Murphy Beds: A Space-Saving Sleeping Solution by Christy Heitger-Ewing

Tailored Living, a top professional organizing company, designs various storage solutions so that customers can make the most out of their living space. This might include custom closets, pantries, laundry rooms, garages, or home offices. One area that has really become popular recently is the renewed interest in Murphy Beds (also called wall, hideaway, or pull-down beds). This enables a space to be used in any capacity but still transform, in a matter of minutes, into a sleeping sanctuary. Tailored Living can design built-in custom cabinets in order to not only seamlessly blend the Murphy Bed into a space but also to provide additional storage in the way of bookshelves and more. “We can incorporate work areas and desks, shelving, a media center, or a variety of custom storage solutions that tie in with the Murphy Bed so that it’s disguised even more,” says Elliott, noting that cabinets come in a variety of design styles and finishes to match any décor. Gone are the days of hard, lumpy sleeper sofas that leave you

with a sore back or kinked up neck in the morning. Murphy Beds are comfortable because they use a solid platform just like a platform bed. Homeowners can then select a standard mattress that suits their needs, including twin, full, queen, or king, and coil-spring mattress up to 12” thick fit inside the wall. President’s Message New homes are built to be significantly more energy efficient today than the homes of the past. But what does that mean for you as a homeowner? The benefits of having an energy efficient new home are often overlooked or misunderstood when making a home investment decision. Acknowledging the HERS Index score of the home is a reliable way to gauge where it falls on the efficiency spectrum, which allows you to then estimate the benefits and impacts as a result of its efficiency. Green practices in home building, remodeling, and land development have marked a shift in the way we live today. According to the National Association of Home Builders, an Energy Efficient Home is a home that uses less energy than a traditional home without compromising service to its occupants. These energy efficient new homes are designed to reduce energy bills, lower maintenance costs, increase the value of your home, reduce waste and greenhouse gas emissions, conserve energy and water, be healthier and safer, qualify for tax rebates and incentives and create a comfortable living space for you and your family. Those are some serious perks!

WHAT MAKES THESE NEW HOMES ENERGY EFFICIENT? Quality work and good materials have always been hallmarks of a well-built home, but an understanding of how a house operates as a system is essential in building an energy efficient home. For new homes, builders now have at their disposal a vast array of materials, components, appliances and techniques to achieve optimal efficiency. Newly built homes are significantly more energy efficient today thanks to:

LED lighting

Insulation plays a vital role in the whole house system as well as the preservation of a home’s longevity. Although existing homes can be “weatherized” and retrofitted to become more efficient, it often takes in-depth measures and can be somewhat costly. You can always change countertops and flooring, but there is no substitute for properly insulating a home the first time. The money saved from efficient insulation can actually pay for those new countertops or floors later on down the road, not to mention reducing the workload on your HVAC system.

Compact fluorescent bulbs can save up to 75 percent of the energy used for lighting compared to traditional incandescent bulbs.

Multi-pane Windows Heat gain and heat loss through windows are responsible for 25 to 30 percent of residential heating and cooling energy use, so it’s important to choose the most efficient windows you can afford that work best in your climate.

HOW HAS ENERGY EFFICIENCY EVOLVED?

WHAT’S THE HERS INDEX? The Home Energy Rating System (HERS) Index is the industry standard by which a home’s energy efficiency is measured. It can tell you so much about the home you live in, like how efficiently it’s operating and where you can make modifications for greater energy savings. When you’re selling your home, a low HERS Index Score can command a higher resale price. And when you’re buying a home, you can anticipate the costs of energy bills and efficiency upgrades. The U.S. Department of Energy has determined that a typical resale home scores 130 on the HERS Index while a standard new home is awarded a rating of 100. BAGI Builders tend to fall in the 60-75 range on this spectrum.

Governments have been updating outdated codes to reflect the demands and changes for more sustainable development. These changes have been driven by both regulation and an enhanced public focus on energy efficiency, due to rising energy costs and an enhanced awareness of our daily environmental impact. Prior to the Indiana Energy Code taking effect in 2012, home energy standards weren’t being enforced or monitored. Builders have since dramatically changed their building process to not only comply with the code but to also ensure that they are truly providing the efficiency proclaimed to their customers. With these standards in place, builders submit a set of prints and design specifications for the new home to a third party evaluator who analyzes for energy efficiency before the home is even built. Inspections take place throughout the construction process to make sure all aspects of the new home continue to align with these high standards. Final reports from the third party energy inspection company then provide builders with a HERS rating score for each new home built.

