sure the tracks are regularly and thoroughly cleaned. If a problem should develop (however unlikely when you opt for premium manufacturers), it can be a bit more complex to resolve with pocketing doors.
When you are creating your dream house, the only “right” answer is the one that will ensure complete satisfaction –now and decades from now. That said, there are some considerations to weigh as you choose the best glass walls for your needs, goals, space, style, and lifestyle:
• Room Design. Think about the overall design of your room. Do you have enough wall space for pocket doors? If indoor/ outdoor living is a priority, we will ensure that this is a feasible option for you. If other priorities take precedence, stacking or folding glass walls may be the better solution for you. Simply: it’s up to you – and we strive to work with you at every stage to ensure you get exactly what you want.
• End Result. How will your selection impact the final view? Will a slight obstruction from a stacking or folding door make that much of a difference? In many cases, the answer is “No.” Great! If the answer is “Yes” … Great! Again, it is up to you and how we can best realize your vision.
• Furniture Placement and Room Space. Will stacking or folding doors impede not the view but your furniture and other design elements (e.g., fencing, outdoor kitchen features, etc.)? Will you have to move a table or chairs, for example, in order to open your doors? With pocketing glass walls, this is not an issue.
• Overhangs and Thresholds. Ideally, any glass wall system will be protected with an appropriate overhang. This is especially important in places that get more “weather” than California. You want to avoid issues with unwanted water intrusion, wind, critters, debris buildup, etc. At the minimum, think about weather-resistant thresholds.
• Screening. As mentioned, mosquitoes and other winged pests are the uninvited guests to our outdoor experiences. Make sure you inquire about and invest in screening options that work with your glass wall system without obscuring view or access. Bonus: screens can also increase privacy and energy efficiency.
• Personal Preference. It all comes back to this: What. Do. You. Want? We can make it happen.

