Despite the ongoing discussions surrounding the challenges faced by our housing market, we want to emphasize that our association remains optimistic.

While we acknowledge the concerns that have dominated recent headlines, we firmly believe that maintaining a positive outlook is crucial. Why? Because even amidst these hurdles, the demand for housing continues to surpass the available supply.

This presents a significant opportunity for us to make a positive impact by focusing on new home construction and working towards narrowing the gap.

We are thrilled to share that market conditions are stabilizing, as evidenced by permit numbers returning to pre-pandemic levels seen back in 2019. This positive trend further strengthens our conviction in the enduring strength and potential of the housing market.

BAGI: STATE OF THE INDUSTRY: PERMIT ACTIVITY

AND THE HOUSING MARKET

BRINGING DATA TO THE LOCAL LEVEL

The Composite Index of Leading Economic Indicators is composed of 11 data sets, one of which is new housing permits data. Because of the delayed transactions, many housing statistics are considered lagging indicators, yet building permits are largely assessed by economic leaders because they can identify key patterns and trends for forecasting market activity.

WHY IS HOUSING MARKET DATA IMPORTANT?

There is no place like home to analyze the economy! According to industry reports, the U.S. housing market is worth more than $43 trillion as of 2022. Because homes are a large investment, they cause a ripple effect in economic activity including labor/employment as well as general construction, energy, technology, and many other key industries. Housing trends are directly connected to consumer spending, which accounts for nearly 70 percent of the economy. All to say – our industry is a vital piece of our economic health.

So, what does all this data mean for our local homebuilding industry? We shared the first State of the Industry (SOI) Letter in the fall of 2021 with the hope that it would serve as a valuable resource as our members faced supply chain issues, price increases, and other systemic challenges. Since then, we’ve continued to craft and provide updated SOI letters to address the current home building landscape and industry sentiment to be a leader and beneficial asset for our membership and consumers in our market. These letters, and the initiatives that have followed, have seen outstanding results and solidify the significant impact and value these resources have for our organization.

NATIONWIDE TRENDS

 New home sales are up 23.8% from a year ago

 The value of new residential construction projects in the United States were an estimated $881 billion in 2022, a 12% increase from 2021.

 In March 2023, 12.9% more housing units were completed compared to March 2022.

 Builder confidence increased for the seventh straight month, posting a one-point gain to 56 in July.

The high level of engagement with BAGI’s State of the Industry letters, along with the market updates and presentations, demonstrates the importance of fostering an environment where industry professionals can exchange valuable information – a movement we are proud to be at the forefront of. This is vital information that our members and local Hoosiers need to read and we are proud to see that they are actively engaging with it. It is these efforts that will help lead us to see continued growth, strength, and success as the market landscape continues to change.

The home is fresh, clean, and exactly what you want! New, never-been-used appliances, such as furnaces, water heaters, air conditioning, windows, roofs, and flooring translates to fewer breakdowns and issues.

“You’ll be the first person to cook in your kitchen, use your shower or set the thermostat,” says Pete Gray, owner of Executive Homes. “That’s nice!”

A NEW HOUSE IS UNDER WARRANTY.

Builders offer warranties that cover much

more than what you receive when you purchase an existing home (if a warranty is even included in your purchase!). For the first one of two years, most warranties cover any structural or system issue that may occur including flooring, roofing, siding, plumbing, electrical and more.

“That means less maintenance and expense,” says Jerrod Klein, VP of Sales & Marketing with Pyatt Builders.

Builders may offer longer warranties with their home purchases, which can cover further structural issues should they occur.

“It also means peace of mind,” says Tatum Hill, Principal with the Compendium Group.

NEW HOMES ARE MORE ENERGY EFFICIENT.

Homes built today are subject to much stricter standards for energy efficiency than older homes. Thanks to these updated guidelines, insulation improvements, higher quality windows and doors, and updated appliance features, you can save up to 30 percent more on heating and cooling costs!

Whether

you’re planning to purchase your first home or ready to make a move, you may find yourself asking, “Do I want to build or buy an existing home?”