Over the span of your home payments, this could add up to that finished basement you’ve always wanted – all while netting approximately the same monthly costs if you factor in these savings on utilities.

Billheimer says natives should be left out for the winter and can provide benefits even in the cold months. “A lot of the seedheads from those native plants are eaten by birds in the wintertime, so you can attract birds without having to put up a feeder in your yard,” she says, adding that garden herbs like dill, fennel, basil and parsley are also advantageous to pollinator

After living in their home with a carpeted master bath and overall outdated design, ACo clients Remington and Sarah Ramsey were ready for a renovation. Without a completely clear vision, the Ramsey Family visited ACo’s Carmel showroom and knew they wanted a big change with a “Blue Ribbon” design for their master bath. “All the best bath designs had a Blue Ribbon, and I wasn’t sure what we were going to do in our bath, but we were going to gut it and at the end, I wanted a Blue Ribbon,” Remington says. ACo design professional, Dani Kohl, stepped in to listen and deliver their needs and desires for a complete and updated master bathroom plan. “When I originally thought about putting a sauna in our bathroom, I just thought about the saunas you see at the home shows and wondered how could we have a stand-alone sauna in our bathroom without taking up too much of the space?” Remington says. Most homeowners prefer having a powder room bath for the convenience of guests. But, since the space is so small, it can sometimes be forgotten. Still, if the powder bath is planned and designed well, the small space can create an amazing impact and be quite a conversation piece. There are a few ways to approach the design of a powder room bath. Choosing the right countertop, cabinet, and mirrors can make the difference between a powder room that appears small and cramped and one that feels roomy and luxurious. You can incorporate unique design elements and add a lot of pizzazz to a compact space by simply elevating the vanity cabinet and adding a stone countertop with a stone vessel sink. “It’s an elegant and stunning look, especially with a wall mount faucet,” says Stone Artisans CEO, Cory Kroger. “The powder room is a great place to incorporate a vessel sink because it’s a lower traffic area than a master bath.” POWDER ROOM ILLUSION: The trick to making the space look larger is a wall-to-wall floor to ceiling mirror.

Adding the right lighting or some wall mount sconces to frame out the area make for a warm and beautiful finishing touch. Suspended countertops offer another amazing look. Building a floating valance out of wood and a custom hand-made stone top with an undermount sink gives a crisp look to the room with an open feel. Selecting a dark countertop and sink can make it look sleek, too. But the trick to making the space look larger is a wall-to-wall floor to ceiling mirror. “Don’t be afraid of using a darker countertop in this area to create the perfect impact,” Kroger says. “Due to its size, it will not overwhelm the space, especially when you balance the room with the reflection of the floor to ceiling mirror.” Adding some accessories like a flower arrangement will help brighten the area and make the room feel warm and inviting. Another great way to maximize the space in your powder room, is to incorporate a furniture style vanity cabinet in conjunction with using consistent materials for the countertop and mirror above. A large, traditional cabinet can crowd the room, but using an open cabinet, like a furniture piece, makes the space look bigger. Adding just the right stone countertop with a matching stone framed mirror creates a unique look. “The flow of the stone countertop into the matching stone framed mirror not only builds continuity, but it adds a spectacular effect,” Kroger adds. “You can highlight the countertop by adding a three-inch thick mitered edge while softening the stone mirror frame with a large bevel.” Make plans to jazz up your powder room and start with stone. What better place to bring some much-needed color in than your home? It is often tricky for people to know how to add color to a room for it to feel balanced and complete. For my clients, I always start with a neutral ground in their space. The large furniture items are typically in varied colors of gray, greige, tan, black or white fabric and then color is added in with the décor. I use art, accessories, pillows, and rugs to bring the right amount of color to the space so that it doesn’t feel overwhelming. You don’t need color on every piece of furniture or on every wall, just a few things here and there. Along with an accent color, greenery is a must needed accomplice for an interesting colorful space. Foliage brings life to a room and can be live or faux in the form of succulents, moss or even a fun fig tree. Just a few of these things sprinkled around on a tabletop or in a bookcase will do the trick. Though Joe Garcia was born in Spain, he moved to the Hoosier state when he was just three weeks old. “I like to tell people that I was made in the USA but born in Spain,” says Garcia, who grew up in northwest Indiana. He graduated from Purdue University, then worked for seven years at U.S. Steel in Gary, Ind., before relocating to Indianapolis in 2001. He was working at Eli Lilly when he decided to build himself a house. “My background is in engineering but I’ve always managed projects and people,” Garcia says. “At the steel mills, I was managing the mechanical and electrical guys as well as production and maintenance. Building a house was no different. It was all about getting the right people to do the right thing at the right time.” He was working at Lilly when he met his wife Mindy, a Realtor. In 2003, the pair launched G&G Custom Homes (her maiden name began with a G). The couple now has two sons: Christian (12) and Gabe (10). “I love the sense of accomplishment I get knowing that I’m building a family’s dream home,” says Garcia, who builds 10-12 homes a year so as to never sacrifice quality workmanship or quality time with his family. When he first started his company, Garcia asked friends to share their “building horror stories” so he knew what to avoid doing. The issues typically revolved around two things: 1) the homeowner being promised that the structure would be finished by Date X and not delivering on that promise, and 2) getting hit during closing with a gigantic change order bill. But have you ever found the fun moments being overshadowed by the stress of keeping up at home? HERE ARE FIVE ESSENTIALS TO HELP YOU CREATE ONE OF YOUR OWN: 1. LOCATION Your command center should be in a highly trafficked area that is regularly seen by each member of the family. Use a blank wall in your mudroom, the inside of a kitchen cupboard or take over a corner of your laundry room.