When you build your forever home, you are planning for the future and how your space can evolve to meet your changing needs. When it comes to rooftop porches, however, it is important to think about installation during the initial
construction. Why?
Roofs have a very specific, very important, purpose. They protect your home, and their design (often sloped) allows for proper drainage. In other words, they are not typically intended for walking and lounging on furniture! Retrofitting an existing roof to accommodate a porch is not impossible – but it can be quite complicated and costly.
Thinking about this space from the outset of your project vastly simplifies the process. Doing so ensures that the roof and porch are:
• Structurally sound
• Designed and built for intended use
• In compliance with zoning and fire codes
• Easily accessible via interior staircase
You will also be able to plan for other rooftop elements, such as chimneys, skylights, solar panels, or air conditioning units from the get-go. Removing or rearranging these elements later only adds to the complexity (and cost).
Another benefit of planning for a rooftop porch during your custom build is that you can run electrical and plumbing lines that allow you to install wet bars, kitchenettes, and other useful features. Again, doing this right from the start saves more than a few headaches down the road.
A rooftop porch can not only add value and usable space to your home, but it can also significantly enhance your enjoyment and satisfaction, season after season and year after year. Plan for success from the start.
Taking their time to research and vet custom home builders, the Wrights decided to attend Home-A-Rama in 2014. There they met Joe Garcia, owner of G&G Custom Homes. It was, as they say, the beginning of a beautiful relationship!
In addition to his exceptional reputation in the custom home industry, the Wrights were impressed with Joe’s deep roots in the community (he even coached their nephew’s baseball
team). He isn’t going anywhere, and he takes great pride in the homes he builds.
Andrea had another concern. She is, as Jeff says, the “project manager” in the family and would be the one to interact with the architects, contractors, and crews. She’d be making decisions, and it was essential that she felt comfortable as a woman in the largely male-dominated construction industry. After meeting Joe and the G&G Custom Homes team, she knew that she’d found a true partner in the home building process.
When Andrea and Jeff Wright outgrew their home, they began looking at houses on the market. Most, says Andrea, were fantastic… but there were little elements here, features there that weren’t quite right. They decided to build – and they were not going to be rushed.
Looking around her home, Andrea says that one of the aspects she loves most is that every space is useful. “We designed the home so everything is purposeful.” The Wright home features an open concept floor plan where the living, dining, and kitchen spaces flow together seamlessly, making it perfect for entertaining – an activity that the Wrights love.
When embarking on the custom home design process, it was important to Andrea and Jeff that their home fit their needs and lifestyle rather than forcing them to adjust to its confines. Jeff, for example, has a large family. In their previous house, the Wrights entertained the crowd in a formal dining room. When considering their future home, Andrea insisted on having this distinct space.
The architect and Joe listened, understanding her goal – and then suggested a different way to accomplish it. What if they did an open space that was large enough to accommodate the whole family and had that great sense of flow? Andrea says, “We spoke about it and then said, ‘Let’s listen to Joe and the design team. That’s why we hired them.” The results are not only beautiful, but as Andrea says, “It works for us.”
Jeff really loves to entertain and would much rather host than go elsewhere! It was important to him that there be an area devoted to get-togethers. A space where people could have a beer, watch the game, and relax. This turned out to be the basement area. It is also very open, so Jeff can keep an eye out and make sure everyone’s enjoying themselves. Need a refresh on your drink or another snack? Jeff’s on it.
When the Wrights started the custom home building process, their children were just over five and two. As parents, they wanted a play space where the kids could have (supervised!) fun. But, Andrea says, Joe encouraged them to be forward-thinking. They’re not going to be small forever! So they created spaces that could grow with them. For example, upstairs there is a fully equipped “homework station” for the children that’s large enough for Mom and Dad to help out and for the kids to unwind, parent-free.
And when Andrea and Jeff are empty nesters? They thought about that too. They designed their home so they can turn the downstairs playroom into a master suite someday. There is space within the walls, as well as structural support, to allow the installation of bathrooms and closets. The basement also has these features to allow for expansion into the unfinished area.
It was important to the Wrights that their home met all of their needs – now and in the future. With the help of G&G Custom Homes, they were able to achieve this goal.
We all know the novelty, the “newness” of a home can wear off. After more than three years, how do the Wrights feel about their custom home? Andrea says, “Coming down the street and seeing even the paint color of my house… I loved it then; I love it now. It’s such an accomplishment to be able to say we started this from scratch.”
What about Jeff? Does he love the home as much as he did over three years ago? No. He loves it even more. “It was a major accomplishment for us. We had the vision that this was our forever home… and I’m proud to say, we’ve been here for three and a half years, and we love it more now than when we first moved in.”
Building a custom home is a labor of love. The owners, of course, are invested in the process and, more importantly, the results that they live with year after year. But as the Wrights found out, G&G Custom Homes was just as invested. Jeff remarks that Joe attended all the architect meetings, provided great advice, and helped “rein in some ideas that the architect had to fit our budget.”
Often, Jeff and Andrea spoke about the home build at night, and Andrea would email Joe with a list of questions. When Jeff checked his email first thing in the morning, Joe’s answers were already in his inbox. “We never had to wait on anything; he responded very quickly.”
Andrea says, “I joke that it’s like a part time job to build a house. There are so many decisions [but we] never felt rushed or pressured.” Rather, they were informed, advised, and supported every step of the way.
The custom home building process was so positive that Joe and his wife still stop by the Wrights’ house now and then to have a beer in that beautiful basement entertainment space! They have become friends, and according to Jeff, that friendship is built on a foundation as strong and reliable as their home’s.

The homeowners took full advantage of the skilled team and put them up to a test they had never taken on: incorporating an elevator in the home’s floorplan.
The G&G team partnered with the Elevator Company, long-time professionals in the industry. The inclusion of this feature will allow the homeowners to age in place, making it an investment more than a luxury. More and more people hoping to build their forever home are realizing that if you’d like to stay in one place long term, it may become a necessity later in life.
Additional features of note in the home include pocket baby gates, crown molding, vaulted ceilings, a butler’s pantry, ample natural light, and a spa-like primary bedroom and bathroom. The

The Oasis team carried this design through to the outdoor patio, pergola, pool and large lounge area. This modern-day outdoor space is complimented by a private garden area and a quiet, calm man-made pond which was made possible by the Jarecki’s purchase of their neighboring lot.
The expansive outdoor space is made into one cohesive space thanks to the Flatmade Concrete team. The home’s exterior patio and curved walkways were completed in a way that only professionals can accomplish.
A team of craftspeople came together to make the Jarecki’s home a space to enjoy retirement and spend time with their family. “I could tell walking up to the front door and seeing Jeff’s face that they’re enjoying the space,” said Garcia. “We take great pride in knowing that we were able to fulfill someone’s dreams.”
It is safe to say that the G&G team hit the nail on the head with this project. Cindy Jarecki shared that she often looks around the home and can’t believe it is theirs. “It is a dream come true for us.”