YOU CAN MAKE YOUR HOME YOUR OWN FROM TOP TO BOTTOM.

It’s next to impossible to find exactly what you want in an existing home and to make it your own takes planning, several renovation projects, and the right contractors. Customization varies depending on the builder, but each gives you the opportunity and final say on what is included in your home.

“You can select everything to suit your taste, picking the models and features you want when getting appliances, plumbing, and light fixtures,” says Gray. “You can get

exactly what you want in cabinets, flooring, trim details, paint, and countertops, not what someone else wanted 15 years ago!”

It’s not just the interior finishes homeowners have the opportunity to select either.

“You can pick structural options like threecar garages and covered porches, interior cabinets, and more,” says Klein.

YOU CAN DESIGN A HOME THAT SUITS YOUR LIFESTYLE.

A lot has changed over the years. A home built in the 1970s may be structured and include elements that don’t make sense for today’s family, whereas building a new home provides you the opportunity to select or create a floorplan that aligns with today’s needs and your family’s lifestyle needs.

“You can put square footage in places that makes the most sense for your personal family dynamics,” says Hill.

IT MAY BE MORE AFFORDABLE.

Many believe that building a home is more expensive than purchasing. And while the cost upfront might be more, the financial investment pays off much more in the long-term. For example, when you build a home, there is no need for costly repairs, renovations, updates to appliances or systems, and more.

“Once a buyer evaluates what it would cost to bring an old house up to date, a new house could cost less,” says Gray. “And they don’t have to live through the remodeling process!”

Building a home can also offer incentives and opportunities for special financing.

Adds Nicole Scott, VP of Sales and Marketing with Lennar, “Most builders offer great rate promotions with their affiliated lender, so buying a new home gives you a better rate that equals a better monthly payment.”

YOU HAVE WIDER BUYING TIMEFRAME OPTIONS.

In today’s housing market, you have to act on an available listing right away and be on the seller’s timeline for purchasing and moving in. While building a home may take longer, it allows for greater flexibility on your schedule and needs.

“Building can work around current lease periods, credit repair timing, or down payment savings plans that wouldn’t work with existing/used home purchases,” says Klein.

Adds Gray, “Buyers have more control over the timing of their move and don’t have to react quickly when a used home that they like hits the market. That timing advantage can be helpful if they need to sell their existing home, too.”

YOU DON’T HAVE TO BLEND THE “OLD” WITH THE “NEW.”

Many of the older homes on the market are architecturally obsolete by today’s design standards.

Jeff Langston, Chairman of Old Town Design Group, notes that it is more difficult to integrate outdoor living designs with living spaces in existing homes. It’s also common for older homes to have 8-foot ceilings, which cannot be changed during renovation. In addition, the floor plans are usually not open concept and are often designed with unused rooms, like formal living and dining rooms.

“In new homes, you get the latest in appliances like convection ovens and induction cooktops,” says Langston. “You also get the latest door systems like multislider and pocket exterior doors. Plus, you’re already wired for outdoor motorized screens, etc.”

YOU HAVE A SENSE OF OWNERSHIP.

There is an emotional aspect to owning a home, but there is nothing like the feeling of knowing it is all yours, has never been anyone else’s and that the space was built just for you.

“Many buyers feel a greater sense of pride through their involvement in the home design and selections that they’ve made,” says Gray.

Pre-Sale Home Updates: A PRO’S

You’ve decided to take the next step in your life and move to a bigger and better home. Congratulations! While this time is full of excitement and preparation for your new place, it’s important to leave your well-lived-in home looking wellloved. It may be time for some updates – but how do you know where to invest your dollars? Kelli Bastin of Bond Real Estate shares six things to consider before you kiss your old home goodbye.

PLAY THE LONG GAME

There is something to be said for maintaining your home over time. These items rank of high

importance when it comes to passing home inspections and should be in top shape when you list your home for sale: HVAC, roof, foundation, plumbing, and electrical. While these items aren’t “glamorous,” they are integral to the safety and overall function of the home.

