Spring Parade of Homes Begins April 24
T
he Spring Parade of Homes returns to Kansas City April 24May 9 and will feature 255 homes built by 98 home builders in eight counties across the Kansas City metropolitan area. Homes will range in price from $250,000 to more than $1.6 million. In addition to single-family homes, 30 maintenance-provided communities will also be featured on the Spring Parade. Sponsored by Mike Bryant Heating & Cooling, homes will be open daily from 11:00 a.m. to 6:00 p.m. with free admission. Free Parade guides will be available for pickup at the KCHBA (I-435 & Holmes) and at all Parade homes during the dates of the event. Alternatively, attendees can download the mobile app to search homes, save their favorites and map their routes. “The Spring Parade has about the same number of homes on it as the Fall 2020 Parade had, which is a little unusual because it’s usually larger than the fall,” said 2021 Parade of Homes Chairman Gary Kerns of Gary Kerns Homebuilders. “But with the high cost of materials combined with low interest rates fueling consumer demand builders don’t seem to have a lot of excess inventory to put on the Parade.”

Winners of these awards will be announced during the Spring Parade of Homes Awards celebration, which will be held at the Overland Park Convention Center on Wed., April 28. The celebration was originally scheduled to take place at Arrowhead Stadium, but due to NFL Covid-19 restrictions, Arrowhead is unable to accommodate the large number of people that generally attend the awards ceremony. he Parade of Homes offers the public one of the first opportunities to view new communities and developments in the Kansas City metropolitan area. The following communities will all be featured on the Spring 2021 Parade, taking place April 24-May 9. Read on to find out who is building in these new neighborhoods and where to find them.

The Impact of KCHBA’s Local PAC Legal Perspective By the KCHBA Government Affairs Team
D
id you know that the KCHBA has a local Political Action Committee (KCHBA PAC)?
Metro area. These meetings allow for a continuous dialogue between municipalities and the residential construction industry to assist in cultivating and maintaining symbiotic relationships. Municipal meetings provide an opportunity for builders and their teams to have scheduled quarterly touch points with the cities to build a rapport with city staff and obtain updates on current and upcoming projects. Attendees may provide feedback on building and development processes that the city is expecting to work on as well as comment on current practices. KCHBA staff recognize that time is money, so we work to help provide you with the knowledge, tools, and contacts that you and your team needs to successfully navigate each municipality.
The HBA’s Political Action Committee, KCHBA PAC, enables members to strengthen their civic involvement by helping to elect pro-housing candidates at the local and state level. Voluntary contributions from members strengthen the KCHBA PAC’s participation and keeps the industry strong in the face of mounting challenges. KCHBA PAC Trustees meet several times throughout the year to take a close look at candidates running for public office and discuss how certain races could impact a wide range of issues. Due to our advocacy efforts, we gain the attention of candidates who affect crucial decisions on building and economic development and efforts to pass legislation and regulations that protect homeownership. These legislators cast informed votes that make a difference in issues such as growth management, tax breaks, building codes, mandatory fire sprinklers, etc. BUILD PAC (Federal Candidates) vs KCHBA PAC (State and Local Candidates)
In 2020 the KCHBA was involved in 75+ meetings with local candidates and council members, attended over 150 community events and hosted 24 meetings with local building and development departments.
KCHBA’s membership is one of the strongest supporters in the nation for BUILD-PAC and has twice in recent years ranked as the largest fundraiser in the nation for BUILD-PAC. Contributions to the national group not only support our federal legislators, but a portion of those contributions are provided to the KCHBA PAC, which allows for additional support of local and state candidates.
What can you do to support the future of YOUR industry? Give. Support the local KCHBA PAC by contributing annually; to make it easy, there is a $75 KCHBA PAC addon that is available when you renew your membership every year. Attend. Members are encouraged to represent the residential construction industry by attending municipal meetings, political fundraisers, and meetings with candidates and council members, as well as relevant community events.
Participate. When attending meetings and events, constructively provide feedback regarding your experiences building and developing in the KC metro area. Share your insight and recommendations regarding local and state candidates and elected officials that support the residential construction industry through their leadership.

KCHBA Foundation Now Accepting Grant Requests KCHBA members, as leaders in our industry as well as our communities, recognize the importance of continually improving the quality of life in the Kansas City area. The association’s Foundation, the charitable arm of the KCHBA, is now accepting grant requests from non-profit organizations who share our commitment to our neighbors. The Foundation is dedicated to advancing charitable, educational and community causes such as housing-related issues, rebuilding declining neighborhoods, restoration of existing structures, building industry workforce, housing disaster relief and community redevelopment. The Foundation will be accepting grant applications from now through April 2021 for the first quarterly grant approvals in 2021. DesignKC will be dedicated solely to the home industry at the highest level of Midwest luxury. KCHBA Build-PAC Event Raises $22,705

Rieke development located in Lenexa, Kan. The evening included scotch tastings, games and trivia, and several gift baskets featuring KC-made products. Why does KCHBA host a Build-PAC fundraiser every year? Because elections matter and have a lasting impact. That’s why it is so important for NAHB members to be engaged in the political process every step of the way. Build-PAC, NAHB’s bipartisan political arm, helps elect pro-housing, pro-business candidates to federal office and is critical to NAHB’s success on Capitol Hill. During the 2019-2020 election cycle, Build-PAC contributed to 355 U.S. congressional candidates (of which 95 percent won on Nov. 3) and played in more than 100 competitive races. BuildPAC was able to accomplish this through nearly 100 fundraising events and campaigns across the country, expanding PAC participation within NAHB’s councils and committees, and continuing to grow its high donor clubs. During the scotch and cigars event, KCHBA raised $22,705 for Build-PAC! And the total for the 2021-22 cycle YTD is $32,705. KCHBA thanks all who have supported this industry through contributions.

Counties, Cities Update Covid-19 Guidelines

he Johnson County Board of County Commissioners approved a new Public Health Order on March 25. It includes requirements for physical distancing in public spaces and the wearing of face masks. The order went into effect on 12:01 a.m. on Friday, March 26 and will be in place through 11:59 p.m. on April 30, 2021. For a list of frequently asked questions (FAQs), visit joco.gov.

The number of single-family housing permits issued in February held steady compared to January 2021 and this time last year, according to the Home Builders Association of Greater Kansas City’s (KCHBA) monthly Residential Building Permit Statistics report. With 482 single-family permits issued, February’s total was up slightly from the January 2021 count of 406. Similarly, the number of single-family permits in 2020 year-to-date was 830 and in 2021 that number rose to 888.

“A recent study by the National Association of Home Builders has determined that 1.3 million households will be unable to purchase a home priced $346,757 if mortgage interest rates increase from 2.75 percent to 3 percent,” said Will Ruder, executive vice president of the KCHBA. “Given this striking cost-sensitivity datapoint, it is more important than ever that our municipal and county partners recognize that seemingly small, incremental increases in building and development requirements will mean the difference between families being able to afford a safe, efficient newly built home or not.”

Kansas City, Mo., issued the most single-family permits in the eight-county area with 97, followed by Overland Park, Kan., with 50. Lee’s Summit, Mo., Olathe, Kan., and Blue Springs, Mo., rounded out the top five municipalities in residential permit counts with 42, 38 and 25, respectively.
