Summit Homes Partners with Care Beyond the Boulevard

Summit Homes recently presented Care Beyond the Boulevard with two renovated rooms at the Lotus Care House of Kansas City. Care Beyond the Boulevard has partnered with Lotus House to use their rooms for medical respite. These rooms were renovated for adults experiencing homelessness when they are discharged from the hospital and have nowhere to go to recover. KCHBA Build-PAC Raises $30,000+

Hosted at Sinkers Lounge near the Power and Light District on March 9, this year’s Build-PAC fundraiser raised more than $30,000. Guests had the opportunity to play nine holes of mini golf and several holes of table golf. Prizes and giveaways included gift cards to Sinkers and Stone Canyon Golf Club, Build-PAC swag and a putting game.

Build-PAC, NAHB’s bipartisan political arm, helps elect pro-housing, pro-business candidates to federal office and is critical to NAHB’s success on Capitol Hill. Your support of Build-PAC remains critical, on a local and national level.

Going into the 2022 midterms, BUILD-PAC, NAHB’s political action committee, was rooted in the mission of helping to elect pro-housing, pro-business candidates to Congress. NAHB’s continued success is in part measured with our victories on Capitol Hill.

BUILD-PAC was instrumental in electing candidates and members in leadership and contributed to 376 congressional candidates this election cycle. BUILD-PAC was able to accomplish this by holding fundraising events in 33 states, recruiting new high donor club members and increasing PAC participation in NAHB’s council and committees.

Explore What’s New on the 2023 Spring Parade of Homes

The Spring Parade of Homes returns to Kansas City April 29-May 14 and will feature 340 single-family homes located in eight counties around the greater Kansas City metropolitan area. These home have been built by 117 members of the Home Builders Association of Greater Kansas City (KCHBA) and range in price from $272,000 to more than $2.1 million.

Connecting with nature and bringing the outdoors inside continues to be a high priority for many homebuyers. These communities offer walking trails, pools and other ways to retreat into the great outdoors without leaving the neighborhood. You’ll find outdoor spaces with a firepit or fireplace and lawn to set out a large screen and chairs to watch movies. Sought after designs continue to include mudrooms with drop-off areas for packages and grocery-store deliveries.

KCHBA Hosts Full House for Navigating Interest Rates Panel

On March 15, the KCHBA Associates Council hosted a sold out panel presentation on navigating interest rates at the KCHBA. Moderated by Misty Hanson (Stewart Title) the speakers included: Jon Otten (Capitol Federal), Todd Geiman (Gateway Mortgage), Bruce Stout (Rodrock Realty), Matt Ernst (Ernst Brothers Home Construction), Marty Albertson (Stewart Title) and Will Ruder (KCHBA). “Interest rates have risen dramatically over the last 15 months,” Otten stated. “Roughly every percent that [mortgage] rates increase, it decreases purchasing power by about 10 percent.” One response to this market is adjustable-rate mortgages. “We hadn’t seen much of that when rates were in the 2s and 3s [percent],” said Otten. He highlights that rates today are as high as they have been in the last 15 years, so proceed with caution on locking in a fixed 30-year mortgage and discuss other possible options that might benefit you more in the long term.

Geiman believes builders, lendors and realtors would all benefit to sit down together more often and try to problem solve. “It’s all hands-on deck right now,” said Geiman. Geiman pointed out the U.S. needs 2-4 million more houses, but with rising interest rates current homeowners and older generations have even more incentive to stay put in their current homes. Geiman acknowledges the burden this puts on the homebuilders. He believes this “stay put” mentality will likely see an increase in business for the home improvement industry. As far as the future, Geiman wouldn’t be surprised if mortgage rates settle in between 4.5 and 6 percent for the next decade.

While acknowledging the unique difficulties of the past few years, Stout pointed to the importance of finding ways to reduce the cost of building overall. “The quality of [building in the Kansas City metro] today, across the board, is probably the highest I’ve ever seen in my 27 years [in the industry],” stated Stout. “But development costs are rising just as fast as the construction side… typical ratios we saw 10 or 15 years ago are gone.”

According to the KCHBA permit data report, January permits are down about 66 percent in 2023 compared to 2022.

“We’re not going to have anything to sell in the winter of 2024 if we don’t reload today,” said Stout. Stout is an advocate for looking at the bigger picture and making sure companies are preparing for a year or two down the line. He has seen the buyers that are still house hunting are accepting the new interest rates.

“We’re not having that conversation; everybody knows the rates are in the 6 [percent]s,” said Stout. “The issue is how many people have we knocked out of the buying pool because of those interest rates and the inability to build less expensive and get product in the pipeline that is more affordable.”

Albertson started his discussion off with a warning of the rise in phishing scams and fraud within the industry. “If you don’t have the ability to meet that seller face to face, don’t trust them,” warned Albertson. When it comes to watching the news for housing information, Albertson suggests exercising caution. He also advocates changing the tone of the conversation for any mortgage rate under six percent.

“This period of time with artificially low rates was not normal; in all likelihood none of us will ever see that again,” said Albertson. “Interest rates in the next 10 years, if they’re between 4.5 and 6, that’s a great time to buy a house. But you have to voice that narrative.”

KCHBA Visits MO Legislators, Discusses House Bill 580

On March 8, KCHBA members made the annual trip to Jefferson City for Missouri Legislative Day. In the morning, members attended the annual HBA of Missouri meeting and ate lunch with representatives from HBAs around the state including Central Missouri (Jefferson City), Columbia and Springfield. It is always beneficial for members to gather in a room and have an open dialogue on local issues as well as share in the successes of our Missouri colleagues.

At the capital, members were able to meet with Senator Mike Cierpiot (R-District 8), staff of Senator Lauren Arthur (D-District 17), Representative Dan Hoax (RDistrict 54), staff of Representative Jon Patterson (RDistrict 30), Representative Dan Stacy (R-District 31) and Representative Mike Haffner (R-District 55). Topics of discussion between members and legislators included workforce development, regulations and permitting processes. However, the main discussion item was House Bill 580.

“The bill establishes a limit on the regulation of construction standards for insulation in new dwellings that political subdivisions may adopt and enforce. This includes requiring or having the effect of requiring new dwellings to have a wood frame wall cavity insulation R-value greater than 38, or to have a maximum air leakage rate less than five air changes per hour. An owner or purchaser of a dwelling shall not be prohibited from choosing to install, at the owner’s expense, any of the features described above if feasible with the design of the dwelling. An ordinance, resolution, regulation, code, or policy adopted in violation of this prohibition shall be null and void.”

KCHBA members reiterated to the legislators that it supports legislation that places reasonable limitations on local municipalities to implement construction standards in order to balance the need for the construction of safe and efficient housing with the need for obtainable housing.

Members emphasized that the level of compliance a home must achieve to satisfy federal, state and local building requirements is a significant driver of the market. Every new directive enacted by policymakers results in a financial consequence for the consumer. If Kansas City is to be a community that broadens the attainability of the American dream through homeownership, it must be mindful of the disqualifying effect new building restrictions will have on future home buyers.

Single-Family Permits Dip Lower in February

During the month of February, 145 single-family permits were issued, which is 28 fewer permits than the activity recorded during January, according to statistics compiled by the Home Builders Association of Greater Kansas City (KCHBA). Higher mortgage rates and home prices left new home sales flat in February, and the median new home sales price rose in February to $438,200, up 2.5 percent compared to a year ago, according to the National Association of Home Builders (NAHB).

Kansas City, Mo., issued the most single-family permits in February with 38. Olathe ranked second with 20 units, followed by Shawnee (15), Overland Park (14) and Lenexa (9).