BANG FOR YOUR BUCK

If you’re all in and committed to the remodel, updating the kitchen – the heart of the home – is known to have the highest ROI with bathroom updates second in return.

ATTENTION TO DETAIL

If you’re looking to invest more of your resources in your new home but still want to give your old home some love, some smaller ticket items that make a huge impact include a fresh coat of neutral paint, fresh landscaping (I always recommend BLACK mulch), a new or refreshed front door and new lighting and hardware throughout the home.

ALL UPDATES ARE NOT CREATED EQUAL

If you’re taking the time and money to refresh your home before it hits the market, make it really count. Avoid updates that may be very personal to you and your lifestyle, but not to the everyday person. For example, most buyers would also prefer a modernized kitchen over a hot tub or home theater.

TO DIY OR NOT TO DIY

When it comes to taking on these projects yourself or hiring a professional, it truly depends on the project and how handy you are. But be warned: when walking through homes, customers can spot shoddy work from a mile away! If you’re

not confident in your abilities, a professional may be the way to go.

IS IT REALLY WORTH IT?

Is there proof that making these updates truly pays off for sellers? According to the National Association of Realtors, 67% of value is recovered in kitchen upgrades and 71% is recovered in bathroom upgrades. It’s important to consider your unique house’s needs, though, and bringing in a professional will ensure you’re using your time and money as wisely as possible.

The Art of Statement Ceilings

Nothing’s more fun than building a home that inspires “oohs” and “aahs” from all who enter. Often those “wow” moments come in the form of a unique room layout, cool structural element, or unusual design choice. A rising trend in terms of distinctive design elements is the statement ceiling.

Plain, flat ceilings are passé according to Joe Garcia, owner of G&G Custom Homes. In its place are bold decorative ceilings that run the spectrum from added height and uplighting to ornate woodwork and beyond.

“Oftentimes a homeowner requests a room to be two feet higher than the one next to it, or they ask for a cathedral ceiling,” says Garcia. “Some ceilings might step up six to eight inches like a tray and we’ll do a simple piece of trim in there. Within that trim, we’ll install tape lighting that illuminates the ceiling.”

Many homeowners desire a two-toned look on their ceiling. To accomplish that, Garcia does a combination of wood planks that are painted white with stained wood beams that come across to make the ceiling “pop.”

Garcia also utilizes different patterns in the ceiling with the woodwork. Sometimes they run it straight across the room, other times at a diagonal, or even in an X pattern with the planks parallel to each wall. Wood choice also plays an important role. Garcia may use cedar, which is knottier, or perhaps poplar or white pine, depending on the look the customer hopes to achieve.

Years ago, homes were all wood inside,

then white became de rigueur. In recent years, the exterior trend for incorporating wood accents has made its way inside.

“You still see a lot of white trim work and white walls, but then the space gets warmed up with a woodwork ceiling,” says Garcia.

Some homeowners have even requested their ceilings be adorned with wallpaper – something that adds color, design, and texture.

Whether using lighting, wood, or wallpaper, the whole point is to create a “statement ceiling.”

“We’re doing a house right now that has statement ceilings in the dining room, kitchen, hearth room, great room, and bedroom!” says Garcia, who does something different in each room within the same house. For instance, one room may have a flat ceiling with flat woodwork that’s stained. Another room may have a vaulted ceiling with beams that come across. A third ceiling might be a combination of both; that way they are different yet still nicely tied together.

Oftentimes these ideas are born when Garcia’s team is doing the trim walk with the carpenters, homeowners, and the interior designer.

“The designer comes up with a lot of great ideas, and the homeowners put so much trust in us,” says Garcia, who once

commissioned an artist to paint a mural on the dome ceiling of a house that had a rotunda great room.

“It turned out pretty cool!” says Garcia.

GREENIMAGE LANDSCAPE & DESIGN:

THE PERFECT BLEND: Matching Exterior & Interior Design Style

Have you ever stepped inside a home where a room was added or renovated and were struck by the stark difference between “old” and “new”? That same thing can happen when adding an exterior living space to your home unless you are proactive about blending the interior with the exterior. According to Dan Weingart, owner of GreenImage Landscape & Design, ideally, an exterior living space should be an extension of your interior design style.

