Solution: One way to reduce cracking, is to ensure your patio, driveway or other project is the correct thickness to begin with. Concrete that’s too thin for its application is more prone to cracking. Also, proper joint placement can help reduce cracks and control where cracking occurs. ISSUE

Settling and heaving (concrete rises as the ground beneath it freezes, then settles as it thaws) are other issues that can occur with concrete. Solution: The best solution is compacting soft soil and backfilling with a granular rock substrate that allows water to flow underneath the slab, ensuring proper drainage. “Concrete is only as good as the base it’s poured on,” Driskell says. “If you’re pouring directly onto clay soil, when the ground freezes your slab can move up an inch then drop down lower than it was originally during the spring.” Another remedy is to use steel reinforcement throughout the concrete and tie the slab into the foundation or footings.

On a cold winter’s day, many homeowners find themselves dreaming of warmth and sunshine. Of an afternoon spent outside enjoying a chilled drink in the perfect outdoor kitchen. Did you know that as part of your dues, you are automatically a member of our state association, the Indiana Builders Association and of the National Association of Homebuilders (NAHB)? NAHB advocates for its members on Capitol Hill, working to eliminate or reduce burdensome regulations.
(Occupational Safety and Health Administration) OSHA’s mission is to ensure safe and healthful working conditions for workers by setting and enforcing standards and by providing training, outreach, education, and assistance. BAGI often provides training opportunities through IBA, so be sure to keep an eye out in 2022.
In 2021, permits were up 22% over the prior year, with a total of 9,583 new single-family permits in the Central Indiana region! Did you know that permit reports are archived at www.BAGI.com/permits? You can find permit data dating back to 2000 there.
R � RESEARCH BAGI Government Affairs often uses research on the housing market to inform its work. Tools such as MarketGraphics, Metrostudy/Zonda, Census Data, STATS Indiana, and findings from other organizations are just a few of the tools used to support our work around housing attainability and the state of local municipalities.

S � SENATE BILL 389 In 2021, we had a legislative win regarding wetland regulations. This law helps us align with current federal regulations and better clarifies definitions to help developers understand IDEM’s permitting process.

T � TAX CAPS Tax caps have changed the game when it comes to housing. Fast growing communities are often at a disadvantage, being unable to fully leverage their circuit breaker tax. BAGI seeks ways to help support the communities that are willing to grow and develop, including legislative solutions that may assist.

There was a time not all that long ago when the buzz of home décor centered around infusing pops of color to make a room come to life. Though color still has its place, it’s not the only way to add interest to a room. While trends come and go, according to many industry insiders, black is back and it’s here to stay. “It’s timeless,” says Joe Garcia, owner of G&G Custom Homes. “When you see a home that includes black accents, you can’t really tell when it was built.” In the past four years Garcia has seen an increased demand for black design accents, in both the home’s interior and exterior. “You may see a white farmhouse that accents with black gutters, black shutters, a black front door, or black windows,” says Garcia. The same is true with interiors where black windows are popular. Particularly in modern homes with a drywall wrap where instead of having casing trim around your window, it’s drywall to the window itself and then the window is black. “In some of the homes that are not modern, the homeowner still wants the casing trim around the window, so we paint the window black but then paint the trim white to achieve that black accent,” says Garcia, who is currently building a home in which part of the staircase is black (not the tread but the vertical piece underneath the tread). BLACK ACCENTS ARE EVERYWHERE (AND SO VERSATILE!) Garcia has done built-in black bookshelves on either side of a fireplace as well as black ceiling beams, gutters, light fixtures, and pretty much any feature where the homeowner says, “Hey, let’s paint this black!” He’s currently working on a home that has a white kitchen with a black hood and a few black accent doors. The clients also
opted to paint their island black and above the island hang two black light fixtures. “We did a house with black interior doors and white trim,” says Garcia. “A lot of people like to use the doors as accents to make them stand out.” He has seen it done, time and again, when people are looking to refresh or revamp the exterior look of their home. “Let’s say you have a farmhouse that’s completely white. While it may look nice, if you take that same farmhouse and put black gutters on it, paint the garage doors and the windows black, and add black accents to it, it just really pops and makes it look like a completely different house.” He’s also seen an old ugly brick home come to life again when the brick was painted white and black accents were added. The transformation was breathtaking. While Garcia appreciates the black accent look, he recommends that homeowners consult with a professional designer to bring it to fruition. “It’s not like you want to go painting all your doors black,” he says. “Sometimes when a homeowner tries to do it on their own and they don’t have an eye for design, it can fall flat. Right now, the homebuilding market feels a bit like the Wild West as the pandemic has caused a ripple effect across the market that involves supply chain interruptions, inventory shortages, and distribution issues. With so much uncertainty in the air, it’s comforting to have someone you can turn to who offers stability in the industry and whom you know will remain loyal, reliable, and supportive. When it comes to wedding preparations, the bride is the center of attention, so she traditionally takes the lead, and the men step aside. Just look at any bridal magazine, and you will see it is nearly all about the bride. But hold on to your boutonnieres, gentlemen, because Berny Martin’s Catouwear is changing that. Finding a tux is one of the main jobs the groom usually has on his radar. Often, that job is straightforward, given the limited number of choices available for men compared to the boundless selection of bridal gowns available for women. Many men gravitate to tux rental stores because it’s easy and they can return it after the big day. Then, the groom gets homework to review options so they can begin narrowing choices. “I take on the role of advisor as I walk the groom through the choices, and he begins to open up and get enthusiastic about the process he once thought of as matter of fact,” Martin says. “Men come in here thinking they’re not going to be very involved in the planning process, and then realize they have complete control over what they’re going to wear for the occasion.” The little details are what matter most. The groom can choose from thousands of colors and shades for the suit, the color of the lining, thread for stitching, to the color, shape and style of the buttons. The groom can even choose to have his initials, the wedding date or a personal sentiment sewn into the jacket. “Most men don’t realize how much they can do to personalize their wedding suit. It’s my job to get them to open up to the possibilities,” Martin adds. With all the possibilities, it’s hard to imagine you can get even more creative. Martin suggests an emerging trend is to also allow flexibility of choices within the groomsmen party. Many grooms design their unique suit, while the groomsmen often select a suit in the same color but with slight style variations.