Although all the rage, not everyone is familiar with pivot doors because they are fairly new to the Central Indiana Market. A Pivot door functions different than your traditional “hinged” door. A pivot door swings on a set of pins mounted at the top and bottom of the door versus a traditional door that hangs from hinges in the frame. Pivot doors allow you to build a much bigger door than you could ever imagine because of the pivot hardware that distributes the weight without detracting from the functionality of the door. Pivot doors are used in both exterior and interior applications. Pivot doors will be on the higher end as far as price point generally starting at $10,000-$15,000 and going up from there for a front entry system. One of the biggest questions we get regarding pivot doors used in exterior applications is “Can I have a pivot door in Indiana because of our weather?” Great Question! The answer is yes, but there are definitely considerations to take into account. Pivot doors are available in wood, metal and full lite glass. The most common pivot doors we see in Indiana are made out of wood. This is probably because most wood door companies make large oversized door slabs which can be used in a pivot application. An oversized pivot door made out of wood in our climate will most likely experience warping and splitting, which will lead to difficulty with air tightness and energy efficiency. You will definitely need an expansive overhang protecting the door from the damaging uv rays of the sun, but even with that a warranty for a wood pivot door will be 1-2 years tops. Metal pivot doors or glass pivot doors with steel support structure are going to be your best option for a pivot door in Central Indiana. With this option you will not have to worry about warping or splitting like with wood. Many of these door options are built in Europe so they not only meet but surpass the U.S. standards for energy efficiency and safety. A company in Venice Italy, Oikos Architetture D’Ingresso, produces a glass pivot door with a steel frame that can reach sizes up to 11.5 feet wide by 20.5 feet tall while still meeting the stringent European energy codes. Should you need extra security, they produce the same glass door up to 7 feet wide by 11.5 tall while still being thermally broken, bulletproof and sledgehammer proof. Pivot doors truly allow for a dramatic and grandiose entrance to any home and, if done correctly, will provide excellent functionality, safety and efficiency. 1 Sweep, dust or vacuum the floor regularly to avoid a collection of dust and dirt that could scratch or dull hardwood floors.

2 Periodically clean the floor with cleaning products made specifically for pre-finished hardwood floor care, such as Shaw’s R2X Hard Surface Cleaner. It’s always a safe bet to check the manufacturer’s care guide before trying any untested product.

3 For spots such as candle wax or chewing gum, harden the spot with ice and then gently scrape with a plastic scraper, such as a credit card. Be careful not to scratch the flooring surface. Wipe clean with a damp cloth.

4 For tough stains, you may need to use a heavy-duty stain remover made specifically for hardwood floors.

DO YOUR HOMEWORK Check references and make certain that you’re doing business with a reputable A/V and alarm company.