“We want it to all flow together cohesively so that it looks intentional and not just a hodgepodge of things thrown together,” says Weingart, who starts his consultation meetings by asking his clients questions to gauge an understanding of not only their style but also how they plan to use their exterior space. For instance, do they envision dining outdoors, unwinding solo, or using it primarily to entertain? That helps determine what elements to include such as firepits, fireplaces, and pergolas.

From there, they match colors, complementing the features from a design standpoint. He also finds out if they lean towards more of a traditional or modern aesthetic. A modern look is made up of clean, straight lines and larger format pavers with more stone and lots of grey. Traditional might involve some natural stone and either

a modern or a tumbled “roughed up” paver.

“For many projects, we take those two and blend them, meaning that we take a modern paver with clean straight lines and mix in some natural stone,” says Weingart, who recently worked with a client who requested a weathered limestone boulder retaining wall to frame her contemporary pool. The same homeowner asked Weingart to build a flagstone pathway to the firepit area that is set back into the trees.

“You can mix styles together, but it has to be softened the right way with colors and various sizes of plant material,” says Weingart.

DECISIONS, DECISIONS: Choosing Your Level of Cabinetry

Building and remodeling are so much fun, but the selection process can be overwhelming. To help curtail this issue, the ACo team invites clients to their highly curated showroom.

“We made an intentional effort not to jam it full of examples that will overwhelm people,” says Mia Farrell, Design + Sales with ACo. She works with homeowners to identify what’s most important to them, especially when it comes to choosing between the different levels of cabinets: stock, semicustom, and custom.

The stock line is your standard set of cabinets made of particle board construction.

“If you’re just looking for something utilitarian, or if the cabinets are in a secondary room you don’t use very often, your basic line works perfectly,” says Amanda Wagoner, head of the CAD Department at ACo.

The stock line also works great if you’re just looking for a few options of what’s currently in style.

“Whether it’s transitional, traditional, or contemporary, we can typically find something within that standard line that will work,” says Wagoner.

The semi-custom line is your in-between line that offers more door styles and finishes, even wood species. With semi-custom, you can make modifications in order to craft a more customized, unique space. Plus, you have lots of accessories and upgrades from which to choose.

“This is the fun stuff inside of cabinets like pull-outs for your spice drawers and Lazy Susan

options,” says Wagoner.

Roll-out drawers can be made deeper and sturdier if you have heavy pots and pans. Some cabinets have peg drawers, an insert that goes into a deep drawer that enables plates to be stacked to prevent chipping or breaking. Cabinet doors can also be modified to include a finished interior such as glass.

When it comes to the custom cabinet line, the sky is the limit in terms of design, function, and personalization.

“I’ve yet to design anything where our custom cabinet manufacturer said, ‘No, that’s not possible,’” says Wagoner. “If we can draw it, they can build it for us.”

In addition, the custom line allows homeowners to get a unique finish or wood species that’s not available in any other line.

“Custom is as unique as you want it to be,” says Wagoner, noting that with custom they can do things that fit a client’s lifestyle, design preferences, and needs. For instance, they recently created arched cabinets for a client who wanted to match her cabinets with her arched doorways.

“She also customized a curved-shaped hood with brass detailing on the bottom,” says Wagoner.

Inspiration photos are a helpful starting point to share with designers, who can then ask what, specifically, draws someone to a picture. Is it the fact that a certain cabinet is white or that the cabinet has an inset door?

“Once we know what attracts a client to a particular item, that tells us which cabinet line is going to get us there,” says Farrell.

HAOI OFFERS A Helping Hand

Women in construction are a force to be reckoned with. While the Home Artisans of Indiana (HAOI) strives to support all design and construction professionals, the group takes pride in representing women in construction. The women of HAOI were eager to take part in the tenth annual Greater Indy Habitat Women Build this summer.

The Habitat for Humanity Women Build program recruits, educates, and encourages women to build and advocate for decent and affordable houses in their communities. Since the inaugural build, hundreds of women have worked together to build 12 homes, alongside 12 Habitat homebuyers and their families.

