Print ad Uncoated parade. Winning homes and their builders receive special recognition through the Kansas City Star and other media outlets. Judges from outside the Kansas City area donate their time and energy to travel to our area and spend two days driving throughout the metro (sometimes covering hundreds of miles in a day) to tour and complete an extensive judging form on six or seven homes each day. A judge’s day starts early, with a 7:30 am orientation session, and their judging tour often lasts until 5 pm. The KCHBA does treat the judges to a special night out with dinner and door prizes – so they do have some fun and relaxation! In July, the HBA hosted a three-day training for those interested in obtaining the Certified New Home Sales Professionals (CSP) designation. Taught by Shawn McGuire, a licensed real estate agent since 1987 and an instructor for NAHB for more than 12 years, the class provided a broad understanding of the home-building business as well as advanced techniques used by real estate veterans for greeting, closing and overcoming objections. For those wanting to take the next step in their professional development, the HBA will host Master Certified New Home Sales Professional (MCSP) classes Aug. 3-5, which are also being taught by Shawn. “While the CSP designation introduces the recipient to a well-rounded approach to selling new homes, the Master CSP focuses on fine-tuning those topics as well as exposing the designee to other aspects of the industry,” said Shawn. Fewer than 12 Master CSP designations were earned in 2015, according

Five Ways to Launch a Local Online Advertising Campaign Online advertising can be a scary place with a lot of unknowns, new terms, new ways of spending dollars and faster turnarounds, but dollar for dollar it can be come of the best advertising investments you can make. Here are five key ways small, local builders can capitalize on free to low-cost online advertising that will help reap a big return. Pay-Per-Click. Pay-per-click advertising, like Google Ad Words and Bing Ads, are one of the best ways to start advertising online. The beauty of pay per click advertising is just what the name implies: you only spend money once someone actually clicks on your ad and is redirected to your website. These are the sponsored ads that are often found at the top or along the right hand side of a search results page. Pay-per-click ads appear based on search

terms that people use when they search on Google, Bing or any other search engine. Ads will only appear when specific keywords (e.g., “new patio home community Aurora Colorado�), which means your ad is appearing only in searches that are relevant to your c o m p a n y. You can set a total budget amount to spend on these ads, and once you reach your total budget, your ads will stop appearing.

Missouri Governor Signs Bill Prohibiting Fire Sprinkler Mandate In a victory for Missouri home builders, Governor Nixon signed SB 732 into law on July 8, permanently removing the sunset on fire sprinkler legislation. Missouri Statute already prohibits the state and municipalities from mandating fire sprinklers in new home construction, but the provision was set to expire in 2024. HBA of Missouri members decided to look for an opportunity to eliminate that sunset. In an effort coordinated by

“I am a firm believer in a marketing mix and using different messages and different channels to reach different audiences,” said Jared. “One size does not always fit all. What may be great for one

builder or developer is not always the answer for another. One thing is certain though these folks want to sell houses and I can help them do that.” As an example, Jared recently assisted a new townhome community in publishing story write-ups in The Kansas City Star and sending targeted emails primarily to people 55 and older, which has been tremendously successful in driving potential buyers to his client. Additionally, this spring Jared began working with a residential community in Olathe, Kan., which had been dormant since the Great Recession and needed exposure. Jared developed print and online stories, an extremely aggressive Google search engine marketing campaign and targeted banner ads and email that drove a large amount of web traffic to the community. The more optimized your website is for search engines, the higher it may be able to appear in the results page after a search, which makes it easier for customers to find your company. Securing a top spot on the search engine results page is important, because many users will click on the first link that they see. Social Media. It is imperative that any small business have a social media presence. Most companies have at least a Facebook and Twitter account. Depending on your target market, a Linkedln or Instagram account may be necessary as well. Your customers use social media all the time, so having a presence where

your customers are increases your odds of being seen by them. Social media also gives you the opportunity to build strong two-way communication channels with customers. Social Media Advertising. Social media advertising, like Facebook and LinkedIn ads, are great because you can target specific demographics and geographic locations. Social media advertising can increase your reach with new customers that might not be familiar with your company. It drives clicks and conversions on your website and can be less expensive than other forms of online advertising.

Year-To-Date Home Building Activity Rises Almost 30 Percent New home construction strengthens in June as regional single-family permit activity hits highest monthly level since 2007 Home builders in the Kansas City region continued their brisk pace of single-family home construction in the first half of 2016, with 2,793 permits issued from January to June, up 29 percent over the first six months of 2015. The data reflects the busiest first six months of the year for homebuilders since before the housing downturn, according to the Home Builders Association of Greater Kansas City’s monthly Residential Building Permit Statistics report. “The first two quarters of 2016 have exceeded expectations for permit activity,” said HBA Executive Vice President Sara Corless. “Builders are feeling confident as they work to increase inventory levels for new home buyers. We continue to see an uptick in current home owners making that step up into the new home market.” The most recent permit report reflects growth in all eight metro-area counties for the first half of the year. Counties with the largest increase in permits issued are Cass County, up 81 percent; Clay County, up 50 percent; Wyandotte County, up 39, Miami County, up 39 percent; Platte County, up 34 percent; Johnson County, up 21 percent; Leavenworth County up 19 percent, and Jackson County up 3 percent. Multi-family construction is also showing signs of strength at the mid-year point. Construction activity from January to June rose 37 percent with 1,897 units, compared with 1,389 units for the first six months of 2015. In the month of June, single-family permit activity rose to its highest monthly level since October 2007 with 571 permits issued, up 30 percent over June 2015 and the best June since 2007.

This generation is smart – very, very smart – and they spot phonies,” said Jared. “Also, being transparent [is important]; they want to know why things are the way they are. Some have called this generation lazy — no, they are working smarter, not harder.” More specifically, Jared suggested using web-based communication channels for reaching millennials. Google is king

of this group’s universe right now so the first thing any real estate marketer should do is create a Google strategy, whether that be SEM or SEO. Next, Jared suggests focusing on social networks such as Facebook, Pinterest, Snapchat.

An avid golfer and associate member of the HBA since 2010, Jared greatly enjoys attending the organization’s annual golf tournament. But the best events, in his opinion, are the Spring and Fall Parade of Homes awards celebrations.

Also, make sure you’re easy to reach on mobile devices, according to Jared. The millennial generation spends around 20 hours a week on a mobile device — more than radio, TV or a desktop computer. Additionally, YouTube is very popular with this generation. More 18 to 34 year olds visit YouTube than any cable or broadcast TV network, Jared noted.

“Everyone is so happy,” Jared said. “The builders are up for well-deserved awards, and they are so thrilled to be recognized for their hard work, and the vendors and business partners of these builders are so happy to see them get these awards — it’s great!” 16

When away from work and the HBA, Jared enjoys spending time with his wife, Melody, and two girls Rebekah (6 years old) and Abigail (3 years old).