Pick up any home improvement magazine and there will be an article about the importance of selecting quality craftsman and tradesmen, but doing this is imperative when dealing with audio video, security and alarm contractors. I’ve been in this industry for 24 years, and I’ve seen a lot of shady dealers come and go. There are few industries that have such opportunity for dishonesty. If you hire a landscaper to do a project, you can see what you have paid for. If you hire a painter to paint a wall, you can see the work and assess the value. But if you hire someone to put speakers in the ceiling, do you know what model number was actually installed? Last year, I proposed Klipsch in ceiling speakers for a project, per our clients request. A competitor created a comparable proposal showing Klipsch speakers with a heavy discount and earned their business. Several months later when that dealer was unresponsive, we were asked to service the system and upon inspection we found that the speakers were a no-name Internet knock off product, that sells for about 1/7 the cost of the proposed speakers. Over the years I’ve seen the same situation with cameras, alarm components, automation equipment, and computer network hardware. It’s sad but it is the truth – once installed, you cannot see the model number on many products, and this gives a dishonest person an opportunity to cheat you, and they may. Be careful! With most industries it is possible to inspect the work, and confirm that you have received the products and services that were agreed on. There are other industries where that is simply not the case. Check references and make certain that you’re doing business with a reputable A/V and alarm company. LANDSCAPING TRENDS: Homeowners are adding more outdoore seating, firepits, ceiling fans, heaters and entertainment systems to their outdoor spaces. But simple things like adding string lights and rugs can also improve ambiance.

Homeowners care about the entertainment value a backyard offers, and they are devoting money to sprucing these spaces up, according to the latest Houzz Landscaping Survey – based on responses by more than 750 homeowners who are either in the middle of a landscaping project or planning one. Homeowners are investing in several landscaping projects to make their outdoor areas more livable, such as adding more seating with lounge furniture and benches. They are also adding fire pits, ceiling fans and patio heaters so they can extend the use of their outdoor space into more seasons. Owners also say outdoor string lights and rugs can improve the outdoor ambiance too. Technology is also being added more into the outdoors. Homeowners have added or upgraded entertainment systems outside, by either opting to add an outdoor television or wired and solar speakers. Most of the outdoor projects are occurring in the backyard at 70 percent, but 39 percent of homeowners say they updated their front yards and 30 percent say their side yards. Homeowners who are adding or updating items in their front yard are focusing on curb appeal, such as adding flower beds and borders shrubs and perennials. The costs can vary widely for how much homeowners are spending on their landscaping projects. In the survey, more than half of homeowners who completed their outdoor renovation spent more than $10,000 and nearly one-third renovated spending less than $5,000. Homeowners say that since finishing their remodeling project, they are spending more time entertaining outside and enjoying their new space by relaxing or gardening.

The hot new trend in newer home construction is creating a “landing area” for members of the household – a place that can not only store shoes, bookbags and coats, but also iPads, laptops, and chargers. “Homeowners want a mud room on the first floor right off the garage,” says Kyle Nicholas, president of Nicholas Construction. “Incorporating outlets with USB chargers is requested because so many teachers these days require students to bring laptops or iPads to school daily. This way kids can put everything they need in one spot and it allows devices to charge overnight.” Another popular item on a homeowner’s wish list is the convenience of positioning the laundry room closer to the master bedroom. Nicholas recently completed a project in which he moved the washer & dryer upstairs, building off of some dead space in the master bathroom to create a 200-square foot laundry room. Another homeowner had an existing 6x12 foot laundry room with a closet that served as a catch-all for everything. It didn’t have a good shelving system, plus it lacked decent lighting, so Nicholas removed that closet and added floor-to-ceiling custom cabinetry that incorporated detergents, vacuum cleaner, and other household supplies. At the opposite end, he installed a locker system, complete with open shelving for book bags and shoes. “Homeowners often request a mud room sink or laundry tub for cleaning dirty shoes or soaking soiled clothes,” says Nicholas, who loves recreating floor plans to make rooms more accommodating for families. He also enjoys installing custom cabinetry that matches a room’s purpose. For example, Nicholas notes that a large container of laundry detergent weighs approximately 15 pounds, so to lift that up and set it above a washing machine takes a good bit of muscle. “We want to do anything we can to strategically place a cabinet that will make it easier for someone to dispense their detergent,” Nicholas says. “We also try to utilize any dead space in a house to make it more functional.” If you are ready to get started on your next project, give Nicholas Construction a call at 317-335-4706 or visit them online at Nicholas-Construction.com.