Not only do the women physically build these homes, they also provide all the funding for each home build by calling on their friends and family to support the mission. In total, the Greater Indy Women Build has brought in nearly 18,000 donations totaling more than $1.4 million dollars.

THE BENEFITS OF SINGLE-FAMILY BUILD-FOR-RENT HOMES

Years ago, Reebok ran an ad: “Life is short. Play hard.” It’s pretty sound advice, actually, and with so many work, school, and social demands, increasingly, people are looking for ways to make their lives a bit simpler. One way to do that is by seeking a maintenance-free lifestyle, and that can be found by renting rather than owning property. Nevertheless, apartment dwelling gets old due to lack of privacy. Plus, as a family grows, they require more space, which makes homes appealing. Therefore, it should come as no surprise that demand for BFR rentals is increasing. According to John Burns Research & Consulting, builders put up 68,000 new single-family rental homes last year, up 31% from the year before.

These potential homebuyers are renting both out of necessity when mortgage rates are too steep and out of choice because by renting they don’t have to worry about paying taxes on the home. Plus, if something breaks, it’s up to the landlord to fix it.

“The recent surge in build-forrent product around the country has provided many families an opportunity to live in a single-family home without the need to own a home,” says Mark Gradison, owner of Gradison Land Development.

BFR homes are different than just leasing a home in a random neighborhood. They are clustered together to form a community. Many of these BFR communities even offer amenities similar to apartments such as pools, fitness facilities, dog parks, and yards (green space).

Christian Rector, Division President of Arbor Homes, maintains that we have a shortage of housing at all price points, but it’s most apparent in the lack of supply for first-time buyers.

“Ultimately, I believe we all want to see more people own homes,” says Rector. “But the Single-family for Rent product helps create additional supply for those that cannot or do not want to purchase a home while also providing twice the revenue in property taxes.”

The Northmarq report notes that while the economic interest for BFR projects declined throughout 2022, “the short- and medium-term outlooks for single-family build-to-rent properties have remained attractive.”

This is because single-family housing prices are out of reach for millennials, who don’t want sky-high mortgages yet still want a house; BTR fits the bill.

“Some people need to move as their lives change or take them to new cities. Others are looking for more affordable alternatives to apartment living,” says Gradison. “BTR fits a space in the marketplace for people that do not desire home ownership.”

When choosing to spend your hard-earned money on a night out, you want more than just delicious food and drinks. You want a warm, welcoming space to create memories. This has been Paul Arechiga’s goal from the start.

“The goal since day one has been to offer our clientele delicious food and refreshing beverages in a setting they find not only beautiful but welcoming and relaxing,” says Arechiga, owner and founder of Verde.

Verde’s Fishers location opened in 2017 when Arechiga took his years of experience in the restaurant industry and set out to reinvent the way Central Indiana sees Mexican food. “I grew up working and managing Mexican restaurants from a young age.” said Arechiga, “so when I opened my own business, I wanted to put a fun spin to it.”

Verde’s goal of offering authentic Mexican cuisine alongside a unique and memorable guest experience has clearly been a hit, as the team has expanded from their original Fishers location to Carmel, Indianapolis, and most recently, Zionsville.

Why should fans of one Verde location stop by another? Each location offers a beautiful and unique atmosphere. “We love connecting our food and cocktails to an overall experience, so I’d invite our guests to visit our different locations and decide which one is their favorite,” shared Arechiga. “Although we are the same brand, geography has a strong impact on each of our restaurants, so you will find some Verde stores to be more suitable for families while others offer more of a night life atmosphere.”

While each location’s atmosphere is a prime focus of the Verde team, the food remains at the forefront with a constantly evolving seasonal menu. As Arechiga says, “Mexican cuisine has so much to offer! We like switching things up to feature a variety of recipes.”

After six years in the Central Indiana restaurant scene, Paul Arechiga’s mission remains the same: “We hope people allow themselves a few hours to sit back, relax and let us guide them through a culinary experience.”
